Is there any reason why the price seems to be plunging?
I'm an interested buyer for good unit. I want the current lowest price.
Well I can't imagine how the price got to 250k from 160k within 2years. How does the agent speculate? I was told they work in a group and advertised under different names and prices. Then it get interesting you call the lowest price, you will be told no more available in the fashionable manner - oouch (How can it be the ads was only yesterday). When you call the highest price, you will be surprise .... he or she happen to be around the property and will be happy to negotiate if you can go at that time. Moral is as a buyer you must not fall victims to this scam. Bet the balloons is on needles tip of penangites demand for justice in their own land.

The reason property agent put price low low is because they want to catch the buyer contact. That's all, nothing about scam. And 160k to 250k is true base on the market demand and supply. You mean bank also get conned when there is 250k transaction? Speculation does not come from agent, but from the market...If you still 160k to 250k is impossible, then you are the one out there who keep hunting house in Wonderland...

I agree when you said agent put low price to get buyer contact. However many buyers are unaware and I believe yourself included as these agents are not publishing the low price below market value in actual fact their low price is the market value and the implication is that when they said is no more available is to con you to believe of such high demand. Now you learn how they create demand, Penang is oversupply by apartment as publish in local newspaper. I recommend buyer to check few publishing before conclude about demand. I myself found plenty if not tons of apartment for sale through out Penang island not to mention mainland( forget about wonderland). The bank part on evaluation of market value, we all know how it is done. Look, you still have to pay your loan when your property price drop to a point where your mortgage value is higher than the value of your property. This is where auction come in. Me discuss this here is to make as many people aware of the current situation. It even get to the national level between political parties. I do not want to elaborate further just a sense of point - higher sale value equal higher commission. By the way Derick, thank you for showing me a new angle on speculation....

First, mortage is higher the property price is not because the drop in property price, but it is due to the daily interest charged. Most auction in Penang happen because of owner can't pay their monthly installment continuously for 3 month. That's why you see a lot of auction comes from MBSB where they give away 100% loan to the bumi.
Secondly, property agent do not have the final said on how much they want to sell a property just to get higher commission. All prices are fix by owner base one market value and demand.
To create demand? Try to call some hot property in mudah, most of the advertised property are duplicate,means same unit, market by many agents.
I hope that you really into property investment before you make such comment.

First of all I must thank you for letting everyone know of MBSB giving full loan to bumi and contribute to keep auction market active( MBSB - good job, cause many unaware property agent speculate on price will bring nonbumi inline). However I am sure from the Mudah.com site there were countless of duplicate property with different price tag.Even so minus the duplicate still tons for sale - don't bother about for rent unit easily three fold. So, to say that price fix by owner is definitely untrue. I also believe owner want to sell the highest price possible lead to some agent resorting to speculate further...this has various impact to property market. Thank god, most of my friends believe that low and medium cost are for those family with lower income to reach. They understood the property investment guideline and believe in long term career. I agree they toss the rich people like a coin but they don't make lower and medium income family homeless. The sign is some state like KL property being showcase in other state including Penang. Like wise property in Penang being showcase in other state. Fools can tell the smell of fish, this is the end of peak or final leap in property price. Those investor who are silently and desperate to selling them off is only making the down peak or "balloon" bursting more obvious. The coming general election might be the just excuse from speculator for giving false hope to buyer. Well Derick, in S'pore what happen to SIT when HDB was introduced - agent must be educated and act within the rules and guidelines.
