I already booked one unit there. The maintenance a bit high, estimated 0.13 cents/ sqft. + 10% sinking fund. My original unit shrank by 12 sqft but price increase by 1k. : ( when I ask them why like that. They say now one floor reduce to 8 units from 10 unit now from the 12th floor onwards.

Wah, additional car park 15K ah. Why so expensive one. 2 months ago I ask them it was 12K. Price increase by 20%++.

Anyway, I got booked my unit a long time ago. Im hoping it would make a good investment for the future.

The faster all the units get sold the better :)

I'll drop by the show unit this weekend to have a look. So far I have only seen the plan only. Cant wait to actually see it physically.

Visited the show unit last week. Saw the price increase was shocking. From 257k now selling for 291k. Lucky I got my unit early. Now every floor increase the price also go up. If I know earlier I take higher floor before.

Like Tan said not many units left so better hurry. The sales person told me start work in Decembet this year

I agree with wakeng and Simon, the area is fine. You should go and take a look. Easy access to highway and Raja Uda for food. You should visit there and take a look. The area is "older" part of Butterworth, now getting to be more organise with the new housing development at Raja Uda and Bagam Lalang etc.

I think the property on the mainland is following the island now. The price hike for these properties are way different before and after completed. I was expecting something around 20-25% increase but before start building already price increase so much.

I know it's supposed to be good investment on those who purchased early. I'm just saying something bad is bound to happen if people just keep on buying expensive home. I'm just trying to be fair now. Hope I did not offend anyone here.

The top floor for Dahlia Park is now 300k. It's not even a penthouse. Who in their right mind would pay that kind of money when you can get a terrace house for a bit more?

The property market is going out of control. Just my 2 cents. I'm just one of the lucky ones who managed to get a hold of a unit while it was still within my budget.

Hi to all potential new neighbours....The price will surely heading up north as there is a shortage of quality condos in mainland.I believes the trend is moving toward apartments or condos.
Just to list a few reasons compare to landed prop
~SECURITY
~Cheaper to maintain (No...roof,fencing,gate,garden,Exterior wall....)
~Low renovation cost
~Less bugs
and so on..............

Since you are staying around the area, I think you would be the best person to update us on any progress on the development.

The younger generation will definitely be more interested in high rise building for the obvious reasons that you have stated.

I have yet to decide whether I should stay or rent out my unit once it's completed. Do you have any idea what the rental prospects is like around the area?

This development has the biggest layout in Butterworth as far ad I know and maybe the lowest density one also. Low density has it's pros and cons. As we all know less people means more privacy but it can bite us when it comes to maintenance. It just takes a few units not to pay their monthly bill and the whole place will start to deteriorate. This is from my personal experience and also friends sharing views. No harm intended.

40 years ago policeman also wear shorts but now they don't. From the name of the street you should already know why they named it Kg Banggali. A lot is changing around Raja Uda and indeed this is the older part of town but development is changing all of that.

In regards to foreign people hanging around the area this I cannot agree with you. I personally have not seen and I do pass the area often. How do you tell the difference between locals and foreigners anyway?

Anyway, I hope I have not offend you in anyway. It's still the consumers right to chose and judge for his and herself whether a place to stay or invest in is good or bad.

As far as I know many banks are giving BLR-2.2% at the moment. I have checked at HLB, Maybank and also Public Bank. I think if you really good fren with the bank manager -2.3% also can get I think. I have not applied for my loan yet still waiting on Tambun Indah.

Was at sunway carnival today and saw Tambun Indah open a booth there. Gone there to check on the progress but I was a bit disappointed. Brochure also don't have, they say not printed yet.

The good news is that all sea view units from the 7th floor onwards are all sold out. The ones bellow 7th floor will not get a view according to sales person there. City view still got a few more units. Price stated on unit still got 15k discount.

Still no news on the SnP and building permit also not out yet. They had the carissa and 2 other projects at Tambun/Juru permits on display but no Dahlia Park permit so it seems got delay for now. : (

Getting permit to build from MPSP is like kena 4d la. These legal proceedings usually take up a lot of time and usually out of the developers control. The only way they can speed up things is by going "under table" or Tambun Indah's boss is good friend with MPSP's boss  On the other hand, maybe design no good that's why cannot get approval . That would be bad for all of us la (touch wood)

On the developers side again there might be possibility of insufficient funds to start building. But I cannot see this as the reason because most of the units already taken up.

Your guess is as good as mine Robert. Only time will tell, have faith and try not to be so anxious. Tambun Indah usually delivers.

