I did some checking last week and visited the booth of TI at Queensbay. Apparently a 14th floor unit sea view cost 403k. This is including 2 car parks, S&P loan agreement. No discount or free maintenance.

I just received a CNY card from TI inviting people to their show units of all their development, DP is is the most expensive one liaw. Starting price of 308k now. Followed by Tanjung Heights (Raja Uda) 288k, BM residence and Capri park - 268k, last Kelisa residence 238k

So the car park is confirmed back to back? I'm still confused regarding this. Someone please help me clear my doubts. If I park my 1st car in and followed by the 2nd car, the 1st cars has no way of getting out without moving the 2nd car?

If that's the case, it really sucks.... I was hoping they would have given us centre parking so that both cars could come and go as they please ma.

You got that right wakeng..so are you going to their show unit during CNY? Regarding the car park it will definitely be back to back and yes, you will not be able to get your 1st car out unless you shift your 2nd car out. All of you bought second car park? If yes, then it will surely be back to back as this would save space to cater for more car parks..if in KL, instead of back to back car park, it would be mechanical car park..1st car park on top of the 2nd car.

Actually we kinda like the Wellesley Residences, but the price : size ratio doesn't really match. It's pretty expensive for that property..

If I they told me the parking was going to be like that, I would not have opted to buy the additional car park. When I bought that time, they told me it would be side by side that's the reason I purchased another car for 15k. Hai... All developers the same one. Empty promises...

Ya, it is really inconvenient especially when you need to plan what car you wanna use next after you have parked them..so what can we do to change that? We have also looked at Capri Park, the layout was good, but I dislike the pool being across the road. That was a major turn off and decided to get DP instead. =)

TAB20 : The pool is still in the condo compound but you'll have to cross the road / walkway to get to the pool...which i think it is ridiculous...it is really inconvenient..just DP has it at the same block without the need to cross road. For other project by TI also to be the same as Capri Park, pool across the road.. @@

TAB20: that was what I was thinking also initially. My 2nd car can always park in the visitors car park ma. Then it occurred to me that if I can think this way, others also will and most probably the developer also one step ahead of us. There will be limited visitor parking lots and the rest will be outside the compound. (im just speculating but most probably this will be the case)

Update from the building site;
Of cause while have a refreshing glass of ice soya bean (yum-yum)
Please take note all info I post is from my own visual inspection.
Driveway towards the entrance is roughly 15-20m wide.
Facing DP, you will see the ram to the parking lots. So I think once we go through the boom gate straight away can drive up the parking bays. The Ram is too small for dual traffic so I think the exit will be on the other end or behind.

So far ground floor & 1st floor completed. 75% completed on the 2nd floor.

I think the entrance to car park not same with S&P layout. From what we can observe at site is we can straight away drive up to car park after security guard checking but based on S&P/ website layout, it should be drive up at opposite of swimming pool and down at right side of swimming pool.

Actual site got 2 road, even is narrow a bit but i think is duo traffic and is not go down at behind as you mention.

Construction for car park is done, 4th floor also is done, currently build up 5th floor.

NO, S&P only indicate number of car park you purchase, but not provide lot number of car park. Actually is not necessary S&P must indicate lot number. This need to wait after finish construction then only developer will inform us lot number, same goes to our house number. 16-1,7-6 is temporary indication only. (maybe this is another chance for you to undertable to get the best parking lot)^^

wao, this is not a good news for those who really need a house... actually it is quite pitty to those who fresh grad and low income people... how they can afford to buy new properties, their only dreams is look for 2nd hand properties.

i believe price can up to 400-500k(above 10 floor for type B and C) when construction done.

It is getting harder even for mid-income group to afford a house now unless you are willing to go far south. 25% appreciation is way too fast to be driven by the escalation of material cost in last year alone. I would love to believe that the price will keep moving up, but the priciples of economics tells otherwise. The newer projects around this area are targeting mid-income group, which normally has a household income of not less than 5k per month. From the current interest rate, mid-income group will find it increasingly harder to secure a loan for a property of ~400k especially the government is trying to bring down the average household loan.

Welcome to the forum. I do agree with you that butterworth property is shooting up vertically. But I think it should not be so close to the island prices. 400k for a unit on the mainland is almost the same ad on the island already. As it is now, the middle income cannot afford middle class homes already. When I 1st bought a unit at DP, it was only in the 200K range, still affordable but now the left over few units are going from 320-400 over K. In my opinion the developers are trying to get some big fishes to but. They have already sold their quota and the left over if sell or don't sell make no difference. The developer already pocketed their gains. So the last few units we as buyers if have no choice will have to buy lor. My honest opinion is, there is no condo at Butterworth worth more then 400k today. Excluding penthouse la of cause. What do you guys think?

