I have seen the place. It is located further in away from all those apartments. The designs look good. They have sold 23 units in 2 weeks. I like their landscape garden. All facing north or south. Looks promising.

Do you know that you can start earning your redemption points when you purchase Setia homes or when you successfully introduce new purchasers to Setia homes?

I am willing to share the introducer points equally with you and help you to redeem the home appliances if you put my name as your introducer, there is no lose from your site. I am Mr Wong, please call me 017-4778284 or email me

September 10, 2008 at 6:15 AMLeprechaungal

how much is the price per unit?

September 10, 2008 at 11:23 AMJry

RM 698,880 onwards. You can call SPSetia (604-641 2255) Penang office for further information.

location is so so

September 12, 2008 at 11:00 PMCrisSparco

heard that there is a future development of school or college there. is that true?

September 25, 2008 at 3:38 PMUnknown

the nearby land is reserve for the school project.

Near Alor Vista low cost flat, quite congested. Have to think wisely..

December 18, 2008 at 11:40 AMAnonymous

Wonder why it is so quiet for this project lately? Any potential buyer that would like to share their comment here as I am considering to buy a Carinata unit for this project and would like to hear some opinions before confirm my booking. Personally I feel that the location is quite balance, it is not far way from FTZ, airport, shopping mall...all can reach in 10-15min driving. Plus Metropolitan park just few steps away. And heard that there is a plan to upgrade existing small road linking this project to Sg Ara (near the old folk home). Any comments from other whether it is worthwhile to buy for own stay?

December 26, 2008 at 6:46 PMKL Wong

They going to change the concept to 2 storey terrace house

December 28, 2008 at 1:26 PMAnonymous

It is a wise move to change to 2 storey. Most of the time buyers are "forced" to accept 3 storey house which they don't need. 2 storey house is more than enough for buyers who are upgrading from apartment to landed property which is the case here. Most of the people who consider this project are those residents stayed at apartment at that area and already familiar with the location. And 2 storey house will be more affordable too at this moment.

January 7, 2009 at 3:55 PMAnonymous

Any idea when SP Vista will open for sale for 2 storey.

January 8, 2009 at 5:06 PM大宝

yup they're changing to 2 storey, any idea how much would it be?

January 9, 2009 at 10:47 AMalex

has the project been launched?

January 10, 2009 at 6:57 PMMCB

i called to SP Setia. DST in relau will be launched during March or April timeframe, it is 600K. to me,it is too expensive, the completed DST in sunway tunas is about 500k to 550k only.

February 6, 2009 at 5:43 PMYN [永年]

The newly released design is so disappointing.

February 7, 2009 at 12:57 PMMCB

hi yoongnian
what r the things that u don't like? i booked one unit, mostly likely will cancel, bcos it is too expensive. will look for DST in sg.tiram or sunway tunas.

February 13, 2009 at 7:44 AMUnknown

The SP property is always >10% higher than other developers. That extra 10% goes into marketing strategies such as providing CNY entertainment, burining fireworks, hiring HK singers such as Sally Yeh and making exaggerated landscapes. Even if it is free for the public, it is the buyers who have to pay for all this free entertainment. It is all factored in the house price...Wake up!

March 9, 2009 at 8:32 PMKK

yoongnian, agreed with you. the facade is seriously NO NO, very ugly. not worth 598k.

March 9, 2009 at 10:43 PMUnknown

KK,they are offering free legal for SPA, loan agreement, free interest during construction period and MOT. This will take away at least RM20K. Do you have any project which is worth buying for DST around this area.

March 15, 2009 at 10:56 PMYN [永年]

The facade needs to be reconstructed. A minor add on will make it looks good but not sure how much this will cost.

March 16, 2009 at 4:53 PMUnknown

But the road leading to the area have to pass through low cost flats. And cars are parked by the roadside. But the area is quite nice. It is like a valley. The only problem is the entrance.

March 16, 2009 at 7:23 PMGasman

I agree that the location of Setia Vista is ideal being quite far in and next to the hill, away from the noise and dust of the densely populated high rise apartments at the entrance to the area.