Was going to book type C this afternoon before price increase of 10k. However, I went to site to review the surrounding area and gave me impression the area is ulu a bit. Road is not wide and in front of the entrance is still old shops. Left shops are old and no way for them to be rebuild.

I forseen the area has limitation in developing. I hope I did not make wrong decision of not buying it.

Purpose of buying:
Primary: Second house/Weekend stay
Secondary: For sale in future with aim of slight appreciation in value. If no, BEP also never mind

But I changed my mind in last minute after viewing the site and surrounding.

If what berry says is true, then it's good news la. Just make sure the S&P you sign has a date on it. If dont have means still got delays la. Make you sign blank S&P only. But I hope that is not the case.

The price was increase RM10K for every unit. but you will get free S&P, Loan Legal fees & 12 months free maintainance fees. additional carpark still RM 15K. i have booked a Type B (city view). I think the completion date around at end of Year 2013. will Sign S&P on Dec if not wrong.

How much did you have to pay for your unit? My package was also free Legal Fees but got nothing mentioned about the free maintenance at all la. Thats already about RM2.4K you saved if the price is 0.12/sqft. Do you know when you can book the additional car park? If they tell you it's going to be completed end of 2013 means they still got loads of time for the S&P.

Anyway, we will have to wait and see la. I'm not exactly from Butterwoth but quite close by la. I think Simon is local.

The last i was told was 12 cents / sqft la, I did not know it was increased to 14 cents :( somemore got sinking fund. That would make the monthly maintenance bill to be more than RM200 liaw :O

I booked my unit a very long time already, if not mistaken somewhere in March. Sea view and very high floor (B unit) for 25X,800. At that time the lay out was 1508sqft. No free car park or maintenance given. I will pay them a visit when im back so that i can get an additional car park.

Look at Tambun Indah website and Dahlia Park is open for sale now.I think they got the permit to build.
But still no S&P call from developer......hmmmm

Haha, if I knew you Sam sure I call you go book early together with me ;) Anyway, to tell you the truth I was eyeing this project since last year already. As soon as they told me ready for book, straight away flew to their office.

My unit is same size as your 1495sq/ft but when i did my booking earlier the proposed size was 15XX sq/ft. Initail price was RM156,800. After a few months I think they got their figures wrong and decided to reduce the size of the unit and increase the price.

Even after signing the booking / lawyer later they dare to tell me this. "Size reduce, price increase. Don't want nevermind".So tulan that time but what to do. This is my 1st Condo unit so pretty excited and also because I got it within my budget.

Sam, can you confirm for me they allow you to book the additional car park now? Can you choose your car park or will they draw lots once constuction is completed.

before i am aiming for landed 1 but after think budget then choose condo... pekcik lor...should go book earlier...haiz....nvm liao lo, nasib no good..by house is like that 1 and this is my 1st house too and within my budget. I book immediately for extra car park, so is total 252k v 2 car park lo as i mentioned earlier.
car park cannot choose, they decide for you. place also is not confirm can get both together 1..mb 1 car at west and 1 at south..haha

Landed is a bit too expensive for me also now. I would have loved to get one but there's just too much hassle in getting one. For example, have to clean the car porch, longkang, roof leaks and the most worrying is security.

As for high rise, none of this problems will be there (im not too fond of cleaning anyway) For me Dahlia park is considered an alternative lifestyle. Im already staying in a landed property and would like to experience something different.

You got you unit at a slightly more expensive price but I think its not too bad la.Look at it this way, i had to pay extra 20K just to be in a same size unit with you but only at a higher floor : ) As long as you're happy thats more important.

Cannot get to chose parking ah? Alamak. Later get one on the ground floor and one on the 4th floor ma thao hin? There has to be at least a guide lines to the car park alocation right?

Hi wakeng, simon, sam & aa, i paid RM 1K for deposit, and without sign anything yet. will make a call to lawyer tmr. as what tambun indah told me. if we buy additional carpark. the carpark with togehter, front & back. means front car move out, the car at back only can move out. i book 8th floor Type B ^^ this also my 1st house. now a days butterworth landed property price is too high for me. but i am ok with condo too ;)

I still do not agree with the way they are alloting the car parks. We are paying RM15K! I would at least expect the parking lots to be side by side. 15K is a lot of money to be paying for just a 12ft x 6ft lot.

Back to back just does not feel right. Seems like Tambun Indah is taking advantage of people and making money buy selling spots which is of no use to them. (void areas)

I'll have to check it out when im back just to clarify the matter. Will post my findings, but it wont be so soon, im still overseas now working.

I think you would be the 1st to visit the management before I do. So dont forget to ask them as many questions as possible relating to the parking lot alocation and post it here for all of us to see.

