I have friends living nearby. To me, this price tag is consider cheap nowadays. I know other 3 projects nearby, all priced RM550K and above, e.g. Taman Cahaya.

Traffic jam is a big concern now. However, for car users, if you can depart around 745am, you can reach Motorola 815am or earlier. If you drive motorbike, 15min can reach Motorola from here.

Taman Cahaya is a 3-storey terrace house with more than 2k buildup. Its a different project than this one so please dont compare orange with apples. 400k+ for 1.5k sq feet is the norm these days, definitely not cheap

yup, the design is very good, but the important thing is the developer is the famous Bandar Utama developer (1 utama shopping mall included).
Since this is their 1st project in Png, rest assure they will go full force to give they best quality.. :)

It come upon me that the maintenance fees have been revised upward to RM0.15 psf from RM0.10 psf previously. This translate to RM232.50/month of maintenance fees. Do you guys think it is expensive considering the low density (80units) of this project?

Hi Jason,
Cascara88 will fall under strata title category.
As to the valuation, it depends. I believe for Property in Penang island, no matter it's landed terrace or town-house type, the price will not depreciate much. But then again, its just my personal opinion..
As to the new service charges of RM0.12psf, i believe it's reasonably price considering the low density of the project. Pls do kindly let me know if you guys know any project with lower service charge/units ratio. Thanks!

Just came back from PISA property summit. I did not see Cascara88 booth today at PISA. Would like to get more info. When is Cascara88 show house going to be ready?

Elvin, BTW, where is Taman Cahaya? Cant find the location online.

And there is one TK Residence (double storrey terrace) further down, maybe 1km away from Cascara88, is launching at RM580K above, and corner lot is RM700k++. Standard plot size is 20ftx60ft. Few months back developer told me price range is RM490k, now up RM100k since then...sucks

I actually quite like the modern design of this Terrace look alike townhouse :) Compare to other kind of town houses in Penang I've seen, so far this one give me the feels of living at landed terrace link house. At least everyone get to have their own car porch, not shared, with some privacy assured.
To the sales office, why not post some actual photos here? Maybe the model house to let us have a look?

Maple, you are right. The developer is giving porcelein polished tiles to upper floors and lower floors (living hall, dining, kitchen, and all bedrooms, and even the stairs!!). This is better looking than the generic ceramic tiles given by SP Setia to their new double storey terrace at Setia Pearl Island.

I'm not disappointed with the Cascara88 house specs too after reading the S&P. I personally feel that it is a good buy for the price.

And for town houses comparison, there is another one sitting at Teluk Kumbar, Cabanna Court developed by Rich Entrepreneur. Price starting at RM578k, but to me personally, Cabanna Court has awkward layout design, feel abit uncomfortable la. Anyways, just my personal opinion.

Anyone went to the Cascara88 site? How's the construction progress? I have not been there since 2 months ago.

Harry, what you think about the traffic there to and from bayan lepas?

quite a few of my friends are from Teluk Kumbar. I'm being told you just need to leave after 8am or before 7am to beat the traffic. 20mins to the industrial area, actually not as bad. Evening hours might take a little more time.

Haha, actually after hearing you mentioned about Cabanna Court Town House, i went to the actual Cabanna site. Location wise is reasonable, while Cascara88 is also only 5mins drive deeper into Teluk Kumbar. Location wise both to me is not much different la :)

But price wise is a lot different! Cabanna Court starting at RM568k! Whereas I might still able to get Cascara88 at RM438k.

Nice to hear the porcelain tiles at all floors.

About your thestar news posted, any latest news?

1) not traveling from mainland
2) not coming from Air Itam
3) not coming from G.town
Then we should count our blessing that there is still a property at this price from a reputable developer.. :)

hello Lanliap, agree on the current state of traffic near the old Bayan Lepas town. Thats the reason why there is high chance government will fund the road widening project from the old bayan lepas town all the way up to puspakom. Related news are posted at The Star link above.

By that time, all residents in Teluk Kumbar, from Prestige Heights, Emerald Court, all the Emeralds, Sg Batu area like Vanilla Bay, Sunway ASpera, Taman Pantai Indah, Tmn SEri Pantai, Taman Cahaya, TK Residence, including upcoming Cascara88 will really cheer about it.

Overall Teluk Kumbar is really a peaceful and beautiful laid back place to stay, other than traffic, the price affordability is still within reach in this area.

