Selling fast... Not much unit left... most of the left over are facing Penang bridge which draw afternoon sun.
For location, it exactly opposite Batu Lanchang wet market and according to insider, most of the buyer are from the market...

also where will be the low medium cost located? izit very near to the condo and spoilt the view?
showroom in gurney tower, subway restaurant, the entrance next to it, take the stairs up, u will see the main office. the sales staffs will assist u.
the low medium shd be next to tower E, around 18floors. yes it will spoil the view of the units there unless u are high up, evening sun for unit 2s, be aware of that. morning sun on unit 1s.
10.9acres in total, presentable facilities, not sure if car park accessorised in SPA, keep an eye on that one too.
high floors shd hv a good view, except that there are 5towers (completion in 2yrs seem rather quick to me)
show unit quite impressive, no skirting and cornish, bathrooms very presentable, bathtub wrong orientation (away from the windows) nice shower area, no mirrors given i think.
ceiling height around 10feet, looks ok.
other than that, i dun think the maintenance fees will remain at rm165 for long, once JMB formed very likely will double up.
The showroom very attractive and the layout look very good. The location very good easy access and convenient. The responde look very good. As been told almost 80%sold out. Is that true?
Is it worth to buy? Do you think really below market value? What is the market value for an apartment/condominium/landed properties surrounding the area?
Should I buy higher floor or lower floor seen everything the same except view. When we talk about condo or apartment we talk about higher flr better but for landed even 3rd flr high there is no view we did'nt comment. Is it worth to buy high floor? Example if the units is 15th flr, higher by 10th floor which is 25th flr will cost extra RM50K is it worth? This RM50K I can use for my kitchen reno. Some more the extra RM50K on the loan will make me pay more for the interest too. Total RM100K spent including bank interest due to VIEW.

I hate to break it to you but the units are sold up to 70%. The showroom is on the 3rd floor & the office is on the 1st floor above the Al-Rajhi bank.
This project i more a medium-high cost project then a medium-low as we initially believe it to be. All 5 blocks will be sharing the facilities which are quite good as they have full condo facilities + more. The maintenance is quite cheap(RM165p/mth) for a 2,620sf. unit. Only 2 units per floor.
Where are the low-medium cost project located, is it at front of block E unit 1 or 2? or at the side of block E.
LMC is just beside Block E, unit 1 is almost sold out maybe just left higher floor cause is expensive. Unit 2 still pending a lots of units. Heard price had gone up, anybody know what is the selling price right now?
unit 1 view of flats, unit 2 view of green lane - go check google earth & u will find unit 1 not a good buy... facing is north-east (unit 1) vs south-west (unit 2) - so is the sun such a problem in view of the above... hmm.
total units 312 and not 326 coz block A above level 15 is duplex with penthouse on top. heard abt 180 confirmed sales (S&P signed, 10% d/pmt) which works out to 58% sales, add this to 30% bumi units, it means about 12% left at the moment... very amazing for 2 weeks sales (last update sunday)
also heard price increase is 30k but can someone confirm this pls coz i was there on sunday and the price was suppose to be up on monday

I still think the sold out units are artificial. Hard to believe in this bad economy the sale is so good. Probably developers make up all these to beat up sales. This has been done by some unscrupulous developers before. Hope not every body fall for it.
I for one cannot believe this project is so successful.Call me a skeptic if you want. I tried going into their web site and was shocked that after all these weeks they cannot even complete building their web site- Still under construction it says. So how can they build 5 skyscrapers - condos within 2 years. What a joke! I will not have much confidence with this developer. Just my 2 cents!
I think they can finish 5 block in 2-3 years as they're not using sand bricks for their wall (if I'm not mistaken). Might need to check it out.
If it's using the foam and a layer of the cement on top of it, then it can be completed fast. Their project in Green Lane is using the same methood.
That could be one of the reason why the cost is almost 20% below the market rate. The Green Lane project when they sell it, it's also below the market rate.
This is purely my 2 cents thought.
Using foam for walls. Isn't that fire hazardous? I rather pay more for a brick and motar condo. Steels structured frames like these are dangerous. The World Trade Center in NYC collapse when it has a bad fire. Buy at you own risk!
god! i'm appalled by comments made here! the system they use is precast concrete vs the usual mansonry brick & mortar method. precast is fast but limitation is the design & that's why the buildings are squarish with minimal creativity
visited 4 projects since i arrived here abt 6 months ago - platino, setia pearl island, tg pinang E&O & central park.. platino & pearl island were great but not much activities now, E&O is beautiful but pricey (working out my budget for that..), whereas central park was selling (as witnessed) & so i commented.
however, the shallowness of the bloggers here in penang with lack of constructive inputs, basically garbage in garbage out feedback!

