Setia Greens is the latest residential property development by SP Setia located at Sungai Ara, Penang. i called. SemiD build plan needs to be adjusted, so not launched yet, probably another 1-2 months. The price is 1.6mil and above. The intermediate terrace land size is 20*65 (smallest) and it asks for 898k, which I think is pretty high.

RM895k for a green terrace?!
It should worth RM680k, we are paying RM215k extra to the so call green concept.

Lets do the math, average household electricity bill is RM150. Say the green energy concept save us RM50 per months:-
RM215000/RM50 = 4300 months = 358.33 years

You need to stay in this Green terrace house for 358 years (4 generations) in order for the electricity bill to compensate for the RM215k extra you paid.

The price is reasonable after looking at the show units. They have completed all the 4 types of show units. Looks good on the facade and the lay out is nicer than any of their development done so far. Happy to know that at least there is a developer offering this kind of products in the market. Setia is truly a market leader and an innovater.

Sorry but I have to say that I don't understand your logic by saying my KIND of people are destroying ozone layer? Why have you come to such a conclusion that my kind of ppl are destroying ozone layer when I mentioned RM895k is expensive?

All of us have been destoying ozone layers...no one escape. Are you driving car or walking to work? your house have aircon? your office has aircon? did u switch on aircon when u drive a car? did u eat meat like McD KFC? aren't all these causes ozone thinning and destoying mother nature?

To fork out RM895k for a green terrace, for the not so rich ppl like some of us, we need work harder, maybe driving more to hit sales target (more petrol), maybe work long hours to earn OT (more aircon), so arent we thinning the ozone in order to buy a green house? :)

Green house should be made affordable, not overly expensive. :) Helping the mother nature is not exclusive to rich people only, i hope :)

If SP Setia really wants to encourage people to stay "green", then reduce the profit margin to encourage more people staying. Not using "save the earth" as propaganda to make themselves rich. with 898k and above, I can get a better location, bigger house and probably as good quality (if not better) property in island. Setia Pearl Island was priced at highend site, Setia Green is getting worse.

Yes, it is indeed expensive, pathetically small at 20x60, and asking >=920k in actual. 898k only for those right after the entrance. have also paid a visit to both the show houses and the actual site. The show units are nice as usual, but the actual site really no so impressive. It is located down the bumpy road from the new tunas muda apartment, and before the Airmas summerhill villas. The site is surrounded by mix of landed residential and low cost flats. I would not say the neighbourhood is impressive. Furthremore, this is not designed to be the eco park/garden like what sp setia has in Shah Alam and JB, just a simple landscape with a small pond. No Parks or forest reserve nearby, some bushes maybe, simple gated commuity and no fcilities. So technically speaking, this is not a green project, only the "house" itself exhibits few Green cencepts, thats all.

I support what Maple said also.
No doubt the green concept is good. SPSetia said they offer these. Why not we try a quick calculation:

solar water heater - RM5k per installation
rain-water harvesting system, - RM5k (maybe use for flushing toilet)
water efficient fittings – RM5k (not sure what is it? Lets Quote it Rm5k)
cool roof system -- RM10k (nothing special, just different material and different paint coating to reflect sun, I quote it RM10k extra compare to normal roof)
low-volatile organic compound paint. – RM5k extra (nothing special, instead of oily compound, the paint have more organic compound, still chemical la, less harmful if you drain it to longkang : ) )
All units are orientated to the north and south directions, which keep it away from direct encounter with the sunlight that helps to keep the unit cool. (nothing special, a lot of existing houses already offer that for free for years!!!)


Add up all the above estimated costs, actual green cost = RM30k extra.
This Green terrace should be priced at ~ RM700k (not >RM900k)

Green Concept and then ask money from the buyer.. This is SP setia for Setia Green. This is definitely is their strategy to bluff "some" money from what they call as "Evironmental lover" or "savior". I definitely wont buy although i am interested to buy a landed property in Island. I may consider myself as environmental lover...but with the "Extra' money for that property..if i am really concern of environment...i rather use the "surplus" money to help the environment in other way...all is strategic by SP, i think. Think twice before buy. Look at currently project which is completed but having issue on the structure..causing a lot of people want to let go...but unable to do so....
Message to SP, if you are reading. If you really consider "Green", dont chop of the tree for earning the money..

