I am quite interested in Gurney Park, in view of the strategic location (gurney plaza just doorstep away), and future new shipping complex in the paragon. However would anybody likes to comment the pros and cons from other perspective, eg. psf, maintainance, security, title, and renting potential?

Gurney park does appear to be a very good investment to me, located in between the gurney plaza and soon-to-come paragon, 2 highest class shopping complex in penang, and the distance is so near that can simply roll our way there. Enjoying the prime gurney drive atmosphere alongisde with all the super-condos , not bad at all. Price wise still have potential to go, imagine the new freehold condos right now are asking >370sf, even not in prime location. Titles not ready, but should not matter for investor perspective as long as does not deter the rent/subsale process. Only concern is the building bit old, but understand that they are rich in fund, perhaps they can re-paint the building and do some upgrade on the facilities, its about time anyway. If this is done, i think the price for gurney park can fetch 500k range..

hi, anyone can comment on whether there is water leakage from unit above (bathroom)? I heard from at least 3 agents of diff units that there is this problem.

if there is leakage, who should bear the cost of repair - you or unit above? what if unit above is not cooperative and does not allow the repair man to go into their home to fix?

Jim, lets not speculating things and spread un-supported facts. Ofviously there is a price-hike over the past 6 months or-so which stimulated the sub-sale activities. Paragon is due to be ready in 2012, and gurney park is trully a gem in that strategic location just between gurney plaza and paragon and only a few footsteps away. Look around the whole penand island, you can hardly find a better property than gurney park from that perspective. Those unit owners facing paragon will get hit though, as no more seaview available. Those facing tg tokong and high floor are highly sought now..

Location is the main selling point for this condo. I stayed there for a short while, it is really attractive as all the happening things are just next to the door-step. Gurney plaza, gurney hawker, promanade, all convenience and luxuries are just like part of the facility. The upcoming mall from paragon is another factor which created the stir in the current price. It is difficult to find another property which able to match gurney park in term of location and price perspective, Bella vista and Gurney Villa are close but still not good enough. Of course there are problems also, those units facing paragon already have their sea-view blocked, only those facing gurney plaza still have seaview. Building looks a bit old, and always alot of visitors or indonesian frequent at the lobby.

I have been renting this condo for a month. There were 3 elevators. For 1 whole month only 2 was serviceable. Then last week the remaining 2 also broke down too. So I have to walk up from 23rd to 31st floor for nearly 2 days. Now only 1 elevator is working. Wait time can be more then 10 mins. on average. I am keeping my fingers crossed every time I press the elevator call buttons

The environment also looks deplorable, dated and run down. Visitor's car park was very inadequate and on 4 occasions my alotted car park was taken by intruders due to lack of parking space.

How can greedy owners justify prices of more then 500K is beyond me as I had been told by mortgage brokers that this condo was a estimated at only 400K. Try borrowing more from 400k by any banks and you will be turned down for sure.

Unless you are desperate to live between 2 noisy and busy malls be prepared to pay lots of cash on your own. As no bank will grant you the full loan of 500K and above.


This condo is not worth the price greedy owners is asking for. Owners should stop dreaming asking for more then 500K and be more realistic.

Here's an update to my report of badly managed Gurney Park. It seems that the 3rd elevator for Maple will be out for a while as it cost more then 30K to get the parts. You may say this is a small sum for a condo of this size but the management has no money because 60% of the tenants there are not paying the monthly low fee of just 135Rm a month. Even at 135Rm it is barely enough to pay for care takers and staff salaries. At the last AGM tenants rejected a suggested small 15Rm hike to a meager 150Rm per month fee after more then 10 years without any raise. Go figure and think again if you want to buy this condo.

Seems at the end the tenants who refuse to pay are to be blamed.

The state government should do something as many condos are fallen to disarray because of irresponsible tenants who refuse to pay for upkeep.

The State Government should allow such errant tenants to have their electric and water disconnected in order to make them pay. I don't see the electric or water department having no payment issue. It's just simple you don't pay they just cut out your most important supply- electric and water....

I own a unit at Gurney park and I am proud of that. Once paragon mall is ready, where else in penang you can find an seaview unit in between 2 of the most up-market shopping malls next to the door step and price <=500k? Furthermore, we are talking about the unit in one of the most established and pretigious neighbourhood in Penang Island. Gurney promenade and hawker are just something extra to offer. Belle vista and Gurney ville are not good enough (either no pool or distance), the remaining are those super condo which price easily >1.5mil (silverton, regency, paragon, millenium tower, LOOC etc).


I agree with your point that some solid actions should be taken against those not paying mnt fees, but this is a common problem which happening everywhere, and i am sure gurney park is not one of the worst. Don't forget there is still >1.5mil of sinking fund ready to use, it is just a matter of whether the money is worth the spend.

Jeff how you define "Urgent needs" Isn't the 3rd elevator which is out for months urgent? Those living between 24 to 39 floors has only 1 elevator to live by now.

By the way the 1.5 millions sinking fund cannot be used as during the AGM, members refused to release money for the "urgent" elevator because it "cost too much" If this attitude is to be the yard stick of Gurney Park pathetic maintenance then the value of G.P can only go down as things it gets worst. Who wants to pay 500 rm and have to walk 20 floors up. I don't care how convenient this place is or will be. It is just ridiculous.

More then 60%( figures got from main office- no exaggeration ) of the tenants in Gurney Park don't pay even low $135 monthly maintenance fee so what do you expect? They are very cheap lots there. Most are low class and uneducated people. Lift not working stretches for days and months. You can see scratches, graffiti all over the place esp. stair case, elevators, common areas etc.

