More and more people moving in to Juru Height especially people from Penang. Other than the Auto City Traffic, the rest is okay compare to Penang. The bridge just took merely 15mins to reach Bayan Lepas factory area in the morning. I got a few friends stay there and is quite coldzy in the morning and good quiet environment. The chicken farm already been sold off and soon to be moved out. Heard the Juru excess will be openning up to the second PG Bridge. All the concrete base done for second bridge. The price I see is the cheapest among all the area which is below 300k (new). Can get any cheaper then..No doubts the road access is quite broken and I can see is re-tarred now. The Juru Height is beauty the area by planting more tree..good job then. I see all the house now, they have completed all the fixing. Can't blame them and that why is given 18 months warranty..

December 22, 2009 at 6:28 AMJoseph

It is only 8 minutes across the bridge and the price is 3 times cheaper than Penang, I think it is wise to invest or stay at Juru Heights. With the same size of bungalow, it will cost RM1.8m in Penang but here less than RM600k.

Anyway, the price will go up soon.Juru Height is a quiet place to stay...return to nature.

January 5, 2010 at 6:05 PMUnknown

January 29, 2010 at 3:14 PMjeff

February 7, 2010 at 11:18 AMUnknown

Those who are interested for the pricing can refer to Casa Permai at simpang ampat as reference. It's newer project from same developer with nearly same design.

a month ago I went to thier showhouse...very impressed, there was ella, vanilla and capri 3.The Capri 3 much more nicer than the others.

November 25, 2010 at 3:30 PMUnknown

overhead TNB cable is a big no on Juru Height but this is how developer save money from cheap property, and also the shitty smell surrounded is really sucks and fly all over the house base on season

November 26, 2010 at 10:18 PMUnknown

some of 2 storey terrace now converted to foreigner hostel. very pity for some nice renovation unit owner neigbouring this 'hostel' unit. i dont thing that owner feel happy standing as same level with this foreigner..every morning and late evening buses will enter this taman to collect and drop the foreigner worker.hope no body or pet or some car parked at the road be hit by this bus..at the weekend can see many foregner 'lepak' at this taman entrance and shop unit. What i heard some people mark this taman as second 'depo imigresen'. maybe developer can do somthing to settle this situation...overall what can i say about Juru Heights is "nice name than face".

December 4, 2010 at 5:58 PMjamchoo

Be careful Juru Height owner, theif issue happened on 03/Dec/2010. Pls find the forum for more details "http://cforum1.cari.com.my/redirect.php?goto=findpost&ptid=1452357&pid=81860229"

December 10, 2010 at 9:14 PMUnknown

yea...For bungalow house maybe thief and foreigner issue not too much. This issue happen in double storey terrace house. Double storey owner should discuss maybe to create guarded or gated community. At least access gated will solve or reduce this problem..But i think it not easy to get involvement from all owner because when something issue happen, Chinese will talking in Chinese forum, Malay in Malay forum, Indian in Indian forum....

December 11, 2010 at 5:48 PMkevinna

from all comment and after survey at existing location, can find this :
- shitty smell(near chickhen farm).
- flies (near chickhen farm).
- main road (Jalan Kebun Baru) too narrow.
- too deep. last taman at end road.
- only single entrance (Jalan Kebun Baru)in out from this taman and no alternative road.
- proposed road to 2nd link bridge/batu kawan. Dont know when? only proposed.
- Foreign workers, they are now majority. Live in shoplot, 2 storey terrace and low cost flat. cannot do anything because industrial area (happy holiday with them)
- traffic jam and lorry, cannot do anything because industrial area.
- cheap? based from location the price are reasonable
- invest? good for future if main road connected to batu kawan or bukit minyak.
- Good for renting to industry workers
local and foreign.
- material still can say ok.high ceilling, 2'x2' tiles, big balcony.
- security and fees ok (sorry bungalow only)
- personal star rated 3/10.

January 9, 2011 at 7:41 PMUnknown

most juru heights feel this is quiet area but now be crowded area by foreigners. i never see before the new taman, new housing and some unit still available but very quickly foreigners dominate and be majority at this area..

March 7, 2011 at 10:13 AMUnknown

Dear friends, thanks for enlighting me on Juru Heights. I wish I can a buy a unit of the bungalow unfortunately it is too expensive....i fall in love with Capri 2 design......but the price was outrageous RM728K...and RM880K for a showunit.....Good luck for the owners....God bless...

March 7, 2011 at 10:16 AMUnknown

continue.......so at last without wasting time...I just opt to buy a 3 storey terrace/showunit in Kulim....at RM348K....juru heights is a good place......

March 28, 2011 at 8:51 AMkevinna

Lolly, 3 storey terrace/showunit RM348k so cheap..First opening Juru Heigths is a good place and calm area but after 6 month until now Juru Heigths turn to foreigners hostel and area to hanging around same like Taman Pelangi. Many 2 storey terrace owners want to sell their unit starting at RM250k(non renovation). For interested buyer, can visit Juru Heigths area for more information...

November 22, 2011 at 10:44 AMrukustar

Location at center of chicken farm add light industrial infront show this not good location. JH faced flies season and foreigns people. Foreigns workers from various industrial nearby live at shoplot and double storey terrace make ungood living and seen JH area not as housing area but foreign workers hostel. Around above hundred or maybe thousand foreigners people live here. Never seen high end housing area overloaded with various foreign people.

Others, too deep location with only 1 narrow road in and out share with lorry from industrial nearby. No public transports and no facilities

maybe wrong at layout plan design without attention surrounding area, traffic impact studies, buffer zone and harmony living requirement.

If out there have bad area/taman more than this area please post here. At this time JH seen top 1 worst area in Seberang Perai with kind of problem.

November 29, 2011 at 8:51 AMkevinna

How can this "Juru Heights" located at the middle of chicken farm.
How can some "Juru Heights" double storey terrace and shop lot convert to foreign workers hostel.
How can the "Juru Heights" people share the only one narrow road with lorry from industry and dump site nearby.

December 2, 2011 at 12:23 PMFrankie

If only the abovementioned human created problems could be resolved, JH is no doubt an ideal place to stay plus the open up of second link bridge come 2013, the frontage trunk road expanded to link up with the nearby Science Park.....

Should i place my confidence with the CAT government and their competency to solve all those nuisance which had caused the residents in this 'notable area' great disgust!

Hope to see a better tomorrow!

December 2, 2011 at 7:51 PMJ&J

Why buy a property in such an area and hope for
the better to happen ? Why not buy a property
in an area without these nuisances and problem ?

December 3, 2011 at 6:27 PMrukustar

should have research before making purchase. Also research about developer, they past project and quality planning coz great developer like Mah Sing, SP Setia and Hunza only plan and built for quality neighbourhood. surely unreasonable bought around RM250k for dst and bungalow RM500K but quality living such an area like Lunas or Naga Lilit area.

December 4, 2011 at 12:31 AMFrankie

Agreed that enough research of the past performance and track record of the Developer has to be done before any one simply jumped in to buy a property based on the luring of sweet talks and artist impression painted in the marketing propaganda of the Developer!

Responsible Developer will tend to take care of the reputation of their project and to ensure all their satisfied customers to spread good comments about the properties they purchased, and likewise, the good image of the Company!

PENAS was a good example of failure judging from the lousy quality they provided and the curses of their dissatisfied buyers till date they are unable to make a come back to redeem their good name in the local market!

December 8, 2011 at 10:26 AMkevinna

cant totally blame developer. there has 3 main issue:
1. chicken farm - this existing chicken farm located before Juru Heights. Before Juru Heights project approve by council, existing chicken nearby also protest this development. Now Juru Heights people disobey this farm. Anyway this farm not the main factor for Juru Heights because they know and believe this farm will soon remove for development. Of couse developer not mention about this farm in consultation with buyers.

2. Foreign workers - main problem here. This issue happen after all units sold. this is not under developer stage but under owners and community responsibility. From record, most foreign workers stay at double storey terrace. Majority are girls from Sony Industrial Prai. They took and convert 37 double storey terrace with 20 person in 1 unit to hostel. Simple calculation 37 x 20 = 740 foreign workers stay at double storey terrace (not include shoplot and low cost flat). At Sunday or public holiday, this foreign workers will dominate this area. Outrageous when they change new housing area landscspe with 'high end' bungalow to 'foreign hostel 'and foreign village.Maybe this is the first in Penang new born area but fully with foreigners. Juru Heights community should firm and steady to counter this issue. If they not together and dont care each others or maybe they pleasant this foreigns 'girl' stay here, they will face this issue for long term.

3. Proposed link - completed issue. Now main road Jalan Perusahaan ended at Juru Heights. This may caused Juru Heights feel too deep
area and make uneconomic. Heard there has proposed road connect to Batu Kawan or Penang Science Park. Road connected can encourage shop business economy and local people come in like Seberang Jaya and Bayu Mutiara even this area also has foreigners. Most people believe if this road connect to somewhere, chicken farm and foreigners issue can be settle. Need attention from State or Federal to solve this thing immediately.

December 8, 2011 at 3:23 PMElson

for point no.2, foreigner also come here for "cari makan", i dont think they are dangerous anyway... just they might not really take care the environment, this is the issue..

December 9, 2011 at 3:14 PMnamemee

they come here for "cari makan". they are also humans like us. just a different culture. local people want quiet and peaceful atmosphere but foreign people everyday want karaoke. local people want rest at balcony but foreign people hang together and sometime dance on the balcony with loud music. local people want low density housing area but foreign people want crowded area such as hostel. Finally on sunday hundreds of foreign people walks and hanging around but local people hiding in behind the curtain. Shoplot full of them, playground full of them, on housing road also full of them. When you wash your car outside they will see you as you wash in undress. The best thing some outside people will come in and pick up some foreign girl. heard some JH people also quietly take them.

December 9, 2011 at 4:36 PMElson

lol, take them to where?

December 10, 2011 at 1:29 PMFrankie

Those many foreign workers could be Vietnamese and one thing which puzzles me so much is that, they are allowed to operate coffee shops and grocery stores the Vietnamese way (without license and signboard) as if they are doing business in their own province!

I had been working as an expat manager in Hanoi and saw them operating these food outlets in such a primitive way typical to the Vietnamese style with low table and stools like those we can find in the kindergarten!

