Till date, S&P purchase already >65%.

I am one of the buyer there. S&P fee is RM300, remaining bare by developer.

After signing S&P, we must find our bankers,after the negotiation of the loan amount. We need to pay for the loan agreement.

This project is in progress, the developer already sold 65% of the units. So the capital is more than enough to build the whole unit.

there i am too looking into the condos at vista gambier, but did not see any further progress work. it seems they are still doing the earthwork and foundation. i doubt it will be complete in june 2009. how much is the maintenance charges and do they still give 2 car parks free?

The already completed the 10% foundation and pilling work.

The foundation normally will take longer time to complete, once this stage is completed, the remaining progress will be fast.

The maintenance charges will be RM160 including sinking fee. Till date, only 1 free car park. 2nd Car park purchase will be around 20K.

Just to clarify further on the maintenance fee, it is RM160 per month but excluding the sinking fund. Sinking fund will be collected one time deal upon key collection.
And as for the 2nd car park, it is at discounted rate now for RM12k for new purchaser.
FYI, I am also a West Wing's purchaser who thinking of getting another unit for investment purpose :-)

my house worth market value of 400k typically, 2nd carpark is 5k if yu seriously bargain with the top manager...they just want to sell only may be 12k can be reduced to 8k...negotiation is advantage when u have one unit there...

The work progress is rather slow, did u guys notice this? They do not even start piling. They are only doing the earthwork and foundation. I'm afraid the developer might not be so reliable. They can just run away like that.

The road heading out from the condo is very dangerous and it is very troublesome when we want to head back to Bayan Lepas Zone. The price of the condo is also overpriced. what do u guys think?

For the last 2 post:

1) Haiyo, pilling again? They already completed piling. U think that now ppl are still using big big pilling to shake the earth? Search Wiki for pilling system, there are at least 10 types of piling around. Not sure about the piling process? Please refer to their architect or you can refer to AMbank, they already release progressive payment to them. U think bank is stupid enough to release $$$ if they find out that the pilling is not done?

2) Over priced? Are u from penang? Tell me what units that are under value in Penang? Oasis Cheap? Regency height cheap? Bayswater cheap? Platino cheap? Just tell me where to get around 300k condo with free hold, low density, >1300 sq feet property? I dont think you are from penang and I am sure you are new in this. Please do some homework b4 posting. Dangerous when wanna head back to Bayan Baru? Did u notice the surrounding? There is a new traffic light there... just at the boon siew semi-d area. Please do some research around as well.

Yes, you are right. I have called Vista Gambier office, the confirmed that the piling has already started. Initially i thought they did nothing since i din't see any big or huge piling there as this is the usual way to construct a big building.

Is there a new traffic light at boon siew area there? well, seriously i did not notice that. Maybe i have to be more vigilant next time. But as far as i concerned, there is no new traffic light there.

I think vista gambier price is still ok if u compare it to Platino and Oasis. But at this current price(>330K), it might be give slow return next time as i think nobody will be so stupid enough to buy a condo which is more than 400k.

Vista Gambier developer will have their property show in Queensbay Mall from this Friday till Sunday. They have confirmed that the price of the condo will increase by the end of this month.

Have check with I-Regency that there is no direct access road from Jln Bkt Gambier to Palm Palladiun condo upon completion. The only road to Palm Palladium is you need travel from Jln Gelugor.

In term of maintenance services? I think if the power hold among Lereng Wira. Despite that they are new but they are the type that accept complaints or comments from buyers. I think they will listen. If they act other way round, we can always form a community to get back the management or we can choose to out sourse the service to other company for this maintenance.

No one will buy if the price >400k? I cannot tell now. Time will tell. But now the market price is around 330K, in March there will be another 12% hike. Means it will reach 370K in less than 3 days time.

Maybe in Jun, i think there will be 2 show units for display, this will make the price higher. Till completion, i think the price will rise once again.

Both of these development stages will bring the overall price to 400k, i think.

This does not apply if world/malaysia recession happen. Lets pray hard for it.

If we have done some research about the properties price around that area, we may understand well enough how is the trend look like.

Back to 70's (no too long ago) the DST at this area only cost >RM60K but now? >RM450K can anyone tell me how much gain you have on the property.

Property investment in Penang island will never be regretful. If we really can afford, then we should go landed.

The banking facilities is soooo convenient nowadays. You may depopsit the loan amount to the bank, where the bank cant charge a single sen on you loan. and yet, When you sell the property, you are not subject to Property Gain Tax....

Population will never decrease but space may remain. ~ Boon Siew's philisophy

No, is not in front of vista gambier. Beside vista gambier has another apartment, our "lier government" plan to build a PORR next to this apartment. I'm not sure when it will be started and completed, just like our 2nd penang bridge.

Polluted & noise with the completion of PORR???