This place is a real dump. And greedy owners still asking for 1/2 million Rm to buy. Unreal and ridiculous. Just go and see for yourself and you will know the truth.

This condo is not worth the high rental rate or resale value. Think twice before buying or renting.

I have been living here for more then a month. For your insight information. The maintenance very so bad. Recently one elevator cable broke(thankfully no one was injured) and the elevator was out of service for a month. They have to order from Japan as the cable was too expensive to have a spare around(this condos has 6 elevators). The common area is full of scratches and graffiti. Out of 10 residence only 4 pay their monthly dues thus the management has to work on a very tight budget. The due is only $135 a month and the residence still refuse or cannot pay.

Everything is run on a shoe string budget. Beside this condo is like a hospital with many units rented out to sick Indonesian who are here for treatments. I have nothing against them but sometime when these condos are full they even have beds in their corridor which can be unsightly. They rent rooms at $50 to $60 a day. Their maids can be noisy and rowdy.

The other inconvenience is the construction work next door - Paragon is very noisy and dusty. They work until 10pm and the dirt spill over the road leading to the condo which can be quite a mass.

Further there are not enough car parks so lots of residence illegally squat their car in your assigned car park when you are away. Visitors have to try their luck to secure a place in their limited car park area. I applied for a permit for my visiting sis and she cannot find a parking space in the visitor car park and had to parked outside the complex in some back lanes.

All I mentioned are the truth so think again if you want to commit. Thankfully I will be moving out soon.

I own a unit at Gurney par blk 166 as a holiday home, already 3 years and so far I have no complaint. One of the lift breaks down for quite sometimes, but have no problem with the remaining 2. Paragon is no issue to me as my unit is facing the other direction. There are alot of foreigners, not only indonesian, anyway they don't make trouble and look very decent people as well. Car park wise, yes, there was once somebody parked at my slot but security acted fast and wheel-clamped it, then it never happen again. This condo is not perfect but at least not as bad as what Penang Fan as put it. The location is tip-top, you get to enjoy all the conveninces such as shopping/cafe/eatery/promenade all within walking distance, yes difficult to find in penang.

Yes, I forgot to mention that every morning loads of Indonesian waited out side the main entrance to get van to pick them up to their respective hospital. This is very unsightly as this condo looks like part of a hospital extension.

For all the convenience in the world Gurney Park has nothing else to be desired at all. Probably Sun wrote to protect his or her investment here. Whatever investor should reconsider before plunging their hard earn money on badly run properties with inflated price like this.

Bank value this condo at not more then 400K. You need cash to buy this condo as the owner is asking more then it is really worth.

I would not pay 500k as it is definitely over priced and beware of property bubble as every one anticipated. Such condo will be gravely affected if the bubble burst.

Beside the new G hotel infront of 166 or Maple is starting piling soon. So this condo will be bombarded with construction noises from both developments- The Paragon on the left and Baby G Hotel construction infront(Kelawei Rd). Prepare to put with this for the next 2 to 3 years.
Seen it and been it. The elevators is poorly maintained and look like a low cost flat's elevator. Floor tiles, ceiling falling apart and the graffiti panels.

Every morning wheel chaired sick patient lining up to go to the hospital beside many condos are rented out on short term basis to Singaporeans and Indonesians who are loud and noisy.

Peach, your statement is completely incorrect and mis-leading. I am looking for re-financing recently and so far Maybank has responded with 500k of valuation. This is only preliminary assessment, and for re-financing normally the financial institute tends to be more conservative. I am sure if I pursue harder with Maybank or others, i can easily get higher than that. Yes my unit is at higher floor with un-block seaview, but it is not for you to be generalised in this case, anyway <400k is truly exaggereted figure.

Really, My son works for a bank and he told me so. You will be lucky to get a 450K for the highest unit with the best view. I wouldn't push it. I had doubt that Maybank will value any Gurney Plaza condo at 500K.

A broker told me he had one buyer requesting for a 90% loan turned down. His purchase price was 510K. Get that???

If you buy it with cash or pay 40% down then it should be fine but can you find me that idiot? So far there are not much takers for those asking for above 500K.

Broker themselves are skeptical about this inflated prices. Ask one if you don't believe me.

Gurney Park can fetch >-500k,like it or not,this is the fact.Somebody has offered 530k for my units and I rejected,very simple as i manage to rent it out at 2.8k per month,2 years tenancy. I think this is too cheap with the amount of money i put in for renovation and furnishing as my neighbour rented out to Japanese,3k per month, with only moderate renovation.If consider 6% as a reasonable rental yield,2.8k per month can sell at 550k,simple math.I don't even bother what the current valuation price is,the rental already provided the assurance. This rental is already the cheapest you can find around that area,and come on gurney park is directly next to the gurney plaza,this is not what the RM135 maintainance fees can buy you,it is truly value for money. Even residents in super condo like millenium/silverton/11gurney cant enjoy this kind of convenince.The price may go up to 600k when Paragon Mall is completed in 2012.

Why not say it will go up to 800K after Paragon is completed. You are dreaming like so many other greedy G.P.owner. I was told by many Brokers that greedy owners back off selling when buyer offered the prices they asked for. Very ungentleman and has no principal are they. Seems you are one of them too as you own up yourself. Stop wasting the brokers time if you do not mean to sell.

By the way even if someone offer 500K and the bank don't give the 90% loan the sale will fall through too. Many brokers just gave up selling G.P. due to greedy and fickle minded seller like you.

As long as there are cheap people who refuses to pay even the lowly $135 monthly fee. This building cannot command good price. Who wants to live in a broken shed and have to buy at 500K or 3,000K a month. You can fool the Japs. once renting high but they will not return for more again. They won't be second round fools!