It may look interesting but very soon it causes as an eyesore revealing its messiness and unhygienic environment!

The Bangladeshi Muslims they openly slaughtered cows on the street of JH is most unacceptable which only demonstrated the backwardness of a third world mentality and culture! Such performance should be done in an approved slaughter house but ridiculously allowed by MPSP or the religious department for them to take place in the public scenario which i considered as brutal and disgusting especially when the smell of the poor animal's blood smeared the nearby area!

We should prove ourselves to be a more advanced State rather than to allow JH doom to be another undeveloped Province of Vietnam or Bangladesh!

Is the State Government and/or the Authority concerned still sleeping or simply talk cock to claim they are the best C.A.T?!......

December 10, 2011 at 10:10 PMnamemee

they can live here but there must be limit. Employer such as Sony Industrial seems to be putting all their foreign workers here. When they put all the foreign workers here there is no more atmosphere of residential area but were convert to hostel area. dont put all here. Put some more in other places. JH approved for residential not approved for hostel.

Previously suggested to local goverment only allowing 10% of the total units for foreign workers' hostels but no feedback. We are not against them here but need local goverment help to control this.

December 11, 2011 at 12:00 PMFrankie

Our Country is one of the most "friendly" State to the alien workers by allowing them to move freely, find jobs freely even without work permit, mingle freely with the local community and even court freely with the most religious Muslim ladies like what many Bangladeshi Muslims are doing!

We are not here to mind others's business and become the busybodies! We are here to talk about our beloved Nation being loved by the foreign manual workers as the paradise of digging gold and even commit crimes of robbing, house breaking in and all sorts of vice activities! Haven't we seen enough news that the most notorious armed robbery were many being the job of the Indons who have stayed here for long?!

In Dubai, any foreign workers are only allowed to stay in the "workers' camp" and never they will enjoy such freedom of mixing around with the local community! They are being treated as "Aliens" always! Any criminals found amongst the aliens will be dealt with seriously and therefore, safety and security issues for their citizens are not as messy as what we have been facing here, beyond the control of our police force as seemed to be the case!

To our dismay, the State government has also been seen as incompetent and only good in pushing the blame to the Ministry and washing hands when public complaints were being given answers like - they are unable to act on these nuisances and simply allow the "human pollution" to take place!

December 17, 2011 at 2:11 PMFrankie

The private developer no doubt has successfully completed his duty to help develop a notable area called Juru Height and almost all properties in the 'gated community' have been fully sold out!

Left behind is the duty of the State authority to help enhance the infra structure, road and drainage and widening the ever narrow like hill track 'trunk road' which has been the main carriage way for the heavy trucks to transport goods to the many 'light industries' located therein!

It has been almost 4 years after 308 and what much has the new government done to improve Juru vis-a-vis the spearheaded private development in terms of the said infra-structures development?!

Nothing much and it's the same old backward scenario as i have been witnessing!

Hope not a meow-meow cat which i had voted for!

December 18, 2011 at 9:51 AMkevinna

I agree with u Frankie. I am from dst Juru Heights, the most many foreigners. All units have been sold out. Now some unit owners have been renting their houses to the Sony Industrial Prai to make workers' hostels.

Juru Heights dst community has several times discussed with MPSP on this issue but all to no avail on reason that there is no congestion of the public here.

I disagree with the decision of the MPSP and expect dst JH community act more boldly. Unfortunately there is a voice that asks us to accept the decision on the ground coz do not want to see as opposed to the current government.

Please this is not a political issue but this is the issue of local interest. If we insist and will be considered against the state government, this area will become more severe in the future. Perhaps some of them are supporters of the current government but please prefer the public interest first!

December 18, 2011 at 7:23 PMnamemee

MPSP decided last month the number of occupants in a house is not more than 12 people. So there is no congestion in this "hostel". The problem is the attitude of foreigners. Even the house occupeid by 7 people, noise and nuisance problems still happen. MPSP should see a substantial change in the whole dst area from "housing" to "hostel".

who gave permission to change the housing area to the hostel area??? Are MPSP or state give this permission??? Which officer monitor this area??JH community should move more than now.

December 18, 2011 at 10:03 PMFrankie

Kevinna, i totally agree that there is no government that cannot be offended if they are not doing their job! I dun give a damn to the voice of the warlord of the ruling party but only concerned about my well fare, and our well fares as a whole!

Cheap politicians are that they are trying to send their 'bouncers' into any organisation or NGOs with sole intention of controlling and monitoring the ignorant rakyat to support them unconditionally! Whereas we should be different, cuz we are from the notable JHGC, and we should be daring and bold enough to take the cheap pollies or their warlords by the horns and boot them out from our community or at least from our organisation RA or what not!

Speak without fear or favour should be our style!

December 24, 2011 at 11:57 AMnamemee

Taman Seri Mengkuang double storey terrace

minimum selling price from developer : RM198k
minimum current price : RM280k

# which one better and why???

December 27, 2011 at 8:57 AMleomin

Kevinna : Yes i also heard that dst community do not want to press more MPSP/State and do not want to ask other parties especially co-ordinator from BN try solve the problem coz fear seen like against current goverment. That what i heard. But in reality this community is weak coz not have full support from dst people. For example, homeowners who rent their house to foreign workers sure not support dst JH community objected foreign hostel here. Some existing owner also do not give full support or dont care with JH situations.

namemee : why our property difficult to increase prices coz this area not only have bungalows, 2 & 3 storey terrace house but also have foreign worker hostels even in Juru Heights approval plan at proposal stage and JH brochure not show this hostel.

rukustar : i not sure if JH is the 'worst housing area in mainland'. But based on current conditions at the site and so many negative comments here compare with another area, it hard to deny that statement. It all depends on their democratic opinion.

December 30, 2011 at 7:58 PMrukustar

Leomin, that what people are saying. Bungalow residents fortunate because there are no foreigners inside and no units converted to hostel workers like dst units. However JHGC also affected by the activities of hostels at dst and shoplots. People will consider this issue as a problem to the whole JH. Maybe JH is designed to be one of the exclusive or high end area but not coz looks like similar as Taman Pelangi area. Slaughtered cow at JH main entrance, prostitution activities at dst 'hostel', operate business as they are doing business in their own province, hanging out at the JH main entrance, nuisance, pee eveywhere as they like. All this give JH bad name as Juru 'foreigners' Heights and more to the 'lower class' area against the proposed for high class area. All parties include developer, local authority and residents should unite to return JH star for great living!

January 1, 2012 at 4:48 PMAK47

There are two major root causes: 1:) Brainless house owner think only investment, so when they can't get the house sale, they rent to whoever can pay them monthly on time, but they forget about consequences on their investment, the rental collected will never cover their lost and bank interest -> stupid invester at the end only pay to bank and get nut. Example: Opposite my house rented to foreigner, but still want to sell high for RM380K, he will cry when the price come to RM200 and still nobody want to ask.
2) Local MPSP is hopeless and totally sided(buy off by) to those companies agent, all legal action taken by local committe get blocked by MPSP, even YB CKW also sided to SONY and the rest of company. CAT my ass!!!

others:
- Some resident too kind to current state government, no one want to find help from opposition party.
- Resident not united, maybe all plan to move out?

January 1, 2012 at 10:17 PMkevinna

Dont move out because we still have room for the solution. I'm sure we have several other people who have the desire to solve this problem. This problem can be solved if we put political interests out side. We should learn from the people of Selangor. They dared to protest with enthusiasm regardless of who administers the state goverment. Last month i post email complaint to dst commitee about the foreigners who make noise but no replies and no action. I think they also same with CAT.

January 3, 2012 at 10:15 AMnamemee

A few months ago after talking to some people, I had written a letter to YB CHOW KON YEOW and YDP MPSP about foreign workers' hostels here. Yes we know sony are investors here and we know there is no guidelines prohibit the owner to rent to foreigners. MPSP also conducted an investigation into the number of occupants in a house and found no congestion in a house that is occupied not more than 12 people.

However I commented that although the number of occupants in a house is not crowded, but totally the Sony as a company has acted in place of foreign workers here, and have changed the building use to hostel. Sony also changed housing environment to hostel environment that contrary to the approval of planning permission granted as housing area. In this case I have suggested to MPSP and YB that Sony need to submit an planning permission for change of building use to hostel under Town and Country Planning Act 1976. Advantage in this Town and Country Planning Act 1976 also is any house owners adjacent to this hostel has the right to submit any objections under Section 21(6). If this hostel activity get approval from MPSP, all social activities and the number of hostel units in residential areas can be controlled. If not, they are easy to convert all the houses to workers' hostels and will cause more nuisance. We not totally against this hostel but need control from MPSP and this opinion to get 'win-win situation' between Sony and JH people...sadly no responses from YB CHOW KON YEOW and YDP MPSP. This means that state goverment totally sided to Sony and no sided to interests of the JH people.

About DST Committee, i already lost confidence with them since they decided to not continue to press state government and prohibit to ask for help from other parties. I also dont like the residents' associations established to support any political party and not to protect the interests of the people.

January 5, 2012 at 2:30 PMsamlow82

Please allow me to add on AK47's listed problem:
1) irresposible house owner rent to foreginer
2) local authority
- does not take legal action on over-crowded issue.
- there is currently no act/law on regulating "hostel"
3) weak residential association
- contribution based on voluntary/charity
- small group of committed committee
- lack of support from all residents(especially those who is not staying)
- no authority like gated community have as they have strata title legitimation

I'm not talking on behalf of committee, but there are some minor achievement by JH committee formed since Jan11:
1) slow/stop increment of foreginer hostel
- warns then complaints to MPSP
2) fight criminals by forming sukarela ronda team at night(3-4 time a week)
3) work with PDRM and Immigresen to ensure peacuful and harmony of JH
4) conducted Gotong-royong on July 2011
5) work with MPSP to ensure cleanliness and smell at nearby farms
- spot check and issue summons
6) getting financial aids(from MPSP and YB Ong)
7) install more road lamps
*Note that the committee is not on side of any political party.

In fact the team may achieve more if there are more committed members in.
If you wish to extend your voice or help to JH, please email to juruheight_community@gmail.com, and join its facebook group.
All the residents hope to do better in coming years.

- by a concerned resident.

