I just booked one unit and thiking to pay the deposit. Before I'm going to pay the deposit, I need some info or comment from you guys. Can anyone give me some comments? This property is valuable for future?

What attracting me is
1. low down payment
2. ~RM250k for 1100 sqft
3. come with 2 covered car parks
4. free hold
5. come with wide brick for floor

Disadvantage:
1. far if go to Bayan Lepas
2. near cemetery
3. traffic there is busy
4. ~RM140 for maintainence fee which without swimming pool

I recently past by the site and notice that the view is all seeing to cementary. That is not a major concern if you don mind the cementary view.

However, I think the major problem with BL is the traffic. It is very congested there. So potential buyers, I hope you will consider the traffic issue before buying BL. Go to the area during 8+ (when everybody is rushing to work) and 6+ (when everybody is going home). Test out the traffic.

I'm a BL buyer and I'm regretting. So this is just my advise.

However with considering the price and size , yes , u cannot find it anywhere in Penang island ... still OK if u use to be live in that area and plan for own living ... good luck guys !

hi all,
I bought one on early 2007 with discounted price of 225k at 18th for 1100sf, 2 car parks.
225/1100=rm204.5 per sf.
Ixora Heigts 200k++?/960 = rm208.3 per sf for one car park.
Not sure if this is a good investment but to me, i am just looking for a affordable home.I am not a investor!
i think it is about the timing you buy, maybe you need to pay as much as 260 or more after OC obtained.

I'm just purchased a unit at BL Garden 700sq. ft. at Rm124K last month. I think it's Good deal and reasonable price.
I agreed that the trific is bad but anyone can tell me where is the place no Jammed??? Greenlane avday Jammed!!
It's just a short distance serious jammed(within 2km) from BL to Greenlane main road.
For me, it's worth it with such a size, layout and view.

For AVENUE, you pay extra 112k for additional 1 carpark(13k), 400sqf space, additional facility (which is bigger rooftop garden area) & lower density. Hope this comparison will help u on decision making.

I bought avenue unit. It come with 2ft X 2ft floor tile. 2 car park but I don't really like it becos' both cars have to park in a straight line. A bit troublesome when you want to move the first car out. And also the bathroom door facing the masterbed room's enterent. A weak point here.

The unit has a high ceiling 11ft., so it won't be hot. No need air con!
Mine is facing the KLSi or dam so it will not be block as the otherside facing GLane will be block later when the 2nd phase are build up.

Cemeteries when get use to it,is normal thing only... In fact is quite far apart from the building.

Hear that there is a Giant come up next to it, just oposite the polis station area.

Initially, I consider Penhill but the price shoot up after OC were obtained to about RM280K to Rm300K. Initall price RM230 up. Size is slightly smaller ie. 1050sq ft.

Trafic, aiya.. Penang where got no jam one. Even backlane also jam lo.. My friend stay in the mainland also caught in the jam everyday. Sometime even worse when there is an accident on the bridge. I told him to have a fishing rod in his car so that can do fishing while stuck in the jam!!

hi for those concern with feng shui!! i believe facing those areas mostly likely is not good if you have better choice! Marina bay and some others also have the same thing but i think they are bit far from the 'location'. Think twice before you decide to place ur $!! Off course the view is amazing especially those can see far away to Gurney Drive or even Jetty, I think. Good luck guys. PG is facing limited of spaces but is not up to extend that you need to choose such places. Yes, feng shui at cementeries is good else they will not there but there are for those ppl go to heaven!!

You dont believe, go chk out Oasis (Nusmetro). I felt so satisfied with my unit after checking out the showunit at Nusmetro :P

I got a unit on the 19th floor for sale. It is a 1100sq ft unit with 24"x24" tiles. also with 2 car parks. location of car park is just 1 level lower than the exit/ entrance point..
The balcony is facing north & is a corner unit overlooking the tg.tokong sea..

BTW, anyone that is not a feng shui master, please dont comment further of the matter.
But I do have 1 point to add.
If u were to stay in the east section of the island ( from Butterworth) looking straight toward this BL Hill sides..you would see that the hills loooks llike a dragon's body and the head is BL Avenue Apt.
Tell me if this is bad?
It is opposite of the Paya terubong project which was clarified as the apt is located at the tail end of a dragon....

BTw, a mention on issue of supplemental agreement. It will only apply if a developer decides to apply for a strata title when the built up area of your unit exceeds the size that isd stated in your SPA agreement. I dont see this with BL Avenue as it is clearly stated as 1100sq.ft.
Other apartments like that in SPA stated 900sqft but then you get a size of 1100sqft total...beware you will have to pay extra to the developer if he wants to charge you...otherwise he will be ur management for a life time...

For reno, u may have to take the appointed in-house contractor, or pay them deposit or buy sands / cements from them.

But have to agree the finishing for this project is top notch.

Hi, I am a purchaser to BL project too. I think contractor for reno purposes was not stated in the agreement. Anyway, if you are talking about 'reno contractor' which can be seen in most of the newly-completed apartments, i was once informed that they are not the dev's in-house contractor. Neither are they invited to provide reno facilities, but they are there to charge us much more higher than the market price. There is always risks if we say "no" to their services. BTW, this happens to all apartments in Penang. Really hope if our Dev can do something and let us have the freedom of CHOICE.

The renovation "Tai Ko" is really a cancer cells inside our Penang culture! It become a culture that doesn't make any sense that our goverment can't do anything about it!
We bought a house paying all the necessary fees but we don't have the flexibility to reno our own house! As a buyer, we should stays together and eliminate this type of unhealthy culture... Maybe publish in news press will be good idea?

Is it to burn death people and is it still functioning?

