good design but need to know is the interior design good for placing furniture? if internall too many sharp or round corner will not be practical.

if pearl regency can sell for 500psf, what do you think the price tag for this property will be? Furthermore smallest size here is talking about 1400sf, easily a price of a landed property i would say :). Nevertheless, another project to drive investors crazy for sure.

I doubt this project will kick start smoothly, look at the heritage house surrounding this project. Surely PHT or heritage lovers will certainly raise concern over this futuristic design in the middle of heritage site.

It looks like its built with Lego Bricks and belongs in a Theme Park. The style is ugly and will look dated and become an eyesore in no time. (Just my opinion).

Pykett Avenue, Westland road, khaw Sim Bee is the MOST FAMOUS FLOOD AREA IN PENANG. Any time when the rain dint stop for m/.2ore than 20 minute it will FLOOD.
I was born at Pykett Rd and studied at Union Primary School.
I wondering why Mah Sing bought that land and built the ICON on this type of area.
Some details about the deal involving the 20 Pykett Avenue building, whose demolition over the weekend caught the MPPP by surprise.
In December 2009, the Mah Sing board announced to Bursa Malaysia that its subsidiary Klassik Tropika had entered into a sale and purchase agreement to acquire the 3.4-acre freehold property from Khaw Bian Cheng Sdn Bhd for RM38 million. There were two private caveats on the land.
Khaw Bian Cheng Sdn Bhd was supposed to transfer the land free from all encumbrances and with vacant possession. (I guess you could say it is now ‘vacant possession’.)
Mah Sing had described the structure on the land as a “dilapidated unoccupied small bungalow”.
The structure was demolished over the weekend, pre-empting the MPPP. The Council had wanted to assess the site, in view of neighbouring residents’ objections. The project had not yet been given planning approval.
Mah Sing had intended work on the luxury condo project to begin in the second half of 2010.
The structure, which sits on the site of the original Westlands house, was demolished over the weekend before planning approval for the condominium project had been obtained and while neighbours’ views were being sought, according to a source. This could amount to a planning violation under the Town and Country Planning Act.
The Planning Division of the MPPP had only on Friday invited a group of experts to assess and inspect the 3.4 acre-site after neighbouring residents expressed concern and objections over the RM280 million high-rise project.

The developer had bought the site from a private company in December 2009 for RM38.7 million (RM262 per sq ft), according to a filing with Bursa Malaysia.
From a broader perspective, the project appears to be yet another high-end development aimed at the wealthy and at foreigners (notice the introduction to Penang on the project website, presumably for those who haven’t heard of the place).
Meanwhile, the low-income group is gradually being priced out of the island. Will we eventually see the rich largely on the island separated by the channel from the not-so-rich living on the mainland? What about low-income workers employed on the island? Where will they live?

Last time i work at Pykett Avenue. The old bungalow hse beside the school with large compound...I think my ex bos sold the land for nearly 20 million. This place use to famous for the Wan Tan mee & flood. 4 feet height i tell u...
I really want to see when they will launch the project. Look scary. Sure the state government wont block any new developement in Penang that not involved federal government.:)

heard from sales office the price is going to be >600psf, this is getting crazier as what i first heard of 450psf initially. Even more expensive than the Light Waterfront...and none or limited seaview.