Lastly the condo is very chup. Local or nearby countries rent rooms from agents by the day or week. Making this like a 3rd class hotel. Beside sick people on wheel chairs loitering around the lobby with noisy maids pushing them around.

All these will not attract high paying buyers!

Peach, Its the simple demand v.s supply rule. Seller can asks for whatever price they want and it takes a willing buyer to make a deal, does that bothers you? Similiar to Bp, I also received call from agent from time to time asking if I wanted to sell (Singaporean in particularly interested), I rejected as well and I have all the right to do that, whats that to do with greediness? The price will not just go up for no reason, and I am sure buyers are smart enough to make the decision. The sellers are not the one to blame for the current price hike, all house owners want thier units to appreciate anyway, and we simply do not deserve your remark to portray us as greedy in this case.

Guys,if you happen to read any of the property books or attending any property seminars before,first criteria to select a good property is always "Location, Location, and Location". Gurney Park shines itself in this perspective but as for Maintaince,build Quality,Design it is just average.No point to feel frustrated or annoyed over the price hike,if you like the location then be ready to pay for the price,look harder as there are always good bargain around,auction could be an option.If not then go look elsewhere,there are so many other choices in Penang.I can recommend Tg Park and Marina Bay if you are looking in that area,but bear in mind they are also not perfect.

I did consider Tg park before i made my purchase in Gurney park. Heard that there will be a new Shopping Mall and 2 Residence towers to be built right infront of it. View may be block, and short-term may have to endure the noise from the construction. But as for long-term, it could be beneficial.

I agree that gurney Park stands out in term of location and it is also because of this that some unscrupulous owners profit from it though renting it out their rooms like a hotel on daily basis.

With thriving business like this they will not give up their good income at the expense of other permanent residence image. These owners seldom take care the condition of the house as every day is a pay day for them. They will rent it out until the wall collapses.

With this in mind. This condo will be burden with heavy traffic of budget conscious tourists and sick patients who need a cheap place to stay during their treatment.

At only $135 a month and less then 40% are paying. Present owners who refuse to allow a height in it's fee is only shooting their own feet. Eventually this condo will get more and more run down since the maintenance collected are insufficient to up keep the building sufficiently.

Good location does not mean positive. It can have negative impact for investors too.

Talking about renting out unit on daily basis, Gurney Park is not too bad if I compare to Desa Pelangi Logan Road. 50% of the units in Desa Pelangi are made into illegal hotel for Indon patients to stay.

Tim, Gurney Park is worst as sometime the low budget tourists squeeze as many as 20 people in a small 3 bedroom apartment. I had witness this personally.

There is no control how many will turn up in one short term rental. Gurney Park is unique in this. No other Condo attract short term rental as much because of her excellent location. It will only get worst as more and more owners join in the pool of running their own boutique hotel.

That is why this Condo will always be exploited and run down. No respectable professional will want to make this their home sweet home. It's too chaotic. Today I could hardly get into the elevator as it was pack with 8 Indonesians carrying their big luggage/shopping bags. And I have to squeeze into it as I do not want to wait another 10 mins for the next elevator which might also cramped with foreigners on the cheap.

You are right. The apartment is relatively small 950SF with 3 bedrooms and 2 baths. Apart from the good location it has little to desire about. As I mentioned earlier this condo is like a 3rd class boutique hotel invaded with cheap local tourists and sick Indonesians who are here to seek treatments. Renting out per room basis at 50 to 60 Rm a night. Occasionally outstation students on cheap vacation cramping 20 people in one apartment.

No decent professionals or the like will choose this place for long term residence. Beside the constant elevators break down, smelly corridors, dirty swimming pool, broken gym and graffiti. The environment is deplorable.

I think with views and type of furnishing offered. 1500 TO 2000 a month is a fair deal. Those asking for 3000 and above is ludicrous!

Some actions have been taken against those converting theier units into service apartment. Alignment has been done during the last JMB meeting, some enforcements would take place to eliminate such activities. In fact some of these identified units belong to same owner.

I think the management should use it's whip to curtail daily short term rentals. The constant changes of varied occupants, brown, white,yellow and tourist of all sizes and religion beside barrage of wheel chaired sick people make my eyes dizzy just watching them passing by. I am also worried about the security and quality of life here. All these strangers marching in and out make this place like a public and high security risk condo.

I anticipate that these pesky owner who uses their condo like service apartments will have to stop their short term service apartment rental to long term rental in view of the management clamping down on them for their irresponsible behavior.

If the management team is successful in stopping owners from renting rooms to Indonesians, Singaporeans and Local tourists. They will have to sell or rent cheap. Most condo owners cannot survive without their service apartments rental as they have to finance their high loans.

In the mean time sellers cannot sell as they can only sell above 500K to cash buyers since Banks cannot approve 90% loan as they are over priced. Cash rich will not buy this condo that looks like low cost flats.

If management cannot stop short term rentals this condo will continue to deteriorate and value of the condo will also go down. Which ever way this condo price will dropped.

Asking price is never equal to actual transaction price.

As a seller before, how I came out with asking price is...search the typical asking price available in the internet, and top up 10-20%.

Due to the inefficient control of Gurney Park condo. It is slowly revolving into a 3rd class service apartment/boutique hotel rented out on per room per day basis. I was told by one of the Indonesian maids that she cleaned 90 rooms a day. Since there are 3 rooms per apartment. This will translate to 30 apartments running as service apartment illegally.

Some owners who rented are not even aware that they are taken for a ride by these service apartment pirates!

Due to this issue I don't see any sane investor will want to buy this property. As the quality of life is much affected to genuine residents.

