I was told by the office girl (at E-Gate) that it will launch in Jan 2009 maybe before Chinese New Year. Not sure will delay the launching again?
Secondly, anyone know anything about the land? Is it a reclaim land from graveyard?
Thirdly, anyone know that on the opposite site of the hill (Batu Lanchang graveyard -- infront of the school) there are two "smoke polls" out from the malay's or indian's graveyard... Does anyone know what is that for? Is it to burn death people? or...

3 types of Boulevard showroom is ready. Anyone interested can visit at the site from now onwards.

For me, BL Avenue much better than Boulevard. Though BLVD is a condo with full facility.
Maintenance fee RM0.20 per sq ft.

It is a very good project in term of its layout, price, facilities etc. I went to the showroom and i feel the design and layout are great! The feng shui INSIDE the house is also very perfect! But the problems that make me feel sad are the traffic condition and graveyard. Traffic condition is still okay...and force to accept because we live in Penang. But the graveyard... everyday facing the graveyard when inside the house and drive out from the condo... make me feel 'geli'! And not sure the feng shui nice or not too when there are too many 'yin chi'. Anyhow, if not because of the location, i don't think we can get this type of pricing too :-).

I feel until this moment the price is still resonable. But today's headline, saying that property will drop ~10%... if by that time, other strategic area housing price equal to this BLVD, then i feel BLVD will fail if they didn't adjust their price. The location is really a big issue...

If you book a unit now, you will get a 8% rebate from developer. For the "Yin Chi", I believe it is just a small matter. You can ask the Feng Shui Master settle for you. My Feng Shui master told me that BLVD Condo has a very nice Feng Shui. The BL Avenue feng shui will be impacted badly once the BLVD Condo is done. Now just put a RM3000 to book a unit. If you decide not to buy before signing the S&P, you can get back your RM3000. FYI, almost 45% of the units already booked.

I already book for 1 unit. not only the RM3000 deposit we will get back and the developer will also bear the installment fee until it is 70% build up. Means we just pay 10% downpayment then we no need to pay the installment for almost 2 years and we get for 1 home.

Hey, i don't think BLVD condo was a good location to stay and invest.. So expensive, everyday trafic jam like crazy, near to graveyard, high maintanence fees..
Crazy RM300K above for such house (1087 sqft)..
The 8% discount and two years free of interest was just a mask for the developer to attract buyer into their trap..
Such place for me.. RM 190K.. i also will not buy..
Somemore what "fengsui" called dragon head.. Ridiculuous such place near to the graveyard can get good "fengsui" ..
Every night sleep beside the GRAVE..
Wake up beside the GRAVE.. what a wonderful life.. and somemore need to pay maintanence fees RM0.20 per sqft...
For buyer who put the RM3,000 for booking better go and claims back.. otherwise just like throwing the money into deep sea..

RRR, some of your points might be make sense but most of it not that applicable. The location is really an issue like the graveyard and traffic jam. But beside these two facts, i can't see BLVD got any bad points. The layouts are very nice and design according to Feng Shui and square in shape! The facilities are attractive and importantly we have enough car parks and low dense (8 units with 4 lifts).
We can’t deny that the location is the problem, you are absolutely right. But in Penang Island, where no JAM? And now every property is build for the rich. We hardly can find an 1100++ sq ft full facilities freehold condo with ‘reasonable’ price RM250+ per sq ft. If you found it, please share with us! If not because of the graveyard, I’m sure the price for this type of condo definitely sky high! For eg. Setia’s up coming condo project, indicative price about RM340k onwards for 1048sq ft with ONE car park. About RM330 per sq ft!!!! In Sg. Ara… besides not facing graveyard, don’t tell me there will be no traffic jam! I wish we will have a better choice and more reasonable price after ‘RESET’ by the economy downturn. Will we?
I hope you can share with us if there is any better condo project in Penang Island.

You mean BLVD layout very nice. Just study furthur and see. Every layout is not square. One corner left. And you say the layout is design to feng shui. Hehe, how you define feng shui in layout? Maintenance fee RM0.20 per sq ft for such facilities, you can get such facilities with lower price everywhere.How many car park you have per unit? Haha. Total units for BLVD is 420 units. And you say it low dense (Good).

Good feng shui is in term of internal layout. The bedrooms and toilet's door not facing with each other. The rooms, living, dining are all square in shape. Do you see any odd shape for type A/B? One conner missing its good for someone if their bad corner falls into the missing corner. Low dense is base on calculation of unit per floor / number of lifts. I didn't say overall 400++ units consider low or high dense. The facilities ya you are so right that we can get it everywhere. No doubt that this neither the best nor very good project, but do we have any choice for a better one (new project)? Please share with us if you found any better project to intro.

