i went to their office today, c the showhouse, the 1100ft is damn nice~!!! (^^) somemore the gymnasium is nice, they buid the gym room on top of the swimming pool and the sky garden also very good, but the price is a bit high lo....still consider wanna buy o not...

I am interested in Ocean View but I would like to get your honest feedback since you guys are either Sea View / Park View residents or have purchased a unit in Ocean View.

1. How is the environment there? Based on Wikimapia, I noticed that Harbour Place is quite near to the ferry terminal & I have concern on the air pollution (smoke & smell) emitted by the buses there.

2. I was being informed that the maintenance fees for Ocean View is around RM150 - RM200. Isn't it a little expensive considering the fact that this is situated on the mainland? The current condominium I'm staying in charges around RM150 per month, which is pretty normal since it is located on the island. I was under the impression that things on the mainland should be of lower price since there is plenty of land & space available for development.

I currently hold 2 units in Harbour place.One in Seaview and another in ocean view.Bottom line,it is worthing.My seaview unit is being rented more my than my bank's monthly morgage(empty unit)..what else to asked??

Another point is,in the northen region,we are missing a HUB.This is were Butterworth kicks in.There are plans to make Bwort in to a hub.Therefore you can expect LRT,better roads and new mall around the area pretty soon.This is purely my personal view.We are talking about 10 years time.Besides,all proffesional groups that work in Kulim resides in Harbour place due to the convenience.About the environment,the area is developing,it will take some time before settling down,especially with the "kampung" side of it.It will be gone once other developement takes place.BTW,No bus emission will hit you at the condo even at ground fllor.

Mainteneance fees is on the high side.I agree

1. 938sqf is RM214,000 while 1100sqf is RM244,000.
2. Maintenance fees is RM165 for 938sqf and RM195 for 1100sqf.

So far, only the pool side units are available for purchase. The pool side units are either facing Penang island or the Penang Bridge. If we are to exclude these unavailable units (non-pool side), there were around 40 units that are still available for purchase, though most of the good units were already taken. :(

Only 1 car park per unit. They have yet to finalize the price for an extra car park, but it is going to be around RM15K - RM20K. :(

Eh? I thought you had gone to the showroom on 11-AUG-09? Anyway, the price I mentioned starts from the bottom.

The units that were open during my last visit last week are 1, 2, 3, 9, 10, 11, 12, 13 and 14.

Units 1, 2, 3 and 9 are of 1100sqf. The rest (10, 11, 13, 13 and 14) are of 938sqf.

Units 9, 10, 11, 12, 13 and 14 face Penang island while units 1, 2 and 3 face the Penang Bridge.

I have their booklet which has more information in it but my scanner is not with me. :( Else, I would have scanned each and every page for you guys.

By the way, I passed by their office today and saw that they were holding a big event with drummers. If I am not mistaken, their last event was the Durian Runtuh Party. PJD is pretty 'eventful' eh?

I am sorry for not informing you of this news earlier. For your information, currently they are having the 8+2 promotion. This means that you will only be required to pay 2% as downpayment and PJD will give you 8% of rebate. The promotion will end somewhere around the Lantern Festival (I am not sure of the exact date) and after that, they will revert back to the old C.H.I.C + Easy program (5+5). It sucks to be rushed but well, that is your only option I guess.

According to this promotional Youtube clip by MyFM's Jack Lim, the lowest price was RM188,000 in June. :( I really like Ocean View, but the price & maintenance fees give me no choice but to look for somewhere else.

Did anyone went to the roadshow in Sunway Carnival last weekend? PJD has came out with a new Maybank-collaborated-package of 5% downpayment + 95% loan + free 12 months of installment.

My hope of them coming out with better package after the 2% downpayment + 8% waived + 90% loan package went up in smoke. :(

Hi,
I went there (Sunway Carnival) on the Nov. 6. The price now is from 230k till the highest roughly 320k plus. I wonder a person who can afford it would buy because for the same price, one can get a double-storey terrace or even double storey semi-d. I asked around a few friend (local), they are all giving me same view that they will rather go for landed prop. You ((e+ho)ng ) are right about the Maybank package (perhaps one should further find out whether the package does impose a lock-in period of few years). I asked the staff there about the sold out rate, it was 40% then. Location seems good, but there are plenty of spaces around for development too (it may affect the current view of some units). My kampong (Kampong Serani) was there 20 yrs ago just located beside the Assumption School but all flatten. So regret never take photo when I was staying there, so miss it now. I personally feel that such high-density middle upper-class condo. lifestyle is till too early for a place like B'worth. Hope can hear more views from those local people.

