3. Current soft launch promotion is a discount of RM 30,000 ( based on availability of quota)
4. Booking fees will be RM 10,000 (stakeholder sum), estimated SPA date will be somewhere around April 2010 - to be confirmed

joe, this developer is just above average, compare to it's peers and kept very low profile, some says they build quality home and good material use (I doubt). Keys is they don't abandon their project and keep it's delivery commitment.

joe, those tiny defects cost nothing as i had mentioned Ivory Horizon will bear all repairs, tiny defects is like door not closing properly, window not proper seal...so and so forth.

Just went to see my house today...havent get the keys yet pending bank to release last payment..saw some of the owners got the keys and check their units with family and kids...there is no proper guard house over there...just a temp counter for guards to sit at the lot 1 car porch...cars will need to register to drive past the barrier though...
I was there too to check the alarm system with the vendor and I think the application for TNB is not ready, saw the worker joining the electrical panel. Maybe the developer just meeting the deadline to hand over the key base on S&P.
One think I dislike why letting those sales person(s) to be station at the temporary security check point and they could able to check on the persons logging in the book and canvassing thier trade. Are they allow to do that?

Stranger, my believe is not truth and will not happen at this Taman, it is free from engaging any renovation contractor unlike many article written in many major newspaper.
Hopefully, this will give us a very peaceful of mind when one wanted to settle down at this Taman.

would like to know what are the defects for the house,hope u all can share info, for my house, so far like below:
1) the main door not aline properly. minor hole can be seen at the top of the door.
2) the upstair room 2 toilet ceilling with hole, not yet cover.(maybe got reason??)
3)the ground floor toilet got minor yellow stain, afraid of leaking.
4) crack line at the backyard wall.
Many have applied for TNB & PBA...visited the site this afternoon and saw one household moved in.
Some minor repair job has been carried out by the contractor after submitted the defect form.

i believe before they start built the house, dev will inject the termite cure into the land. thats what they show on the cert. but after 2-3 yrs, termite will be back. if i found in my house, tht's mean it will show up soon anywhere.

The rectangular shape is the fuse which was given to us at the very beginning when we have the key to the house, the so call in charge of the Taman gives us the fuse and subsequent Metrio personnel request us to return back to them.
My house also do not have that fuse inserted in, if one need the electricity, must inform Metrio to do so.
House owner, do visit your house if those with water meter, PBA has billed us. I had my receipt from the post box.

Anybody has water leaking issue? I have some, and the plaster sealing has some water marks and it was said that the leakage has been fixed and the plaster ceiling will be re-painted. Anyone could advise if it is OK to have the plaster ceiling be just painted? I am concern if the plaster ceiling will collapse or bulge after some time..

dont't lock the main gate, the contrator will continue to perform the touch-up of the exterior or interior of the building.
I saw few houses being touch-up of the main wooden door, those crack line of the cement work and ete..etc.. be it outside or inside the building.
What we can hope is the heavy rain will flush all into the main stream....haha...the retaining pond. Who stay near to that pond?
my leakages in master room like have been repainted but still got marks there, dont know they have fixed it or not...i would not say it is done after developer call me to get my key back...heard from developer they will change the main door for us...since most of them have serious crack lines, and they are waiting for the supplier to send them new one for replacement...

One thing every owner need to know...the automatic motor gate wire is being snap-off to a very short length..whoever wanted to fix the automatic gate I think you owner need to feedback to the developer to get if replace.