For the house spec, as mentioned upper and lower floors and staircase come with polished porcelain tiles 2ftx2ft.

the bathrooms and kitchen wall tiles are built up to 2meters if not mistaken. Can the house owner correct me? I do not have the S&P with me.

The rests are pretty landed house standard. aircon points, water heater points, 6 fans points...etc all are included.

Can't wait to see the show house. Can Reapfield confirm the actual show house completion date?

Hi, just went to the site this morning and saw bulldozers clearing the land for block A,B & C.
And went to the sales office to get more details.
Latest news: the back area of the Lower unit (the space directly below the parking porch of the Upper unit) will most probably be cleared to get more space for the Lower unit owner.
And for block B, there is 1 unit left after I booked one as of 2pm today.

Hmmm, if only 1 unit left, if not mistaken from what i remember in S&P, that means they have sold 59units from the total 60units launched in block A and B. Quite a good sales results for this Cascara88.

I went to the site last week. Not only clearing the land, they have started to build the foundation for block A. They have erected the steel frame and the ground floor cement can be seen. They are slowly coming into shape.

Someone was mentioning November, but if piling works almost completed on block A, don't think developer can show magic to complete the show house by this month.

Err, from the post, launching in August,2010...at least need to give them 6months to complete show unit? or more? i'm no experience buyer.

Let the developer do quality works while not jeopardizing the schedule.

According to Reapfield, the entire project is expected to be completed on mid 2012.

If the project launched on August 2010, per my shallow engineering knowledge, there is no way to complete the show unit in 3 months time that is November 2010 right? :)

Anyways, I do really hope Assetway can let the current buyers and potential buyers see their quality works (i do really hope they poses the DNA of See Hoy Chan). That will help to stamp their foothold in Penang property development, particularly in Teluk Kumbar!

I read from newspaper that there is going to be some new 5 stars hotels to be built along the coast of this area. We'll see them maybe in 3 to 4 yrs time :) Perhaps this is another Batu Ferringhi in the making, but smaller scale.

If it materialize, what we really need is the upgraded work of the road infrastructure in this area before the hotels completion.

I do hope the hotel developer and the residents can resolve this in a peaceful and win-win manner.

With the 5 stars hotel, more upcoming hotels and business areas evolving in this area (look for the MRCB project, thats gonna big), deep inside my heart, i hope a big part of the Teluk Kumbar beaches can still be maintain as is, the laid back style...these laid back style beaches and scenery are gems of Teluk Kumbar.

About the 5 stars hotels, read from newspaper MetroKL said they are genuine to build hotel there, and had temporary put on old taking the land and back into discussion round table with the residents.

In Teluk Kumbar there will be some choices for comparison. Assetway perhaps has already made informed decision to launch Block C at this price range, matching other developers.

So fast, the developer is now working on 3rd floor.
My friend who went to the site this morning told me the Block B foundation work has already started, no wonder the lawyer has requested for the loan legal documents payment. Yes, i'd really see the development can keep the existing pace and complete the house before the committed schedule.

BTW, from S&P, I also don't see multilevel carpark listed. Perhaps, the developer changed the design plan? I'm wondering where would the visitor park their car? Or maybe they will just tar the road at the empty space instead of building a multilevel carpark for the visitor.

Saw the unit. A few comments that I have:
1. The finishing isn't that good, e.g. The sliding doors between masterbedroom and 1st bedroom, the water tank in the toilet, etc.
2. The layout is a little weird, e.g. the shared toilet of the 2 rooms; the lower floor's backyard, etc.
3. The balcony is purely glass only. Is not that secure (not as illustrated in the miniature model or brochure)
4. The gates are a mixture of cheap iron with cheap wood.
5. the staircase is made of cheap iron also. There's not even a single stainless steel in the whole house.

I hope that there're still major touch ups to be done to prevent any disappointment, and as this is the developer's first project in Penang, hope the developer seriously think of how to improvise everything.

I went to the site also. All projects have pros and cons. Andrew has given his thought on the improvement side. Thanks!

There are some positive ones too:
1. Red bricks used on all walls. They have better heat shielding and noise shielding compare to cement sand bricks (cement sand bricks are used in many of the luxory SPSetia projects priced at RM1mil range).