Don't you guy try to think.. the land was so small.. somehow developer plan to build so high building.. 30 floor above.. and i also don't think tht the facilities offer by them was nice like super-condo style.. Can they beat "Regency Height" structure and facilities..??
Regency Height -> more than 1,200 sqft.. maintanence fees per month just RM167..
Beside, the maintanence fees of BLVD.. RM0.20 was much too expensive.. Eventhough BAY WATERS, D'Plaza, Villasmas, Regency Height and others also not reach RM0.20 per sqft..
For such size.. 1,087 sqft need to pay maintanence at RM 200 above.. CRAZY..!! sumemore need to pay whole life..!!

Visited the showroom. I say it is pretty good compared to other projects. Have visited several project since two years ago but none attracted me except this one. Omit the concern of traffic as this is penang island. The location is strategic for me, sitting in the middle of bayan lepas and town. The graveyard is not a concern as i am not 'lau beh' ppl. RRR you sound like you have seen better a project? Mind to share?

Wan to share something here. For Regency Height,You are right, we can not beat their maintanence fees. But please study properly, Every units of Regency Height is facing shape edge of the wall corner. It means your unit main entrance is facing sharp edge of the wall. In term of feng shui, please study or ask for other opinion. what will happen if your units or houses is facing sharp edge or roads. I think it is a very simple theory. And also please study Regency Height layout, is it square? or many sharp corner? Please study and find out. I do not want to give any negative comment here, just wish to share with you all.

Yup. Once the JMB is form, the residents can review the maintenance fees. For Central Park, the location is good but 4 bloks of condo + 1 blok of medium cost too compact. More over, the developer reputation for CP not so good for the previous project.

RRR, I'm not from developer, i just share my personal opinion. And i agree that this is not a very good project, but as i mentioned many times, do we have other better new project/choice in Penang Island? I went to Regency Height b4, no visitor car parks ..etc (for others, you go find out yourself).
Jane, I really like your CP, the location is really strategic and low dense. Although it is RM202/sq ft, but 2600sq ft!!! Which mean ~RM500k onwards…

This is my package as to re-attract the buyer if i am the director.. all of us also know tht BLVD has good structure n layout.. BUT The Worst was LOCATION and near to GRAVEYARD..

1) Reduce the maintanence fees to RM0.16 @ RM0.15
(follow market price).. as once ppl heard
Rm0.20.. they sure will run away..

2) Try to implement as much facilities as you can
as to make BLVD the famous condo.. once
complete.. indirectly it can bring up RID
Developer name and coming future project.
e.g Sauna, Jacuzzi, Squash, Snooker, Table
tennis, basketball, running track, good
lighting and so on..

3) Revise the price again down..
1100 sqft to below 270K
9++ sqft to below 250K

4) Come on.. why not make it 0 interest..
Nowadays many ppl want to look for 0 interest
And somemore the 0 interest was from bank..
Win Win situation wat..


All my feedback was base on market survey so far.. agreed..

I agree with you that they should revise the maintenance and selling price. Their layout is good but location really matters! If the selling price is about the same with those in good location, I think most of the people will choose a better one especially Taoism who try to avoid graveyard… Although if you can accept that, but the smoke when ‘cheng beng’ really can make you crazy. I feel they should create other significant values to attract buyers and show their capability of building a high-middle class condo. Then, the following project should be able to sell like hot-cake. So let’s wait and see when they officially launch their project. We still got few projects going to launch soon… good luck buyers!

Well, just made my booking yesterday...

For me, it is a nice place... i've been told by my Fung Shui master last time, the house near the graveyard can be said like "Guan Chai Guan Chai, Shen Guan You Fa Chai" (In Chinese)

same like when last time i stay at Tanjung Park...

traffic? anywhere in Penang Island there is no traffic jam during working hours?

i booked mine high floor with 3 car park... so i don think that parking will be an issues to me when visitors coming... as they also told me that there will be about 40 parking lot for visitor...

As been told by them also, near BLVD COMFIRM no burning of coffin... can someone comfirm that?

anyhow, if the situation really not that good, then you can still take back your booking fees in FULL... of cos, i admit that maintenance is abit high, but after the residences mangement is formed, i think we can bring this issues up and discuss more further...