Have seen the Sentral Green show houses nearby. Better design but location horrible. Between the two, the Setia Vista is more exclusive with more privacy and more saleable.

Grandis Owner

March 16, 2009 at 8:02 PMUnknown

Hi Tan do you have any idea whether the road leading to that area will be widen? At the moment very congested. Have you seen or been to the site? Hope you can share with me the good points that leads you to own the property.

March 16, 2009 at 9:39 PMGasman

Dear Jason,
I hope SP Setia will take steps to widen the road just as they did for the Setia Pearl area.
I visited the site a few times in the morning and found the traffic to be pretty light.

I bought one unit for investment as I believe the value should go up quickly after completion. The next phase is going to be launched soon and will be priced higher.

Of course the 5/95 scheme has come in very handy and am confident that the economy will be OK in 2-3 years time.

March 16, 2009 at 9:42 PMGasman

March 16, 2009 at 10:26 PMGeno

Hi Jason, Tan,

I just visited the area around 7:15pm today. The traffic not that bad. It take me around 15mins from BJC to the area. As mentioned by Tan, the area will be nice to leave except the entrace. For me, still acceptable.

March 17, 2009 at 11:42 PMUnknown

When will they start construction? I went to the site just now. Dont see any land clearing activity. How is this project doing? Will SP setia reduce the price further by throwing in air cond or ect as there is a lot of competion among developers now.

March 18, 2009 at 1:30 AMGasman

Tender already open for groundwork.
Decision soon.
Show house under construction in Pearl Island.
Alteration of Caranita design being done.
Trust the brand name for quality homes.

March 18, 2009 at 10:48 AMBryan

Hi, all,

I stay at that area 9 years ago and move out after 3 years. I will shared my view at hope all of you just take it as reference.

The traffic is really bad at that area. The measure taken by someone above is on 16th March'09, recession period which a lot of factories stop operation. After 2-3 years time, the economy recovered, the traffic will come back.

Yes that we can hope SP Setia will widen the road, but just look at the T-junction near PISA, connecting Sg. Ara. There are almost no place for widening unless you pull down the old houses. Also, the resident there already hope for road widening for almost 20 years.

The price at that area.... I am not sure about the appreciation, but the condo I sold RM140 6 years ago, today still selling at RM130~RM140. Hope that Sentral Greens and SP Setia will able to boost the property price there.

About the environment, I actually enjoying stay there without taking consideration on the traffic and property price. It is lovely for mid and mid low level people. Not sure about mid upper level until people move in Sentral Greens and Setia Vista. This is the first time to have such high end property at that area.

If I am not mistaken, the site Setia Vista at is previously a Batu Kapur malling factory. It is good to know that the factory have been closed down.

March 18, 2009 at 1:16 PMUnknown

Hi Bryan i agree with you the price does not appreciate as i have aunty who is owning a condo there. I believe this is due to the area and marketability of the property as well. Factor developer cant control is the area but factor developer can control is quality, design and finishing. If developer can create value for the property then i think it will appreciate. This is all marketing and developer have to do something different that can enhance the value. If they are just selling a house then there is no difference from other normal developer. The game here is trying to be different.

I also went to Sentral Greens show house recently. Modern design and they put a lot of effort to go into details such as bathroom floor edge to prevent water from splashing out during bathing and etc. The garden lanscaping is also nice and they are planting malaysian sakura plus other trees there. Hope SP Setia will take the good points from the design and implement it in Setia Vista project. This will be a plus point.

March 19, 2009 at 9:26 AMBryan

I understand how marketing work but it is only divert your attention to the selling points. Some problem only can be see after you stay in for a period.

I like the Sentral Greens design as well. I have visited it twice and draw a 3D model to appreciate it. Hope Setai Vista can do better and both help to improve the vally to be better place to stay.

Anyway, anyone know where to get the flor plan of the newly released design?

March 19, 2009 at 2:31 PMUnknown

Hi Bryan

March 24, 2009 at 12:21 AMUnknown

Hi Tan just want to check what do you mean by alteration of carinata being done ? You mean they changing the facade design or ....