2. Porcelain tiles on lower and upper floors and stairs case...polished and shining.

3. Quality floor tiles on the car park area

4. I also see the kitchen wall tiles are built high up, maybe reach 2 meters or more.

1. would like to get your input. I saw many high end landed are supplied with tempered glass at the balcony also. What are the design that can make it secure? Would like to know your thought.

2. AS for shared bathroom between 2nd and 3rd room, i thought this is quite common in 2 storey landed design? Unless is 3 storeys type, then no need shared bathroom. For 20x60, if don't want shared bathroom, then the developer might need to trade off to reduce the 2nd hall area at the upper floor. Both have pros and cons la, depend on the house owner needs.

BTW, i agree with Cas on the shared bathroom's view. I believe it's very common for DST.
On the other hand, i surely hope that the developer will use at least tempered glass rather than normal glass for the balcony. Quite dangerous if the glass shattered.

Your expectations seems to be matching those >RM1million priced landed house ;)

1. Agree with Cas, in order to make a non shared bathroom at the upper floor, you would have to shrink the living hall upstairs.

2. Stainless steel is very hard to be found in DST nowadays, if Assetway provided it, it will be really nice!!

3. Don't understand on the sliding door between masterbedroom and 1st bedroom, Andrew, can help to explain more?

4. I doubt Assetway will provide glass only at the balcony. Should be tempered glass right? Looks modern what from the picture what :)

I'll pay a visit to the site this weekend.

Hi Cas, hairy, kumbarguy,
Please don't get me wrong that I am comparing it with the 1mil project. And please read my statement properly. Maybe I should elaborate more to prevent confusion (I wasn't free that time, so have to cut short my sentence)
1. The finishing isn't that good
1.1 The sliding doors between the masterbedroom and the 1st bedroom, i.e. the small hall on 1st floor are not measured and installed properly (the entrance of the small balcony) There are 4 sliding doors (left outer, left inner, right inner, right outer) I had difficulty when trying to open and close the door properly. It seemed that the inner doors are oversized (you can clearly see about an inch plus extra length)
1.2 The main gate is custom made. I could see the connection between the wood and the iron is very rough (dare not touch coz' scared that the woods would drop)
1.3 The surface of the staircase handrail is rough. I got a small cut on my palm.

2. The layout is weird.
2.1 The shared bathroom's layout is weird, not because it is shared (we all know it's common), it's because of the layout itself. E.g. I couldn't find the shower at first, and finally saw it just beside (or on top?) the door frame.
2.2 the layout of the backyard too. If I'm not mistaken, the backyard is having a big drain there. So, each of the rooms (besides living room and masterbedroom) of the lower units should face the big drain whenever going out from the back door, or opening the windows.

3. I don't know whether the balcony's wall is made by tempered glass or normal glass (I don't know how to differentiate, sorry) And sorry to say that it "looks" unsecure to me
3.1 I went to have a look at Central Park and Uban Residence just now, and saw that they're using stainless steels (or chromed steel? I saw from outside) as the frames, and glasses in the middle.
3.2 Some connection points of the glasses weren't connected properly (workmanship?)

4. The gates are made up of cheap wood and steel.
4.1 As described in point 1.2

5. Staircase is made by cheap iron (I forgot the word steel when I wrote on that day, my bad), and whole house does not even have stainless steel
5.1 As described in point 1.3
5.2 I don't know whether it is very costly but if the handrail can be converted into stainless steel or chrome or shiny type of steel would be great :D

So guys, don't get me wrong. Of course I surely see the plus points (saw red bricks before it's built, been there couples of times :), nice car porch, spacious masterbedroom [though the small room is really small], etc.) else I wouldn't have purchased (heard from reapfield that the developer will do more to start from there). But I must share my opinions on the cons, so that we can brainstorm and provide constructive confrontation to the developer. They need the feedback to complete the 1st project with flying colours. As you read my last paragraph of my previous post, I really hope that the developer can improvise the layout design and smoothen the workmanship to escalate Cascara's value for money measurement. :)

I believe the developer has not done the final workmanship touch up yet, since this is not the final show unit.

I'm afraid we are too soon to jump into final conclusion.

Anyways, Andrew has highlighted some valid points that Assetway should take note. Assetway should take note:
1. The balcony tempered glass, shall Assetway use stainless steel frame to hold the glass at the joint?

2. I can "picturize" what Andrew meant for the sliding door. All corner units will have this whereas the intermediate unit won't have. Seems like the door sizing issue. Assetway should take note on those corner units.