advise to purchasers esp incompleted properties. read up the company background and annual report.
in general, listed companies tend to be more reputable and the risk of them not completing the project on time will be little.
buy it during construction if u hv confidence in the development, wait and buy it when completed if u are not sure but still want to own it (except its more expensive once completed or partial completed)
sales stuff of any developers will always tell u of the potential rental returns and capital gains. do yr own calculation, if u believe the sales ppl, go for it. remember this rule my frens, in any investment plan, u dun lose anything if u dun invest.
leverage and lower yr risks with knowledge, from reading materials and mentors. following yr instincts is a good provided that u already hv the knowledge in what u are investing in.
law of economy, when some1 loses $, some1 else gains. wise speculators make $, while uneducated ones lose.

I m at Block A, aNNie
Block A is duplex from 15 floor an above, no other block has such layout, So lower density. Regarding Views, no different for lower floors of every blocks. Block E and D are closer to lower cost Block F and also main entrance is in front block E and near D.
So, each block, floor and unit have pros and cons, stop claiming ur block is better thn others. It depends on what you want. Just my opinion!
Block A is easy acessible to opposite Batu Lanchang wet market and public car park using the second door beside Block A.
However, block A is nearer to the main road, thus, will be prone to have higher sound pollution.
Unit 1 that face North (Georgetown) is facilities view, and also all the high rise flat, and morning sun.
Unit 2 that face South (Penang Bridge, Glugor) is greennery view, higher floor can even see the Penang bridge, but afternoon sun.
As what Angus said, all block and unit got its pros and cons.
I bought block D is because I consider the visitor car park is near to block E. Just in case my relative or friends visit me during raining day, they can reach block D easily.
I remember when I visit my friends at N-Park, she is the last block from the main gate and my car parked far away from the entrance (near E-park) so I have walk a long way to reach her block.
Just share my thought and every block have their pros & cons as what Angus said.

Indeed, those are aptly defined as luxury apartments and such exorbitant price deserve full well to fall amidst the crisis.
Meanwhile, Central Park here went at around a modest RM210 - RM230 persqft, which is almost replacement cost of land in urban Penang these days.
So, let the sky-high overpriced property prices fall, but lets just face it for once. Dare I say that the dudes who bought Central Park did not make a bad investment. They could not, not with the type of starting per sq feet price they paid, UNLESS, along the way the project stalls for some reason.
I'm sure you have made some good buys yourself since you appear to be so knowledgeable, so why can't we just be happy for them, instead of keep trying to rain on their parade?

See this guy "Young Durian" in various project forum, such as Platino, The Cove, The View, Bayswater, Infinity Beachfront Condo, Putra Marine, Harmony View, Surin Condominium.
I suspect he is just a speculator, which always spread the bad news, hoping to scare off the ppl of buying the properties, and dreaming of the price will drop dramatically, and he can buy cheap. There are a lot of ppl like Young Durian in this blog.

buying a property is like buying a car.
some will test drive it, to get a better feel of the vehicle.
while others will just sign the documents, place their deposits and wait for the car to arrive a few months down the road. these are the purchasers who hv either heard of the goodness of the car, or they just like the brand.
purchasing a property is very similar, some purchasers will buy when they see the actual unit when it is completed, where they can see the view from the building, experience the clean air from the unit, allowing their kids to use the facilities in the common area, and most importantly, feeling good when they step into the actual unit with their family members.
while some purchasers will just sign the SPA, pay the deposits and wait for it to be ready a few years down the road as these purchasers hv either heard of the goodness of the property or they have confidence in the developer.
i have learnt a lot during my stay in malaysia.
i dont really need to visit the showroom, talk to the sales staffs or exchange views with the exclusive panel bankers, i respect all the purchasers' decision in buying this project at times like this, as this will actually boost the economy and help penang to grow. i am sure the developer, banks and the state government support unconditionally the decision made by the pruchasers here.
to all of u bloggers who hv nothing good to say, or hv no constructive comments, the more u write here, the more we will see how weak your thoughts are.