Waiting is all part of buying a new project. Thats why you get it cheaper now and it will appreciate once completed. Payment for your time and worry :)

Promises are useless unless it is in black and white from the developer now a days. I have seen time after time many projects that residents never got what actually they were promised

As for my personal view, I think it is a con job if they do decide to give us back to back parking lots. If both cars are free to come and go without having to move a car, thats still fine with me. I hope that is the case.

I would rather park my 2nd car in the guess parking or outside parking if the give me back to back

back-to-back carpark u still can move both your car freely.

Front-Back carpark is the problem. It happens to some of the condos in island also, e.g D'Piazza at bayan baru, putra place at bayan lepas....

Wakeng I think what you mention is front-back carpark....

I think not many place that will let the developer to sold the carpark with depan and belakang except they got many column or low wall to block the area.

As i know from the developer once we sign the S&P, we will know the car park lot location, because they want to put the car park lot including the additional car park in our S&P so that we won't sale the car park lot separately to other (maybe afraid those rich guy be the broker to sale the car park... hahaha). And for normal practice, those buy the higher floor will get the lower floor car park lot.

Any one if you know that S&P is ready for sign, please let know. This was my 1st house, lot of thing not ready know or may be might miss out to check or to conform, hope that can take the S&P back home to study or perhaps have a discussion at here before sign any agreement with them.

We can discuss the S&P here, that would be a good idea. The only thing is we might end up finding a lot of "not right stuff / unfair" but we cannot do anything about it : )

We can sign S&P at any time.. Please call your lawyer to make appointment.. Dahlia park have front-back & own car park 2 types. Just see how management decide to you base on your luck,floor,housing type & area. You only know your actual car park allocation when 2013 but not now in our S&P.
For those who buy earlier, car park will be same floor, late buyer will be different floor=(
Extra info, car park price(15k) will be increase soonest.Please decide now if you are still in considering period!!

Nope. I go there to check with the developer see any copy of S&P can read through.

They told me S&P will sign at lawyer firm, that mean the lawyer will keep our S&P. (if not mistaken, for this project they have 2 lawyer, mine one is Wong Chooi & Mohd Nor, you all?). After we sign the S&P with them, we need to pay $$, so far as i know the early bird will pay the 10% downpayment in 15months installment, how about you all? Then, the lawyer will bring our S&P to developer, developer sign it, then lawyer will bring it to do the stamping.
Some one already sign and get the stamping S&P from lawyer, which the date is yesterday, according to the developer. Therefore, the completion date for them is 3 years from the date 1st purchaser stamping date, which mean they need to finish and pass us the key before 14/12/2013.
And again, about the car park lot, we only will know how many car park lot we buy/we have, without any specified location, level, front back or sides by sides.

I try to get know from the developer how the spec for our interior finishes perhaps like the tiles, doors and windows, glazing, sanitary wares and fittings. They told me same as brochure (For me, that a bit brief. Is it this consider normal practice? Any idea?).

Oh ya, 1 more thing, they told me that S&P was standard, is it Malaysia have so call "Standard" S&P? Why some time people say unfair rule?

Anyhow till now i yet to "TOUCH" my S&P. Hope to see good news from you all. I think next week only able to settle it.

The maximum time to build a high rise building is 3 year. It's 2 years for landed property. End of 2013 seems a long long way buy as long they put a date in ink, its a good sign la.

S&P need to state the size and type of your unit. It cant just say Dahlia park unit no.07-08, 1395 sqft. There must be detailed items. I dont even have the brochure and have no idea on the unit that I have purchased other than the show house unit that i viewed.

Anyway, congratulation to you guys which have sign the S&P. You are all close to owning a new condo : )

B type= aircond have 5 point but exclude piping work;(. Clerk always said this is standard S&P and did not explain much;(

Sam, sorry la bro, I just read your post and my lawyers is different from yours also. I got Chinese and malay one. Anyway, I have gone through the S&P and found some stuff that u all should know.

1. After we move in to our new home, they want 4 months maintenance deposit.
2. Must pay some kind of insurance policy.
3. I think they are charging too much for security. 11K / month.

Other than tthese , quite normal lor. Anyone have any more concerns?

size remain the same. so far as i remember and i did make a sketch to my own brochure, mainly change to master bedroom, the window next to the sofa (refer above layout) was change to single leaf window, and the master bathroom toilet window was relocate to the wall face to bath room 3 balcony
hope u all understand what i talking about.. hahaha
but so far, for me this kind of changes still ok.
Especially, the master bedroom window change, so that we have space for our wardrobe, etc.

about the 10% downpayment. I just pay for January 2011, other i will give them separately month by month. some how i was plan go for paying them cheque, any idea?

oh ya, and some additional column and reinforcement concrete wall to master room, balcony and living room (cant really remember...), but this cant argue so much, i think our Engineer was try his best to get the maximum space for us and also the stronger strength for the building (HOPE HE DID SO!!!!!!)