3. I myself have also been to the site a few times. Material wise, I'm happy that they use quality red bricks, floor tiles and wall tiles. That is the main frames that will make the house looks 80% great! The remaining 20% should be the finishing quality.

4. Since this project is still maybe 1.5yrs to 2yrs for completion and OC obtain (though S&P mentioned 3 yrs), there are still some time for Assetway and his contractor to work on the improvement.

Agree with Andrew, Assetway can excel in Penang Island with the speed of their work. They just need to unleash more See Hoy Chan DNA there into the final presentation! Keep it up!

When to the site on weekend. the construction quality actually far exceed my expectation. The 1st impression that i have is the spaciousness of the house, which is maybe due to the sun-ray penetrating the corner house. The whole house feel comfortable, I didn't feel hot even thought i went there in the high noon time. All in all, I'm very glad that I'd bought this property at developer's price. I couldn't wait for them to finish the construction ahead of time :)

What time you went? Do they open in the evening? I was there 11am+ and 12pm+ and can't get in.

I went there at almost 1.30pm. I saw 3 workers doing some final touch to show house, so i just went inside to snap some pic. Hopefully the web master will post it all up, finger cross :)
Overall, It sure didn't seem so bad as posted previously, but it might just be because of my 'average'expectation? :p

The tempered glass that Andrew talked about, you can see that it is still in progress. So give them few more weeks (or months?) until the show house is ready for public viewing, then we inspect, and tell Assetway if there are anything to improve

Updates:
1. Block B work has started, 2nd floor in progress.

2. Block A roof top almost completed.

3. The tempered glass that Andrew talked about, yes, they have the steel frame installed to hold the glass, but not completed yet. Seems like we were really too soon to jump into conclusion in earlier comments :)

4. The bare water tank inside the bathroom that Andrew commented, all these are now fully covered with plaster ceiling nicely. You won't see bare water tank.

5. Upper floor small room, the fan installation is too short too close to the ceiling beam. Developer need to watch this out and rectify it.

It depends, the location of the power point is fixed and may not suit ur needs and also you may not need that many extra points. Personally felt that it is a bit too costly.

Taken some pic on Block A (U) & Block B (L). Some comments;
1) the road btwn both block are a bit narrow to my liking. I wonder how would two cars manage to drive parallel in those narrow road? I think it would also be difficult to do 3-points turn..
2) the view from the Block B's road leading to block A is superb. On par with Mah Sing's rm3.5M houses's view..
3) the front door location seem to have changed for the Upper units. Snapped pic showed the front entrance is now located at the centre rather as a side entrance in the original layout. No idea why it was changed..

2. I also feel that the road in between BlackA and BloackB kind of narrow, tha SPA has it written as ~24ft (jalan dalaman). KL standard is 30ft, Johor standard is 40ft. I guess thats the reality, the smaller the state, the higher the density it will be.

3.I like the new location of the Upper unit main door better.

Just posted some progress photos.

The progress is generally fast, Block-C foundation has commenced. Block-B progress has reaching upper unit 2nd floor.

Like what hairy mentioned, the view from the top is really superb, overseeing the sea, whereas the breeze from the mountain from the north east is really cooling, even it was ~11am that time. :)

Just got letter from asset way saying they need to amend the 3 celling fan points to wall mounted fan points for upper floor. It is due to local council proposal. But not sure at which location of the wall they are going to mount it...

I received the letter too.
I went and inspect the upper unit, the ceiling is really too high for a ceiling fan :) Not too sure where the ceiling fan points are, i see wires on wall, but i forgot which side of wall it is.

Although the work is speedy, but I think may need another to fully obtain OC.

One more thing I'm curious is, where will the upper units park their 2nd car? I don't see multilevel car park structure. ReapField said there will be, but I dont see.

looking at the comments, it is definitely a good buy at that price. landed in other parts of the island is going up, as in per square foot. guarded is good and higher from the main road gives some kind of security from intruders. the higher units enjoy a good view when the metro hotel comes up. it has been talking for umpteen years. before it comes up, we can still enjoy a good view of the south sea, straits of malacca. this town is definitely laid back at present. airport is just 15 minutes away. if you are a traveller, you do not need to get up early to catch a flight. the 2nd bridge link is nearby 8km drive. what more do we need. is more of a need than a want. if you WANT a house, you have a list of comments. if you NEED a good investment, then you just have to settle for convenience of your pocket and logistics

If not mistaken, the Cascara88 3rd block launching price is RM560k above...they also added a few 3 storeys terrace within the same gated community. I was told the price is above RM800k.