The revenue from the taxes on legit hotel rooms rental and taxes are lost. The State government should do something about it. Beside it is unfair to the real residence.

There is no proper law to protect such thing or if there are it is never implemented. This is why Malaysia is still a third world. The Government don't get it.

The management should report these owners who run service apartment hotel style eg. daily rental to the Income Tax Department. Let the Income Tax department personnel go after them for unreported income. Hitting them where it hurts is the best solution - their pockets.

Peach, Rick, JR, ST, I guess you guys are not the owners and definitely did not joined in the JMB or received the follow up updates from management on this topic. Some concrete actions have been taken with improvements, these included:
1) Identification of units serve as service apartment, and meeting with the respective owners done. Few have agreed and stopped operation.
2) Meeting with immigration and department and YB Ng Wei yik. Police report lodge.
3) Issue order of demand from lawyer to the remaining stubborn operators. This is done, and another few stopped operation.
The next step is to file a case and sue them in court. Already in progress.

Come on guys, give some faith and support to Gurney park management, they can be as efficient and gutful as compare to bayswater.

Another information is that Gurney Park is confirmed going for Strata title application. All Owners require to supply the required documents to management office eg. copy of S&P in order to proceed. Over here i also would like to urge all fellow owners to support and compliant to this diligently as this title is very crucial to us from the legal perspective, right now the property still considered under the ownership of developer. and again, good job to Gurney park management, some of these could have come much earlier but never late than ever, you have done alot of things right now and please continue to push things to the end in style.

Good Job done so far to GP Management.I cant wait to see the complete shutdown of service apartment operations.Those assholes operators should be dealt with accordingly and they deserve whatever punishments given to them.Iam also very happy to see the strata title application,this is very much required.Hoping that fellow owners will not feel reluctant due to time and cost involved,in long run it defnitely worth the effort,price will appreciate.

Gurney Management is now taking action against defrauders by not allowing them to have access to their assigned car park. 50 names were posted the biggest defrauder is Chew Cheok Kin alias Chew Seok Kim(block 166-25-3) who owes $31,55.13. How did he owe so much is beyond me. All in a grand total of $144,867.82 was in the red. Hats off to the management. I hope they can recover at least half the amount owed.

Starting today 1st Jun 2011. Only cars with stickers will be allowed entry to car park. Even those with touch and go card need a sticker otherwise the security will bar their entry too. This is to make tenants who owe monthly fee to pay up. If you don't pay up no stickers for you. Unfortunately those that do not have a car can continue to default payment as well as illegal daily sublet remain unaffected.

Gurney Park management is putting another noose on owners of service apartment. Service apartment run rampant here and real residents find them a nuisance. The management are now reissuing entry card(hopefully with photo ID). Each entry card need owner to sign and approved with photo in application form and those owing money will have to pay up to be issued. Let's see if this works. Bravo to the new steps taken. Beprepared to see selling spree from Service Apartment owners or rentals.

Bank valued the highest floor units at less then 500K so to buy for 650K You have to foot the 150K cash and then take a 90% loan. Initial down payment would be 165K and that is no renovation included.If you spend another 100K on renovation. Your initial cash outlay is 265K After that you pay almost 5K a month on mortgages. Highest floor unit fully furnished unit can only rent for about 3K a month. So to me it is not worth buying this property at all.

Gurney Park owners are greedy. The price they are expecting is unrealistic. How to buy when you need nearly 300K cash(100K renovation) then only you can qualify for a bank loan for the remaining 450K. Your monthly mortgages is almost 5K and you cannot rent even for 3K a month. Does it make any sense/

And a typical property seller in Penang will always try to get luckier then then person who sold a similar property before him/her..:)..for as long as they can hold on to the property. That probably explains the low turnover rate of transactions.

I suggest all residence should make formal complaints to all owners who sublet to 3rd class hotel operators. This condo is like a low class condo. Just see the ceiling of the lifts falling apart.

Gurney Park residents need to push for the Strata title to be issued, only then they will be able to form a JMB, and do things in the way they wanted to be. Currently the building is being managed by PPC, appointed by developer, and i must say they are just doing the half-boiled job. Keep changing the officers and technicians, and seem to be lack of competency. The management director mark Saw also no where to be sighted, perhaps he doesn't even know or cares what is the condition in Gurney park instead of just collecting monthly pay cheque.

With this super strategic location, Gurney park just need some simple touch up to turn it into a real super condo status, such as repainting, thorough cleaning at poolside, or simply replacing the floor tiles there. Fix the gym, repair/replace the faulty equipment and open it for residents with card control. Provide permanent fix to the lift, exterior and interior. There is 1.5 mil of sinking fund and i don't understand why nobody knows how to make full use of it. As For the illegal service apartment operators, this is a bit tricky, may have to deal with them legally.

Greedy owners want 650K to 750K when bank only value it to 500K. Meanwhile the place is a dump. Just check the elevator broken ceilings. Sick patients lurks in and out. It is like a 3rd class motel only worst. As mostly are sickly and has mobility issue. It is worst then some low cost housing. Why would any there be any sales is beyond me. Only Jack Ass will want to buy a dump like this.

Penang Fan, bank valuation can fetch >=550k now depending on the floor, view, and condition of the unit. I got mine @550k end of last year with 90% loan. The agent introduced me the banker and everything was done smoothly. No strata title, but to get the developer approval and also finally obtained the key, it only took me 2 months. Heard from my neighbour he just sold his high floor, tg tokong view, fully reno and furnished unit at 600k months back, however i am not sure about the loan package for the buyer. 650k to 750k would be a bit too much but i do notice the lower floor units going for around 550k. The service apartments issue still existing but i must say it has improved singnificantly in the past half a year. There use to be tonnes of people waiting at lobby to be picked up but now can only see a few, including the medical tourist. The elevator ceiling was repaired but after a week it was vandalize again.