Dear GCS, COMFIRM no coffin burning?! That is a great news! Near the Indian graveyard there (so called vegetable farm), there has a place for Indian cremetorium. If you drive to Heng Ee school from there, you can notice two smoke-polls opposite the Batu Lanchang school. Initially that was for Indian to burn their coffin there. No doubt, this is a very good project, just the location...

This is what have been told... BUT i will pay a visits to the temple near there also to ask the local people about that place...

As for coffin burning, CONFIRM, as Penang only got 2 places with coffin burning, 1 is near the padang tembak and another one is near "White Cloud Mountain"

and of cos, the Fung Shui thing is just depends on individuals, as for me, I believe it...

because last time when in Tanjung Park, it really brings alot of lucky to me...
plan to buy at Tanjung Park BUT, out of budget...

BLVD, only left few units for Type A and B (Large sqf type), as for Type C almost sold all out...

Type D still got quite units left... ;)

Developer offering 2 car park for each units, just that I got mine with extra 1 more car park... :)

As for 2%, for example, suppose we need to pay for 10%... But developer offer minus 8% as an offering to the buyer...

So, we just need to pay 2% instead of 10%, imagine, the house costing value at RM260,000, 10% of is will be around RM26,000, then developer offer minus 8% which is 20,800, so we only need to pay RM5,200 instead of RM26,000...

Yes, since the maintenance fees is charged on RM0.20 per sf, the project should be fully equiped with all the necessary facilities included sauna. So far, there is no sauna in boulevard as the sales person represented that the maintenance cost for sauna is high, thus, they foresee that the maintenance fees will getting higher if the sauna is in placed. But,I was disagree on that...if really like what they mentioned, then how about the maintenance fees for other projects such as Summer, Spring and etc... as they are also fully equiped with sauna but the maintenance fees is cost only RM0.16 per sf. Then, it was totally not fair to the buyer of Boulevard. RID should reconsider for this issue.

i heard the sales person said that Reka Indah is a contractor for IJM... they built Gurney 11, The Spring, Summer Place and etc for IJM...

Now they come out and become a developer... Can someone confirm on that?

I agree also for RM0.20 per sqft is expensive with that kind of location... But i think we can reduce it when the JMB is formed for BLVD... Anyone agree?

As for the sales person at the show unit, I think they just hire part time people where they even don't know what to talk to customers...

I think Reka Indah should train they first before getting them to assists customers on the sales...

Yes, i can confirmed that the RID is the main subcon for IJM...nevertheless, it was a good developer. As i knew, to form a JMB, we must wait until the strata title is obtained by certain percentage of the residents, then only you can allow to form JMB.

For referrence.. Central Park.. eventhough 2,600 sqft.. the developer also managed to honour first 2 year fix MF with RM 160 each month..
You see.. tht is how the PROFESSIONAL DEVELOPER do business..
Now economy was so "TERUK" they must also follow wat... as a package mah.. so more the condo hv been selling with HIGH price liao..

Checked with my friend who are doing piling construction work in Perak told me that solid rock on the hill is a lot a lot much stable than others. also, I've checked with RID, they told me that that construction side will be using "bolpa" (donno how to spell it) which means that drilling the hole into the solid hill...

My friend also told me that, this kind of technique is one of the expensive kind of contruction. reason due to drilling to the solid and stable hill rock...

I personaly don't hv much experience but i think build up in the SOLID ROCK will be more stable kua.. nevertheless, it was on the horizontal surface.. not in the slope of the mountain..

guess, maybe we can visit the e-Gate office and direct look for the directors to clarify on this issues and also the MF...

My opinion, if they dont want to lower the MF, then they should include the Sauna... RM200++ per month MF with sauna... is it ok ar?

3) BLVD confirm tht they will not reduce the selling price
4) BLVD confirm tht there will be price increase after they launch the S&P agreement..
5) BLVD confirm tht their Director will not entertain for any meeting with buyer..

Beside, i can say tht there still hv much unit left.. mainly for the below 1,+++ sfqt..
Donno how many of the booking guy will proceed with the S&P stage..

This is stubborn developer. They don't hear from you guys opinion. Even you want to do renovation also got so much restriction from them. Always want to dig money from the buyer. House quality also not so good, water leak at bathroom, etc. Better check all before you buy.

The MF price is for 3 years later. after complete, other condo may already increased the MF to 0.20 also. otherwise, change the management after get the strata title. however, not necessary you will get any cheapper.
Still many units left, but ideal unit finish already.

Do u all realise that we are only entitle to get 1 type of loan among the various loans that offered by the bank (OCxx). The loan package that they offered to Boulevard buyers is actually beneficial to the developer but not us as the interest rate is getting higher than the normal package offered by the bank.