Central Park is definitely the first project in Penang to cater for economic downturn market. Even after the prices have increased of average 30k 2 weeks ago, there are still buyers signing S&P.
Not everyone is affected or directly affected by the bad economy. There are plenty of investors with plenty of cash in hand to take advantage of this bearish market. Rest assured that Penang property market would be the most resilient in Malaysia in time to come.
Say what you want and frankly I have no interest in investing in Central Park as I feel this high density medium cost prefab property is over priced in today's bad economy. For such high density prefabs I wouldn't pay more then $180 a sq ft. I find some comments here clearly misleading and probably submitted by developer spies to push up sales and desirability. So read between lines first if you intend to buy.

There are always rich ppl regardless of good time or bad time. 600K may be huge amount for you but it's just peanut for others.
600K for a condo over 2000sqft, some will say it worth the money but some will prefer to get a landed in the South.
I believed that many units are sold to non-local. It can be buyer from other state such as KL or Ipoh; and also to other countries such as Singapore or Japan.
Me myself was interested in this project for it's value but location is not quite an ideal place as it is just opposite a wet market. High traffic and noise will always be there.

Developer is releasing slowly a few at a time to insure artificial demand. They lied about almost sold out to drive demand. The higher floor and better units are kept for last to insure higher prices when near completion- Hoping the economy will be better and thus reaping better profits. Normal strategy!

If the in question Developer is not doing what I long suspected they would shouldn't be worrid.Tell a thin lady she is fat and she will laugh it out by not to a real fat lady- You will get a slapped on your face because truth can hurt. He can judge the developer by just their website and not even go to the show room. He even believe that the developer actually spy on us.
Now back to Ms Hong, base on my trusted news from sales staff assissting purchasers and loan processing personnels and my more than 5x of appearances at the show room of each more than 1 hrs. There are still a few units left, just last week 1 owner pick up a unit on the 6th floor with adjusted price (higher). Developer stil hold on to some units (not many) as bumi quota. More than that Ms Hong wil have to find out personally from the show room.
Central Park news from today’s ‘Guang Ming Daily’ page A10. It says they resubmit the plan and reduce the car park to ONE per unit! I’m not sure what is going on. I though many of us already signed the SnP?

Hi PenangGuy, abt the news in paper which commented by the YB jeff Ooi, I read it and really shock me as well.If the developer reduce to one parking lot per unit, it is big issue .The house value will drop like he Anyway I have confirmed with one of the developer's sales staff and she claimed that its not true. If the statement given by the developer is trustful , that means YB jeff was not doing his homework before making the statement in the paper !!! Is it only came out in Guang Ming Daily ??

Buyer who signed the SnP can know that well. If the SnP stated there are two car parks, it should be two car parks and the plan should be FIXED! But according to the newspaper, everything is not fix and not yet approve!!! So why can sign SnP and how come...? If Jeff Ooi not doing his homework, the developer really need to clarify that as this really make a shock and spoil the reputation.
when ppl hear something, many deductions & speculative comments are made. what actually happended was that the developer reduced car park fm 3 storeys to 2 storeys. therefore, instead of having enough space for 3 car parks i.e. an option for each unit to USE an additional 1 car park (default is 2), now the right to use the 3rd car park is limited (perhaps ballot ??)
therefore, the concern was that 3rd car may be parked outside and may cause congestion

