Jz visited pdc, there will be a mosque very near to d'residence. Oso, there's a school but not confirmed secondary or primary.. but it's a kebangsaan skool. Hope it doesn't jam up d place during skooling hrs.. pica is leased hold (applying)although d'residence is free hold.

my point of view: to buy a landed house, we need to know not only who is the developer, but also the contractor, then study the specification of the finishes include floor(POLISHED HOMOGENEUS AND NATURAL WOOD FOR FIRST FLOOR), aluminium window system(multi-lock), exterior finishes(NATURAL STONE NOT CULTURAL STONE), SANITARY WARE, type of solid door and lock set system ETC....
IF you don't know the contractor background, better wait for the work to be finished up to an extend or see the blank show unit.

Mutiara Pica will only launch beginning of next year, if i'm not mistaken. I'm interesting in the project too but would very much like to see the quality and progress of Ixora Heights first before decide on Mutiara Pica which is also developed by PDC Properties. Cos heard progress for Ixora Heights going very slow and delay for quite sometimes. Expect similar will happen to Mutiara Pica too.

I was told the conversion from leased hold to freehold was not successful. Those who want to invest, think twice.

I'm one of the purchaser for D'Residence Phase I, and the Freehold title had been issued back in 2008. I've even paid 80k to tranfer the title and charge to the bank.
I wonder which anthenna of yours has received wrong signal about Freehold conversion is not successful!!

Jeremy tan , Property Talk and Lightning are the same gang . They only talk those irrelevant things here . They dont even own the property but they still like to give comments in unprofessional way . If you wish to find out whether the mosque will be built there or not . Do check the master plan at the Land Office .

I just went to PDC to verify, the vacant land within the vicinity is opening for tender now. As to what it is going to build, no one knows. PDC will decide what and how it is going to developed after they received the tenders. Based on the location, it is likely going to build high end products. There is no specific plan that they are going to build a mosque or not.
Honestly, I like the environment and locations, very strategic, near to Bayan Baru and near to the town as well. I am going to get one.

I just buy Super-Linked house but my bank don’t want to give me better rate for 90% loan... only can get BLR-2.2% because bank said value of property much less than my purchase price apparently due to reclaim land.

If bank is not confident in the property, they will reduce the margin. The fact that you're getting 90% loan, it is not the value of the property, neither is it on a reclaimed land.
Higher interest charged to you must be due to something else, which you should verify with the bank.
Nowadays, the mobile team from banks are those inexperience sales person, who can come out with all kinds of illogical reasons.