And, our top level car park was change to metal roofing sheet. And for those brought level 18 (top level) will get plasterboard ceiling finishes (should be plasterboard, again, cant really remember, but this level all unit will get different ceiling finishes compare with other level)

According to Tambun Indah practice for their Pearl Garden project, the downpayment installment can be paid by post-dated cheques.

We were asked to give all the cheques to the lawyer upon signing of S&P. Tambun Indah will cash your cheque each month, and post you a receipt.

If u is 1 of the owner of TI previous project and unluckily your dream house have defect, we will symphaty to you as well..Actually not only this developer, i believe ALL developer also cannot give you the perfect quality house(unless you buy a million 1), is depends on our luck and our 'COMPLAINING' level to them. =)So far, cannot say that TI is the best in Penang but quite good reputation in mainland. Too much project they had done(of course hv praise n comment) We as a owner just can pray for the best only. Fyi, TI will listed their company at stock market 2011. They wont do any 'pua kang tao' at this moment..

Pay to bank after bank release money to developer(of course site at least must have certain level of constuction, pilling work done etc). Your bank will post letter inform you when need to pay and how much to pay.

Now bank interest offered is negative of course ppl keep on buying property n hope to get big money on it but when "big boss" pull back their money from Asian,cannot imagine what will happen then..

I am financing the loan agreement contract fee (figure is +- 3k-5k, cannot remember)together with all MRTA&SPA fee. Only downpayment need to bear by myself so lawyer no need chase me since already got bank will pay to them ONLY when consruction start. Maybe you is pay by ownself, so lawyer scare you run away..haha..

Good news. DP project will be start pilling after chinese new year, just wait and see!
TI will start open register for Capri Park within next few months,location is after 50cent toll,jalan heng chong thiam. Saw the layout is amazing than DP(1572,1475,1431&1335sf) and the price is acceptable, early bird price estimate around 230+k onward, extra car park also is 15K. Seem like this will be another amazing project introduce by TI(of course our DP also great,haha) not bad TI..I get all this info from today career fair,for sharing...
Beside that,also visited Kelisa Emas show house,show house is very nice,price cheaper than DP, facility got sauna(envy lar),but left town view only where sold less than 10 out of 60++ unit, pity~

My personal view, Tanjung Height got pros & cons. Pros is in Raja Uda but cons also is in Raja Uda, nowadays i dont like live Raja Uda anymore(go there buy food is ok la), too congested, full of car and drive like samseng.Easily can meet accident. Car park building too far from house, inconvenience for older too.. Anyway, just my personal view only.

Anderson and Sam, about the tanjung height, i visited the project site during Chinese new years, since like there is a new access road
in progress (in between the new condo with the flat) from bunga tanjung road link to mak mandin road and as i noted many taman over
there since like already connected one to others.

for me is ok at least I have many way escape out if during congested in raja uda main road. i from pg i have no issue on this (already used to it, cos pg always jam, alternatively way is better then nothing)

since like many of u from bw or raja uda or going to be the resident there and sure you guy know more than me about raja uda area, pls
give me some reference... I considering to buy this th condo...hehe.

Did you visit the TH show house?Since there have a new access road, this is good for you to "escape" but in the others hand it also bring more traffic flow near to your house. Anyway, got access road better than nothing, right?Raja Uda really is a excellent place where can attract so many chinese lived here.

We not talk about traffic,you can drive there again on weekday around 6pm-9.30pm and observe urself. TH Car park itself is very unique but as a condo owner, you need spend your time waiting for lift and walk from car to house but this TH seem like little bit far than normal distance. No offence here since i also is DP owner and also need practice all this in the future;)

Conclusion: You can buy TH,all above is just a small matter only where you as penangities should adopt to all this.Somemore,got so many selling point:eat,school,ferry,bank,econsave,bomba,hospital,wet market,easy access to all direction,etc...if tanjung bungah is best place to live in island,then i can say that Raja Uda,BM,ChaiLeng Park,Seberang Jaya is best place to live in mainland...GOng XI fa Chai, everybody~Oh ya,all neighbour,i got back my stamping SPA liao and read thru all found nothing special can share here..