The answer is a resounding no. Some might accused me of throwing cold water but the truth is there for all to see and reasoning. So much cut back even before it was built. Goodness know what the developer will cut cost next beside car parks! Buy at your own risk. As I said before if they cannot even finished building a simple web site for their store front after all these months what can they accomplished? Are they hiding something by not putting out their web site? Most developer have their web out long before selling. I lost all confidence with such developer.
to elaborate further, the reason for the car park reduction was because the original plan had more condo units as block A was just like other blocks. however, block A now has less units as level 15 up is now duplex/penthouse. From today's article published on the main section, you can see that the lower density for central park means higher density for the medium cost apartment next door.
as for youngdurian, he is a firestarter - you can see him in most property blogs, not just here at central park. trust him at your own peril!
he makes the most embarassing comments and if he is penangite, then it's a shame to have him. you can obviously make out statements like foam walls, website not up, other developers do it so why not this developer, and all sorts of negativity everywhere and in all blogs. what's his motive? I suggest u email to tophill@email.com to find out. this is the email that he uses to SOURCE for property. So that may perhaps explain his modus operandi.
May i also add that websites are marketing tools and if the place is selling, then you don't need it. The developer is graded based on the ability to build properties, not website!

Actually its tough to cater 3 car park per unit. ie total 312 units x 3 , u need to have abt 936 parking lots . Provided 2 per units should be good enough. If what noble said is correct ,that mean the politician just simlpy shout to gain publicity, i agreed with PenangGuy that the developer should clarify it in public . Second thought the developer wouldnt act tough in this issue towards the YB because their the goverment right now ! Must give face ,or else who knows might have trouble in future!!!

Read some comments here and others had voiced concerned with this developer shoddy workmanship in the past projects so as they said a Leopard will not change it's spots what make this project so different? Another money gorging scheme for the same infamous Developer again. IJM has proven track record and I would buy from them anytime even when it is slightly more expensive. You pay what you get! Come to think of it. It's quiet scary. In a few years time these 5 blocks will become high rise slumps just like Rifle Range Flats! Dirty wet markets left and right. If yr Platino giving you gavalnised steel water pipe then u have to crying from now on because nowadays the project no longer using that type of pipes any more because it will rust and not approved by water authourity!! Nowadays they are using ABS pipe (Looks like plastic pipe ).
I dont claim that IJM is not good,they are, because I bought 2 properties from them but they still need improvement from time to time. Your mantality is, only IJM is the best, the rest of developers should close shop.
You bought Platino and frankly the selling price is rather high and almost double up compare to CPark base on per square foot basis(Platino cost about RM400/sqft, CPark abt RM230/sqft) That's why u need to justify that u have make the right and smart decision, or else u might have sleepless nights.

I bought in The Cove and I love it, however I would never touch another project of CA Goh's. He and his companies are liars and cheats - they misrepresent what they are going to do and use inferior finishings throughout. They delay as much as possible so that they can get their hands on the retention money. Fancy models and show apartments are just that - the proof is in what has gone before. The only reason that everything is OK at The Cove is because we have a very strong JMC which is fighting hard on behalf of all the owners. Some of the defects were just plain dangerous - no fire fighting equipment working; water tanks leaking; no lightning rod. Forget about the 'Beach Club' which took so much of the promotional literature but which they never intended to construct. I am not surprised about the car park spaces either. In The Cove CA Goh put in ramps which are too tight to get to the upper floors of the car parks, allocated those spaces to the apartments and either sold or kept for himself (66) the ones on the ground floor. I know a lot of double glazing salesmen who have better ethics. Yes, his property is cheap and that should tell you everything - you will not get what he promises. BUT it will be cheap in every way!
Be very careful with anything being built and promoted by CA Goh. The man and his company are a bunch of liars. The whole of the sales presentation is geared to make you think that you are going to get a lot for your money. If it is cheap then that is exactly what it is CHEAP - everything will be under specified - taps which fall off when you turn them; pipes which are not properly connected and leak in the walls; car park spaces which are impossible to drive to and GOH will reserve all the best for himself and then try to sell them or rent them to the rest of the owners. The facilities will not appear. Take a look at the promotional literature for The Cove and see the reality. No beach club; one kid's slide; no putting green; cheap laminate floors not timber; interior doors which would look cheap in a warehouse; grouting in floor and wall tiles which is rough and patchy; 'state of the art' communication which doesn't work; under powered lifts and not big enough to carry furniture; no provision for exterior redecoration to be carried out; no fire fighting equipment working properly; no lightning conductor; no signs; car park ramps which are too tight to turn without damaging the car. And so it goes on. The above are just some of the defects at The Cove. Everything will be OK because the Cove has a strong JMC which is fighting on behalf of the owners. You are dealing with a person of no morals and who does not know the difference between truth and lies. I for one would never ever touch anything with CA Goh's name anywhere near it. CHEAP yes - and then you have said the lot.