For me, it is a good buy, mainly because of the location. I have been reading many of us talking about the high maintenance fee(RM0.20/ft)? Which I personally feel it is very subjective.

If loan and everything is OK, then I will sign for it. As for the MF, probably when JMB is formed, we can bring this issues up or ask for proper accounting to monitored on RM0.20 per sqf spend properly.

For your information, I myself has been surveyed the properties in Penang for about 2 years plus, and personally I think BLVD is the most suitable for me.

1 thing to clarify here, I'm a individual buyer not from Developer side. Reason why I said BLVD is suitable for me is, I get my unit with high floor + 3 car parks. Freehold, Condo Facility (except sauna), highland (comparing to re-claim land), and if course, most important thing is, my wife and me also like it very much.

I can said that I agree with PN, everything has the -ve and +ve, Below is the lists that I've compiled on -ve and +ve.

-ve
======
1. Traffic Congestion Issues
2. Near to graveyard
3. MF is high comparing to others
4. Extra car park is costly
5. No sauna
6. Sharp corner when turn up to Farlim area.

+ve
======
1. Comes with 2 car park
2. 8% discount
3. Condo Facilities
4. Freehold
5. Security issues

Note on +ve item 5, for me, personally I think BLVD won't not have security issues, reason, the building is surrounded by graveyard and highland, so we can less worried about the Mat Rempit snatching cases, robbery cases and etc.

Unless Mat Rempit got new road(graveyard) to rempit :) haha... just my 2 cents.

They called RID and said that if they buyer interested to get others bank for loan, RID said no problem, buyer can go for prefered bank they want.

So, would suggest that, we can start survey now and find the most suitable loan before we sign S&P.

Buyer only will enjoy the package IF they uses developer lawyer and bank panels. This is a normal case for most of the package now eg. SP Setia, Mah Sing...etc. RID provide quite complete set of bank panels... so it shouldn't got any problem.

pls think teice and future. Im a BL Avenue owner, now we are facing the issue by forcing us to use the in house contractor to renovate our sweet home. And the quotation given by in house is higher than market place about 25%. If we choose to use outsider we need to pay RM300++ for them to clear the 'sampah'. Pls think twice.

I ask RID management sure facing tis problem but she said is TNB problem ,dont no which department say lie.
Want buy tis type house please consider it must happen tis matter again in ur house in future,toilet also smaller than Taman Lone Pine toilet becoze we are same developer.

I signed the SPA today. The package as below:
1. 8% discount from the selling price.
2. 3rd car park - RM20K (discount RM4K for early bird)
3. Sauna replace with the security on lift. Means we need the access card in order to take the lift and the lift will only stop on your unit floor.
4. MF reduce to RM0.18/sqf

I feel satify with the pakage given by RID.
Oh ya, pls prepare RM4K+ for the legal fees.

I just came back from BL Garden and BL Avenue. I looked at the unit and surrounding by my own eye, which I was surprised to see such a "GOOD" job done by the developer(Of course, based on the price paid). I am comparing the first apartment at Springfield condo about 15yrs ago, which is also about 700sf and around RM96K. This project is considered WELL DONE!

Again, I am speaking from my own mind, nothing to pro developer or buyer. Therefore, I urge all of you go and visit the job done. Then, you decide your own judgement.

Please be fair to all parties.

I bought the unit on 28 Jan 2009. My unit at 18th floor type B. I not quite remember all the facilities.
( Gym room, squash room, table tennis, children playground, reflexiology path, communittee hall, infinity pool, jacuzzi, centralize Astro point, CCTV, Smart Access system.)

Also, there are some changes on the main door material and also the master bedroom balcony window will change to sliding door.

All Boulevard buyers,

I believed that all you guys knew about the BL Avenue regarding the in house renovation and sampah sei issues.. Anything we can do right now to protect ourselves in future when the Boulevard project is completed so that we won't follow the same path as BL Avenue right now.. Is really not fair to all the buyers...Can anyone confirm that whether can we add some clauses in S&P or any legal letter to prevent this happening? Or can the developer help up on this issue?

RID is quite a structural contractor for IJM.
I say this with a high degree of respect..
But, they are also using other sub contractors for other parts of completing a building.
Look at the finishings and the other letdowns for the completed BL projects...
carpark space is limited...in terms of having 2 lots per unit, it is very difficult since both are front and end.
the interior finishings are badly fitted and cheaper materials are used.
If you ppl think by saving rm0.02 per sqft is a deciding factor, please do go ahead.