January 6, 2012 at 8:29 AMnamemee

In the democratic system anyone can ask any party for help. Maybe after CNY will have a small group who will try to ask for help from the opposite party. Whether successful or not at least we tried coz we understand the register committee need to reconcile with the current government and also not good if they seek help from opposite party. The important thing is we are seeking help from federal and state on the basis of each group.
I'm sure most of us only want a solution no matter which side it comes from because many dst residents decided to leave and after that I'm sure they will also rent out their homes to foreign workers to get instant money. If this happens, we will face hostel problem in long periods time.

January 6, 2012 at 8:56 AMsamlow82

Namewee, the Town and Country Planning Act 1976 you had mentioned seems new to us. Probably we may look into it further. Please email us if you have more information or any parties to help us.

Probably things will be getting better and better after more and more residents move in, and it's glad we have seen occupancy rate hikes in recent months.

Let's hope all to work together to restore the beauty and peacefulness of JH.

January 7, 2012 at 10:23 AMleomin

No matter what kind of your group, please show us how the solution 3 types of JH disease - road, foreigners and chicken farm.

Hi Juruian, leomin, Ak47 amd others JH concerned residents:- Though i am new comer in JHGC, i do share the same grievances together with you all and having the same opinion that we as tax paying residents, we deserve the good performance of duty of the authority and also the MPSP councillors and also the so-called YB since they have been elected and paid with our taxes as their remunerations! YB Chow claims to be a superb CAT government but the fact is, he's also bias to the residents and sided the MNC fearing the lost of financial supports if he fails to become their speaker! In that case, why should we keep silent about our own predicament which supposedly our rights to voice out to other Oppositional parties they may just be a good helper in order to gain our votes come this GE soon!....Why should we rely on the RA or whatnot if they have a biased agenda towards licking the boots of their political masters instead of we to unite and flare out our problems and grievances to the main media for the public awareness and to see the real colors of those cheap politicians who only crazy for powers and hob-nob with the filthy rich MNCs! Before the coming GE, it's best timing we plan for a big publicity to 'help these hypocritical pollies propagate their "the people come first" policy!!!!!

January 15, 2012 at 12:48 AMFrankie

MPSP and MPPP are both under the charge of Local Government portfolio and hence under the stewardship of Chow KY as the Exco overseeing the said departments! Since MPSP fails to address the many issues and problems arise in JH, he has also failed to deliver his duty to the public they are also the supporting voters of the CAT government!...Since also the MPPP or MPSP are so stern with the nursery and kindergartens operators and wanting them to register and apply for change of use of residential premises to become nurseries or kindergartens, why exemption is given to MNCs or agents that they needed apply for change of use residential premises to convert into 'hostels' or 'workers-camps' for their foreign workers?!...If this is not double standard, what is?! If KTK afraid of umno had been accused as 'bo hood'! How about YB chow afraid of offending MNCs to be called...????!!

There only one question whether JH is a good or bad planning???

JH was designed as a scheme with a variety of housing types offered. The developer has taken first step to explore the agricultural / farm to housing. The state government has approved change of landuse to housing and then MPSP had approved plans for a housing scheme. Development pattern of the area is divided into two development of the housing and light industry is separated by a narrow cul-de-sac road (Jalan Perusahaan). There are some housing scheme and light industry erected near JH.

At this moment JH is seen as one bad planning because there is still a farm nearby, the road is too narrow to share with the light industry, cul-de-sac road cause JH isolated and too deep and not relevant for public transport. JH situation get worse when a dozens of shoplot, dst house and low cost flat have changed to foreign workers hostel. These changes cause JH to be crowded with foreigners. On public holidays can see this foreigner wandering in every corner of JH (except in gated communities) like you're in they village and no longer comfortable to local residents. JH is an example of a shared area between the housing and hostels foreign workers that cause a lot of nuisance. JH failed in planning to provide quality of life for residents at this time.

With some conditions, there is still good planning for JH. If the road connected to Batu Kawan, JH location will be midway between the first and second bridge and will change to hotspot area. This will give space to the public transport and economic development.MPSP must take action to not allow any foreigner hostel activities to maintain the housing plan or otherwise authorized to obtain permits for monitoring

The question is when and whether the hostel activity will continue forever??? Do we have to wait until the second bridge is completed or 6 years or 10 years or the state government changed .. no definite answer at this time

January 17, 2012 at 11:46 AMFrankie

I bought property at JHGC cuz being influenced by the massive publicity launched by the developer!.... virtually i signed the booking list just minutes after i was shown the sample house and the locus of the house unit which i viewed as good fengsui!

I bought a bungalow unit based on impulsed and was caught unattended of the many nuisance such as the narrow 'trunk road' and the chicken farms just within a stone throw far distance!

The sales person promised me hell and heaven which ultimately turned out zero and even the remote control i deserve after paying the maintenance fees had been reduced to what'd been promised 4 units per household!

I was told that the road fronting the Taman will be upgraded once after the completion of the 2nd link bridge!

According to the RA of JHGC, the foul smell and obnoxious houseflies will also be gone after the new development of housing takes place on the farm land already sold to some housing developer!

Should all these infos were given true, soon enough after the completion of d new bridge, the living environment of JH is definitely to be greatly enhanced to a more notable area and to see the appreciation in value.

The scheme was planned to attract buyers from the Island and the shortfall is on the service of the developer- Tambun Indah used to be quite a reliable name many years ago when i bought their Sri York Condo, but they failed to maintain it by offering sub-standard after sales service and as a concerned developer which has shouldered up the necessary social responsibility and to take good care of the Taman that they have developed!

They did not do enough to prove that!

For the issue of foreign workers and their 'hostels', we will have to lodge our complaints to KDN for the prevention of illegal or vice activities should MPSP or the State government fail to carry out their duty and continue to side the cash rich MNCs!

January 17, 2012 at 12:45 PMleomin

Sorry Frankie..may i know meaning of MNCs???

January 17, 2012 at 1:35 PMFrankie

MNC = Multi-National Company like Sony is one.

According to YB Chow, it's too costly to offend the MNC if they were to shift out from Penang investment, many will become jobless!

But the fact is, can we simply allow the MNCs so much privilege until they have created local unrest and social nuisance for the locals?! What is the use of having these MNCs they only think of their own interests and neglect others?!

Only imbecile will believe that wanting MNCs to obey local laws and respect local people and their living environment will scare away investors! The investors are those shrew and crude species they had done enough research and having bargained for the best of their benefits before they simply stashed their huge investments here! There is no charity from the Japs own corporate in particular but only capitalist's greed and exploitation of our local advantages!

Why sell Penang so cheap when many others are virtually toeing the line to exploit the green pastures in our Pearl of the Orient! Do you think that Sony can afford to lose their hard earned status in our Penang land and move to Thailand to be drowned in the torrential floods?!

Regards.

January 18, 2012 at 1:41 PMFrankie

It all depends on how credible is the Housing Developer we had given them enough business! Good developer will tell the truth and will stay together with their valued clients to help resolve issues and nuisance! Bad developer only stupidly washed hands thinking that they have made their business and profits already in the pockets, the purchasers get go to hell and handle their own funeral, then Tambun Indah will be the last name i will remember as one of the irresponsible and unscrupulous business firm which i definitely will spread around friends to watch out with their other projects somewhere else!

The local authority is actually to be blamed should they fail to address the issues of houseflies already caused as a social nuisance at least for the whole area of Juru as i have heard from feedback from the shops and peoples on the streets are cursing!

CAT has yet to do their duty efficiently and enough to deserve a pass in their CAT governance!

January 19, 2012 at 11:31 AMFrankie

A responsible State government will set aside all differences and pin only one major objective in minds and that's none other than the well beings of the State and the Penangites at large! As it's, they are still keen in throwing brickbats and also engaged in personal attacks and 'saliva war' instead of sitting down and thresh out plans on how to develop the State's infra structures, roads and drainages etc for the benefits of the Penangites!

PR attacks BN and vice versa which already has become a very tedious and annoying political charades which Penangites like many of us have become tied of them!

If the State administration fails to negotiate any development for the State, then they got to be blamed for their incompetency and lousiness in performing as we have expectation on them! The trunk road leading from Jalan Perusahaan to Science Park needs to be upgraded to a wider dual carriage road that's of dire need to accommodate the increasing heavy traffic later on upon completion of 2nd bridge!

Does the State Government need our counselling on such issue?!

January 20, 2012 at 3:46 PMleomin

to be fair..I think this problem is more to the owner.Building owners should be blamed for making a deal with Sony to make the hostel workers. MPSP also be blamed because there are no guidelines and monitoring activities of the hostel in a residential area.

For chicken farm, I think majority JH people know about the existing of this farm before purchases. We have to wait for any developer to develop the land around depends on economic conditions.

About the allocation for propose road connection, the situation is complicated because the current political position is different. State from PR but Federal from BN. They cannot help each other. This may be easier if federal and state come from the same party whether BN or PR.

January 21, 2012 at 2:54 AMFrankie

In fact, other than JH, it seems many other part of Juru, Bkt Tengah area have also seen many terrace houses turned into 'motels' for the Bangladeshi, Burmese and Vietnamese alien workers! If without the blessing of the 'authorities' and the local Council's closing two eyes, the influx of foreign workers into this yet to be developed Juru township would not be so rampant!

Juru is proud to have Auto City established and also must be ashamed of having it to be turned the alien's paradise and foreign workers' camp!

The State Government owes us Juruians a good apology of being incompetent to curb such nuisance!

January 24, 2012 at 2:11 AMFrankie

This probably another 'Penang first' example!...Not only posh residential area turned into hostels for the foreign workers, the mostly apartments area in the Island have also been treated as "workers' camps"! Greedy investors bought up the units not for own stay but for rent to the agents of foreign workers because they can rent out their units with higher rental than usual! Due to their greed, they could not care less about other residents plights!

The State government simply hands up with this nuisance and claimed to be a federal law and ministry can only set law to curb such social nuisance!

Even Rapid Penang has been concurred by the aliens! Almost 70% passengers are foreign workers and less locals are using the "public transport system" that our "most concerned" governments used our monies to set up! Yet again our State government seems like see no thing, hear no thing and do no thing to alleviate the problem!

Very soon, Penang Pearl of the Orient is going to change to Pearl of the Aliens!

LOL!!!!!!!!!!!!!!!!