I have no interest in this project what so ever and I only write because I cannot "tahan" those Developer spies whipping up stories about this wonderful buy and hot sales result in their dream to deceive would be buyers off their hard earn monies. I don't mind those who called me names but I just feel my conscience is clear and I speaks the truth. Been a fool before and I learnt from past mistakes. Very painful and I don't wish others to experience it. My action is noble and without motives. Just wanting to warn others. As for the Cove I wish them well and hope they win fighting with a big cheat.
If you truly understand CA Goh's style of development, you should know that he wants to build fast, sell it below market value and push out quickly. So far all projects proceeded until completion. But let's be honest here, if we pay below market price, we should be expecting some tradeoffs. What you pay is what you get. CA Goh will compromise on finishing, so buyers should expect to set aside a sum for extensive renovations. Looking at the price paid for the property, the low price can compensate for the renovations. I've personally went for the soft launch and most customers are referrals from the Cove purchasers. And those who purchased Central Park will understand this tradeoff reasoning. As for YoungDurian, if you feel so strongly about helping people SINCERELY, go sign up as a Pakatan Rep to expose all these "bad developers" according to your definition. We'll be thankful if you can do it and will come to you with gratitude. Otherwise, your comments would be like an a**hole, everyone has one (quoted from RPK).
I agree with Kawaii's comment. When I buy Central park, I know all about the gym falling out at Cave, pipe leakage, cheap door frame and etc..With all these consideration, I still choose to go in. Why? Because I choose the location first and space 2500 sq feet (Comfort space living). We can't have everything. I know what. This is only property, in life, everything is like this. You get some, you lose some. No perfect property. When you know all these and still choose to do it, you have peace. I just hope that CA Goh's staff will see this and feed back the boss so that he might do something to improve his image.
Well I respectfully disagree. You may buy cheap for sq ft areas or location but If the infrastructure is cheap and poorly built. There will be inherent problems eg too low and sharp corner rams for car parks(as in the case of the cove), main water pipping system(leaky pipes and tanks), small and underpowered elevators(as in the Coves). All these cannot be address by individual buyers. Sure you can spent thousands on your interior decoration but if you have bad elevators and you live on the 38th floor so what? Why take a chance with your hard earn monies with a proven ill reputed Developer like CA Goh. I rather spend my times enjoying a well built home then in lawyers office suing the Developer. Think about it. "STAY AWAY FROM BAD DEVELOPER WHO IS ONLY IN FOR A QUICK PROFIT- THEY WILL NOT CHANGE NOT FRO YOU OR BUYER". But sadly there are suckers born every day.

How about loosing your life living in a dangerously built condo with inadequate fire fighting equipments or features(eg. as in the Cove) Is your live worth risking just to save just a few bucks by buying cheaply from an unscrupulous Developer??? Strangely though, my friend still intends to purchase CA Goh's next project at Jln Sultan Ahmand Shah even though he encountered the problems as you did at the Cove.
Well, there are always 2 schools of thought or else why is there a need to vote, a system inherent to society? Guess my friend falls into the category of bargain hunters. Of course, whether it is a bargain or not is left to be seen and the same applies to C.Park buyers.
As for YoungDurian, i doubt he is a buyer of Platino judging from his comments coming from the Platino blog. Anyway, his promotion of IJM has also helped my cause as I was a buyer of IJM products. I come to the following conclusion, which I think would create uneasy tension.
1. YoungDuring could be a buyer of The Cove and he's not very happy with the Developer, who happen to be the developer of Central Park. His advise is very mature if you can digest it with no intention taken on his remarks.
2. He did buy Platino and he's very proud of IJM and he would like as many people to appreciate the fine developer like IJM, indirectly, taking the demand out from Central Park developer.
3. YoungDurian have a taste and a class by itself, like restraining direct contrantation on some many angles that comes to him, proving that he is a highly mature person with some status.
4. He loves properties in Penang and either have some solid financial support.
Anyway, I might be wrong, only YoungDurian or his associate can prove it.