This condo is located just between gurney plaza and future paragon mall, it cant be the "dump" as what you have described. There are >1.5mil sinking fund in the bank and just need to do some simle touch up and it will again look great.

The rental varies between $3000 to $1500. Depending on furnishing and views commanded. But I have known sleek owners renting up to $5000 to naive foreigners. Such high rentals are usually short live as once the foreigners found out that they have been over billed they will not renew their rental contracts.

I do not think this condo is worth 700,000K Rm based on the fact that in order to make this condo profitable. You would need at least a 6% return per nnum. That means you need to rent it for at least 3,500 Rm a month. So unless you can get some one to pay such rent. 700,000K Rm just won't cut it.

Many units are now listed at over 700k, even up to 800k.

The new Paragon mall is almost done building (the outside anyway, so construction will decrease) and another 5* hotel going up. This will probably bring the value's up even higher. (Or the perceived value from the owners perspective anyway).

They are currently taking a service apartment owner to court, documents just posted. They are being sued by the condo (probably trying to check out the result on this owner before they take all service apartment renters to court).

If the service apartment can be fixed, repaint for the outside and some fixes inside this could be a 1 million RM residence as crazy as that sounds.

Heard bank can approve loan up to 90% of 650k for Gurney Park. Quite amazing, hopefully somebody can confirm this. GP, if this is true, the reasonable rental for your unit should be at RM3300 per month in order to clinch a reasonable 6% rental yield, are you spoiling the market now?

The best quote they can give is 90% base on max. 550K Rm for high floors and must be in fairly food condition. Please be responsible and do not inflate the price here to deceived prospective buyers. Can you name the HSBC rep that approved 90% of 700K please?

I think with a 2 year term at 2500RM and with the possibility that values will go higher when the mall is built you should be "asking" in the mid 700's. In two years the price could be upwards of 800-900k.

Of course this could rely on bank financing conditions. However I was just speaking with a rep from Maybank (he was at Gurney Mall at a property show last weekend) and he said if I wanted to refinance with them they could value the property at 700k (but I could only get a 80% loan as a foreigner).

Penangfan, I think your numbers are a little old - if someone is looking to actually buy with 10% down it would be easy to get financing with a valuation of at least 650k, probably higher.

Regarding 6% rental rate ... no here, 2500RM per month is actually a good price ... some are closer to 2200RM. There is definitely a disconnect between rent and property prices in all of Penang. You can get a landed house for 1 million, or pay 1500RM in rent a month!

I don't know what will happen with property prices, but I do know that current developments are being sold for 1000+ per sq/ft.

Gurney Park (even with it's problems) is a high demand location, probably the most sought after mid range condo in Penang, with Gurney Mall on one side and Paragon on the other it's like living in a little piece of Sinapore.

For the last 3 years. The rental for G.P.has been hovering around the 2000 to 2500 a month range and has never improve so I wouldn't pay more then 550,000 for an approximate 6% return investment. I have seen recently advertised for 1800 a month in Mudah too. Go figure. This is not a good investment. Owner can ask all they want but not many idiots out there would pay that kind of prices. Location for gurney park is tip-top and i don't think anybody would have any doubt in it. The problem here is with the capability of current management team. They are doing the mere basic maintainance which most of the time under fire-fighting mode, and quality of works simply not anywhere near satisfaction. They do not have a "heart" to improve GP to a higher level with full sustainability. The JMC members are nowehere to be seen, sometimes i even doubt that they ever staying within gurney park. One Dato is holding the chairman title but do not seem to play any influence at all. They scared of drawing sinking fund as current running cost already high, but not knowing that by not fixing the problems permanently and keep doing the patch up job wouldn't help neither. PPC is a disaster, keep changing the workers and none of them seems to be competent to handle or keep up with all the issues arise. Their director Mark Saw only worry about how to keep his business going without putting in additional effort to prove himself.

Gold coast is completed around the same timeframe as GP, but the whole building is being maintained so well that it looks brand new. The residents and committe there really serious and concern about their home. There aren't many owners using GP for own staying but for investment purpose and that could be the real problem.

Hopefully once the title is given, residents can form their own committe and take a lead from there. They must have a gut to utilize sinking fund for the future good-will, and not keep on going round the bush and fire-fight. Things need to be improved include lift upgrade, gym restoration, swimming pool/tennis court restoration, and a fresh coat of paint would be just nice.

Yes i agree. If you walk into the lobby you will noticed that it is no better then any low cost housing estate.

One elevator is out of commission for years and the remaining get broken down very frequently. The ceiling of these elevators are in tatters and bits. The buttons all broken and floor is in deplorable condition.

Actually the lobby is quite disgusting. No wonder the rent can never go higher then 2500 a month.

Beside sick and dying people waiting for vans to take them to hospitals every where. It's like living in a hospice.

New person I just spoke with negotiated a unit from a seller. Seller was asking 690,000RM, sold for 680,000RM, high floor furnished, not renovated.

He's an investor thinking GP will increase in price and plans to rent out unit (doesn't really care how much he gets).

Although will only get about 4-5% return, if the price goes up by 100k once the mall opens he'll have gotten a 16.6% return. I guess that's the risk he's taking.

Palladium is struggling to rent their condo at 10,000 pm. It is newer and 3 times bigger with better facilities then G.P. Please don't treat us like fools and do not exaggerate. Your claim is totally outrages.

Resignation of PPC International Penang came as not a shock. They have been trying to remove illegal rentals which many complaint is the reason the condo is not improving. Some of the owners who are doing these illegal rentals are also in the committee and resisting any action taken. Worst non guilty parties who were approached to be witness back out in the law suit.