You can sell but cannot collect your money until OC obtained. My friend has bought a unit like that before. Condo not ready but he purchased from the 1st buyer. Sign agreement with lawyer.

RM377K is quite a high price to pay in my honest opinion. The question is are you buying to stay or for investment? DP is half way completed that's why the price is so high. The 6 units left only makes it more desirable. If its seaview and above the 10th floor, maybe it is worth to think about.

Like I mentioned before, if you're buying for your own stay and you like the location very much, paying a slight premium would be fine.

But if you are buying for investment purpose, I think it's a bit on the expensive side. Most of the earlier buyers purchased their units around 250K to 300K only.

I surveyed quit a few developments on the island. The average going price for a condo (non luxury, not high end, location average) is RM400. While more famous developers are asking for RM500-550. If you can afford this, I thinks it's a better choice to pick island property. They appreciate faster and at a higher rate.

I'm not saying mainland property is bad, it's just not as desirable compared to the island. Mainland property has come a long way as it is already. 10 years ago a nice house around raja Uda cost only 200k or less.

Previously I had this impression that Dahlia Park has close to completely sold out. I made a call to Tambun Indah a couple week ago to dig out more about it. Guess what, there are at least 10 units available. There are a few possibilities to this. (1) These are un-taken bumi lots. (2) Units surrendered by existing buyers (3) The response was not as good as what they claimed. Same goes to Tanjong Height in the center of Raja Uda. Looks like the tightening of lending policy did take a toll on the housing market.

I think that 10 units left over is not a big deal > most probbaly these usnit have been booked by the TI staff to sell between now and completion to make a quick buck .
if it is true then over 90% of the property has been sold even before completed . this is ok for mainland proerty i think

Most probably the 10 units you are talking about would be the Bumi quota. I also agree with TAB20 that 90% sales is already considered a success. I'm hoping the don't get to sell all the units also, that leaves more parking for us :)

Hi Dahlialover,

The picture on Penang appartment was the original plan for DP that time, it was proposed that they build a 18 story building with 10 units on each floor.

The new revised plan is to build 19 stories and 8 units from the 10th or 11th floor onwards. Below that would be 10 units per floor.

I think we will be lucky if OC is obtained by October 2013 TAB20. Construction of DP's frame (foundation + walls) may be done, buts there still a lot of work to put into completion. The worse is waiting for gov. body to come and inspect for the OC. That could take 3 to xxx months.

Look at the land area, i believe it will not so big.

Our management fee is based on price when you sign snp. This means we all will have different price even we are same sqft. This is not fair.

I don't think the swimming pool will be big at all, usually low density condo never build big swimming pools. From the picture it sure looks like its going to be a tiny pool. Sad :(

I'm not too sure about the management fees, I'm quite sure if same size unit sure same price one. If not, I'm sure they will bring it up to the same for everyone after a year. If they do this, I'm very sure owners will not pay one.

I understand that usually m.fee is depends on size but if you still can recall the promotion package before.

Example, Ms Dahlia brought at Jan 2010, maintainence fee is RM0.12/sqft.
Mr Dahlia brought at Dec 2010, sales told him price now increase or no more promotion, RM0.14 /sqft.
Of course above matter will caused even you have same size, your maintenance will be not same. Correct me if i am wrong.

Thanks for the pic, they look great. I don't know what to say about the "L" shaped swimming pool. I have never been in one before. As for it being a little under the the corridor, I think that's not a good idea. When it rains, the water flowing down will drip into the pool. I hope my eyes are wrong.

Dahlialover, my unit is 1495sq/ft (corner). 300/sqft would be great price but that's only on paper. Has any one here been offered that price? I have no intentions to devalue our homes but I have to say property prices has been a bit absurd of late, people trying to sell their property to obtain crazy returns put up unimaginable prices. Would anyone here know how to actually value DP, feed back would be great. Thanks.

Hi KL, why is it way too high for Dahlia Park to reach RM300 psf as compared to Ocean View by PJD? Dahlia Park has lower density and has more privacy. It is stated a luxury condominium..hopefully the developer wont let us as the buyer and prospect down. Keep my fingers crossed.