On the contrary, i don't think YDurian loves Penang properties but i do believe he either has a strong financial situation or has good reach to high net worth buyers, as his obvious intention is to drive property prices down to either pick them up or broker them.

2 car parks will be allocated for each unit, and is already indicated in the Sales Purchase Agreement, no argument on that. This is facts.
Do you think that local authority will approve the CF application to the developer if the Fire and safety of the building is not up to standard?
For all new condo built, the owner is given 24 months, was 18 months before this new amendment (from the date of vacant possession) to submit the defect list to the developer, if they find any defects in their unit. The developer will then have 30 days from the date of receipt of your list to rectify the defects. If the developer fails to rectify within the stated time, you can then engage someone else to do the rectification works and charge the costs to the developer provided you have given another 14 days' notice to notify the developer of your intention. You can find this clause in the book of Guideline for Malaysia Housing Developer.
As Penang publisher highlighted in his comment, strong JMC is very important to fight all the rights for the owners with developer. Or else, developer will take advantage. I think everybody is aware of this.
Please check the specification attached to the SPA, and make sure developer is delivered what has stated in the SPA’s specification.
Dear potential buyers
i) this developer is notorious for squeezing it's contracter and very blunt.
ii) the location is very near to low cost flats and the greenland traffic is very very noisy everyday.
iii) the maintenance fees > RM450 per month.

(i) The developer is the contractor as well. They don't outsource.
(ii) Greenlane traffic is jsut like traffic anywhere else on prime land on Penang island.
(iii) Maintenance fee, whilst still being managed by the developer for the 1st yr is RM161 per month for a standard unit (unless you are taking the penthouse). This is stated in Schedule 5 of the S&P. After the 1st yr, the maintenance will depend on the Management Body consisting of the residents there. The developer no longer has any involvement.
Guys I am a neutral party but I supplied materials for CA Goh's project. Material requirement by CA Goh is quite high but since the payment and the pricing is inconsistent, most of his contractors turned to use the cheapest available materials. Most of his contractors only last one project, every projects he uses new set of contractors because this guy is smart.
As for my opinion, it is a gamble in every project but CA Goh's project carry a higher risk but good returns. Sell it once completed, you make good money.
Update - C.Park will be using TAC System Formwork for structural construction.

Formwork is a type of system to support concrete the most important of all will be the piles. That is to support the building but this is not a big issue at all.

About the finishes,to me the most Important is the specfication of the aluminium window and door frame ,it need to use sound and wind proof system. especially the higher floor units will feel the most. The rest like door panel is minor , you can change it easily. About the bath room tiles and sanitary wares given , should have no complaint....quite good already.

i would say i hate their service. reach the office by 1.45pm but nobody care about the customer. when i ask, they jus walk into office & say its lunch time and leave us outside the door locked. no brochures say its going to finish blah blah stupid service wth!!

The developer only bear interest up to practical completion, meaning there's still a few months that we need to bear the interest.

5/95 package like SP Setia bear all interest till Vacant Possession. 20/80 only till Practical completion. Meaning there r abt 3 - 6 mths period that we need to bear bank interest for the 60% already released by bank if yo r taking 80% loan.
1 more thing, do they bear stamp duty of transferring the strata title to purchasers when the strata title is issued ? The sum is alot.
No way for the developer to bear the strata title stamp duty ,purchaser have to pay for it!As u mentioned its rather a big sum of money, easily more than 10k

I think the block are build too close to each other. Due to the 5 block arrangement. You at living room can see other block bedroom easily. So no Privacy.

r u sure u r taking ambank? that slightly sales old women keep on pushing me to ambank. i would believed that ambank officer must have given her commission. U can use her commission to bargain and get the banker to discount or waived more fees or further interest up to 24mths or until VP.