It is so sad that they hired professional to make things right but instead they are chasing a good management team away due to a few crooks within the committee. The rest has no balls to fight it through.

So looks like Gurney Park will continue it illegal holiday rental business as usual.

I received PPC resignation letter email. In there, they named 3 committee members who weren't cooperative (e.g. didn't want to sign cheques for basic necessity like paying PUB). Why are these 3 doing in the committee then? If they are acting this way (which to me is plain childish), then they are not putting the interest of owners first, rather they seem to have "personal agenda"??

I heard previously that PPC was trying to get rid of the illegal operators. If PPC resign and the "wrong" people are elected in, then the illegal operators might continue growing their BIG business happily. These unscrupulous operators don't care about the welfare of the condo. They just want to make money. If you calculate the amount they make, it is big money coz I met Indos staying there and they tell me how much it cost and it's fully booked most of the time. Anyway, what they are doing is illegal and they dare do it in broad daylight. They might even be evading tax. I recall when I went to my unit when I first got my keys, a lady from neighbouring unit saw me and came out to ask if I am the owner and whether I wish to rent or even sell to her. She said she is renting rooms out. See how much money they can make that they are willing to buy. Another time I saw an Indo maid coming out from a unit with a BIG bunch of keys. It means they have many many units that are being rented out.

Although I can't be back for the EGM, I sincerely hope the owners will make the right decision and vote out the 3 committee members first. What is this not signing cheque to pay for utilies. Later electricity gets cut off, then all the lifts cannot move. Those stay at high floor how? Get rid of them for not doing their job and putting the interest of owners.

I really love Gurney Park for the reason that it is very convenient. All basic necessities is just at your door step. Where else can one find this. People say getting to Gurney Park got jam. Where in Penang no jam. Even Green Lane also jam. For me, Gurney Park is so near town and so the jam will be shorter compared to Green Lane, right? That is why I did not sell my unit even though I am base elsewhere now.

Please update me if you have any info especially about the EGM.

Don't you see the 3 members are trying to blackmail or hold everyone at ransom so they can continue to operate their lucrative rentals to Indonesian sick patients. I know some of these crooks has several units and they also rented a few more to operate their businesses. All they care about is their pocket. I wish some working with the tax department can go after these crooks. I am sure they are not paying any taxes either.

I wish PPC who has the list of these illegal rentals unit can hand it to the Tax personnel and have these units owners investigated. If they evade taxes they will be fine heavily. That should be deterrent enough for them so they can learn a lesson.

These 3 are gangster type so everyone in the committee is weary about offending them.

I think they have to go irrespective what. I am not in the committee so I cannot do anything but sight.

For the sake of a brighter future I hope the committee will have the balls to vote these 3 pest out so business will be run accordingly.

These 3 crooks has been making huge profits. I asked the Indonesians about how much they pay. Each room was charge between 50Rm to 80Rm. Multiply that by 3. It's 200Rm a day and 6000Rm a month. Normal rentals are between 2000 to 3000 the most.

So why should they care with such huge returns. They are like mafias in the condo and the committee are too scared to do anything.

Even PPC is now resigning so I am sure the next management will be bought out by these 3 committee members to silence everyone.

Quite scary to think about the future of Gurney Park.

Sounds really like gangster. I heard one of them brags that he is a Chartered Accountant. Come on, what's so great about being a CA. So common these days. If he is real rich, ask him stay next door instead... Paragon suits him better.

Anyway this EGM is the time when the owners can vote in the right party. Even though I don't know much about what's happening, I'll definitely be wise not to vote those 3 into the committee again. The more we owners should not be held ransom by them. Can you imagine if they are voted in, it'll be a catastrophe. What if they demands we pay them for serving on the committee or to sign cheques? We are at their mercy then. I heard from another condo the ex chairman demanded to be paid $100 for each cheque he signs.

Our ex chairman is a lawyer who is in KL. He said that he flies out on his own expense and time for committee meetings. Though I have never met him before, but from this it proofs his commitment to serve the owners. I Google about him and found he does voluntary work. Speaks volume compared to the CA bragger.

For owners who rented their unit to illegal operators, don't they see how much damage is done to their flat. It'll deteriorate faster coz the Indo who stay few days will definitely not take care their unit. Why not rent to proper family/ couple. So I don't understand why they want to side the illegal operators.

Too bad I am overseas, else I'll surely be there to question those 3 first on their past actions. If they cannot even sign cheque to pay for electricity, then something is really amiss them. I re read the resignation letters of PPC, chairman and committee member Lisa. I feel they are standing up to these crooks coz they dare state the names of those who are causing trouble. This is to bring things to the attention of all owners. I feel we should elect the old committee like our Chairman and PPC in as they have been serving for years. Furthermore they are trying to get rid of the illegal operators. I wouldn't want the crooks to be the new committee and allow such illegal business on our premises.

Horrible scenario for Gurney Park Condo. As more and more units are turn into 3rd rate hospice like rental units. As no one will want to buy or rent it accept those sick and desperate Indons.

Educated owners who knows such outcome can refuse to rent their units to these operators but how long can they last waiting for normal people to rent. Beside the rent offered by illegal operators could be very attractive and enticing.

Expatriate won't rent and locals will not buy. Only the operators will win eventually. They will suck the condo dry and make it into ruins due to neglect and poor house up-keeping. Take the elevators for instance. They are broken and run down for years. The lobby floor and ceiling looks old and dirty. The gym room never function as one.

I went into one or two units and found the condition deplorable. The unit stink and smell of death everywhere. Some maids slept outside the corridor and sleeping mats all over the living room floor.

