kinda super luxury condo...why state govt still keep on approving this kinda super luxury condo to be built??? Only 2 percentor of super-rich can afford...
decent government won't approve low cost flat in kelawai road type of land ... for a factory worker like me, prai or jelutung houses are still affordable and near to FIZ factories. It is extremely jam in gurney.
More and more super extra luxury condominium are being plan and approved in Penang Island. What the state planning housing department doing to control?
approval of this kind of project also depends on the area of project. takkan a developer wanna build a >1Mil super condo at Balik Pulau also can approve?

RM 1000 /sqrt sounds cheap to foreigners. But the problem they have realized is it is very difficult to sell million ringgit property in the resale market. Property is not something they can bring home to sell, but it's something that they have to resell locally if they were to flip.

It seems state gov doesn't approve projects based on local needs, but based on the willingness of the developer to build and comply with building codes. This has resulted in limited supply of new properties under RM500k in prime areas.

Such a crazily priced property nowadays...the road access is just simply headache when it comes to festivities. You wouldn't want to dump so much money into such property even though it is nicely designed by a friend of mine.
Just go and do some research about the area before making such decision..just my two cents. Although I'm just the principle interior designer of JGICONCEPT DESIGN, i'm honored to be commenting here.

Location wise, i think is good. If u look along gurney drive, its location is in the middle. One end is busy(sunrise tower end), one end too quiet( 1 persiaran gurney). Its location also near pulau tikus business area where bank, offices and market is within walking distance. Traffic is not a problem at all. One year once u may encounter some problem like wesak day otherwise is much better than gurney plaza area. The price is very much reasonable. If u look properly, there is only one land left for high rise project along gurney drive that is the corner club. The rest is too small. For land in pulau tikus area..if u are lucky..may be u can get 500/sf. If a developer buy the empty land for 500/sf...how much do u think they will sell. Thus i think this project has good potential

They bought the land of course is cheap... What I am trying to say is...if they bought it at 237/sf and sell for 1k/sf...then for future developer who buy pulau tiles land for 500/sf...then the price they sell will be obviously higher than this...thus this project has it potential to go further....We all know very well that Penang land is very limited, of course the location also matter...looking at Andaman which are selling at 1200..I believe the land they bought at that time may be below 100/sf..now selling at 1200...is scary...but this is reality...of course for the buyers, there is always a risk....everything we do in life also carry some risk( cross the road also carry some risk)...is whether worth taking or not.....

Sorry I didn't answer ur question just now. Looking at other condo recently launched, one imperial at Sg Ara 450, raffles residence at gambier 700, katana TG tokong 1100-1200, Andaman 1200.... I think the fair price for V residence....I will go for 1300-1400/sf at the current price....

Thank you for your response... But i wouldn't value it at 1400 yet when we can still get at 1k . I will take it now SP Setia is having a decent profit by selling at current price psf. I will not add further on this SV as Gurney will be Gurney :) aka a rose by any other name will still smell as sweet.... And I hope you are not one of those SP Setia cyber troopers trying to jack up the price :p
Well i do think The price for Andaman is over inflated on a reclaimed ex tsunami hit land build with super premium bricks maybe :) And Raffles too... But being a BSG project, it's full construction speed ahead rain or shine, can build and keep first i guess? Wouldn't make a dent on their coffer maybe... :)
Hi CK, hahaha.... I think I will not put my money in this project if it is 1400/sf. I was comparing the price with other projects... I think 1k/sf is a fair enough price...is high but reasonable for it's location and quality. But I believe it has potential to go up further by looking at the price of other new launch projects...