The sales persons said will call me up and then we talk n started to nego and he end up telling me that he needs the commission more becaused they will need to share among with the developer sales person.

My advice to the staff of Central Park, keep up the good work, sell even more units. When you and your company are doing very well, there will always be jeolous people who have small heart to say malicious things like that. As for Hazel, do a police report and talk to a lawyer to sue them for defamation.

I meet her in the show unit last month and her servise is excellent and explain in a polite way to my question even i've ask her for an hour but i did not buy Central park as left only lower floor and nice view already sold out.

as far as central park is concern, the developer does not pay any real estate negotiator commission. banks have a referral program for real estate agents and perhaps to sales staffs working in developer's office. whether they receive the referral fees or not, its really none of anybody's business. if u feel that u deserve the referral fees, go work for the developer or become a real estate negotiator.
if u are a purchaser, act like one.
hello james, goh, myself and other readers here i are very interested to know more about the commission payable to agents, either to your solicitor or real estate negotiators.
for your information, when a purchaser (local or foreigner) buys a under construction property directly from the developer, he/she does not have to pay any commission to any individuals or organization.
james, if u did pay commission to any1 as a purchaser here, i suggest u do not take things lightly. do not let unscruplous so called professionals get away with this.
by the way, when u are unsatisfied with staff performance in developer's office or any other firms, try to be more professional in the future by talking to the senior staffs, team leader, sales manager or CEO. writing negative comments here in blogs may be very destructive to both the person involved or the company itself.
if u really hv any good intentions to help the company or the person to grow, i am sure u will approach this matter in a more professional way rather than to blog here. if u are not aware of the purpose of this site, do be more constructive in yr comments in the future.

she also mentioned to me what you see in showroom is what you get eg. W.C. & sanitary wares brand Johansuisse, same jacuzzi, 2 x 2 floor tiles, floorboards, glassdoor, glass panels, cloak room, height of the ceiling also the same, everything the same. is it true? i felt fishy about the specifications as differ from her explaination as per SPA.

Brad, my advice as a friend is if the sales person said that, is it reflected in your agreement. Secondly, I am sure you have a solicitor, its his job to explain all your legal rights. What are you getting from the purchase. Did you read all the clause, the specification. At the end of the day, it all boils down to black and white.
Advice to all sales people of Central Park, when people try to character assasinate you,like some bloggers do, and accuse you of malicious things, means they want to see you down,farnish your image or discredit your reputation or force you to resign. Don't give up! Have COURAGE and at the end of the day, those customers , colleagues , bankers, lawyers and your loved ones will know the truth. Those Genuine ones will be there. This developer is acid from past record yet people wants to take risk with their hard earned monies. Mark my words more problems will arise. Idiotic buyers here will only have themselves to be blamed. Yes,priced per ft run is cheap but you get what you paid for.

this is the arrogant lady who "cakap banyak" and i feel like slap her with my basic impulse and instinct.....but after think carefully, actually she is trying to do her job and give opinion only to push the sales...this is her style....trained by her pushy boss... BUT i think Central Park cannot buy because no EXPAT is going to stay there due to heavy traffic noise and most important LOW Cost Apartmnet surrounding. I decided to Drop the plan to buy.
I visited the show apartment yesterday and quite amazed to be told that 90pc have been sold!

No expat, no lecturer, no professional will rent here. Just my thought.
i agree with BK intuition. this project is a failures....i interview some of lam wah yee hospital doctors....they don't want to stay there....the address is not so classy furthermore will be obstructed by low cost apartments and near the wet markets...a lot of birds and sometimes smelly wet market smell will flow into your hall.
Just my own view. Its a good thing at least to hv a so called higher end condo at this location. At least for ppl buying to stay, they can enjoy the good location and the conveniences suroudning it, and centralised location. Smell .. not really cause my sister stay there for many years.
Capital appreciation may not be as good as The Cove cause you dont expect foreigners to invest here cause they would prefer along the coastal.

