'Garden flooded' is nothing much if compare with the 'bang bang ' sound from the 'padang menembak' lacated beside the garden.

Here is my feedback for some concerns like flooded or the so called "Bang Bang" sound as below:
1) Flooded - a lot of aunties an uncles just knew that there was flooded and never go to understand why it was flooded. As a young and educated generation resident, i fully appreciated the fast reaction from the developer jumped in and solved the problem, i.e. a lot of construction (came from the individual renovation) wastage blocked at the drainage. So, the developer settled the drainage cleanliness and even took the precaution step to attach additional fixture at the residents' houses to further avoid the damaged. In short, engineers will look into the root cause of the problem and solved it, but not briefly understand problem and elaborate it without thinking twice.
2) Band Bang sounds never become any disturbance for the residents. I can't imagine the little sound would amplified in such a big story.
In short, the environment and the house worth more than what you can imagine. Nothing offensive for those concerns but just trying to clear some misunderstandings above.
'Padang tembak ' just < 100m away, go and experience it yourself. BANG BANG BANG very noisy ! Don't mislead peoples even though you have a unit there for sell.
Garden flooded not a BIG issue ? You want to wait until the water come into your house ?What precaution ?
The developer should already taken precaution earlier , no body monitor and control the contractor work ?
Fast responde ? The developer take how long to clear the drain ? Half a year !

Chee Hong you are very right, i am one of the resident of Sunway Bukit Gambier community almost a year now. I dont see any issue as reported above.
It was flooded once to be exact on the 7th September 2008. whatever need to be corrected has been done, can freedie or ew post the latest picture of the flood.
as of the bang bang noise, i must be deaf, i dont hear any such noise.
Mosquito's - it was an issue only for first two weeks after i moved in to this new house.
the house is worth more than the price...it is so convienience to move around... my office is just 10 minutes away....

I just rented a house at this area for the last one month. The broadband and hp condition here is terrible. Terrible connection inside the house. I need to sign up Streamyx to at least have internet connection to survive. Lucky I am renting and can move out anytime.
House is not in the best condition either. If you are buying and prepared to spend some money to renovate then it is not too bad.

I am not sure whether you would be able to get a corner unit at this price. To be honest, i think most houses in this area are owner occupied and thats way hard to find a unit here. My parents live their and now I am also looking to get one unit there so can stay close with my parents. Supply and demand theory. May be you can try white lily at minden, it is just right across the road.
white lily quite good, gated and guarded. don't have to worry people with "parang" slash/snatch us from behind while we slowly move things from the car. or tail us late night when our auto gate open. with high land cost, future launch of landed property will be priced more than 1m.

BTW, based on the report, only 2 houses were transacted >1M.
A Semi D in Halamn Bkt Gambir 9, 262 sqm was sold at 1.0M on Feb-2011.
Another Sem D in Halan Bkt Gambir 2, 249 sm was sold at 1.2M on Jan-11.

Sunway bukit gambier is guarded and they usually festival celebration and their own committe . I personal think it is very safe . If anyone selling semi d at 1 million , please kindly let me know, I am interested.
i m talking of crime in general in penang. guarded is not sufficent, you need to have a proper guard house where all visitors are required to register and surrender their passes for custody. not just wave to the guard and he will open the barrier. mahsing southbay is another good one.

I think in term of safety, condo is safer but again you restricted in a "cage". If you have 2-3 kids and you are looking for a 3 bedroom condo in a decent location, you probably looking at around 500-700k. Look at mahsing newly launched 2 bedrooms at 800k. It is really unbelievable. Buying a landed property is always a better choice in long term.

Crazy condo prices I can say...
I'd rather go buy some landed houses at Sg.Ara. I can still get a double storey house at <RM800k at Persiaran Kelicap (next to SP Setia) with 4 rooms 3 baths and a land size of 1800sqft corner (check www.mudah.com.my).
That way, I can still have 1 room each to 2 of my kids, 1 for myself and 1 for my parents at ground floor, with a garden for plants and pets.
Condo is not the way to go with the current price now.
What is wrong to Sunway Bkt Gambier?
The asking price has been stagnant at RM1.3M+ since 2 years ago.
Probably due to landslide that happened before.

But depends on your luck to have some good or bad neighbiurs..house quality quite bad...with many hallow tiles and thin/not solid concrete wall between houses and floors..also heard many units having some piping issue when they install a water pump....
The one who broke people car screen...put nail to car tire..purposely came to disturb people ...police is investigating the case..