January 25, 2012 at 8:10 AMnamemee

I agreed with Juruian that JH show wrong applications for planning permission..yes some housing areas occupied by foreigners like Bukit Minyak and Prai. But they are only dealing with one issue..For example Bukit Minyak area, maybe they also face the problem of converted house to foreign workers hostel but they not face the chicken and pig farms. There also have good road system and public facilities. Some housing area at Machang Bubok, maybe they face chicken farm problem like us but they not face foreign workers hostel issue. Compared with JH who face all the issues...

January 26, 2012 at 8:44 AMmahidin

Hai all...I'm from Bayan Lepas Penang. I've seen a lot of Juru Heights promotion before at light poles banner and sales kiosk in Queensbay Mall. This project especially bungalow looks nice at affordable price with 'Juru Heights' name show a unique and luxurious symbol. I would like to visit but I dont know the exact location.

January 26, 2012 at 2:03 PMFrankie

In Kl we have Damansara Height. In Penang Island we have Minden Height and Jesselton Height blah blah which carries with it the sort of 'class' which consists of all posh and luxurious landed property therein!

Juru Height no double is another supposed to be class and notable area meant for Bungalow and the high end properties which is more popularly known as Juru Height Gated Community! Juru Height consists of not only this JHGC but also the many terrace houses and apartments just outside the perimeter security fencing of JHGC! And that is the neighbours which unfortunately being infested by many foreign workers like the most unwelcome cockroaches!

Whereas JHGC is still enjoying its privacy and 'class' that so far no foreign worker is allowed to stay as resident therein except been given pass in the day time to perform as renovation workers.

The only nuisance is the few remaining poultry farms within close vicinity of the whole JH area and purportedly informed by the Developer that they are going to be moved out cuz their farm lands had been sold to some housing developer to build more houses! Unless the Developer Tambun Indah was bullshitting, we would be unlucky enough to have been fooled by their very impressive advertisement and sales talk!

Without the nuisance of environmental hazard caused by the irresponsible poultry farmers, JHGC indeed can be considered as one of the most exclusively and conducive 'Height" meant for premium landed properties and Bungalow lots in the main land Penang!

(Note : To access to JH, follow the direction to Auto City, when reach the traffic light, on the left is McDonald and turn left and go straight for about 4 km till almost the end on the right u can see the Juru Height gated community security arch entrance welcoming our guests!)

January 27, 2012 at 11:18 AMFrankie

Juruian, thanks for your info and will appreciate if you could published here the 'guidelines established by MPSJ' for our reference and possible action.

I agree that MPSP should be more competent and authoritative to make rules for the alien's abidance!

CAT claimed to be superb than BN the defunct state administration but i was very much disappointed by the behaviour and performance of the overseeing EXCO YB Chow who just shrug off and snuff at the 'petty issues' derived from JH that the RA had raised for his attention and resolution!

What difference do they have with the 'useless and corrupted BN' as they claimed to be true?! They used to tease at the former local government EXCO Dr Teng of being incompetent and should have stepped down, how about now when the same department chief EXCO failed to address the problems and alleviate the plights of the tax payers for the terrace houses that had been turned into the 'hostels' or the 'underground brothels'?!

I find it useless to simply complain alot in this domain and will seek yours opinion if we should stand up for the problems and organise an open protest to let more public know about our grievances?! This time, we may have to seek the help of the rival Parties of the governing Party so that they will only bucked up to face the pressure!

January 30, 2012 at 11:59 AMnamemee

Word “HEIGHTS” can be used for all development. Normally “HEIGHTS” used for the development of bungalow or development on hilly land or highrise building. In the past "HEIGHTS" is used for class and exclusive projects at that time like Jesselton Heights. Now “HEIGHTS” is not necessarily word for great projects and many developers just using the word “HEIGHTS” for pleasantness only. Saujana Heights, Mutiara Heights are examples of medium-cost houses and Mengkuang Heights is abandoned project.

Juru Heights is a mixed development project with the priorities of the project is for 249 units of bungalow with additional more than 300 terraces. I believe JH development plans on 80 acres land is for the exclusive development and to give big impact of housing scheme in this area. Unfortunately may be due to errors of planning and some technical problems JH does not become the exclusive and great area but has caused many problems. Problem of foreigners should not happen in any exclusive residential or bungalow area. Most JH two-storey terraced houses taken by SONY and some employers to be used as a hostel foreign workers. This condition has changed JH to the foreign village and shop lots used as one stop center for they to hang out. Maybe JH bungalows have survive from occupied by foreigners because there are gated communities BUT was surrounded by foreigners that look like a ‘camp’ controlled by foreigners. With existing problems that have not been solve yet like poultry farms around, only single narrow road to in and out, no connection road, no public facilities, its hard to say at this time JH is the good place to live and not “HEIGHTS” as we imagine.

January 30, 2012 at 12:17 PMFrankie

The honourable CM had just announced on Saturday during the grand open house celebration at Butterworth that his government would allocate 500-millions to build affordable houses/apartments at Batu Kawan! This concur to the launching of second link bridge to provide easy access to the Island from PW/SPS.

As a good government with foresight, the CM ought to look into the inland infra-structures development altogether and the local carriage way linking Juru via Science Park to the 2nd bridge should be seriously taking into consideration to upgrade as an efficient dispersement of traffic from the new and spacious 2nd bridge into Perai Industrial Estate zone 1,2,3,4!

Unless they are blind and still the same old 'sleeping beauty', they need not wait till we take up to street protest to solve the many social nuisance that have been bugging us as the residents of Juru!

January 31, 2012 at 2:51 PMFrankie

I bought up the Bungalow unit in JHGC for only one simple reason of its country side type of environment which surrounded by the natural greens! I had enough of those stressful living style in the condos which virtually are clusters of concrete forests! Poor building maintenance had turned even the luxurious Gold Coast condos into something like a faded monument!

Most of the highrise apartments including condos are facing the property maintenance problems not like in Singapore, the Housing Commission will undertake the tasks of collecting management funds and the maintenance jobs have been carried out with due competence!

This is the first time i enjoyed celebrating my CNY in my new home at JHGC. I shall feel appreciate should MPSP and the Vet Department were to be pro-actively acted on our complaints and issue summons to the nearby poultry/chicken farmers who have neglected their social responsibility to take care of the cleanliness of their farms and the elimination of the most obnoxious houseflies in their reproduction encroached into the close neighborhood, JH and the rest!

MPSP and the vet department had done a pretty good job this CNY to collaborate with USM and the effective chemical control of the annoying flies giving us a chance to enjoy a housefly free CNY!

I hope MPSP and the Vet Department should always care of the health environment of the Juruians at large and resolve the social nuisance issues even without our follow up complaints to win our thumbs up always!

February 2, 2012 at 10:54 AMFrankie

It seems we all have a common objective of choosing a tranquil, clean and green healthy environment and thus ended up choosing JH thinking that we have made a choice of no mistake!

It all due to the fault of the Developer Tambun Indah to have shrug off their responsibility after they thought have been successful in selling out all the properties in this area! Without knowing, due to their nonchalant attitude of helping their valued customers thru all the unwanted nuisance, they have lost their reputation and bad fame has been circulated in the market so much so the several projects that they launched recently at Butterworth and BM area have also failed to attract me any further, though i am in the mid of looking into buying another condo unit for my children!

As a responsible developer, they would have at least deal with the local authority in order to maintain the good name of their pet project - JH & JHGC!

It's a penny wise pound foolish tendency to evade themselves from any responsibility getting involved in the removal of nuisance, the foreign workers' squatters and the many environmental nuisance, the stinking chicken coops and the most disgusting flies etc.etc. for one simple reason - We as the victims to these nuisance when feel desperate of being treated like a fool, will definitely flare out the negative publicity to condemn the incompetency of the local government as well as the lousy image of the Developer!

I still believe that to solve all the problems in our places of domicile, unity is strength and we shall never run away from the problems instead of pushing forward to put the authority to work out their duties!

Prosperity is earned thru our own efforts and not God sent right?!

February 3, 2012 at 9:20 AMnamemee

I also have the same view with Juruian. I know about the existence of poultry farms here and I believe that farm will not last long here. But I really not think JH will turn into the camp of foreigners. Most JH residents not comfortable with foreigners here. If you ask the foreigners who live at double storey terraces they will say very comfortable, beautiful home as hostel and has a wide balcony for them to hang up. Hostel lifestyle and residential lifestyle very different. I am quite disturbed by foreigners from Sony who live here, especially from Indonesia because they like play music and karaoke that cause nuisance to neighbors. I do not discriminate against them but dont make the residential area such as immigration depot.

Who have email of Sony supervisor to make a complaint??? Please show us. There is no need closed information and discussion.

February 8, 2012 at 9:35 AMrukustar

Hi..This is the first time I bought a property. I also bought a house in JH for peace and comfort but not as expected.

February 10, 2012 at 6:37 PMFrankie

If MPSP fails to do their works, we can directly file a complaint to KDN and the Home Ministry! The best way is to collect signatures enough to show that MANY have been affected and it's a public matter! It worked out well for other place in the Island when i did the same action to collect signatures from the residents and collectively complained on the foreign workers issue about their encroachment into our privacy etc. The enforcement team moved in in the middle of the night one day to crack down on illegal immigrants after months of complaints of course! Malaysia Boleh mah!

An Appeal to : Polis DiRaja Malaysia, Immigration Department, P.P. and KDN.

WE, the undersigned residents of ……………………………….hereby appeal to the relevant authority issues as follows:-

1) The Influx of Foreign Workers, be they legal or illegal, have caused the annoyance and sense of insecurity of the majority House Owners having domicile here as their Homes.
2) The foreigners are without proper identity and where do they come from have beyond the check and scrutiny of the Management Corporation. This has caused as alarming to the lawful owners of the houses they may be forced to stay with some undesired elements without knowing who they are.
3) The alien workers are being placed here by renting the apartment units from some house owners who are not staying here in the apartment, thus it’s difficult to ensure claim of responsibility against any vice or criminal activities underplay by the aliens. Neither is to trace them whenever there is any untoward incidents happened.
4) The increase of aliens’ population, be they legal or illegal, has cause numerous nuisance such as:
• Breaking of house rules
• Creating noise hazards
• Creating health hazards
• Flirting around and undergo vice activities
• Harassment caused to the young lass by the male aliens.
• Alleged house break-in etc.