March 24, 2009 at 7:38 AMGeno

Visited the office last weekend. The new model is back. Basically they modify the roof to allow natural light for the staircase. I think the design still same as shown in their web.

March 24, 2009 at 2:42 PMyellow man

600k plus for DST is quite high. Sometime got bad rubber smell from Paya Terubong rubber factory and the place is quite congested already. May be the SP setia Sg.Ara is better choice.

March 24, 2009 at 4:24 PMUnknown

Hi yellow man is there rubber factory near that project area? Paya terubong is so far away

March 24, 2009 at 5:29 PMyellow man

There is no rubber factory nearby. But for those who stay near that area will know it. Yes, it is far, but the strong wind will carry the smell to your door step but of cause not all day long. You will get it definately. Last time I stay near alor vista, so I know it.

March 27, 2009 at 11:24 PMUnknown

i heard this project only left few units out of 100 units. The response is good although there has been a lot of not so good remarks.

March 30, 2009 at 4:21 PMGeno

Any idea whe the construction will start?

March 30, 2009 at 7:26 PMzenquantumpendant

Ground work to start next month, construction possible in May or June.
There are talks of a road linking to proximal Cangkat Sungai Ara when another property may be developed there.
Corner units with big plot of land are still available but expensive.
I still think it will be a good investment.

March 30, 2009 at 9:22 PMUnknown

when is the completion date? thanks.

March 31, 2009 at 11:45 AMGeno

I think Apr/May 2011 depends when S&P will be sign. It will be two years from S&P.

April 1, 2009 at 4:39 PMUnknown

May i know is the show house ready ?

April 1, 2009 at 5:12 PMGeno

I don' think there is any show house available at this point. Maybe could check with SP Setia whether they will be show house soon.

April 1, 2009 at 5:28 PMsinofi

Show house memang ada. It's being built in the present showhouse area. Not completed yet though.

April 1, 2009 at 7:09 PMGeno

Good to hear that. Any idea when the show house will be ready?

April 3, 2009 at 9:13 PMUnknown

so do u guys think it's worth to buy for a 2-storey terrace house with RM600k?

April 3, 2009 at 10:05 PMUnknown

What do you think cristiano? in my opinion worth to buy as second hand property 2ST like this is around this price or slightly lower but need to spend some money for refurbishment + legal fees, MOT etc so plus minus will come to 600K but this one is brand new. Only down side it is surrounded by low cost at entrance. What is your opinion?

April 3, 2009 at 10:09 PMUnknown

what do you all think about the light linear condo 1500sq ft around RM 550K - RM600K VS Setia Vista? Almost same price but condo VS landed

April 3, 2009 at 11:12 PMzenquantumpendant

Yes, Cristiano. Look towards the future. Any landed property in Penang will definitely appreciate. It is a matter of time.

The SP Setia brand certainly helps. Whether you intend to stay at or sell the house, you won't lose.

The 5/95 package comes in useful during the current economic situation

April 4, 2009 at 12:56 AMUnknown

i don't agree on the brand will help for buyer's subsale value. property is a high involvement product. location will certainly helps for capital appreciation! do you think landed surrounded by low costs will appreciate? think about it, don't developer crazy!

April 5, 2009 at 12:56 PMUnknown

Hi JS what is your opinion SETIA VISTA against THE LIGHTS LINEAR? Which is worth to invest and also for own stay?

April 5, 2009 at 8:48 PMKK88

As long as its landed and not located at Balik Pulau/Teluk Kumbar, the appreciation will be guaranteed. No one care if there's low cost flat around. :)

April 8, 2009 at 11:32 AMUnknown

Is the show house ready ? Then we can check the quality of the house. Seeing is believing

April 8, 2009 at 11:46 AMspsetia

Start at 600K , how fast and how much the price will appreciate ? May be afer 5 years , still at 600K.
Don't be stupic. How much DST price at other area? Sunway Tunas 500K - 550K , Prestige Heights < 500K . Sungai Ara ? Go and see the trafic during 7am -8am and 5pm - 7pm , I better stay in Balik Pulau or Teluk Kumbar or Batu Maung.