Look at Bayswater, it builds besides the coastal highway but yet, its selling prices was rising high & I personally had entered one of the units @ lower floor, I didn't notice the noise from the high way.

Also, based on the fact that Vista Gambier was built on a relative higher than sea level land, the 1st floor is almost equivalent to a normal apartment @ 6th or 7th floor that built @ sea level zero. I think the air pollution & noise level would be very minimum.

I might be wrong, so let the property to prove by itself upon completion :-)

The PORR post has really worsen some of the potential buyers. Don't simply say if it is not true. Anyway, i think the PORR project still have a long way to go. Don't trust the state government too much. Too many lies and blank promises. Just look at what happen to Penang Bridge.

I'm more interested to know the details of the developer and the progress of Vista Gambier than this PORR.

I remember that the built area mentioned in the S&P for 117 sqm = 1260 sqft, and additional 246 sqft for the corner unit

Actually both corner & intermedite are 117 sqm / 1260 sq ft as stated in the S&P.

We will have to break a wall to make the corner unit to be ~1500 sq ft and the intermediate unit to be ~1350 sq ft.

Not so surprise about this, Gambier Height do use the same "strategy" with more walls to hack !!!

S&P Stated 1260 but there are few wall that hackable such as the masterroom balcony and room 3 window area. please refer to the layout plan on that.

I think VG really attract lots of interesting buyers..so many post lately.

Question that we need to ask is..Anyone notice the balcony grill and car park grill? According to the developer, it will be replace by cement wall instead of metal grill. Hope this is true.

The progress of the constuction has delayed becaused of the constraint from the surrounding resident.
whereby the resident wanted to have decent peace of mind after coming back home...... you cant blame them and should understand their right as current residents also.

According to their project plan, the structure should start from March. There, we may have better feel about the progress of the development.

The completion with OC should be end 2009, else the developer may have to serve the penalties charges to those early early birds.

I am not sure what will be the development behind the green fence.

I thought it was the compound from the scafold store.

But you look at the GPS location of Vista Gambier,
5deg22'28.44"N & 100deg17'55.52"E 81ft. and compare it to the surrounding. How could those elevated flyover to be built across the residence area that is already too high up.
Please download google earth to get the better view of the surrounding area of island glade.


Anyway, which part of airitam that they have started the construction. I am interested to know how do they make the connection to the PORR.

you can put everyone in bcc list if other purchaser wanted to have ZERO visibility to each other. Then they may not 'see' each other.

I m looking for new condo to buy. Vista Gambier is one of my choice.

However, i found that the progress of this project is getting slow recently. There are no workers at the site.

The manager said that the car park structure will be there on March. But i see nothing so far...

Seems like the project will be delayed due to certain problems.

No delay. So, nothing to worry about. Everything is fine. The developer is financial stable too.

AS one of the buyers, I had received notificaion letter from the developer to make the 2nd 10% payment since the foundation work had been completed & going to start the structure built up very soon.
I am waiting to see the initial structure to be appeared :)

Till date abt 70% have been sold off. For a housing development project, if >60% sold remaining will be the profit for the developer. 60% should be able to cover the cost.

I had already paid the 20% months ago, I think now the project slow down due to most of the buyers delay on the 20% bank loan. Not everyone immediately go to the bank for the loan after the 10% deposite... This may delay a bit from the buyers and hence effecting the developer. This sounds resonable? This is just my opinion.

If most of the ppl here worried abt the developer, worried elsewhere such as the Oasis or D'Piazza or any other project.

There are no reason for them to abandon the project since >60% sold. Now they are selling remaining 40+ units for their profit/earning.

As what i have mentioned earlier. New Developer doesnt mean there are unstable developer, everyone just deserved their first.

A developer with passion and sincerity may still use this opportunity to built their first signature product.

We do hope that the ppl around the construction be patient and tolerate for the following 18months, just let the project to be completed sooner.

Looks like the developer just inform ppl that there's a free LCD TV by paying 10%. This is a marketing gimmick to ensure potential purchaser does not have much time to consider since its only valid during the fair this season. If the price now did shoot up significantly compare to earlier fair, there's no harm giving a TV since the buyer is actually paying for it. Just a word of caution, there seems not much progress in the development and for potential buyers do consider seriously before you open your wallet. And for those who had mentioned that the price has appreciated and they already make a gain, we can only know how much it will appreciate when its complete by judging from the sub-sale transaction. My comment is not against anyone just a point of view for those who wish to invest and make quick bucks. But for those own use, I guess value appreciation it not so much a concern. Its more on the quality of the entire project which involve not only the internal finishing or surrounding but also the committed vs actual time of completion, the transparency of the developer to the buyers and etc. Good luck!

I attended the property fair last weekend. The latest progress photo was shown on the LCD TV in the fair. What I can say is some "so call expert" does not attend the fair but simply post their comment here. Perhaps Im wrong, they attended the fair but have problem with their eyes instead. :p

Just because of the FREE lcd tv and everyone argue here?