Course of Actions to be taken by the relevant authority:-

The residents are expecting the authority to carry out – CHECK AND REGULATE their legitimate identities, and RAID as necessary to CURB any illegal immigrates and TO PREVENT criminal or vice activities for the safety and peaceful living of the residents here in the apartments.

Yours full co-operation and attention leading to immediate actions is very much appreciated and supported. Thank you.

Yours faithfully,
Signed by the Residents (Undersigned)

Dated this : 28th December, 2010.

Hi-thethinker,

i attach the format of letter which i sent with 160 signatures we managed to collect from my Taman previously in the Island and as i said earlier, the enforcement unit of Immigration Office came in the middle of one fine night to raid and took away 30 plus foreign workers (believed to be illegal)!

It needs collective efforts and perseverance to follow up such issues cuz the foreign workers may come back after some time after the 1st raid.......

February 13, 2012 at 10:23 AMFrankie

Juruian is right that no one will care about us immediately after the election is over when the winner will busy throwing victory dinners and the loser, cheesed off by the little support that they receive!

I am also a new comer to this area and found that the RA is also mainly care for their own projects in the guise of welfares for all residents! I will rather advise you enthusiastic fellas to organise the people staying in the same domain and act with what you'd mentioned and it will work out better!

Bear in mind one thing, the political interference is inevitable and as a neighbour close to the terrace houses, i dun mind to sign or get my close neighbourhood to sign yours petition if needed......

Hope for a success!

Is the CM know about our problems?

February 13, 2012 at 4:46 PMJC

Any JH 2.5 storey need to sell?
1)intermediate: no renovate: 370k-390k
1.1) with Renovated ~ 450-480k

2)corner lot:no renovate: 400k-430k
2.1) with renovated: ~500k-530k

February 14, 2012 at 12:41 PMnamemee

Rukustar : I believe he know but wasted time to find out.

Juruian : I agree if we collect signatures. I think let the JHGC manage this and give space to us for signature.

Hope in year 2012, no more 'sleep and tortoise' policy. That is enough to vomit with the issue of foreigners living here.

February 22, 2012 at 4:21 PM-thethinker-

u guys started collecting the signature d ?

February 26, 2012 at 8:58 PMnamemee

i dont know about signature coz that under JHGC. we now in first step to trail gerakan and umno. 2 issue need their attention - foreigners and connection road. Mpsp and state already decide foreigners and foreign workers hostel not issue here and road connect to Penang Science Park under federal.

February 26, 2012 at 9:42 PMFrankie

I have brought up the issue to our committee to joint efforts and tackle the problem with our good neighbour and they agreed to spare sometime looking into the whole issue before a plan is firmed up.

Can anybody suggest who should we liaise with when a meeting is deemed necessary. Regards.

March 13, 2012 at 1:14 PM-thethinker-

i need help.. can some one give me idea how to counter all these reasons given by owner who rent out their house to alien :

1. Could not sell the house , no buyer , so have to find someone willing to rent -which are the aliens .

2. before the houses are rented to aliens, many units are empty and unkempt. Now , more tidy and neat.

March 13, 2012 at 2:36 PM-thethinker-

what they said is , cannot find ppl willing to buy or rent , so , instead of letting the house unkept , no-one and paying the loan , must well i rent it to foreigner ..

March 14, 2012 at 4:31 PMnamemee

in this case the owner has reasonable grounds and we cant stop the owners.Only MPSP and State Government can help us. MPSP can implement regulations to control the activities of the hostel, or at least give permission to the community to implement the GNG for temporary.

THE STAR :Call to revive link proposal

THE state government should revive a proposal originally mooted by the former state administrative to construct a road-cum-bridge connecting the Penang Science Park in Batu Kawan and Juru Heights in Juru.

Barisan Nasional’s Bukit Tambun constituency co-ordinator Lai Chew Hock said the estimated 3km-long link was supposed to include a 1km-long bridge over Sungai Juru.

He said the link was vital as there were now more factories operating in the Penang Science Park and in the neighbouring Bukit Minyak Industrial Park.

“The former Barisan-led state administration started planning the link in 2007 as it envisioned a high number of motorists commuting from the housing schemes in Juru to the factories in Bukit Minyak and Batu Kawan.

“However, the plan, which was being finalised just before the March 2008 general election, was shelved when Pakatan Rakyat took control of Penang after the general election,” he said in an interview recently.

Lai, the former Bukit Tambun assemblyman, said that with the Second Penang Bridge slated for completion by October next year, the traffic volume in Batu Kawan town was expected to triple.

He also said the state government should come up with a comprehensive masterplan for its proposed overall development in Batu Kawan.

“With the Second Penang Bridge connecting Batu Kawan here to Batu Maung on the island, there is bound to be rapid economic growth on both ends of the bridge,” he said.

Lai said many locals in Batu Kawan and Bukit Tambun, who were involved in farming, livestock breeding and seafood export, were worried that their businesses might have to make way for development plans in the future.

“The state should gazette agriculture land in this area to give these businessmen an assurance that they need not have to move out later on.”

He said the residents there had no clue of the type of industries and housing projects that the state planned to develop in the area, especially after the Second Penang Bridge is completed.

they will come to listen our problems...

March 18, 2012 at 6:41 PMnamemee

Until now still no answer from state about article from Star "call to revive of link proposal", although some of our friends neighborhood try to get the answer from state goverment leaders. Dont give up bro, can try again. Maybe they already refer to MPSP and still wait the feedback coz 2 days off and maybe this week they will answer (if they have the answer lah)

March 23, 2012 at 3:49 PMnamemee

until now no answer given. So what is Barisan Nasional’s Bukit Tambun constituency co-ordinator Lai Chew Hock said is true. There is no road-cum-bridge connecting the Penang Science Park in Batu Kawan and Juru Heights in Juru.

April 9, 2012 at 4:11 PM-thethinker-

sony going to axe 10000 employee around the world.. will they terminate their foreign worker in penang ? If yes , those alien will surely move out , but ... worry that it will get replaced by other local factory worker , lagi teruk to control then

April 12, 2012 at 4:40 PMnamemee

finally we can see a conceptual plan of Penang Science Park in PDC website have also shown that the proposed road to JH

We just hope that local people will live or buy a house here. The problem is whom to buy to live here while some existing owners are going to leave their home. If I was the second buyer,I will not waste my money buying a house in the area full of foreign workers. So the round of foreign workers who live here will continue. only state/mpsp who can help solve this problem.

April 22, 2012 at 6:55 PMnamemee

haiiii good sunday. same story, same issue every sunday can see many foreigners walk round inside Juru Heights and hanging at shop lot and main entrance. where is local people? are every sunday they move out or more comfortable hiding in house. i don know. I really hope my friends do not come to my house every sunday. if they come i only can say "welcome to Juru Heights!"

April 29, 2012 at 6:07 PMnamemee

Hai sunday evening again.. To anyone who lived next door to foreigners will feel noisy coz at this time they will hang on a balcony. Our fencing also quite a bit 'leaking', hope in future can be repair.. Whatever welcome to Sony Heights!

May 6, 2012 at 8:04 PMnamemee

Sunday...welcome to the most comfortable double storey terrace foreign worker hostels in mainland. You will not able to see foreign workers hostel as good as this and in the same neighbourhood with high end bungalow only at Juru Heights. Maybe only one in Penang..

May 23, 2012 at 7:55 AMnamemee

everyone knows how the atmosphere in the hostel like worker hostels and student hostels. Typical hostel atmosphere we see is as follows :
1. noisy - play loud music, sing, chat, loud laughter
2. dirty - rubbish, not organized, foul, vandalism
3. irregular - hanging clothes as they like, gather as they like

All this hostel problems also occur in residential area Juru Heights. Juru Heights should not be foreign workers hostel.

May 23, 2012 at 5:19 PMJC

ah eng ko mentioned there will be a new housing development happen near juru height?

May 26, 2012 at 2:11 PMnamemee

JC - that statement is same as the proposed connecting road from JH to Penang Science Park and Batu Kawan. 6 years ago I heard of this road proposal but until now no implementation.
The question is when? The answer is wait for any developer buy a piece of land near Juru Height and develop new housing project. that is the reality q&a.

May 27, 2012 at 7:17 PMnamemee

Beware...Today some people search for empty home. I believe they are an employer looking to hire for their workers. I not believe they looking home for occupied coz no one was interested in foreigner area. For locals who have an empty house next to it, better WATCH OUT coz u may be adjacent with bangla or other foreigners who will make u feel uncomfortable and no class. Up to u....

June 4, 2012 at 8:15 AMnamemee

Juruian - As I said before, only State can help us. it's good if Penang State also provides a place for foreign workers as proposed by Melaka State but i think Penang State will not implement this proposal coz involves money and land.

I think the very easy thing to control foreign workers in residential areas is submit temporary permit plan or any plan to convert the building use to the hostel workers. At least hostel activities in residential areas can be well controlled. The problem is this simple thing also not to be implemented, so do not dream for provided the land and built the hostel special for foreign workers to avoid them live in residential areas.

June 4, 2012 at 4:57 PMnamemee

yesterday my old friend from Damansara Heights back to his hometown in BM. He has called me to visit my home. I give reasons not at home, to avoid him coming here. He only knew that I lived in Juru Heights.I did not let her come because I was embarrassed by the situation of foreign workers' hostels is getting worse here. Damansara Heights and Juru Heights have a very different environment even though both use the word "HEIGHTS". I dont want him to know the atmosphere here same like Taman Pelangi. To my old friend and to everybody who know me , I'm sorry I had to lie to you all. Maybe when we say Juru Heights, people will think luxury and grandeur coz the word "Heights". But "Heights" here turn to "Low" since most of the house used as a foreign workers hostel. Yes it is inaccurate to compare the Damansara Heights with Juru Heights coz Damansara Heights to luxurious but at least can show the comfortable living here as a residential area. sorry once again but for how long I have to lie to them...