April 8, 2009 at 12:44 PMGeno

The show house is currently under construction at Setia Pearl Island. The house structure is complete.

April 8, 2009 at 2:24 PMUnknown

Hi Vista you mean for both carinata and grandis?
When will the complete show house be ready ?

April 8, 2009 at 6:07 PMGeno

Yes, they build both model just side by side. Last week when I called up, there told me around 3 months. I visited last week, I think should be earlier since the structure almost complete.

April 9, 2009 at 7:49 PMUnknown

KK88, which is a better choice going to launch soon light linear condo or Setia Vista landed?

April 9, 2009 at 9:13 PMKK88

Jason, I'm all for landed. No matter how rich are you, sooner when you get older, you have to stay in landed property. And Penang land is getting lesser. Any landed property is best buy now. Will be very expensive in the future (20 years later etc).

April 13, 2009 at 8:36 PMUnknown

Still got any unit available? And how much is the price at the moment?

April 15, 2009 at 6:48 PMYeoh

New project "Taman Relau Mutiara" launch somewhere around there. Right now there got 3 new projects (Setia Vista, Taman Relau Mutiara & Sentral Green), which one more worth to buy? Any expert please advise.

April 15, 2009 at 8:27 PMeye sharp

of course Taman Relau Mutiara.Because layout plan is nice, environment good, the price is effortable, the external is so modern.

April 15, 2009 at 11:36 PMUnknown

Who is the developer for Taman Relau Mutiara? Where to get more info and contact.

April 15, 2009 at 11:39 PMUnknown

It s on the way to Metropolitan Park. Just next to the Sewerage Treatment plant.

April 15, 2009 at 11:46 PMUnknown

Hi Tan thanks. Btw what is the selling price and land area ?

April 15, 2009 at 11:47 PMYeoh

Kolektif Kejora. Can contact Miss Ang, 016-4773375 for more info.

April 15, 2009 at 11:58 PMYeoh

Land Area : 20x70, Price not mistaken is from 598K onwards

April 16, 2009 at 12:05 AMUnknown

I think the internal built up is much bigger than Setia Vista.
And location not that deep in compared to SV. buit i dont like the exterior look of the house... looks too back in time.. not modern.

April 16, 2009 at 12:15 AMUnknown

Is the developer reputable? What is the previous track record?

April 16, 2009 at 9:35 AMYeoh

don't know but mayb u can ask Miss Ang then share with us.

April 16, 2009 at 9:50 PMUnknown

Hi bloggers i just want to find out what is going to happen to a landed lease hold project when the lease expire? Any risk in buying lease hold property which has only 40 yrs to go?

April 17, 2009 at 8:13 AMUnknown

leasehold mean you lease the land from government for development, if the leasehold expire and you did not manage to extend it/ the government did not allow your extension, the land and the property on it automatically become government;s possession.

April 17, 2009 at 10:26 AMUnknown

Thanks Mr Business. Then what will happen to the house on that land? Do you have to move out? Will they give compensation?

April 17, 2009 at 10:46 AMUnknown

The house of course belongs to government. I hope I have to move out because it mean I still alive by that time :P

The government is not obliged to give compensation. The leasehold expires so government takes back the land. Why need to give compensation? Although you may protest and government may give in...butI rather do not buy leasehold in the first place...

Leasehold in Penang is selling as expensive as freehold, so why choose leasehold??

April 17, 2009 at 10:49 AMUnknown

Any risk in buying lease hold property which has only 40 yrs to go?

You probably will face difficulty borrow money from banks, and difficult to sell in the future.

April 17, 2009 at 11:52 PMUnknown

Vista Setia is located at the up hill side. The location is better than Sentral Greens and Relau Mutiara. But recently the hill slide is alway happen, is it better idea to buy a property at the up hill side or vally area like Sentral Greens and Relau Mutiara.......Please advise

April 20, 2009 at 8:54 AMAJ

Sp setia is cleaning the land now. seems like they would like to start the projects soon.

