What are the pluses and minuses of Tanjung Park Condo?

+ points

1) you will not be caught in the daily rush hour jam as compare to those staying in batu ferringhi.

2) new Tesco hypermart will be located at Sri Tanjung Pinang.

3) good mix of expats currently staying in the condo.

4) Tanjung Tokong - under develop area which means more potential for price rise.

5) easy access to the condo, parking(can park at main entrance) not a problem for visitor.

needless to say, I HAVE A UNIT THERE...

as for the -ve points, can someone help me?....

The long term value of a condo,besides its location,is the maintenace & the quality of the Mgt Committee.Tanjung Park is on a good location,with the convience & lots of potential.But long term its ability to compete with newer projects will depend on its maintenance.Its Mgt should be able to detect weaknesses and fix them on a constant basis.

THIS IS MORE REALISTIC, THERE ARE BUYERS WHO ARE HOPING TO BUY A SEA VIEW UNIT FOR 350K IN THIS CONDO SHOULD RETHINK ABOUT IT. WITH RISING RAW MATERIALS, DEVELOPERS ARE REVISING THEIR SELLING PRICE UPWARDS(GOOD FOR THOSE WHO BOUGHT EARLIER). YOU ARE LIVING ON PENANG "ISLAND", PRICES WILL NOT BE TOO FAR FROM KL PRICES.

TANJUNG TOKONG IS A UNDER DEVELOP AREA WHERE THE POTENTIAL CAN BE TREMENDOUS.

The location, view (esp. for high floors) and convenience seem to be plus factors for TP.If the maintenance continues to be good,then the value of the property should go up mid and long term. You are right that construction materials have all gone up.

Yes,the escalating costs of construction materials mean that developers either have to increase the selling prices of the units, slow down the process of construction,and in the worst scenario, "abondon ships" (hope this will not happen).Good completed projects will appreciate in value mid or long term unless the economies are really bad.

Bolton have raise the selling price of SURIN to RM400 psf, you have to wait for THREE YEARS. plse do your maths on the value of tanjung park.

The $400/psf now will probably become $600/psf in two years' time, with the inflation & appreciation. Tanjung Park's location is more convenient, with shopping malls and eateries close by. The Seri Tanjung Pinang project,once completed, will enhance the desirability of the location.

I have observed there are more & more upmarket retail outlets around TP areas.At the same time,the eateries in the vicinity (in coffee shops) still provide affordable food. The development in the area and the convenience will increase the value of TP. Of course the maintenace & overall upkeep are also important.

A development like TP would be comparable to those in destricts 9,10,11 in Singapore. The latter would fetch 2-3 times the PSF price of other developments in S'pore. I think some of the units in Tanjung Tokong,Gurney are still very cheap,comparatively speaking -- compare city to city.

Ivory New project, Tanjung Tourist Mall is coming up, the site is just right infront of Tanjung Park (where the Sales Galery is located). I think it has been renamed as "City Plaza", and the residential portion as "The Residence". Not sure how much view of Tanjung Park would be affected in this case, but heard that the high-rise residential will not directly blocking the units. Sound promosing, built on the free-hold land, and on top of commercial lots, it should be able to supplement the current weakness in Island Plaza, and may bring-in some values to Tanjung Park.

From the satellite map, the high-rise residential units will not block the view for Tanjung park that much, as it is located more to the left-ward of tanjung park, or nearer to the island plaza tower. Except the lower units which should be affected by the commercial units. Nevertheless, the residents there may have to endura the noise and dust throughout the construction, we are talking about 5 years here...

Quite a number of people are either selling or renting out their units. Once Ivory starts to build the Tourist Mall infront of Tg. Park, I believe the tenants will move out of this place. Just my view… 
I had the opportunity to view a few units in Tg Park. I realized that the rooms are pretty small, even the master bedroom. I also notice that the maintenance is slowly deteriorating. Some are rushing to sell their units as they felt that now this property has reached its highest level ...