Tan Clemen, it is not Berjaya group, but KL Metro who plan to build Lexis Hotel/Condominium.
The widening of Teluk Kumbar-Bayan Lepas road is an old story when Dr. Hilmi and LGE both wrote to PM asking for budget to extent the new dual carriageway TK-BPulau road to just before the Penang Int airport flyover. But it was turn down, no money is allocated to this project now. To make thing worst the umno ADUN Bayan Lepas is useless for not supporting the widening of the road. Read below his statement to utusan just before raya recently.

PULAU PINANG 22 April - Menyusuri Jalan Teluk Kumbar di sini ketika waktu puncak mungkin amat memeritkan kepada pemandu kenderaan.
Jalan selorong sejauh kira-kira lima kilometer yang sempit menyebabkan kenderaan terpaksa beratur panjang untuk sampai ke destinasi masing-masing.
Sebagai Ahli Dewan Undangan Negeri (ADUN) Bayan Lepas, Syed Amerruddin Syed Ahmad sedar tentang masalah berkenaan.
Namun, beliau tidak mahu mencadangkan projek pembesaran jalan atas alasan kukuh iaitu demi menyelamatkan kampung-kampung tradisional.
Apatah lagi harga tanah di Bayan Lepas kini meningkat kepada RM60 sekaki persegi (0.09 meter persegi) menyebabkan ramai pemilik tanah mula gelap mata dan menjual aset masing-masing kepada pemaju.

The old bayan lepas road will be widen under JKR project package 2B. The package 2A is the widening of Jalan Bukit genting to Balik Pulau, which is almost completed. Once the 2nd bridge is up, the package 2B will be open for tender. That's what I read from the news.

I don't see the logic behind widening those road only after the second bridge completed, it should be before that isn't it? Read below statement from Dr. Hilmi.........almost 2 years ago!! He was then the finance ministry sect, today he is nobody.

The roads involved link Bayan Lepas and Teluk Kumbar, Bayan Lepas and Batu Maung, Bayan Lepas and the coastal expressway interchange as well as the one connecting the expressway and the cargo interchange.

He told reporters here that the roads would be ready by the time the Second Penang Bridge between Batu Kawan and Batu Maung was completed in 2011.

Hilmi said the tender for the road widening project would be opened this month.

According to him, a temporary diversion would soon be opened during peak hours at Taman Seri Bayu heading towards Jalan Ismail Hashim to reduce congestion.

"The RM8million diversion will open for two hours in the morning and another two hours in the evening," he said.

Chiense newspapers have more news about the road widening project. We see less in English or Malay news.

The recent news that Yang Cheng primary school relocating to a new site in Teluk Kumbar, one of the reason is it's basketball court needs to give way to road widening.

Of course we want the road widening to happen :) Let's really hope this will hapen, even if it takes 3 to 4 years. With 2nd bridge coming up in 2013, it is expected the road widening at the old town can complete by 2016.

Tar is laid on internal road

Fence is put up at the perimeter. THis is the normal fence only (same as the one used in IJM Platino previously). It could be better is concrete fence is built. Any comment?

Trees and grass are planted. Any bamboo and pine trees? I'd love to see those.

Magnificent sea view at the top. At north east you get lush green Bukit Genting. At south there is Selat Melaka. Really nice view. Good for fengshui.

And for the 5 stars service hotel Lexis Suite by KLMetro, the billboard is there already.

What you think on the overall development there?

I would still consider the overall progress is slow at this stage and definitely the perimeter fence looked odd. The one at Sunway Aspera is nicer. Next to this perimeter fence is Rich Entrepreneur's Taman Lagenda Emerald banglo lots project that would blend well with the cascara design only to be spoil by this cheap fence.

Hi All,
I managed to pay a visit to Cascara site lately. Luckily the guard is not at his post at that time. From the look of it, the work is sure progressing well. Landscaping was all done, this include the road leading to the project. The road side lamps also were lighten at night time.
The only thing that upset me is the land beside Block B & C are not utilize for 2nd car park purpose..
All said, i guess it only pending the final VP approval. Finger cross & Happy new Year.

PS: The hotel developer is KL metro, sorry for my mistake.