Simple logic, those who dont buy the CP condo might cost by budget or miss the boat to get good unit ,will definitely try to point out somethings bad abt this project to justify their reason for not commiting this property. Discard the surrounding environment which a bit inexclusive,but its a prime location. Just imagine, to stay in a 2600 sgft condo with 500 +K is worth and luxury in term of space .
For investment point of view , u cannot use the Cove as comparison.its different class and in terms of price , built up and location .
What importmant is we pray that CA GOH dont fail this project with poor workmanship , cost saving by simmply give cheap material ie. aluminium frame and elevatior and omit the promised facilities which shown in their brochure because i believe CA Goh still make a lot of money from this project although the selling price is consider cheap.
Mr Goh CA ,I really respect you as a smart businessman but in terms integrity, pls do a good job this round , besides it will upgrade your reputation in the market it also dont make your purchasers like us become the laughing stock by others for committing yr project.

i confronted very odd sales strategies implemented by the developer. first i made my booking thru tis more aged saleswoman but then until i was informed by other salesperson (carman) that my booking was canceled and taken up by someone else recently. i was so furious that i went up the dev firm for clarification. i cant control my emotion and scolded Carman for their action. though i have not make any payment yet, i thought i would already have those unit reserved by Hazel from the beginning. after the incident, the matter was then taken over by Hazel again.??? odd though???. i regret my action towards carman. whoever who pass the bug around is very uncivilised and mature person. i got to give her credit for professionalism and the best sales person i ever confronted. she even appologised to me though its not her fault. i got to symphatised with her. i would like to take this opportunity to appologised to her. so, my message to potential buyers; kindly make your payment and prepare your documentation for smooth and faster process. dont wait or decide too long. its true that it is selling like hot cakes. i dont think you want to go through hell like me.

You are right, Carmen is a professional saleswomen. She is the one who serve & explain to me when the 1st day morning project launching; she explain very clearly without hide any things. From the day I made my booking till 2nd payment, she will attend to entire query that I asked her. Even future there is a new project I intent to buy I also hope she is the one to be my agent. Just share my feeling with you on Carmen.

If you read the central park blog carefully, Penang Lover is a buyer of that property, while PenangLover is very against it.
When you read bayu ferringhi blog, PenangLover condemns that project, while trying to sell the goodness of platino IJM , which is very consistent with his comments in this site and in central park site.
If you have time, take a look at the suites at waterside blog, there you can read the POWER and ARROGANCE projected by YoungDurian aka PenangLover.
I am getting really fed up with his attitude towards other properties in penang, the way he condemns and be-little other purchasers who buy other properties other than IJM’s.
Since we already know his email address, I really hope a real estate agent will email him and meet him up, take his picture and show his face to the rest, as I am very sure many readers are very interested to meet him in person.

This developer has no integrity at all. I can testify it bcos im the victim of this project due to their messy and rudeness management.
4 weeks ago on 4 Apr 09, i reserved a unit in C. Park, Block C-17-02 and they told me it is still available then i submit the registration form as normal procedures required by their Sales personnel which i don't want to mention her name as i believed she is innocent. Once after my registration, immediately i get my loan approved in 3days and the bank officer informed the developer to prepare S&P agreement and it is done at RM602,000 on 27 Apr 09 for the unit mentioned above and I also went to get a copy of the S&P agreement for my review before i sign and its clearly stated my & spouse name with IC number. 2 days later sales personnel called me on wednesday 29 Apr 09 to get the S&P agreement signed on saturday 2 May 09 and it was agreed, and the next day I received a call from them on Thursday 30 Apr 09, was told that the price of my unit has increased by 20% from RM602K to RM722K and it is reserved for bumi. I told the sales personnel please resolve it as im already confirmed purchased with my loam approved and the sales personnel also guaranteed me the unit is reserved under my name at RM602K and finally, she managed to arranged her manager Ms Ching to meet me on 2 May 09.
But, what was happened when i turned out on 2 May 09, morning the Manager insisted the new price and reserved mu unit for Bumi without giving me any notices at all.
With all these incidents, we better think twice with this developer of it's empty promises eventhough with S&P agreement on hand but still changeable.
I really fed up with all these arragnement which i felt i was cheated under his strategy. So please be extra cautions with this guy.
