I'm new to this.... when you said "rental rate range from RM2.80-RM3.20" meaning how much? RM2.80K per month is it?

September 11, 2008 at 6:24 PMUnknown

RM2.80 per square feet.

If you rent 1000 square feet: RM2.80 X 1000 = RM2800 per month.

If you rent 2000 square feet: RM2.80 X 2000 = RM5600 per month.

Depends on the units size you rent.

Two MNCs plan business process outsourcing centres
By DAVID TAN

TWO US-based multinational corporations (MNCs) are setting up their business process outsourcing (BPO) and shared services centres in the RM100mil SunTech Tower in Bayan Baru soon.

A source told StarBiz that the two companies were hard-disk maker Seagate and National Instruments, which develops and makes software and hardware products that engineers and scientists use for test, control and embedded design applications.

The centres for both companies will each occupy a floor space of over 20,000 sq ft. “Renovation works on both centres have been completed. They are expected to begin operations either in May or June,” the source said.

The centres are expected to provide support for their respective group’s worlwide operations.

The 23-storey SunTech Tower, completed in mid-2008, is an MSC-compliant building with an estimated gross office space of over 200,000 sq ft.

National Instruments’ decision to set up the centre is in line with the company’s plan to establish a research and development (R&D) and manufacturing facility on a 17-acre site in Penang. The R&D and manufacturing facility is expected to generate some 1,500 jobs.

Seagate’s centre in Penang should further consolidate the group’s presence in Malaysia, as it already has a plant on the island which manufactures read and write heads for hard-disk drives and a plant in Johor involved in assembly works.

In a recent report entitled, Exploring Global Frontiers, KPMG said Penang could become a centre favoured by business process outsourcing (BPO) players.

It said Malaysia’s proximity to large labour pools, major client bases and multiple language skills could help Penang or any of the other 31 spots nominated by KPMG to become potential alternatives to established Indian cities.

The report said the credit crisis had resulted in a new rush for outsourcing services and that a number of new locations were emerging as viable BPO hubs.

Penang’s strength as a BPO hub has attracted MNCs such as Intel, Dell, Motorola, Citicorp and IBM to set up IT-BPO centres in Penang.

Software Consortium of Penang chairman Jeffrey Lim said software companies had developed a niche market by supplying BPO solutions for medical billings system, Web hosting, business match-making, education and digital audio and visual content.

Lim said that last year, IT-BPO exports from the consortium’s 70 members were estimated at US$800mil, compared with US$564mil in 2007.

PMC-Sierra to set up RM1.3bil HQ in Penang
By DAVID TAN

GEORGE TOWN: US-based broadband communications and storage semiconductors provider PMC-Sierra Inc is setting up its RM1.3bil international headquarters at the RM100mil SunTech Tower in Bayan Baru, also known as Penang Cyber City 1.

The 6,500 sq ft commercial space in the 23-storey SunTech Tower, a MSC-compliant building, will serve as PMC-Sierra’s global headquarters for its operations in intellectual property (IP) ownership, technology hub and design.

PMC-Sierra is a fabless semiconductor company that designs chips used in the communications and storage industries.

Fadillah Yusof ... ‘The SunTech Tower complies with MSC status requirements.’

Executive committee chairman of investPenang Datuk Lee Kah Choon told StarBiz that investPenang would work with PMC-Sierra to facilitate its investments into Penang.

“Penang has the necessary manpower to support semiconductor companies such as PMC-Sierra, as it is the site of various foreign electronics and information technology (IT) companies.

“We hope the federal government would endorse SunTech Tower’s Cyber Centre status soon, as Penang needs more MSC-status companies to be competitive,” he said.

Lee said investPenang had yet to understand the full impact of the investment, as the bulk of it could be in the form of IP.

“But PMC-Sierra’s presence will provide quality training for the local pool of human resource,” he added.

Meanwhile, Science, Technology & Innovation deputy minister Fadillah Yusof said the ministry had recommended strongly to the Prime Minister’s Department for SunTech Tower to be given Cyber Centre status. “The SunTech Tower complies with MSC status requirements,” he told StarBiz after taking a tour of SunTech. The Cyber Centre status allows SunTech Tower to enjoy all the privileges stated in the MSC bill of guarantees.

Since announcing plans to set up its international headquarters in Malaysia in April, PMC-Sierra had been trying to decide between Kuala Lumpur or Penang as the site.
Datuk Lee Kah Choon ... ‘Penang needs more MSC-status companies to be competitive.’

In April, PMC-Sierra vice-president Ian Banks had said the company would allocate RM1.3bil to set up its international headquarters in Malaysia.

The company finally decided in favour of Penang and recently inked a deal to lease the 6,500 sq ft facility at the SunTech Tower.

In its first year of operations, the facility in SunTech, which is currently undergoing renovation, will hire some 50 staff.

PMC-Sierra said Malaysia was chosen as the site for its international headquarters because it has the suitable manpower and is strategically located for the company to manage its supply chain.

In April, Malaysia Industrial Development Authority (MIDA) director-general Datuk Jalilah Baba had estimated that the presence of PMC-Sierra in the country would generate about US$400mil to US$460mil of revenue flow into Malaysia in the first year.

Local factories would also benefit from the work outsourced by PMC-Sierra. PMC-Sierra now joins US multinational corporations such as Seagate and National Instruments as one of the main tenants of SunTech Tower, which has an estimated gross office space of over 200,000 sq ft.

Both Seagate and National Instruments have their business process outsourcing operations and shared services centres at the SunTech Tower.

Wonder Suntech management notice not ?
the ground flow retail lots been vacant for more than 2 years as shoplots behind almost 65% full ?
Why ???
Maybe the management never aware that the front roll of shoplots are " Running Biz behind lots of Plats/Hiding " which never happen to the back roll .
I used passing by Suntech BUT..
To me i tought Suntech is a vacant building since they put into operation untill when i went in & visiting my client at 15th floor on the past week .
Sad

Like DPiazza shop lots, Suntech's future is struggling. Many investors cannot sell & cannot rent until today.

I work in this building for a couple of months now and all I can say is that the building is not well kept especially the lift. There was a lift which is down for a few months now and now another one just died, we are left with only 2 lifts to be shared among all the tenants. This causes a long wait to get to my office, it is waste of time and frustrating. Other than that, the air conditioner for the common area turned on late in the morning and off early in the evening. I think Suntech management only think about making money.