I check out Pinang Laguna project site, there's still nothing movement yet some more close to the double track railway and prai industry area, I just scare that later with be the next project like Prai Inai condo, a lot of dust and air pollution from industry park. Water park project close to railway double track and industry area, if you can accept then is a good project to stay or invest, somemore price cheaper, low maintenance fee and share with 1 water park facilities, just to remind you that don't forget to check with their people regarding the water park because they told to public the water park is share by 9XX units. i will say every project has the bad site of it... ocean view also has it's bad.. with the heavy traffic during weekdays and saturday morning till afternoon... n lot of truckers around.. also, contenna... geographically, oceanview is also near to factories area... not much difference from waterpark..

the bad of water park is that they like to comment on other's project and keep saying how good they are... their site is not ready yet... and of course it is located near to the cables lo...

hi yoong.. thanks for your highly-evaluation on me. i hope i can work with a developer too. gosh! if you got the details from the sales person in water park then u better be aware. my friend is one of the victim. being told that the show unit will be ready by mid of nov or dec last year but until now there's no progress at all.

i have spotted a new project in BM. not knowm by many and started their soft launch later than water park but they have started the construction, the piling is in progress.

As long as I know, Sunway Lagoon is a open water park and whoever pay for the entrance fees can go to the park. So, that is so called open water park. It is not a private water park.

But, can u confirm that Pinang Laguna Water Park is not going to open for others? As my friend told me, the managemnet of the water park will be under the developer. And, can u confirm that the developer would not make it a open park?

hi! I am back! Please check before you book specially from PJD. They have some internal politic problem that always victimize us the buyer. I would advice you to check with the people or residence in Parkview and Seaview before you buy. I have sold my Parkview with loses! The maintenance fee is the highest in mainland and also all penang except the super condo. The best evaluation is from the residence and do check out the work that the management have done. RUBBISH! and not professional! try walking around the facilities and carpark and u will judge better. Do not worry about the security ....i have sold my unit and surrender my keys for months but i can still drive in. Park my car and go for a swim every week!

Please do not be tempted by the sales tactics. PJD likes to use all those development around to promote purchasers to buy their units. Initially I was also impressed by the plans ... smart schools, colleges, hotel, malls etc. Come to think about it, i have stayed for 3 years there AFTER OC but I do not see any work from PJD to build such infrastructure except building Seaview and now ...Oceanview! To leak more truth, the plans and promises has been changed for alot of times. There is also plans to build low cost flat beside Parkview/ behind Seaview. From the way I see it, PJD is interested to sell and make money after they sell thru the management office. If there is plans to have all infrastructure established, we should seen from our eyes now that there is a school there as the plan is now 7-8 years old!

Just like what I have told you earlier, talk to the people in Parkview and Seaview.

alley, when u can drive in you will get access to level 6 where swimming pool is there. If you are entering using the lift just wait for people to open as all entrance to carpark uses switches. Don't worry about the camera nobody looks at it

the unit open to sell now is town facing.. n of course the price is different with sea (penang island) facing la... the same as your pinang laguna...

but, as you said before.. oceanview has some bad smell from the malay stall.. then how about pinang laguna? would it affected by bad smell from Kao or factory area? it used to have bad smell at seberang jaya swimming pool.. the bad smell coming from penang bridge or factory area wor.

the developer used a lot of tricks to attract buyer, some important one are not fullfil, a lot of over commit and after that they will change their sales team e.g. Park View. Please makesure you ask them to put black and white for everythings they committed. A good project no need to do so many "activities". Ask the developer, it's the properly coming with "0" sinking fund? Are they going to use the sinking fund to pay for management office set up? Will the sinking fund started with "negative RM180k"?? the material they use is normal cheap material, park view condo price cannot go up. There are a lot more hidden things need to be very careful before buying the condo.

And also, look at sea view, those units that facing Ocean view, the developer told the buyers that nothing going to block their VIEW. See what is happening now? I heard some buyers not happy with it now.

As for Ocean view, last time remember the developer got intended to build a about 20 stories low cost FLAT at that side. It will be at around the ocean view site, but nearer to jalan assumption. Please check PARCEL 11 at the master plan and ask them give black and white what they going to build there. They may tell you, not sure yet.

Hi All, what Joyce's feedback is right.

Parkview maintenance = 0.16/sqft, sinking fund started with -RM250K (RM180K is used up to furnished the management office). Some more, initiall say got intercom, but only gave 3 wires and glass door with card access (PJD use residence fund to build, costed RM70K). The car park suppose allocated, but the PJD people changed to "voting" but without tell all buyers to vote. SUSPECTED some "corruption" might happen between the PJD management and buyer.