It is a real eye sore. How can the value goes up no matter how good the location is. The condo just looks like a low cost flats. In fact I have seen low cost flats look better.

The committees which have just stepped down may have already tried and given their best, but never up to the standard as it should be. These people are not physically staying in Gurney park so therefore do not expect them to be sensitive and responsive towards all the issus which residents are facing. Condition of building and facilities deteoriating each day: erratic lift breakdown incidents, leakages issue, ulgy pool side, run-down tennis court, un-usable gym room, graffiti on wall everywhere, broken glass panel, and broken lamp covers just a name a few, these have been going on for sometimes but never being responded and attended promply. At the other hand the management firm PPC led by Mark Saw is a clear-cut failure, slow in response, and technically in-competent to handle all the cases arise. In most cases they are just doing the patch up jobs, but never think for the long term permanent fix.

Being a genuine owner, seriously i wound't mind to let another team of committees and management firm to run the show. However I do wish that the committes can fulfil the following criterias:

1) Non service apartment operator;
2) Staying in Gurney Park
3) Professionals who do not behave like a low class gangster.
4) Have a gut to utilize sinking fund for the good of Gurney park.
5) Have a gut to ask for increase in maintainance fees. current RM180
is seriously short-charged.

The problem with Gurney Park is most of residents are uneducated "Ah Too or Ah Kow" type. So many are easily manipulated by aggressive and hooligan type sitting in the committee. We need someone who strong and will take strong action with no fear as the chairman.

I joined in the EGM on 17-Sep. Response from the residents was good, qourom was met and things went through smoothly in an orderly basis. Pulau Tikus YB.Koay Teng Hai also presence on that day. 12 committees were elected, where Mr. Hui was appointed as the chairman. All these 12 committees have made a pledge that they are not involve in the service apartment business within GP.

I wuould say that the whole ordeal is finally over, now its time for the new committees to prove themselve and no point to look back. PDC is already a thing in the past which they deserved this as obviously not performed all these years.

I would urge to stop all un-supported and speculative comments/accusations made towards GP so far, things weren't as bad as it is and only the genuine owners know the best.

I would like to correct the previous comment made by Penang Fan that most GP residents are un-educated people - this is trully insulting. I don't see why myself and most of the residents i met on that day deserve this kind of malignant remark. Myself holding a senior managerial post in an established MNC, and many of those i talked to that day are professional including a lawyer and doctor. Most of the elected committes also possessed certain professional background.

So for Penang Fan, i think it is time for you to stop all these nonsense and give us the residents some peace of mind.

I share the same sentiment toward the deteriorating building condition as you do, you can refer to my previous post. Understood that some of the presence committee members also involved in the previous adminstration, but i would give them some benefits of doubt as PDC was the one runing the show back then. For this part I am willing to wait and give them a chance to prove themseve. Building is aging and more issues are arising, this is normal and same situation also being faced by others such as Marina Bay and Gold Coast before. The residents there also went through some hard times until they found the right committees to do the job. Now the situation there has improved alot and things are nicely back into order. I believe Gurney park can do the same thing as long as all residents unite together, put in passion and effort, things will eventually change.

As for the un-supported statements you made:

1) The 3 "crooks" who are the current committees members, were trying "to blackmail the residents and supporting the service apartment operation". To me this is a serious accusation. As far as i know, at least they dare to stand infront of everyone on the EGM and declared that they are not involve in that business. Please provide an evidence here if you have any.

2) Most of the Gurney Park residents are un-educated Ah Too and Ah Kow type.

i am an owner. i agree the place needs sprucing up as it is rundown after more than decade old. so i hope d new committee will do something to turn gp around.

however, i strongly urge them to first kick the operators out. no matter how nice gp is, if it continues being a motel for Indonesian ppl and some are sick, its a big turnoff. lets hope the new committee will follow up with court hearing and not let our $ spent previously to get d interim injunction on d operator go to waste.

kick operators out and refurbish gp! then definitely gp will be a better place for everyone.

166-7-3A has been known to be a service apartment for quite some time, it was on the list of service apartments released by the previous management. Owner's name is listed as 'Eng Siew Mooi' (not sure whether there has been a change of owner since then as the list is almost 2 years old!) Hopefully the new management can come up with an updated list. Anyway, thanks pgkia for sharing the info. At least we now know that this unit is still actively operating as a service apartment. By the way, there's another unit near yours which I know to be active till now (7-7)

I am sure some of the committee members read the discussions. I am looking for legal actions to get rid of the operators. It is not difficult at all to collect evidences. There were some RELA personnel taking details of the Indonedians who use the apartment for day use. Those are proofs. If needed have another round of special task force consisted of RELA to collect more evidence. This is time for collective action for our own good.

Pgkia, I have a unit in Gurney Park, you think I do not know what goes on in my own place? Having stayed at Gurney Park yourself (either as an owner or as a tenant, I'm not sure which), I think you should be acquainted with some of the residents there. Feel free to verify with them or with the Gurney Park management & security guards. Further proof: The condominium pictured in yesterday's Chinese news reports was The Regency (of course the name was not mentioned, but it is clear without a doubt). And the lady jumped from the 37th floor of the condo. The Regency highest floor = 37, Gurney Park highest floor = 39. Get it?

Owners at G.P. are unrealistic and greedy. It's stupid to pay 750K as this 99 yr least condo are poorly run and looks like a shabby medium cost apartment. For 750K investment. Rental must fetch at least 6,250 a month for a 5% yearly income to make it a worth while investment.