1) Location wise, Relau has the worst access, even compared to Batu Maung/Permatang Damar Laut, which is right next to our Jalan Tun Dr Lim Chong Eu.

2) Build-up wise, 3-storey for only ~2500 sqft means each storey is merely 800 sqft (like a mid cost apartment, but in 3 storeys).

3) Pricing wise, it's priced like a semi-D in Permatang Damar Laut, with 2-storey and bigger land & build-up areas.

The rest is for you to think further...

I went to the actual setia green show houses with my colleagues on Friday.

Here are my first impressions:
1. The interior design for the 5 units I visited are very nice. But to achieve that kind of renovation quality and look, it will easily cost you RM100k to RM200k.

2. To my surprise, for >RM900k, they only give you normal quality 1ftx1ft ceramic tiles at all the upper floors and stairs.

3. For the so call green concept, when we visited the show houses, they have all show units aircon full blasts :) very green lo according to Charice, the developer you are proud of is thinning the ozone layer. Come on Charice, write an email to the beloved developer informing them to switch off the aircon because its not Green :)

some correction, the Setia Green is only giving you normal ceramic tiles 2ft x 2ft at all the upper floors (just like the ceramic tiles at any other lower cost terrace houses you've seen). Not 1ft x 1ft as I mentioned earlier.

I was at the showroom yesterday and have a look at all of the 4 units (Dillenia, Etheria, Cassia and Cordia). I am not sure how they define it as green concept because it looks similar to any other showroom that I have visited before. The only difference is that they designed the house with balcony for 1st and 2nd floor. For Cordia unit the 3rd floor is an open rooftop which is around 400++ sqft. Since this house is carrying individual title I believe you have to fork up money just for master bedroom expansion. After viewing the showroom went to the office and so far the take up booking is around 30% since launch 1 month ago. Not sure is it indicating good sales? By the way I ask the sales person and he said there is maintenance fee for guard patrol but without gated fence and club house. In the future the 2nd phase SP Setia is considering to build 2 blocks of Condo and I wonder more how are they going to sustain this so called green concept?

If we're consider green, don't drive to work to earn money...wait, walk to work also not consider green because we spend more energy to walk, we'll eat more which meat eating is source of pollution. If we just eat vege, we need to clear land to grow vege.....mmmm

Let's face it, we cause pollution as soon as we come to this world.

I am not saying Setia is considered green but hei!, which developer is green? Supply and demand, as long as you own a house, you are contributor of the pollution. Even if you don't own one, you are contributor too as long as u live in a hse.

Since we all are contributors, we all do our best to minimize it. Just like Toyota/Honda who produce hybrid car. Why nobody is scolding Toyota/Honda ? Why nobody is scolding other developers but instead Setia?...Strange

1) it is causing terrace over supply. See what happen to SPI? too many house for sale. this is something equal to build trash.

2) the "green house" purpose is not for planet or buyer, it is for setia to earn more. Unless you can list down the cost for each extra green feature, else noone will agree with setia that green is for our planet.

If Setia causes over supply, it is actually good for buyers. Since over supply, ppl who really wants to buy a hse will be spoilt with choices. Then we have room to bargain and get better hse at reasonable cost. It's only bad for ppl who wants to speculate the price.

Yes, I agree that Spsetia is using Green to earn more. But in business world, who is not?
Our country, government increase tax so that Proton can sell at high profit, Astro is one of the most expensive paid TV in this region, M'sia is a country whereby we hv to pay highway tol for the rest of our life...forget the part which price goes up continuously (in foreign countries, it stops after yrs of service).

If we say ppl don't like Sp Setia bcos it wants to make more profit...Then we have long list of them to dislike them eg. PLUS, Astro, Proton, Mirosoft, Sp Setia, Mah Sing ......list goes on

No, it is not because we hate SPSetia.
We are discussing whether the Green concept is worth the extra >RM250k (price at >RM900k).
The SPI phase 1 and phase 2 are ~RM730k subsale.
The Setia Green house spec doesn’t different much compare to the older SPI. But they are charging you >RM250k for the green concept.

That’s the focus of the discussion.

What really make me laugh is the reasons given by Charice in order to defend SPGreen.

