Ashley Green original price was less than RM900k when it was first sold .. how did it get to almost double now.. must be lots of profit.

7豪宅買主跳腳
（檳城2日訊）因發現付出逾百萬令吉購置的3層樓豪華半獨立洋樓建竣后，與買賣合約中構思的理想家園差之千里，7名豪宅買主今日指責發展商對他們的多番投訴，要求修正置之不理。
最令7人憤憤不平的是，向政黨投訴局投訴央求協助，只換來一聲向房屋仲裁庭求助吧！7人唯有改尋求光大區州議員黃偉益代召開新聞發佈會，要求眾人為他們主持公道，讓發展商還回真理。
位于檳甘密山路一豪華半獨立洋樓屋業計劃7名買主，是在繳清屋款拿取鎖匙后，發現屋子建材不但貨不對辦、工藝粗糙外，還有裂縫、漏水。
其中一名購買兩個單位的業主鄭素蘭（57歲）說，她與家人是在2006年12月間，鑑于發展商的良好聲譽，與發展商簽下購買各值100萬8000令吉的3層樓豪華半獨立洋樓，並預期在25個月后交屋。
屋子屎尿味沖天
她說，有關計劃在去年8月間取得住用証，現與家人同在吉隆坡居住的她是在去年11月間付清屋款拿取鎖匙后，才前往視察，不過發現滿屋屎尿味沖天、垃圾處處、廁所糞坑也滿是糞，而且許多建材，包括樓梯等都與賣買合約闡明的建材不符，而且牆腳沒舖石磚、沒裝冷氣機導水管，水槽只得半截等。
她說，她企圖與發展商展開多番的書信、電話交涉，一直未獲受理，直至她發出律師信后，對方的律師才給她覆信，對方更指所有屋子都是會有問題，難以100%滿足。
過后，她企圖尋求政黨投訴局協助，也是碰一鼻子灰，才在未約見下，前往求見首長，希望州政府能助以一臂之力。
她指出，在首長指示下，黃偉益代購買者約見發展商，安排雙方會面，卻因發展商代表全程不發一言，一切交由律師作答而使會商未有任何成果。
發展商：接投訴已維修
業主可求助仲裁庭
被指責交出貨不對辦屋子的發展商業務發展經理郭偉龍強調，該公司每次接獲購屋者指屋子有缺陷的不滿意投訴后，都會一一檢查后作出維修。
他說，對于這類投訴，購屋者最恰當的平台是通過正確管道，包括向房屋仲裁庭求助，解決問題。
郭偉龍接受《中國報》電話詢問時，這么指出。
他說，任何人可以針對買賣合約有不同詮釋，鄭素蘭及另6名購屋者的投訴，他認為尋求仲裁庭解決是最佳平台。
他指出，該公司接獲這些購屋者投訴后，已及時給予維修，以符合房屋部規定發展商必須在18個月保証期內，確保屋子的良好狀況。
“我們會繼續進行維修工作，直至保用期屆滿。倘若購屋者仍然不滿意，他們應該上訴到仲裁庭。
他說，他個人認為，類似投訴無需通過人民代議士召開記者會，因此，他不排除政治動機的存在。
至于鄭素蘭的要求，他說，不想進一步批評或作結論，且會保留追究權。
黃偉益︰業主已花大筆錢
建材高漲不是理由
首長政治秘書兼光大區州議員黃偉益強調，過去一兩年裡的建築成本高漲，也不應該成為發展商不把建築物做得妥善的理由。
“購屋者應有他們的期許及企望，既然已花了這么一大筆錢購買這么高價的房屋，他們應該享有應獲得的東西。”
他說，如果這么高價的單位也會面對這種問題，他真的不敢想象，那些購買中、廉價屋的購屋者，可能面對的更嚴竣考驗。

After the complain from houseowners, is the house worth RM1.5mil now...there is at least a RM500k price hike since it was sold.
This property price was balloon up for no reason. The build up area wasn't so large, but if it sells at 1.5M, makan sendiri lah. As u can see, lots of owners are complaining for all sorts of problems, this will really tarnish Boon Siew image.
I was also told Bukit Gambier area was once the massacre ground during Japanese war time. Really scary !!!!! Good luck to those who own those properties !!

My personal opinion for Ashley green :
1. Personal stay, can consider as it is more convenient for accessing to the town.
2. Lots of greens behind
3. Bad for rental, if we would rent it to expat, the expat will look for security and convenience such as Platino, Bayswater and not Ashley green.