This forum has been idle for quite sometimes. We believe all of us are busy applying loan and signing S&P.

For me, penang property will be picked up shortly. It is a matter which location will be the highest growth.

I am not a Malaysian but have been to Penang many times. This is a beautiful place and I see the potential of the property market.
I am considering an unit on high floor on the East wing.
I would very much appreciate that someone can comment on this:
Any chance the view of the city be blocked by future development?
How is the housing loan situation?
In an investment point of view, how much would be the monthly rental?

if you visited the on site show unit, you will notice that the building is already at the top of the hill, should be said as, couldn't have anymore future buildings development on the surrounding.

as for housing loan, most of the panel bank provided up to 90% of loan with BLR -2.2

In terms of investment point of view, i believe that RM800 per month shouldn't be a problem. :)

It was the work load recently for this delay.

Anyway, my meaning is simple. Look at the recent soft launch of the light. It finished in one morning. Look at the share market recently, it really pick up. Look at the China's GDP, it really pick up.

But, but, again, it is purely my own opinion...

i m looking for a unit but not BLVD, is BL Garden,
however, i found out something from BL Avenue & BL Garden's
forum which created by the residents,
it seems that got some problem with the developer's project and
also the so call in-house "tai ko" contractor who limit you to engage
outsider to do renovation for you...

hav you guys notice this? i m quite interested in BLG but the above mentioned problem so annoying me....

do you guys have any idea to solve that problem cuz since same developer, the same problem might be faced too...

Hi CS...thx for the info, the 8% discount is very attractive :) BUT only few units left for above 1ksqft layout and 9xxsqft entirely blocked by BL hill. However, I like the 11 feet ceiling height that hardly found in any other projects.

the 'gangster' contractor was everywhere, me myself was a owner in the spring, facing the same problem too.. sampah 'seh' and for reno muz buy material from them that are more higher price than outside, if not our reno work won go smoothly, my id headache now, they will be at there until the condo is fully occupied, how to solve this problem??

As from my very own personel opinion, this in house contractor can't be avoided. Either we let them to fully renovate our lovely sweet house or just partial renovate is enough or dont renovate anything UNTIL they moved out then only we start to look for our own source for renovations.

If you have the money, why don't let them renovate our house, to reduce as much problem as possible.

If you have just some of money, then probably you can think out to let them renovate only kitchen.

If you dont have much money, then wait, wait until they move out then only you start to source out your own renovators.

But still, it is just my 2 cents... :)

the gangster contractor there , their workmenship for our condo's showroom was totally messed up by them, and the price was very costly compare to outside, juz dun get it why they can get pass from the developer to let them do the showroom, anyway i already found an id to renovate my house, maybe anyone in BLVD need id can try on them, their workmenship was very good, and the price reasonable too, worth paying for their ideas and workmenship, their id firm is DE'Plan conceptual contact person :Elwin 017-4952868, juz tell them ryan from the spring type B 10-2 can d, mayb can get best price, now having problem with curtain, blind and wallpaper, anyone know curtain shop which their workmenship and price are good wan,,?? plz advice

buy thing is base on ur own opinion, if u urself feel that the price is worth then go ahead, no need to think what other ppl think and somemore now only left few unit coz i just went to the showroom by last week and i book for myself 1 unit also. To tell you all, in KL the house price is more cheaper but the maintenance fee is more higher and this is because of different lifestyle and the amount of land. Penang house is more expensive coz really limited of land and the maintenance fee is more cheaper than KL bcoz our penang lifestyle is more cheaper.

Just take note that penang property always like HOT CAKE no matter u like it or not

Anyone tried to check the neighbour who is building melody homes and how much it costs?

Hi chean-eey,
based on your post, there is one thing you have to make sure with the differences between BL Avunue and BL Garden with Boulevard which is the building title.

BLVD is a condominium title with most of standard condo facilities. If you try comparing sqft with sqft of cos you will feels it not worth and yet if you comparing it with title type, facilities and etc with others, I believe you will seen different things.

Aside to Loo,
I'm totally agree with you on the penang property selling like HOT CAKE. no matter it if free-hold, lease-hold, re-claim land or etc. Some property selling like HOT CAKE during the launch while some of it might need some time.

Just realise that Reka Indah Development make changes to all the layout for BLVD which all the masterbedroom window will change to sliding window and will have a balcony in their master bedroom and Type D also included although just a small balcony but it was very good also.. Which mean our future house will consist of 2 balcony.Thumbs up Reka Indah