In Malaysia we really can't make it Green Concept, as you can see after house owner collect their key and start renovation, (knock, build, extend) their house and all this requires a lot of building materials and a lot of wastage. So where is Green Concept? I believe a lot of buyers have a lot of different point of view (for renovate their house).Why don't you (Setia) build same green concept (as you highlighted) and use that extra charges RM 250K for house owner to decorate their own sweet home (during construction time) and I think all buyers will be agree, and we don't need to waste so much of building materials, that could be help us Green this Earth.

1) Let search around current market,

Sunway Gambir height 2.5 storey ~ asking 950k
SPI 2.5 storey ~ asking 750k

2) Let check the location of setia green,

Since setia green is located somewhere between these 2 area, if we do a maths..

setia green ~ (950k+750k)/2 = 850k max.

3) Green facilities,

since extra "green" facilities are added. ~ 50k


that sum up to ~900k max .

Another high profit margin project for Setia in Penang, I am sure they will look for those cheap contractors again. If it is green project, they should sell it at lower price to save the earth by encouraging people.
You guys must remember, many buyers have complained the poor quality for those not green houses at Setia Pearl Island. I can't imagine what would be happened for these green houses, rubbish replaces with bricks to get high profit?

Also, Setia Green is consider same area as SP1 and SP2, not in between . Taking your analogy, Relau/Bkt Jambul is the area that should be consider in between Bkt Gambier and Sg Ara.

Ai yo what the fuss. Just like car industry. You have BMW, Mercedes for the high end people. Honda, Toyota for medium end people. Proton for middle low end people. Motorbike for those who cannot afford to buy a car. Bottom line is everyone has a mode of transport to rely to. Similarly like a house. We have all kind of properties i.e from bungalow to low cost flat. So long as one has a roof over his head, where got concern. This project is not necessary a must buy for all. there is no need to be "rude" just because of a property project. this is an open market, no one is forced to buy something that he/she does not like. If you like it and can afford it, then buy it. As an established business entity, I believe Setia has done some market research before setting the price and the specs for this project. They are not Tom, Dick and Harry company. And be realistic that they are definitely not a charity body, they meant to make profits. If they have overdone it, the market force (the consumer power) will balance them up. As consumers, we have the "buying power", the power to buy or not buy. And now there are so many choices around.

also, I observed that there are ppl who are sort of "hoping" for a financial crisis to attack Malaysia again, so that probably at that moment they can grab some good deals. I am not sure whether this kind of "hope" is out of emotion, but be rational that when the crisis really happens (like the one in 1997/98), not many ppl will be able to really laugh, because at that time, most of us might not be thinking of grabbing a good property deals anymore, instead we will be worrying about the instability and sustainability of our income level.

personally, i think Changkat Sg Ara area is very greeny and refreshing, and its distance to the amenities are great as well. As for the Green concept, i think the surrounding of this project is really green, but for the houses of this project, i think only the roof and the paint features are practical and useful. The reset of the green concept.... no comment.

I am currently staying in SPI phase 2, but honestly 895k for 20x65 is a bit tad expensive even with all the green gadgets. I believe you can retrofit those green gadgets yourself if you really want to.
But here is the thing, i don't see housing price going down anytime soon...

Actually the house is not that expansive if you compare buildup sq ft per sq ft. Most of the houses in SPI are < 2400sf. The smallest unit in Setia Greens is 2436sf and it comes with bathtub (Dont know why Green concept house comes with bathtub!). If you ever go to the show unit, you will find the design is much more better than SPI

Typically, those who buy for own stay will move in within 1-1.5 yrs. The occupancy rate will rise very fast within this period.

So, as of now, it has been 2 yrs. It means most of the unoccupied houses (~50% of them) are bought by speculators.

Most of the factories are slowing down in second half.

It may need another 2-3 years to hit >85% occupancy. (more supply in subsale market)

Keep your cash and keep your eyes open.

But I also think real investor will never let go of their units at a bargain even if there's another round of downturn. Penang's property seems to be insulated from this. Even genuine buyer will not either... owner will hang on? Most will!

Even if the economy make a turn for worse, I think smart developers (which most are ) would never launch a new similar project at a lower selling price. They will simply hang on also...