I drove pass last week and say the land already flattened. Ony 1 excavater working. Saw some concrete stone blocks placed at the side. Thats all.

I already received the copy of my S&P already and they have already taken 3 months installement from me.

The bank loan agreement charges depends on your loan and also whether you are a 1st time buyer or not. I paid them RM4.1K base on RM250K loan.

I find it hard to believe that a type A unit and city view can go for 300K especially when DP has not started construction yet. Just imagine the price once DP is completed :0

Got pro and cons to the extreme price hike. If meterial and cost of building goes up, we might end up with a cheaply built DP. Im sure Tambun Indah will not pay extra if building meterial goes up right? Especially if they do not have any more units to sell at a higer price.This is my only worry.

But if its purely speculation by all means, let it go up to half a mil and i'll be laughing to the bank.

As i see it there is about 2 and a half years to go for this Project . Piling is the one that takes the longest . After that 19 floors should be quite fast. (assuming piling 1 year , Build up 19 floors 1 Year , Still got 6 months balance ). The info that i got is that the 2 parking lots with 1 exit.For example you must move the 2nd car that park behind of the 1st car in order to move out the 1st car.If I ref to TBI brochure there is 4 level of car park but during the launch there is only 3 level of car park (Exclude ground floor).Emmmmm.............Maybe TBI remove 1 floor to push up their profits which makes me feel cheated.

I cannot be 100% sure about the parking but I think its highly unlikely you will have to park your second car behind your 1st car. Of cause there are places which have this style of parking in Penang but TI is not implementing this.

The Soya bean hawker at opposite tell me that the piling process is smooth and very deep (about 60m depth). He know cause the contractor everyday sit in his stall to monitor the project. But how much can rent when complete???any one have idea???WAKENG...we are badminton kaki last time at secondary......

Kevin: the Kevin I know is in US, he does not play badminton. The other Kevin I know is a few years older then me and used to kick my ass in badminton. Are u that person? :)

303k is quite expensive especially for the 9th floor. TI must be so happy to sell to you at that price. Rental around raja uda area is still not that high. For condos it's between 1k to 1.2k. There are cases where I hear it goes as high as 1.5k.

So which unit did you buy Kevin? Sea

No sure on this but we can share more info on renovation afterward to grab the best price.haha!!now I already start looking for nice furniture, interior design concept etc. Passwed thru dp once a week feel Very happy to have a house. Hurray! Fast fast build;)

I heard many condo's in Penang will not allow your own contractor to come in and do renovations. Have to pay some sort of "respect money" if not just use thier contractor. Is this true????

HI All,
Previously I did ask the developer, their practice was all renovation works done by your own contractor. In another way mean that we have more choice to renovate our house. But, regarding the change of material or upgrade the finishes.. have to check with the TI. Some developer they will offer their buyer for upgrading but some might not due to their work progress.

How come suddenly got deluxe type A & B
5 Types of Built up area:
- Type A : 1,395 sf : 36 units ( 5 floor to 10 floor )
- Type B : 1,495 sf : 56 units ( corner lot )
- Type C : 1,689 sf : 32 units ( 11 floor to 18 floor ) (semi detached)
- Deluxe Type A :1,851 sf & Type B : 1,959 sf (4 floor only )

I think is because of the extra balcony area... that why it become deluxe type
Remember the 4 floor was on top of the car park roof level... there is a extra space for the unit at level 4.

Im not sure whether is the 1st payment or not but I know that I owe the bank more then 30K already so far. Im servicing the interest only till DP is completed. Do you think thats a good idea or should I start paying my installments?

The front shop lot is going faster then DP at the moment. I did not go in and see properly but I think DP only completed the foundation only. They are working on the ground and 1st floor now.

For the loan part i think its ok to serve the interest only . if u have some extra cash maybe can pump in . just going to drive by tomorrow and see the progress . I think the shoplots can be completed within 3 months plus > Maybe TI want money for the shoplots to rollover for DP . Anynonymous any particular reason that u dont like Kg bengalli ?

What is there to like, the area is well known for thugs and low-lives, especially at night; it's not safe to venture onto the street; I was born, and lived in, Telaga Ayer,(not by choice)which is next door to kg.Bengali. One would have to be blind or just plain ignorant not to notice. Need I say more?

I have been on night walks along the stretch and I found it ok. Quite plesent actually. I really cannot compute why some people say its bad place. Got crime there meh? Got snatch thief there? What kind of thugs hang around there. I might get my police friends to come pick them up :)

Tell that to the 120 plus people that purchased DP. If it was bad I'm sure many would have given DP a pass. 50% of DP buyers are from Raja Uda anyway.