June 11, 2012 at 12:36 PMnamemee

who want waste money to renovate their house if infront of his house foreign worker hostel, left of his house foreign worker hostel, right of his house foreign worker hostel. Some DST owners have left their house because can not stand with the atmosphere of foreign workers hostel. Can see a lot of empty houses and many houses for sale but until now hard to sell and only worth rent to foreign workers. Now many shop units infront also undertaken by foreigners. Every evening in front of this shop units, there is like 'pasar malam' selling clothes, food and others all for foreigners. Where the value of Juru Heights if everything for foreigners. Can see they are very comfortable live here but not to the local people who run out money to buy a house here.

June 11, 2012 at 3:12 PMUnknown

lets hope the link to batu kawan will be soon linked. otherwise all taman near juru will be dxmn.

June 15, 2012 at 7:35 AMnamemee

yes Uncle Ko let hope the link to batu kawan become reality. proposed link to batu kawan is one reason people buy a house here other than the word "HEIGHTS".
Otherwise all taman at this area will be isolated and suitable for foreigners nest.

The question is when and who will implement the proposal? State or federal?

June 18, 2012 at 10:25 AM-thethinker-

the "HEIGHT" name going to be boh-laku anymore in future , even the state gov going to build "affordable" flat at that area ( or so called LOW cost flat laa )

see here : http://www.nanyang.com/node/452349?tid=688

June 18, 2012 at 11:11 AMnamemee

yes low cost or rumah mampu milik. What we can do now is remove foreign workers hostel from Juru Height. If not, in future + low cost, this area will be "Rubbish Heights".

On this Thursday (21.6.2012), LGE and YB Ong Chin Wen will come to Perkampungan Juru. Hope YB Ong Chin Wen as Bukit Tengah Adun can show the problem of Juru Heights to LGE. Our road is too narrow, there is no alternative road that causes this area isolated and the most embarrassing many houses used as hostel. Our leaders please come here...

June 25, 2012 at 2:10 PMnamemee

I think if YB Ng Wie Aik is our ADUN, i confident foreign worker hostels issue would not arise here. i dont know.......

June 29, 2012 at 3:00 PMnamemee

New Record..I found DST Juru Heights(non bumi)selling price only at RM240K. Why so cheap?? However, I am not surprised when I see the position of the house is surrounded by a foreign worker hostels. Environment there is very ugly, dirty, noisy and uncomfortable to live in because of the foreign worker hostels. I wish good luck....

June 29, 2012 at 3:58 PM-thethinker-

wow ! the cheapest in town

anyway , have any of you lodge report to IMI malaysia . I have done that in my taman and few mths later , they carried operasi 6P and found out some of illegal alien . Well , the prob still exist , but at least we do something .

anyway , I am now declare :
MPSP darul Pendatang HALAL dan HARAM

July 2, 2012 at 1:13 PMnamemee

some people sell DST RM280k, RM300k, RM350k (non renovation) but hard to sell. now we see whether this RM240K unit able to sell or not. Why the Juru Heights DST subsale so cheap? Only RM240K!!! if RM240K also hard to sell, this Taman really 'Rubbish Heights'

Thethinker...Last year Sony had made the complaint to MPSP for illegal hawkers in front of their factory. They 'bersih' all that illegal hawker but at same time they throw rubbish in Juru Heights.

July 3, 2012 at 12:09 AMHendy

Namemee - Why hard to sell??
One of the reason - Refer to all the comments that you've posted here.

Think twice before you post your comment, although you are right under some circumstances

Sometime, we must think +ve. A director will never employ a -ve thinker to be his manager.

Hope that you get my words.

July 3, 2012 at 12:27 PMnamemee

Hendy - tq for ur opinion.yes I agree with u and maybe comment here also one of the reason why hard to sell. But what can we do? This is not a new issue. Adun cant do anything, MPSP cant do anything, resident cant do anything. If someone have input or alternative to solve this problem, ok i can think +ve. We only focus on foreigners issue.

July 9, 2012 at 8:37 AMnamemee

Yesterday my Malay friend came to my house. My friend lives in Taman Sungai Dua, double storey terrace under Perda Development (goverment project). Before he bought that Perda house i was 'fire' that goverment or bumiputra project usually very poor quality of construction (sorry to say lahh). So dont waste ur money to buy non quality project...yesterday he 'fire' me back "although i buy a house with low quality, low material, low value, low class project from not good developer at least i get good quality living, housing environment and residential neighbourhood as one community. No foreign worker hostel and no foreigners pasar malam. Is this housing estate or placement for foreigners!" so embarrassing

July 10, 2012 at 7:54 AMLifeNotWorthLiving

Looks like the forum has turned into foreigner bashing forum. Anyone else interest about solving problem and talk about property?

July 13, 2012 at 9:58 AMnamemee

I think there are several factors that cause the problems of foreigners in Juru Heights :

1. Isolated
Juru Heights area too deep and isolated suitable for placement of foreigners. That's why Sony Industrial dare to put their foreign workers in large numbers here. Some people say foreigners issue here coz located at industrial areas.I not quite agree coz Bayu Mutiara also close to industrial areas, Taman Cendana, Taman Cendana Permai, Juru Villa also same area with JH but there is no foreigners issue. I think Sony Industrial have taken advantage from the isolated location of JH. The way to overcome this problem is to realize the proposed road to Batu Kawan or Penang Science Park.

2. Branded project
I do not think the project from SP Setia, Mah Sing Group, IJM, Hunza even from DNP and Airmas will be a problem like this. I'm sure if the problem of change of use to the foreign workers' hostels happen in their project, these issues will be addressed as soon as possible to protect their branded name from foul.

3. Local authorities - MPSP (Makan Pagi Sampai Petang)
Local authorities should play a role in maintaining harmony in residential areas. How can housing be allowed to convert to hostel without control. I agree every home which has been changed to use the hostel required to submit a planning application or building permit approval. This requirement was implemented by some local authorities in Selangor to protect residential areas. When too many houses converted to hostel, housing value also will drop to hostel value. So far the lowest price Juru Heights double storey terrace house only at RM240K. RM240k is price for hostel building but MPSP give assessment bill to us based on housing not for hostel. Here MPSP dont want take responsibility to control housing area that they already approve before as housing scheme and they also give approval for this taman name "JURU HEIGHTS".

July 13, 2012 at 10:17 AM-thethinker-

i am waiting for a meeting with MPSP , Adun , MP , RT of my taman ... if it is ON , should you all join me as well on the meeting .. since it going to be same issue : Foreigner hostel , fxxking Pasar Malam HARAM

July 13, 2012 at 10:19 AM-thethinker-

Namewee , another factor is : Agent !

In my taman , the agent for foreigner is also the developer's insider . So , u know what is going on .. that fella makan 2 tempat at once . So, be careful when you buy any property under Aroma , as the boss nephew is agent dua kepala

July 16, 2012 at 7:26 AMnamemee

That not agent but a traitor

July 18, 2012 at 9:38 AM-thethinker-

Thethinker...how about ur meeting? Any positive thing?

July 22, 2012 at 7:27 PM-thethinker-

some main point i can remember :
1. Pasar malam harian HARAM - tindakan penguatkuasaan susulan yg lebih kerap. Persatuan penduduk tidak akan menimbang utk membuat permohonon mengadakan pasar mlm.

2. Rumah kediaman menjadi asrama pekerja . Buat masa ini tiada undang undang jelas yg menghalang/menghalal kan penggunaan rumah menjadi asrama. MPSP akan mengubal panduan . Bila , tak tau lagi .

** i think we can file a summon to MPSP as there is act thtat actually mention can change the usage. Anyone wan to take the lead ?

July 22, 2012 at 7:30 PM-thethinker-

cant change the usage.. sorry typo

July 23, 2012 at 8:04 AMnamemee

thanks for your help...an unfortunate episode for the people of Juru Heights double storey terrace. We are mistaken to buy this Juru Heights project. When we feel the environment at Juru Heights is not suitable since been occupied by foreign workers especially from Sony Industrial Prai, some residents have tried to sell their house but there is no price for this area has become a foreign worker hostels. We buy with the price at RM250K but had to sell with low price and probably at the same price. The problem is even sold at a cheap price people do not want to buy. This is most unfortunate project I have ever bought.

July 27, 2012 at 1:25 PM-thethinker-

PL
The proposed road connection to Bukit Minyak now at "DING DONG DING DONG" stage.

Forget about proposed bridge to Batu Kawan coz that under Federal and I believe that Federal does not wish to continue coz of political differences.

Now we just hope proposed road connection to Penang Science Park. Adun kawasan Bukit Minyak should answer the question "when will they built the road linking to bukit minyak?" What i know until now still at "DING DONG DING DONG" stage. Although the distance between the Penang Science Park to Juru Heights less than 500m but there is no implementation.

Why Sony Perai choose Juru Heights as their foreign workers' hostels???

August 1, 2012 at 1:19 PMUnknown

Sony is suffering -USD5.55 loss per share, or USD5bil net loss ended Mar2012:

http://www.bloomberg.com/article/2012-05-10/aFPA3iKfTgcs.html

Not sure how long Sony Perai will survive. God bless(especially their top management).

August 2, 2012 at 8:14 AMnamemee

Sony has damaged the Juru Heights, created problems for residents Juru Heights, bring down the market price and etc consequences of their actions put many foreign workers here. I believe Juru Heights residents who are not satisfied with Sony Perai to change of use some house to their foreign workers' hostels praying Sony will bankrupt and then will take their foreign workers away from Juru Heights.

August 7, 2012 at 3:45 PMJacquie

Think back!!!!!!!!! your ancestors were once "foreign workers" in this country, so give these people a chance so their future will be as bright as yours

August 8, 2012 at 11:40 AMnamemee

Juruian -Dont treat a traitor. They only "cakap tidak sama bikin". Say give these people a chance but when these foreigners perform ritual slaughter infront of the shop like last year, i believe this people will be the first person who make lodge report.

August 16, 2012 at 9:08 AMnamemee

Ok I can accept that words. But the different is more or less.If there are too many and change to foreign settlements, i think it is too disgusting. Before this Taman Pelangi known as the best place for foreign workers at mainland. Now Juru Heights has take over the best place for foreign worker from Taman Pelangi. Taman Pelangi now in second place.

August 18, 2012 at 2:09 PMnamemee

SELAMAT HARI RAYA to all foreigners at Juru Heights especially from bangladesh and indonesia? Hope u all happy and comfortable live at Juru Heights. Juru Heights is planned for foreign workers hostels even some local people cant buy a house here. Word "HEIGHT" is to show exclusive and only one in Malaysia "HEIGHT" area us as foreign workers hostels. I not sure this year have any ceremonial sacrifice a cow in front Juru Heights shoplot like last year, however we wish Selamat Hari Raya.....