Do you know how much the price hike up till date? Abt 6 months time, due to the development cost increase, property price goes up...this bring to a overall of +30%. By having this type of promotion, this will ease the pain of new potential buyers. Hence, atrracting more new ppl to buy.

Mike, why so worry? U change the worry to panic and to havoc here. Nothing is perfect, who knows one day the developer will run away, or in the other hand, anyone of us here might face financial difficult and cannot continue on the housing loan?

There is aways work around if the developer runnig away or we facing financial problem.

If developer run away, bank is the one getting worry. We might have to pay more interest on top of principle. This will not stay forever, sooner or later, banker will appoint another developer to continue on the project.

If we having financial difficult, MRTA or insurance will protect our family. If economic not well, we will work all way out to earn the $$$. This is the nature of human kin.

Causing panic and havoc will not help much. You as a buyer wanna see potential buyers running away? Do you hope that when 100% completion of the project, only 70%units occupied? If in this case, i think the developer will cut the material cost due to lower profit margin . What negative effect may given rise after that? You tell me that.

Everyone hope to get a 100% completion house/unit before they make purchase. But you tell me that, how many projects practice that?

Sometimes feel lazy to answer this blog. People, please post more constuctive commens. Dont' simply said developer runnig away without any real facts.

Do any one of us with Construction Background or even experience in housing? I am pretty sure most of us are profession in respective manner, i was thinking is it possible to form a pre-mature community to study the progress together rather we do the guessing, guessing kind of studies around the blog.

What we are interested is the progress of the development only right?
Who want our hard-earned money to get burn? I dont think even the rich tends to play play at such investment with no returns...

Therefore, lets start to do the progress pictorial first. And follow by the survey around the residence why is that the project move slower than the schedule...
And the most important thing is to publish the finding to calm every purchaser.

If the residence can tolerance a little bit for the coming 18 months, then the progress can be hasten.

End of the day, everybody will be happy. Existing resident, no need to suffer for the noise, dirt, interruption....

From the news, it didn't seem to be that negative.

As stated, they (VG developer) will repair the crack as soon as possible for the impacted house & at the same time, the blasting work had been completed.

But, one valid concern is that the developer shouldn't wait until the goverment chipped in then only take the "repair" actions, they should have done this earlier.

After all, hope this issue had been resolved after all the repair & the residents there will stay with patience for another 1 year plus for the project to be completed in time.

Ground floor: 335,800

Ground floor left 1 or 2 units

1st floor onwards: 343,800 + 3,000 every level.

I think till stage, below 9th floor all sold out.

can't believe it.. Anyone read the 'The Spring' section? Ppl go queue there around 3am b4 the soft launch and someone actually offer 30K extra just to get a unit there.

The property is leasehold with 900++ sqft to 1300++ sqft with price range from 270K+ to 360K+. On the launching date, the price already hike up 10k. Make it to 280K+ to 370K+.

Despite the project got so many negative feedback, it still sell like hot cakes. Before the soft launch, the total unit already sold out 70% to bulk investors. remaining the 30% for normal ppl like us to buy.

I at first aimed for this project, luckily i didn't wait for the soft launch. Or else I need to spend 360K + 10K(price rise on that day) + 30K (desparate to pay extra for the front queue) for a 1350 sqfeet unit!!! Maybe I wont get it at all.

Luckily i choose Vista gambier. Pay less, better environment, better surrounding, better facilities etc.

Today went to VG site, the developer show me the master layout plan, he said there will be lots of progress each week, stay tune. He even stated that the car park plus level 1 will be ready by June/July.

Finally, I wanna congratulate those IJM buyers. Thank you for frying(goreng) penang property to sky high once again. :)

I am sorry, I make a small error on above post...
The biggest unit on the spring is 1280sq feet, not 1350 sq feet.
My mistake.

Hi Ree,

ppl want to buy the spring although need to queue in stead of buying vista gambier, this is because they not confident on vista gambier.

you prefer vista gambier, but then a lot of ppl out there like the spring. viata gambier still hv so many units left although being launched so long already. for own stay still ok, if investment really hard lo.

not all property so hot 1, i think ijm property only so far, which hv ppl queing early in the morning to get a unit.

I also thanked them to fry the property here in Penang. Bayswater now with market value of 450k. The spring also going to 400k.

Hope that the IJM shares will go up as well. I maybe buying the stock as well. But too bad, the price drop from RM9.0 to now RM4.0++.

rm4 is a good buy wat, their property so hot.i go there for the spring soft launch, see a lot of sad faces due to not getting a unit.

If VG can completed as schedule, VG is definitely better place for stay compared with The Spring. In fact, VG is one of the best afforable condo in my opinion.