RM 250/= per ft^2 might be a more reasonable price for Dahlia Park. I know that PJD Ocean View is at about RM300/= at the moment. Keep in mind PJD Harbour place has an overall master plan as compared to stand alone Dahlia Park.

I have to agree with KL, but 250/sqft is the current going price, you will not find any problem selling your unit with that price tag if it has sea view. Prices will only get higher and if there are not many people selling their units, prices will remain high.

Telaga emas had obtained OC last two weeks. 1330sqft, asking price range 350K with one car park only. I compare few seller at mudah.com.

Tanjung Height will get OC this Oct, means DP will complete after half year too? =)

My friend (tanjung buyer) found out many unfair things happen at Tanjung Height (maybe it is related with lawyer performance or developer mistake), progress claim at lower floor is later on than higher floor, means lower floor pay lesser interest compare to higher floor. Conclusion, not neccessary progress claim is based on actual contruction at your unit. You may extra paid few months interest compare to others

I went to TI office. Dahlia Park still left highest floor city view 3 unit(type B&C) & 4th floor pent house 3 unit. Other all sold out. (Tanjung left 12 unit.)
Price range is same, only 370K-380K(Rm250/sqft) after discount 30K. With this information, you can roughly estimate how much your house price now. Visited to DP & Tanjung site, definately DP OC will not obtain at OCT, DP site progress is much more slower than Tanjung.

What is 2 tier security? Its means security check point at guard post and one more check point before entering lift/lobby, BUT i notice lift door is facing to ground floor open space car park! Where is so call 2nd level of security access? It even do not have any door can install security access system or be simple, i even do not know where is our lobby =(

370k is for type B? One or two car parks? If it is for bigger type C with 2 car parks, then I would say the price does not increase too much over last two years. If it is type B, then the price has appreciated by ~25 to 30% in the last two years. 370k for a 1495 ft^2 condo is still reasonable considering there will be a nearby tunnel connecting to Island in the foreseeable future.

I believe that the price will resume moving up after the general election if there is no chaos. US economy is recovering, housing price in US is moving up, Japan is printing money to fight deflation, China is accelerating its infra-structure building. All these coordinated efforts by the respective countries will most likely to have one consequence, and that is inflaction. Material cost, petro, food, ..., all will move up. There are simply too much money in the world economy currently. That is precisely the reason why Dow is breaking record high day after day.

Thanks for the invite Sam Liew but I have already visited the site yesterday. Parking bays indeed looks very small. Looks like they were made for back to front parking.

Rooms were also much smaller then the show house unit. I'm a tiny bit disappointed buy I guess with the price I paid for the units, it's still a good buy.

The quality of the unit is very standard. Nothing luxury about it. Lifts look like normal flat lifts only. I don't know how big they are inside. Windows and sliding door are just the normal cheap aluminium type. My unit, the hindges already karat. The only plus point are the switches supplied which are slightly better then normal houses.

Sound from the port can be herd from the 16th floor. Maybe DP is still empty that's why the echo so loud. But without doubt, the prayers from the mosque next door can be heard loud and clear even with all the windows closed. My unit is the furthers one away already.

Lightings are only normal tube lights with a cage type surrounding. Stairways have a big window for natural light to come in. Each floor lift area also got big windows. Some say the walkway is narrow but I think it's sufficient if you are not walking side by side.

Perimeter fencing is brick wall still not completed. I cannot comment on the rest of the facility because they are still working on them and still a lot of stuff on the ground floor.

Floor tiles is small tiles where it is different from show unit. Main door and room door all is really poor quality and design. Door holder is round shape and how come TI provide us such bad quality door? I visited many new condos in island and mainland, i never see such type of door quality. Really shame. I nearlly want F off when i saw the lift, it is same with bomba lift. WTH. Guys, dont expect so much. Internal building look like low cost flat only. Really dissapointed.

So far so good. My comment is still the same. Small house tiles, wall outside lift without tiles, corridor narrow, low spec door,
main door entrance is narrow too, 2feet plus only =( My town view is soso only since mine at 7th floor. Others still ok la, workmanship acceptable, road toward parking space is wide enough and house size is acceptable.

I saw few peoples walk in to check their unit too. They purchase pent house at 4th floor. That chinese uncle brought last year March without have chance see show house. So i did not comment much to him.

I cant see any aircond cable, is it not install yet?

I received parking lot letter from TI. Mine is at 3rd floor, luckily is near to lift. Most of parking space is front back type.

Hopefully there will be an improvement of internal building looking once completion.

I am start looking for interior design, maybe we can share some reputation contractor at here or FB forum.