April 20, 2009 at 12:40 PMeye sharp

For my own opinion : SENTRAL GREEN- modern design,rm768k effortable, quality material.SETIA VISTA- the outlook design so dissappointed, 5/95 so attractive RELAU MUTIARA- modern western style outlook, internal layout so nice, got big big big balcony, good environment.

April 20, 2009 at 11:31 PMUnknown

Is the Sewerage Treatment Plant goin to be relocated ? Its so near to Relau Mutiara. I think the road around the site will be pretty naroow with both sides parking by the visitors to Metro politan Park every evening.

April 21, 2009 at 5:47 PMUnknown

Dear Setia new home buyer. SP Setia is introducing the point collection and can be redeem for electrical products if you buy a house from them. Both introducer and introducee will get the points. I am currently a SP Setia house buyer in Penang. If you do not have introducer, and if don’t mind can put me as introducer we can both share the points equally. No doubt the trust is the most important. You can contact/SMS me at 016-4600227 (MrToh) to confirm the sincerity.

April 21, 2009 at 6:01 PMUnknown

Dear PoayYin, just my opinion, no doubt the price for Sunway tunas (20x60) and Sg. Tiram (20x70) is cheaper (500-550K), pls check the quality. E.g for Sg. Tiram, just visit any house there, try focus the area near the house beam, you will surprise of the quality. This Setia vista 600K is the price for the next 2 years + 3years warranty + free legal and stampduty + waived interest during 2 years construction + only pay 5% first. So far I don’t see any new dst house with package better than this. No doubt its not cheap.

April 22, 2009 at 8:12 PMUnknown

anyone know is the show ready?

April 22, 2009 at 11:21 PMUnknown

hi vista 2 yrs from S&P means developer must finish the project within 2 yrs ? What if they complete it less than that say about 1.5 yrs. Is that possible

April 23, 2009 at 11:29 AMUnknown

Dear Jason, there is no show house for setia vista at the moment. its possible to complete 1.5year. But base on the current Setia Pearl Island project, phase 1, it takes almost 2 years.

April 23, 2009 at 11:52 AMGeno

Hi Jason, Yes. Developer could complete as early as they can. This will also benefit to them where they could cover they construction cost faster. Understand, SP start to get their buyer to sign S&P. This mean the house should complete latest by May 2011 depends when they stamp the S&P.

For show house, SP is current building at SP Pearl Island where all the current 3 storey show house located. Last week I saw they almost complete the external plastering. I think another 1-2 months should ready for viewing.

April 23, 2009 at 11:42 PMUnknown

anyone know when will they launch 2nd phase? how much will they sell the semi detached?

April 28, 2009 at 8:15 AMGeno

Does anyone have idea will the TNB cable be underground for Setia Vista? Pearl Island 3 storey house TNB cable is hanging which so ugly.

April 28, 2009 at 10:07 AMAnonymous

Heard that SP SETIA is in the midst of getting internal approval for the conceal cable for Setia Vista. And heard that they hv plan to re-do the cable in SP Island. Well, regardless of the internal process, hope that the final result is conceal cable for all their project. Hanging cable outside is oldfashion and definitely no no. Btw, understand that the Setia Vista come with free security for one year only. And heard that there are other project from other developer behind Setia Vista which shares the same access road which may make Setia Vista not fenced thoroughly in future. Is it true?

April 28, 2009 at 5:39 PMal

For those that plan to buy house from SP Setia, you can use me as your introducer.

The advantage is I have introduced more than 3 buyer, so the next person i introduce I will get ~2X points. So if you use me as introducer I can give you slightly more than half of the points I received which is more than 1X and you will also still receive your own points.

A typical 700k house, I can give you like ~2500 points (which roughly translate to ~RM2.5k of items). Giving meaning exchanging items on your behalf and give the items to you.

This is not something others will be able to do as that is more than what they will receive and i believe they will not give u all of their earn points to you.

If interested, drop me an email and we can talk more. This applies to all SP Setia projects.