August 27, 2012 at 11:49 AMnamemee

JURU HEIGHTS CONCEPT SIMILAR WITH JESSELTON HEIGHTS????Sorry that was the most funny word in properties sector. Is Jesselton Heights has foreign worker hostels inside? Is Jesselton heights has chicken farm surrounding? NO! Juru Heights not qualify and too far to compare with Jesselton Heights even to compare with mainland residential area like BM Utama, BM Permai, Taman Merbau Indah, Taman Seri Murni, Taman Bertam Perdana, Taman Telok Air Tawar Indah and etc also not qualify.

August 27, 2012 at 1:19 PMnamemee

We look back Juru Heights main issues:
1. Foreigners - part of Juru Heights units especially dst units change to foreign workers hostel.
2. Chicken farm - Chicken farm still there surrounding of Juru Heights site.
3. 40 feet main road - main access(Jalan Perusahaan) to Juru Heights still too narrow.
4. Isolated area - located at end of the road. Until now no way out. In and out only use 1 narrow road (Jalan Perusahaan)

If Juru Heights owners know SONY Perai will use a part of Juru Height units as their foreign worker hostels, I believe 80% owner especially from DST who want to live here will not buy. If now there are people who buy to live here, I think it might be stupid. The worst thing when I said I lived in Juru Heights, the first word people will ask back is “I heard that area many foreigners”.That word can make u feel stupid for a while!

August 27, 2012 at 3:42 PM-thethinker-

juru height = 柔府外劳村

August 27, 2012 at 5:03 PMnamemee

The problem is SONY Perai has RAPE our social harmony. Juru Heights is a new housing area, why they choose Juru Heights as their foreign worker hostel? Why they did not choose the old housing area? we live in peace within 6 month only then SONY Perai use part of the houses here as a foreign worker hostel. They choose Juru Heights coz to provide comfort to their foreign employees but they dont care any problems to local residents. Maybe i can accept foreign worker hostel here if Juru Heights age is more than 8 years. For me SONY Perai action like 'rape newborn child'. So rude and hope you go bankrupt as soon as possible.

August 27, 2012 at 7:21 PMFrankie

Juru Height has become the 'workers' camp' mainly to be blamed were those who see money as big as bullock cart wheel and wished to become the cheap agent for Sony! The rent up the houses from those 'money faced' owners who invested in the properties for purpose of rent-seeking at higher prices of rentals!...They are the ones who sell cheap Juru Height as an area for the hostels of the foreign workers from Sony! They are equally condemnable to be a running dog for the most depraved Japs enterprise!...I will begin to boycott whatever with Sony brand to prove my hatreds on these unscrupulous and lack of social responsibility 'MNC" only the cheap politician will welcome them like their fathers!

August 27, 2012 at 7:53 PM-thethinker-

in my taman , not only sony , but flextronic , jcy have been sending their worker here... damn to those who rent to the factory

August 28, 2012 at 12:09 AMfrogprince

If there is a management taking care of the Taman, can get them to help to negotiate. Have seen its success in one of the newer housing development in Penang Island...in limiting a unit's number of occupant. This will increase the cost thus drive the company in renting other place.

August 28, 2012 at 8:24 AMnamemee

The problem is we not like Singapore people. In Singapore, housing residents always preserve the harmony of their area. They will protest if their home area occupied by foreigners even 1 unit.
Everyone know Singapore people they are not friendly to foreigners.

In our case, we may not be able to follow the Singaporean attitude, but does not mean we should let our housing area turned to foreign villages. Yes there is foreigners anywhere, at Taman Sg Dua, Alma, Seberang Jaya, Bayu Mutiara, Bertam, BM, Machang Bubok area also have foreigners but not too bad as Juru Heights!!

i have tried , even thru MPSP , but bloody hell... they cant put a very strict law to disallow foreigner from using our taman as hostel , as it will chase FDI away ...
pls blame those who rent their house to alien , the best is , we collect money , make some altar , curse them on 15 chinese ghost month

Juruian, Namemee, Frankie, Thethinker, frogprince etc dont talk so much lah. Here email one of Japan big boss from Sony Free Trade Zone, Perai Ryuzo.Tamayama@ap.sony.com. Try negotiate with him gently. I have no interest here.

I appreciate the building owners who do not rent their home to foreign workers. I wish a Happy Independence Day coz you have a high national spirit and may god bless you.

To those who rent their home to foreigners and let Juru Heights be a foreigners village, hope this Independence Day will open your hearts to be more citizen. Just can get more rental payments, why we are willing to sacrifice our dignity

September 3, 2012 at 2:11 PMnamemee

I already sent email to Sony japaness even before this long ago i heard somebody already sent an email to them. Does not matter and we try again. This my email :

Peace upon on you,

I from Juru Heights resident of double storey terrace just want to express our feelings regarding Sony foreign worker hostel here. Since this area open, Juru Heights resident just enjoy as residential life only 6 month before your company take some house here use as foreign worker hostel. Now our neighborhoods totally change from residential area to hostel area and our harmony living also gone. We don’t know how long your company will put foreign workers here either for 5 years, 10 years or forever. Majority house used as a foreign worker hostel here is from Sony Perai.

Yes there is no guideline or law state that foreign workers can not be placed here but in harmonious social impact we are suffering. The impact of foreign workers hostel here is our home values fall and hard to sell, discomfort because hostel activities different with residential activities (noise, cleanness, crowded) and waste of money/loan for those who live here.

What we can do is appeal to your company to look for other areas to place your foreign workers. I think 4 years they're here is enough. Give us a chance to enjoy a quality of life here because Juru Heights is a new area. They comfort, we suffer.

Only hope. Thank You.

Sorry to say, Juru height no gated and gated are like hell and heaven. The gap is big.

September 10, 2012 at 8:32 AMnamemee

Yes Juru Heights non gated and gates are different in terms of residential living . Inside gated more quiet, harmonious and comfortable. Non gated like dump site and foreigners squatting. But the impact of the issue and disadvantages felt by all. Foreign worker hostel issue at non gated double storey terrace also affect the entire of Juru Heights. Juru Heights gated looks like besieged by foreigners. Every night and holiday can see these foreigners gathered at the entrance of gated and non gated.

September 10, 2012 at 8:36 AM-thethinker-

any reply from the japanese ?

September 10, 2012 at 12:24 PMMichael

I think 2 storey committee should take more aggressive step. From what I see even jh flat are in better condition compare to 2 storey. Eg proper maintain grass field and better living condition. And I think the main enemy of 2 storey terrace is the investor who rent their house for foreigner.

September 10, 2012 at 12:24 PMnamemee

'macam biasa' no feedback. Eligible persons to negotiate with Sony is our ADUN.ADUN should meet and discuss to find a solution coz we vote him as the representative of the people. If no settlement decision will back to voters. Yes there is no guidline to prohibit hostel activities but we want the solution in terms of harmony. At least we can get info how long they will stay here. At this time looks like Sony will maintain their foreign workers here in a long time...just remember foreigners cant vote

September 10, 2012 at 2:35 PMnamemee

Yes michael Juru Heights flat condition better than 2 storey. Yes Investor who rent their house for foreigner but unfortunately it was down the market value. Unprofitable investment. How many houses that have been sold after this area used as a hostel? What market prices for 2 storey Juru Heights now? Now you can see too many 2 storey house placed signs "For Sale". Normal unit to be sold at RM260K but until now no buyer. Corner unit at RM300K also no buyer. Very cheap but no buyer coz not suitable to stay here. Also if u see 2 storey house here, there's no nice renovated house compared with houses in Taman Bayu Mutiara, Taman Cendana and Taman Cendana Permai. Are homeowners here dont have a budget to modify?
i think maybe they dont want waste money again or useless if your house is nicely but around foreign workers hostel garbage.

September 11, 2012 at 10:44 AMPenang Fan

I totally agree. Many forgot their roots. Where does your grand grand parents come from? Even Malays come from Sumatra. If your ancestors are Sakai or Sino then you can complain about these foreigner coming to Malaysia to make a living

Let others cari makan too. Like your ancestors did. Live and let live. Lets not need be snopes!

September 11, 2012 at 1:27 PMnamemee

Juruian - do not respond to him, i believe he is from SONY. Sony people everywhere. There some SONY people assigned to defend foreign workers hostels here coz they will use as hostel for a long time. They job is to manage, protect and defend their hostel here

September 12, 2012 at 8:18 AMnamemee

I think Penang Fan bumble about nationality or does not learn history. Malays, Chinese, Indian, Portugese or etc no matter where they come from, they come before 1957. So your grand grand mother or father come here does not matter as merchant, trader, labor, army, doctor, pirate, prostitute, sailor or what ever who live here before merdeka and get citizenship when they agreed to remain here based on conditions agreed by all. From that this country named as MALAYSIA and 'Jalur Gemilang' as Malaysia flag. Please respect your grand grand parents as one who together help this country merdeka and become Malaysia. Don forget we get Malaysian citizen from our grand grand parents. If your grand grand parents not come here before 1957, i dont know which country u are now. Please be more nationality and respect your grand grand parents and dont compare your grand grand parents same like bangla or others foreigners come here after merdeka. If u dont like u can give your ID card to this foreign workers and i sure they will not reject.

Penang only take care of the rich people. People like us they not serve. Can see they take care SONY than us.

4 bus use to pick and drop foreign workers from 1 company totally show bullshit hostel. No wonder too many foreign workers here from SONY. Why Sony not build a hostel building for their own foreign workers. Why use residential areas as their foreign workers hostel. If some people say Juru Heights 'low cost flat' condition better than our condition, so what is the standard of Juru Heights 2 storey terrace?

September 18, 2012 at 5:21 PMsokohaw

Very funny blog, are u guys really Juru Heights residents? So desperate to amplify the bad points in your neighborhood?

September 19, 2012 at 6:28 PMMichael

Agree. As I know jh 2storey got committee right? Juruian and namemee should join and contribute idea to solve issue. But not amplify the issue here. It does not help. As I know Few farm hav been shut down already due to complain from committee in jh. That a good job.