Sea view maintenance = 0.15/sqft. PJD promised some buyers that facing south that nothing going to block their view, but now, Ocean view is there. Who know when you bought ocean view, they soon build a low cost flat near by?

The account is not transparent to residents. However, you can officially request from the management office and they Must show the audited account to you.

Under new regulation, residents has 6 votes and developer has 1 vote. We got right not to pay them the RM250K as it was illegally spent by the developer without seeking residents or pro-term committee permission. However, the Park View existing President who had dinners with PJD managers for a few times and even travelling to KL with them for whatever reason that i am not sure. I think he is not going to fight for the residents, and he trying to work out something that he called "win-win" situation by paying i think more than half of RM250K to PJD. I think the residents SHOULDN'T pay a single cent. The agreement between the committee was suppose to call a EGM and let all the residents to decide whether to pay back or not, however he seems don't agree and some committees doesn't really care much. He want to do this without awareness of the residents. There is only reason i can think off why he don't want to let residents know and decide...........

I have heard from my colleague who is a Park View owner... during the AGM last year (if not mistaken)... not more than 20 residents show up. And those who never show up belong to 3 categories:

1) Never bother
2) Busy
3) Never pay maintenance

So, there are many "virtual" table thumping and foot stomping here in this website, but I believe your voice will be heard and your stand made known IF you actually turn up during the AGM.

I don't want to mention what i did so far or what are the efforts i have paid and I don't want to simply make any accusation here.

You just ask your "colleague" to clarify if what i mentioned about the "misuse" of RM250 from the developer WITHOUT seeking APPROVAL from residents/pro-term committee is true or not. As far as i remember, there is never account statement being published through the resident notice board as what most of other apartments did.

Maybe you give me your colleague's contact and i can contact him/her directly.

People will judge if this is true or not.

Did the RM250K issue brought out during last year AGM? I remember it was not. I got to know after the AGM.

I knoew from other channel as the issue did not make it public for all residents to know. Not sure if the committee try to hide or what. If your "colleague" want to clarify, a good chance to do so now, i suggest your "colleague" just post the account statement in the notice board and call a EGM and let residents vote whether we should pay the developer or not.

Looking at how difficult they tried to sell their Sea View and now Ocean View residents. You'll know how "good" the developer is. I doubt they will complete everything on 2017.

Government should apply a stricter Housing act and strong enforcement to protect house buyers. Until today, we are still seeing various type of misleading marketing strategies that were applied by developers to lure potential buyers. Existing housing act doesn't seems able to effectively stop developers from giving empty promises.

The more reputable developer will be more professional in advertising their products as compared to other.

At the end of the day, it's up to us, a house buyer to judge which property will suit the best of our need. It's up to us to judge what information we should and shouldn't believe. We must keep in our mind that most developers just want to get their deal done and sign of S&P as soon as possible. After that, everything will be too late. Talking to as many as possible existing buyers is always one of the best thing to do before buying a house.

From what i understand, you must be VERY VERY CAREFUL if you want to buy PJD properties.

I must say that not must be VERY CAREFUL but AVOID PJD projects. I bought a place here 5 years ago and stayed for 2 years plus and sold WITH LOSES!

During my stay here....alot of story and mismanagement observed. To tell the truth, PJD is into profit. Go and have a look at Parkview now. A run down place awaits to be downgraded to a low cost flat. I have lost more than 10K (without lawyer fee), I take it as a lesson not to buy from PJD anymore. I find it a waste as the area got potential but developed by such a developer.

Recommended you think twice or more before buying. There are a lot of developers in Butterowrth area. The prices of Harbour Place condos are definitly at high side. Worst thing, the developer is from KL and after completed their projects, they may just run back and don't care about what reputation, customer loyalty in Butterworth. You can started notice what they did to Park View buyer when launch Sea View, and now, same destiny on Sea View owner when they launch Ocean view. The housing price can't go up because PJD always give better offer in their new projects because the existing projects are definitely overpriced.

I bet, PJD will do few more "launching/fnctions" before they sold "ALL" their ocean view. They allocated a lot of funds for marketing, and buyer have to pay the expensive price with low cost house quality material. I guess at least 5 or more until they declared the house are sold.

look at park view, after 5 years, no money to get proffesional to repaint the condominum, ended up, do all unproffesional jobs. Where those money go? with the highest maintenance fee rate in butterworth, where are the money?

The problems on park view started to surface out. The developer will do whatever way to cover it up until they got all their properties sold.