My email -

April 29, 2009 at 10:44 AMsinofi

Hi all, I am cancelling one unit of Carinata so if anyone of you is interested do contact SPSetia to put yourself on the waiting list. As I understand, the intermediate units all sold out. My unit is facing South. Nice number.

April 29, 2009 at 11:15 AMUnknown

Hi SI, may i know your cancel lot# ?
Can share why you cancel it ?

April 29, 2009 at 2:13 PMsinofi

I decided to buy Grandis instead.
If u are Chinese u will definitely like both the lot and house number.
I will be cancelling tmr.

April 29, 2009 at 4:39 PMUnknown

SI, what is the lot# and house number.
Any additional premium cost for this special house # ?

April 29, 2009 at 5:45 PMsinofi

yes, 5k premium, I believe, booked a while back so can't really recall exact figure. Pl leave ur fon no so I can give u the details.

April 29, 2009 at 11:33 PMAnonymous

Hi EJ,
May I know reason behind letting go of your Vista Grandis?

April 30, 2009 at 10:42 AMUnknown

Hi Ling88,

The reason why I'm letting go of the Vista Grandis booking is cause I'm getting a place at Setia Pearl Island. :)

April 30, 2009 at 4:01 PMUnknown

Hi SI, actually i have book an intermediate Carinata (facing south n opp. grandis) as well.
Just curious what is your Carinata house# that you going to let go.It is no.3, which as i know it also got add. premium 5K.

April 30, 2009 at 5:08 PMsinofi

Yes, it is. Lot no 8. I just released it, sales staff told me someone is already waiting to take over.

April 30, 2009 at 5:20 PMUnknown

According to their sales, many is in the waiting list. That why they dont hesitate to increase 10K by 12May. But there is only corner unit left only at the moment.

April 30, 2009 at 6:41 PMsinofi

Ya Tok, their latest flyer listed the min price for SetiaVista to be 608,880, no more 598,880 cos all sold out. Next launch will be around June/July and price may increase further. In two years' time I know I will regret giving up Carinata but I can't afford two units.

May 4, 2009 at 9:51 AMUnknown

Anyone went to Setia sales office last 3 days when the SAP ceremony taking place ? Pls share how is the response.

May 4, 2009 at 9:58 AMUnknown

i have decided to cancel my booking.

May 4, 2009 at 10:19 AMGeno

Hi JS.. mind to share what led you to cancel the booking?

May 4, 2009 at 11:23 AMAnonymous

Noticed that there are land clearing in front of Relau Vista. Any idea what is the project that shall be developed there? It doesn't looked like for Setia Vista, as Setia Vista is further in, in front of Alor Vista, which I saw SP Setia is also doing the clearance now.

May 5, 2009 at 12:51 PMUnknown

Hi Ling88, could it be the 2nd phase of Setia Vista ?

May 5, 2009 at 8:48 PMAnonymous

Based on the master plan given by SP Setia, the second phase location is on the other side of the river (or stream). I saw there are also land clearing in front of Relau Vista which is the other side of the river.

May 6, 2009 at 1:01 AMUnknown

hi Vista, i switched my purchase to southbay.

May 15, 2009 at 9:59 PMGeno

For Setia Vista owner, could I know what is the best interest did you get for your home loan?

May 19, 2009 at 8:46 AMUnknown

All the 4 banks (Maybank,Affin,Public,Access) offer the same rate, i.e BLR-2.00% for whole tenure. I took PublicBank. Are u a Setia Vista purchaser ?

May 19, 2009 at 10:56 AMGeno

Look like no better rate. I got the Carinata unit. Finance from PublicBank also..

May 19, 2009 at 1:27 PMUnknown

I also choose Carinata, bcoz it got the family hall whereas the Grandis doesnt have.
U bought for investment or for own stay ?

May 19, 2009 at 1:48 PMGeno

Brought for own stay. Same reason of choosing Carinata due to family hall in 2nd floor. How about u? Own stay?

May 19, 2009 at 2:49 PMUnknown

Own stay also. Its damm expensive the landed house in Pg. If i dont lock it now, i think its even difficult to buy it when market fully recover, i dont think SP and other developer will build 2 sty anymore.

