Hmm... I think leasehold property is less desirable in Penang. Looks like all those that are leasehold are harder to sell (like Nautilus Bay, Sierra Vista, Jambul Villa, etc). But I must admit that some of them have really nice design. If it was freehold at that price, I think it would all have been sold already.

no doubt leasehold will be cheaper, but $758k for 3storey? doesnt seem to be cheaper than freehold 3 storey. bayan residences is 3 storey freehold, just $700k. SPI 2.3 storey freehold, just $680k. Not worth for investment.

We should ignore these kind of developer as they don't use brain to think of penang market need and simply build according to their requirement. They think they can earn a big ransom from this project with landed project which is a lot easier to build than condo...haha let see how.

This place is more peaceful, not so crowded. It is a nice place to stay. Its also closer to town. SPI is too far away from town. Any other places that have similar type of landed property with the price range of 700k - 750k and fulfill the above conditions?

I guess if you don't care about the resale value 10-20 years later, then it would be a good buy.
Of course, ONLY if you don't care that it's worth 1/3 the price of other freehold property.

758K is not cheaper for a LEASEHOLD. Only idiots will buy, taking into account if they are not planning to sell in future. Else this property will not fetch any ROI in future with or without 7 air-cons or free stamp duty.
The Bayan Residence would be a better buy and it is FREEHOLD.
Worst, the place will be congested when College Heights Apartment is completed in the near future.
In addition, there is a low cost flat near by and it's an eye sore.
In the evening, this place is hot as it is facing the sunset.
Lucrative Offer or not is short term. When buying a property, penangites think Long term. It's not 300k or 500k. It's 758k NO JOKE!
Look at the leasehold apartments in that area like LakeSide Apartment and Alpine Apartment, the price for these property is stagnant.
Lots of 2.5 storey terrace Freehold property behind Desa Bukit Jambul to consider.

If the purpose of buying is for owner occupation, I would recommend that, because the old double storey terrace house is already approaching RM750.000/- in certain area and you have to spend another 50k or more to renovate it.

ya, at 758K better buy One Residence Phase 3. Hearsay from 730k onwards, 2-storey with b/u of 2300 = 22' x 70'. (building 22' x 50'). Only set back is Gated and Guarded = monthly service charge.

With crime rate on the rise, gated and guarded would be a better choice in future. In the gated area, the residences can decide and take over hiring the security guards themselves to cut cost.
Southbay is too far to travel to any places and there is only one route to the place and it is usually JAM due to peak hours.
Metro Residence is too expensive for a Leasehold. Whoever buys it will have problem in selling this property in future. In addition the show house and the other units are of different design. The show house loks bigger but the other units (b/up) are very small 20 X 43. Can't even park 2 sedan cars in the porch.