Check it out? Presently it is struggling to get 2000 to 2500 Rm a month. That's about 3% annual income return. I can get more in FD from any bank. Owners should get real. Stop trying to raise the price by telling lies that it got sold at 750K. I wouldn't take that as facts.

GP for RM750K? That's crazy. In town only one valuer firm will give the valuer. However, will the buyer possible to get the housing loan? From my understanding the bank will need 2 verbal indication from 2 different valuers. If is real, what I can say is the buyer totally do not know the market price & spoilt the market...

I always find the comments by Penangfan to be amusing! Keep it up. He's been trying to buy at Gurney for 4 years, offering 300k when they were 450k, offering 400k when they were 500k, now saying 650k when they are 700k+ ... He's bitter that he missed the boat.

New units in the area (Paragon, Setia, etc) are going for 1000 - 1100RM/sqft. Gurney Park is currently in the 700 - 800RM/sqft range which is about market value for a Free Hold Condo like Gurney Park.

Also, Gurney Park is Free Hold, not 99 year lease.

A nice, renovated, high floor unit, especially facing Paragon will not go for less than 700k ... if someone paid 750k, they'll realize a 100k gain in the next year, or two.

I look forward to 2014 when Penang fan is saying "900k for a Unit!! They are only worth 750k!"

Get real Daniel. The rent is only 1800 a month. Gurney Park is also 99 years leasehold and about 13 years has been passed. So only 86 years left. Check it out.

You cannot compare with Paragon because it's like comparing Orange and peanuts. What a joke. Paragon is luxury condo. G.P is medium cost that look more like low cost now.

Gurney Park is falling apart. Just step into the lift and see the ceiling and button panels in tattered condition. Wake up your are either delusional or just plain naive.

Like I said, he's bitter. If he would have paid the going rate in Jan. 2011 (about 500k) instead of trying to lowball at 450k, he would have a paper gain of about 150 - 250k.

He would have been able to sell now at about 700k and had 200k in the bank.

Instead he is here now saying units are "only" worth 650k.

Wait a year, Paragon Mall is complete in a few months, so is the other 5* hotel that is right beside us. The building is being painted shortly and repairs are being estimated for the interior. Plus SA is being handled in court, etc., etc.

Penang Fan, save yourself the grief, buy now and make 100k in the next year.

To get some facts right:

1) Gurney Park is Freehold, not Leasehold. There is no need to acquire state consent when you are buying, so this is evidenced.
2) No strata title yet but its under processing.
3) Market valuation price is 650k for a high floor, fully reno/furnished unit. This is half a year back data.
4) There is still ~1.5mil of sinking fund left. This amount of money is more than adequate for repainting, and to carry out some major over-hauls. This building is definitely not dying.
5) Name me another condo located in such prestigous address, right in between 2 of the upmarket shopping complex, seafront facing promenade, walking distance to reknown hawker center with <700k price tag.

I am very sure this Gurney Park is least hold get that right. Check out your purchase contract. I learnt that from a loan banker. That's why it is difficult/impossible to get a 90% loan. Back in 2011 I would buy but now at over 750K I find that over priced for a dump like G.P.

It is terribly run down and it got worst since 2011. The Indonesian sick still launder this condo like a hospice. It is still running illegal day rent hotel style with strangers checking in and out like no body cares.

The only good thing I can say is the location but that alone won't command 750Rm a sq ft.

Lastly if this condo is so revered why is the current rentals still asking for 1800Rm a month? Well that sums up all and you cannot deny that fact. Nobody think this is worth more then 1800Rm a month condo that's why the rental is stagnant and looks like it is even heading south. That did not say much about this condo. My summary a bad investment for 3/4 million Rm.

Only reason is that it cannot command more because it is too run down and dilapidated.

Just because one unit in ORIGINAL condition is renting out at RM 1800, it doesn't mean other units which are fully renovated + furnished & in tip-top condition should follow!

Penang Fan's logic: If my neighbour who has done nothing to his house is renting it out at a low price, I should do the same as well even though my house is fully done up & well-equipped

Just how can the security distinguishes who are long term and who are short term? Short term can lie that they are long term and moved out in a week or less. It is just not feasible as this 2 blocks have thousands moving in and out every day.

Simon Raj, when you go oversea for holidays for 1 week or more, and you would like to let your parents or relatives or guests to occupy your unit while you are not around, does this mean your neighbor can chase them out? Your argument does not support by Malaysia law.

Makes no sense the current 700K price renting only 1,600K a month. That's only 2.7% return. Less then a regular bank FD that pays about 3% a year.

After 3-4 rounds visit on Gurney Park Condo, i decided to stay away from Gurney Park Condo because:
1) The risk of investing in this condo - THE FLOOR IS CRACK and will expand the crack. It seems like dangerous to invest in high floor unit.
2) There're many house owners who wish to sell out Gurney Park Condo to lock the profit and stay away from CRACKED FLOOR.

If you noticed this CRACK condition, please be careful.

If you deal with Agent, normally they won't tell you about this. Be careful.

Even the security advices prospective buyers to stay away. They said the security is bad as the funds are low. There are no money for paying more security staff and no money to pay for badly needed repairs. The condition is getting worst as more owners are not paying and a few gangsters owner totally ignore paying the monthly dues. This condo is doomed.

Gurney Park is a good place for tourist. Near shopping complex. A lot of medical tourists from Indonesia are staying there. Good investment for service apattment but not a good for long term tenants. Long term expat tenants prefer other condo in city. Gurney Plaza is more of a service apartment than residential condo.

Reading back the comments few years ago made by some people makes me laugh. They so silly to say GP owners are greedy, valuation cannot match etc. Now see who is laughing to the bank.

By the way, title is gotten, and no service apartment anymore. More good news to come for us owners. :)