I'm a person stay in Paya Terubong, Bukit Saujana apartment come with swimming pool, gym, sauna. Car park is ok include basement car park. Maintenances fee is around RM75 and there is a space to wash car which very clean, this apartment is 700 sqf and during night time the weather is very nice, you may no need to install any aircond and current market price is around 50 to 60K. Any interested can check it out..
from apartment to Bayan Lepas if you use the hill side is around 15 minutes and is move quite smooth if there is no accident.

Not sure how true.. my relative works in an architect firm, and he runs around the council. He said that the OC has just been obtained. Cheers!
About the Feng Shui in the area.. I'm not an expert, but I did some research about living near to cemetery. We just need to find the balance to the 'yin' energy brought by the deads. There is no one specific master that say you MUST NEVER live next to cemetery.

But of course, some practitioner would not encourage living near the grave sites, as most of us do not know how to find the 'yang' to balance the 'yin'.
I'm one of the buyer for the 700 sq ft. I bought the 25th floor... hopefully it's far enough from some 'yin', and perhaps some good views of the north too...
Not sure if my observation is right... the units facing the main road gets the morning and afternoon sun, while the one facing Greenlane would only get the evening sun...
One of the writer previously posted that we are living at the dragon head? Wow, thats cool... that's what Loh Boon Siew's mansion is. (the whole Transfer Road being the body and tail of the dragon)

To ALL owners, I had confirm with BL Avenue's SaLes ppl, and confirm OC has been obtained..but they have yet to receive the official letter from the land office.
I am wonderin if , let's say, once we received the OC Letter, we would either be forced to accept the developer's terms, example..raising the maintenance fees..I hope there would be none of this happening, but I did talked about this matter with them recently, but according to one of the personnel, it was mentioned that they havent decided.
So, my advice is once you received the letter asking for payments...beware of such act...we might want to opposed this and ask them to stick to the agreement of maintennace fee rates.
We can either hold a discussion among all owners and trash this matter out first before anyone signs...what say you all?

Hi, If i remember correctly, last apartment i bought.., they will send out the letter telling us of the OC Obtained, and request u to go collect the keys, and when you collect the keys, they will ask you to sign the mantenance agreement. If you agree, and sign, then you will not be able to 'legally' disagree with anything any more, as you had signed.
My personal experiences, only later when I had shifted into the apartment, that most residents got together, and realised, there were diffrent agreements for different residents. By then, you had already signed and the developer will not be liable any further.
SO, it is best to have one voice, dont you think?
I am not saying that this developer or all developers are the same, but my experience hve taught me to be safe than sorry.
After all, it is better to have transparency and accountability.
Remember, paying mantenance fees is for a lifetime of the apartment that you occupy or own.

If this is the case, I'm thinking of doing this...
When we receive the letter/call to get the keys, we call up the developer and ask about the maintenance first. We post our quoted fees here and compare among ourselves before we go and collect the keys.
Otherwise we wont be able to get the keys when we are already at the office and disagree with the fees.

I just went to the office this afternoon.
The girl asked if I knew that the OC has been obtained. And she further reiterated that they are waiting for the letter from the council. That's what we all know.
The management company is called "Allied Group Property Services S/B"... at least this is the name written on that piece of paper to me when I asked.
But I forgot to ask if there is a sum to pay when we want to the collect the keys.
Can anyone help to ask when you go to the sales office again?

Elise is one of the buyer from reka indah staff,she give me answers is three years ago we already sign s & p for maintainance when the price cant cover for fascilities so the maintainance fees will increase than RM0.12 per sq ft.
The developer apoint renovation contrator is Farlim person incharge, she dont know names of contrator, Farlim only one contrator.
She say when company received official letter of council, oc will be obtained & ask ours collect the key, once we collect the key we no need sign everthing when we check the house everthing is ok so we sign it within 18 month if got any problem with house so can complaint within 18 month.
when we want to collect the key, she say want to pay around maximum RM2000.

Dear all,

I very regret buy this house,tis house all renovation will be doing by in house contrator if not will paying sampah sei.In-house contractor quote the quotation is higher than market price 25% .
Normally other apartment's in house contrator must let them do it one job only then extra job for sampah sei no need to pay, but only tis apartment want all the renovation do it by themself.
Intall wood of kitchen cabinet, air cond, door grill, birdcage,wiring also want pay sampah sei.
Untill now also doesnt have electric, I ask for TNB ,they say is RID problem the wire is very short then they not enough intall meter.
Toilet size of the length is smaller than Genting First World Hotel 's toilet.
Guy if u want to buy ,please consider it .

same here, i was told that the in house gangster will be there for long & boulevard condo will be their next project. those who are interested on boulevard should fight with the developer or request your lawyer to add some clauses in your s&p to protect yourself. we are in a helpless situation now!

This is really very very bad impression for a developer. Since they are so call appointed 'contractor', their price should be at least reasonable since all the grills, door...etc are the same design and one time manufactured!
If the developer didn't control it well, i personally feel that i wont even consider to buy any of their project! I buy a house with my hard earn money and i have to tolerate those people and pay them money that doesn't worth it! I have to see their face everyday at the entrance! Might as well we stop hiring guard? Since they are so efficient sit there for years...
I don't know why our government, police, or whoever in charge didn't take any effective steps to reduce and stop this unhealthy culture here??!! Before 308 = after 308! Just my 2cent though!

Crack can be seen from Batu Lanchang School after the traffic light. Just stand in front of school and look at the top of BL Avenue. Saw cracks just fixed with cements.

Anyone notice this too?

anythingpenang:- U saw crack? r u serious? This is a new building which just completed less than half a year but can see cracks??? Oh my GOD...............What is the developer doing????
BTW, understand there will be another project just right in front of BL Avenue which will block the Kek Lok Si view. Target complition date for this new project is within 2 years. Not sure how true it is, but just wondering....