May 19, 2009 at 3:23 PMGeno

You are right. It is hard decision to purchase RM600K house. If I don't purchase it now, I don't think will be afford to purchase in another 5 years time. I would think the price would be around RM800K by then for all new development. Just look back last 5 years, i think the 2 storey house is around RM400K. The good news for this time is that I only need to pay after 2 years which suitable to my planning.

May 21, 2009 at 10:36 AMGeno

Good news on financing rate. If not mistaken, all Setia Vista rate will revise to BLR - 2.2%. You might want to find out from our bank loan officer.

May 21, 2009 at 1:18 PMUnknown

Hi Vista,
Where do you heard from ? For newly apply loan or exisitng applied loan ?
If it is true, can save a bit more.
Going to check with my loan officer.

May 21, 2009 at 4:05 PMGeno

From my reliable source. It does apply to existing applied loan. Let me know you finding.

May 21, 2009 at 4:05 PMUnknown

Just checked with the loan officer, she already put up the appeal for the latest BLR-2.2% for me. According to her, Public is evaluating the customer, only those with good grade is entitled.

May 22, 2009 at 9:49 AMScott

Hi all,

I'm new here, may i know that Setia Vista still have units available.

May 22, 2009 at 10:09 AMGeno

I think still available for extended unit. For standard unit, I believed should be sold out. Maybe you could call the sales office to confirm. Maybe can ask about Phase 2 also.

May 22, 2009 at 1:45 PMScott

Hi Vista,

Thanks for your info.

May 22, 2009 at 1:47 PMScott

Hi Vista,

What u mean the extended unit?

May 22, 2009 at 2:24 PMGeno

With extra land

May 24, 2009 at 10:26 PMal

Hi All,

If you are interested in buying Setia Vista, you can put me as introducer and I will give you back 90% of the points i get as introducer. A typical 600k house, the purchaser will get ~600 points and the introducer will get roughly 2.3k points.

we can use the points to exchange for items such as furnitures and electrical goods. It translate to roughly 1 point = RM1.

so if you use me as introducer, i will get ~2.3k points. I can help u exchange for items roughly 2070 points (90%) of items and deliver them to u.

i will just take the left over for my trouble. what u need is just my unit number and gave it to the sales person when u do booking or downpayment. If you are interested just drop me an email and we can talk more. Don't worry i won't run away cuz i need to provide u my unit number and name for the introducer. I have a few that sign up for this de. It is a win-win situation and believe me no one else will do it for just 10%.

May 24, 2009 at 11:15 PMNTN

Hi All,

Anybody know what's the site progress of this project?

Heard from third party that housing loan for this project is pending approval as bank officer says developer have some issues with the land???

May 25, 2009 at 2:16 PMUnknown

Hi John,
Can i know what kind of land issue problem ?
Check with the lawyer, everything is normal.

May 25, 2009 at 8:02 PMNTN

That's the answer he got from the bank officer when he went to enquire why his 5/95% loan package has not yet been approved.

Calls to the developer deny there is any issue. So, i'm posting this in the hope to see if anyone had heard similar news or it is just pure rumour?

May 25, 2009 at 9:00 PMGeno

Which bank you refer to?

May 25, 2009 at 9:31 PMNTN

i believe it was MBB

May 25, 2009 at 10:18 PMGeno

Hmm.. Don't know what issue is that but I know that the land clearing still in progress.

May 26, 2009 at 1:41 PMUnknown

Hi Vista,
Checked with PB bank officer, they said Setia is changing some land title, and bank currently preparing some supplimentary letter for existing customer to sign.
They said PB bank dont have the problem in approving the 5/95% loan. They suggest us to check with either Setia or lawyer.