Hi hssf, the Tourist Mall will be around 5 stories high. There will be a high rise condo on top of this mall. The condo will be next to Block B of Tanjung Park. :)
As of now, BSG will develop the FnB venue opposite Tanjung Park called Precinct 10 if I am not mistaken.
I feel that Tanjung Park condo price is super high and the maintenance is slowly deteriorating. I understand that some residents do not pay the maintenance fees. The owners are just testing the market by trying to sell their units around RM450K to RM580K. Then again it all depends on demand and supply.

The name given to the 2 residential towers is "The Residence". Already open for booking quite sometimes back, end-2009 if i am not mistaken, under the 2+0.5yr condition. So if follow this timeline they may only start the project end of this year, if not any earlier. All units are fully booked. My relative manage to get one intermediate unit above 10th floor, 1185sf at 560k++ before discount of 10+5% (the 5% can only realized after confirmation and s&p sign).

Anyway, understood that the masterplan for this project is not finalized yet, from hear-say they may even considering added in additional (3rd)tower, lets see. After all, for Tg Park residents, I share the opinions as what have been commented before, view will defnitely affected, and short-term will have to endura the noise and dusk from the construction. Long-term wise may still looks promising due to strategic location, in considerate that city mall is ready then, and dun forget tesco and strait mall is just a mile away.

Hi Coll. Thank you for your valuable inputs. If Ivory were to build the 3rd condo tower on City Mall, then Block A seaview will be totally affected.
No wonder so many owners rushing to sell their units. Once the City Mall construction starts, the tenancy rate will surely drop due to noise and dust. :) I am not sure about long-term investment on this property as the maintenance of Tj. Park is deteriorating.

Tg Park is the maiden project from Ivory group, before that the boss is probaly helping his brother (techware) with the construction of Gold Coast bayan indah. The design in Tg park is quite impressive, the french-malaysian fusion architecture still looks modern and up to date today. Layout wise is poor though, living room and master bedroom are just to small. The 3rd bedroom is virtually the study room. Only area with reasonable size is the kitchen. Most of the units only come with 1 car park. Built-quality is reasonable, at least the exterior paint works is quite nicely done. Interior at the car park can be improved. View wise is limited, those above 10th floor in block A can get seaview from distance. Block B has has bit of gurney drive view. Location wise is ok, right within the new golden triangle region, however need some times to mature up as island plaza is still struggling. Recently being bought over by singaporean firm and currenty under revamp, seems Metrojaya already couldn't stand the heat and finally decided to pull out. Lets see how it would turn out. Straits mall, upcoming tesco and ivory mall could be a + point too. The contruction of ivory mall would have some adverse effect toward tg park, thats for sure.

If you are looking for Tg park as a mean of investment, i would say ok if the price if <400psf, and you have intention to hold on for longer period.

@ndrrewPg, you seem to be an expert on Tanjung Park, but I live here and totally disagree with your statement that people are rushing to sell. Aslo for your information, security and maintenace have improved greatly since the new managment took over. Under Ivory there were many people who did not pay their service charges, but now there is only 2 people and legal action is being taken against them. Please get your fact right.

The management is not deteriorating, infact vast improvement compared to the previous management run by the developer. As residents, we never get to see the account but recently during the AGM, for the first time we get a whole set of audited account.

How much sinking fund Tg Park has, just curious. Anyway this information is crucial to understand how well this building can be sustained and managed in the long run. When I checked on Tg Park 2.5yr ago, managed to find price slightly higher than 350k, reno and furnished, at block A >6floors. Nowaday already appreciated to >450k, even more for block A higher floor. It was highlighted as one of the most appreciated project in Penang under one press report. Reason is clear --> feehold, residential title, design and look still good, building still being maintained quite well, located at the middle of tg tokong town, just opposite island plaza, and close to Tesco and Straits mall. The only "risK', and also oppourtunity is the upcoming Ivory City Mall, certain view to be block, and of course also have to ride through the tough construction period. Difficult to rent out once construction started, so quickly go and find tenant and sign 2 years tenancy by end of this year, its about time. However in long term, i don't doubt the potential of this project, imagine that the nearby new developments all selling >500psf now, even the leasehold The Brezza (seaview units).