September 21, 2012 at 5:16 PMnamemee

Foreign worker hostel issue basically faced by JH 2 storey. Gated community not faced this hostel issue coz i pretty sure there is no foreign worker hostel inside. So maybe they dont do not feel what we feel.

Previously JH 2 storey committee have made protest about this issue to MPSP, ADUN, Sony Perai, YB Chow, immigration office, newspapers(English, chinese and malay)but all not effective. So maybe JH 2 storey committee fed-up and tired to raise up this issue again. For me when they fed-up so it is up to the respective rights to the object according to its own way. MPSP said no guidelines for preventing this hostel activities and so our ADUN said cant do anything.

So the best thing for those is still not satisfied with unplanned hostel in residential area, they can protest by they own way. What can i say about this foreign worker hostel is "LEGALLY RIGHTS BUT MORALLY WRONG"

September 23, 2012 at 7:30 PMMichael

Sorry to say, I don't think this is the right channel to protest. Better take action such as complaining on the hygiene issue non stop to mpsp, let mpsp saman till they scare. And many more action resident can take. It only base on your creativity.

Ok I agree with Michael. We wait for year 2013 situation. There are some things that will happen in 2013 that :
1. General election (may at 2013)
2. Second Penang Bridge (expected to be completed in September)
3. proposed affordable housing (rumah mampu milik) at Juru Heights. This is a promise from CM. For me affordable housing better than foreign worker hostel.

We wait for this 3 things because it has an impact on JH. If not we ask SONY or any parties involved to buy JH and gazetted as the placement of foreign workers, no more residential use.

As I said before, this is not best developer like Mah Sing, SP Setia, DNP or IJM even TI assume they are the same standard with that developer. These developers concept just buy a piece of land, build, sell and then leave. They not like the DNP to build up many phase to create as one neighborhood community or Oriental Max construct a housing scheme at Sungai Dua and growing to become as one township. For big company they project should have contribute to the development/land around. If only to raise the building on the site development and without have any contribution/planning to the adjacent land, then same as proposed concept by small developers or low budget developers.Have we heard the proposal for Juru Heights 2 or next phase for Juru Heightsto make this areas better and out of isolated? NO.I just heard that the only state government plans to build affordable housing next JH.

I think planning unit at TI should have viability to expand the project to be a good community area with good facilities, not 'build and leave'. If the development site is located in good area, good facilities or etc that may be no problem to adopt 'build and leave' concept.

JURU HEIGHTS DEVELOPMENT - 720 UNITS (BUNGALOW, TERRACE, LOW COST) WITH 27 UNITS SHOPLOT. WHY THIS BIG DEVELOPMENT IN 32 HECTARES OF LAND HAS NO ALTERNATIVE ROAD BUT ONLY USE 1 SINGLE NARROW ROAD?? WHY TAMBUN INDAH AS DEVELOPER NOT TAKE RESPONSIBILITY TO PROVIDE ALTERNATIVE ROAD OR AT LEAST WIDEN THE EXISTING NARROW ROAD TO JURU HEIGHTS??? ARE THIS ROAD REQUIREMENTS FOR JURU HEIGHTS DEVELOPMENT NOT IN THEIR PLAN?? TI PLEASE ANSWER.

developer only sell us dream. To made the dream come true. It really depend on the resident. If the resident are mostly dirty, selfish then the dream will turn into nightmare. And furthur more. Invester will only turn the dream into nightmare. That the point. You can easily learn that by referring to few shopping mall in perai and Penang. I mean few the worst.

October 3, 2012 at 12:21 PMnamemee

email has been sent to Teng Chang Yeow regarding no alternative road, existing road (Jalan Kebun Baru) too narrow and foreign worker hostels. I cannot post the contents here.

Juru Heights is one of famous taman for foreigners issue. Everyone know about Juru Heights issue. you just said "juru heights" people will ask u about foreigners. U cant hide anymore. "Juru Heights" word now so embarrassing to say. i believe Juru Heights issue also leave a bad record for developer Tambun Indah. How Tambun Indah as big developer(i think) and and as a member of REHDA can make project like this, no facilities, no connection and at last be foreigners nest?? if compare to goverment project like PERDA project or bumiputera project like Bertam Properties or UDALAND i think their projects much better than Juru Heights. Very embarrassing to build a housing and then leave like rubbish. I think this is a good example for bad project.

October 23, 2012 at 11:41 AMnamemee

Juruian - Too many problem for new Taman. Hope can be a lesson to all developer no matter big or small developers, branded or not branded developers, goverment or non goverment project dont 'cincai' build a project.

Also owner like us who buy for own stay should take a lesson before purchasing a project. dont be influenced by the name, nice name not necessarily become good. In business, everyone can say they are a great developer.

I check with JKR about the road. I only get some info that proposed bridge to Batu Kawan, road connected to Penang Science Park and road paving is under Federal. When state and federal are not the same, our road condition will remain. Its same as development in Batu Kawan, very slow development impact even second bridge will open soon. So dont ask state, MPSP or ADUN about this road issue. If the state has a budget, i believe budget will be used for development on the Island first coz strong voter come from there. So it is up to the people to determine the future.

October 28, 2012 at 6:32 PMnamemee

i heard Tambun Indah will help state to build Rumah Mampu Milik (phase 2) beside Juru Heights

This morning some of my officemate ask me about the complaint from Taman Seri Juru residents in TV3 under Aduan Rakyat yesterday. My officemate thought that taman are my Taman. I said that not my Taman even same part of Juru. I not watch that TV3 prime news but i visit tV3 website to find out the issues. The issues raised by the Taman Seri Juru community are about the location of existing factory too close to resident house and waste toxic smoke into the air and no buffer zone between factory and home.

What I want to share here is the enthusiasm and courage shown by the Taman Seri Juru community. They said has many times they made complaint to the MPSP and ADUN but no action taken. So they move to another step complaint to media. Congratulation coz Taman Seri Juru community dare to take next step to raised up they issues. Successful or not at least they have tried. I just thinking why JH community not take the same action to raised our road and foreign worker hostel issues to electronic media. We have 3 resident community that gated, 2 storey and flat but nobody move further.

Some people ask me why u not do research first before purchase - make a site visit, take a look around the site, types of developer and etc.

For the information before I bought the house in Juru Heights I have done the site visit several times.
1. I know there side of the site there is a chicken farm but i can accept that farm.
2. I know the main road end at the Juru Height but based on the brochure there is 100 feet of road widening proposal directly to Batu Kawan but until now no news about that proposed.
3. I really did not expect some of Juru Heghts house will change of use as a hostel for foreign workers in a relatively large scale. Majority homes taken by Sony for placement of their foreign workers. Yes wherever there are foreigners living but for this new Taman I just think only a few homes that will be occupied by foreigners not to be a hostel scheme as now
4.I really know about our developer. they are not small developer. If i bought project like Taman Seri Juru or Taman Ampang Jajar (also look like bad conditions) maybe i have to accept the fact that people say check the developer before buy. Or if i buy project build by Rumah Rakyat or K.K Ooi Sdn. Bhd or Ali Bin Ahmad Sdn. Bhd. Or Ayam brand developer maybe i can accept our conditions. That why I was quite surprised when this taman become so bad.

any complaints about the nuisance of Sony foreign workers hostel activities at 'Juru Foreigner Heights', can directly send email to this - wonghonwai@penang.gov.my, ydp@mpsp.gov.my, aduan@mpsp.gov.my and cc to KimFat.Chong@ap.sony.com

KimFat.Chong is General Manager of Sony Perai. Any complaints should direct to head.

How about JH conditions right now?

December 2, 2012 at 6:05 PMresident

Anyone know Wat Is the market value for 3 storey house now?

December 4, 2012 at 10:18 AMnamemee

sub sales value won’t be good and hard to find buyer. Pig farm, chicken farm, no facilities, main road too narrow and no connection road and now added another problem foreign workers hostels. this is the reason why the house price is cheaper compare to BM UTama, Bayu Mutiara and etc. all these issues makes Juru Heights sometimes not qualified to known as residential area becoz not being able to provide quality living. Live here same like u lived in hostel. Even to open the door is not the good action becoz very noisy, bad view from foreigners house, foreigners hang around in this Taman even infront of ur house they can sit. Also only 1 minute u open the door, above than 10 flies will come in to ur house. How to live? Live with door closed 24 hours? Value for hostels and only 'laku' for hostel usage?

The comments are so terrible and pathetic. I think if you want to know the real situation, pay a visit. Here, ppl are hiding their face/identity and maybe with a motive. Who know?

December 4, 2012 at 1:40 PMUnknown

Michael, I do agree with you.

This forum is occupied by 2 to 3 ppl who claimed to be Juru Heights resident, but hiding their identity, probably with motives.

If you want to know more about Juru Heights, do either:
i) pay a visit
ii) join facebook group

http://www.facebook.com/home.php?sk=group_114616565276165

There are the real people and resident in the group.

December 8, 2012 at 9:26 AMnamemee

Michael - are u from JH gated or non gated? If u from gated, no wonder u feel not terrible. if u from non gated 2 storey terrace and when u feel hard to open ur main door coz of flies attack and nuisance from some foreign worker hostels around ur home for me its totally terrible. Even some 2 storey owner also not feel terrible just becoz their house not adjacent to any foreign hostels. This people only think about their house and lane but not for others house and lane. Be pity for those who stay at lorong 8 and lorong 3 coz too many foreign hostel and very nuisance. Either u from gated or non gated totally u are from JURU HEIGHTS. People talk about juru heights, not talk about half juru heights.

Juruian - i agree with u, our motives only 1 that want Juru Heights be a good place to live. We are not to be HERO here. For what to be hero when our friends even my officeboy laugh at my face! Waste our time to be hero here. Waste my time to comment here if i not the one of JH owner. There is no different u whine in facebook or here coz the channel is same, only the different is close or open comments.

Hi Weal Buffet, I think u were right.
I did not see how both of them help on improving living quality here, but continues attack on JH. and according to u both of them are not identify. Which mean:
1 They can be a farmer pretend as resident who seek for revenge, as we are the main source complaining them.
2 They can be a speculator who seek for revenge because they have been boikot by resident.
No wonder I notice one of them constantly post negative thingy about JH. Coz normal comment should be stand in middle to judge. it too obvious.