May 26, 2009 at 2:04 PMGeno

What I understand that current Plot 102 & 104 that going to build Setia Vista does have small portion belong to the original owner. The small portion intent to build school. To avoid 3 party S&P, SP and the land owner is working with land office to repartition the land so that plot 102 & 104 will be fully own by SP while the small portion will have different lot number. My explaination might not good. If you need more details, call your S&P lawyer for details information

May 26, 2009 at 5:54 PMUnknown

Hi Vista,
I got the same info as what you mentioned.
Important its doesnt affect our booked unit freehold title. Everything should be fine and i am quite confident with Setia developer.

May 26, 2009 at 6:56 PMNTN

So this 'land issue' turns out to be a 'positive' development rather than a negative one. (at least from the buyer's point of view.

Hope to see some visible construction progress in about six months time.

May 26, 2009 at 9:20 PMGeno

Which type of unit did you brought?

May 27, 2009 at 8:06 PMNTN

Not yet, I may decide only after seeing the showhouses which I was told would be ready in July/Aug.

By then, Setia might also be launching phase 3 (which might have a new design? but I think it is unlikely.)

May 28, 2009 at 8:40 AMUnknown

Hi John,
Setia said they might built 3 sty trc, by then sure the design will be different.
Hi Vista,
Dou know have Setia launch the Setia Vista 2nd phase and what is the price ?

May 28, 2009 at 9:24 AMGeno

Sorry, no information on phase 2.

May 28, 2009 at 7:45 PMNTN

Phase 1=carinata, Phase 2=grandis
Phase 3 should be the lots sited to the south/southeast of Grandis.(based on the masterplan)

Price would be around 620K (in keeping with the current 10K increase for each phase) if the design remains at 2 storey.

May 31, 2009 at 2:48 PMsinofi

Checked SPSetia website. They are already pricing their grandis at 618,880 carinata at 608,880.

June 4, 2009 at 10:28 AMUnknown

Hi all,
Yesterday star paper, SP already open registration for the Vista phase 3 and 4 DST house. They will launch in Aug09. Wonder what is the price.

June 6, 2009 at 7:23 PMGeno

Saw the Vista banner along the costal highway. It mentioned Phase 1 & 2 sold out. Which unit is Phase 2?

June 7, 2009 at 9:03 PMHard facts

Hi Vista owners,

I have just gone to the site today and have a nearer look at the SP Setia Construction Proposal Board. And I was shocked to see that there is a plan to build a 10-storey high low-cost apartment under SP Setia. Anyone knows about this and where is the site for the low-cost apartment?

June 7, 2009 at 9:28 PMGeno

Hi Darren,

Are you referring to the same sign board where they mentioned 12 units of 3 storey Semi-D, 1xx units of 3 storey Terrace house? I'm not aware of 10 storey high low-cost apartment on that board. Probably I would need to check that again.

June 7, 2009 at 10:16 PMHard facts

Hi Vista,

On the board that I saw today, the proposal was to build 194 units of 2 storey terrace houses, 1x units of 3 storey houses (can't remember terrace or semi-D) and one 10 storey high low-cost apartment.

June 7, 2009 at 10:57 PMHard facts

I am absolutely unhappy that nothing was mentioned about the low-cost apartment in the entire plan/layout. Purchasers should not be kept in the dark.

I do not mind the existing low-cost apartments that are further away from Setia Vista. But I really cannot tolerate if a low-cost apartment is built on the site of the landed terraces.

June 8, 2009 at 12:04 AMGeno

Look like they just change the sign board. Based on their plan, I don't find any place to build the low-cost apartment except those land which just opposite Alor Vista which current they also clearing the land.

June 8, 2009 at 12:09 AMGeno

Not sure refer to below URL PEARL ISLAND

If that true, it will develop on different plot. Maybe could check with SP Setia

June 8, 2009 at 11:01 AMHard facts

Hi Vista owners,

Mr Yeoh has just called me regarding the low-cost apartment. It is confirmed that there will a low-cost apartment. He said the original plan was to have it built at some other location but was disapproved by the local authorities only recently.

Mr Yeoh mentioned that the low-cost apartment is very nearby Alor Vista (which is ~1000 ft away from the main entrance of Setia Vista).

The area there is already congested with several low-cost apartments. Building another one will make matters worse.

I am not happy because SP Setia did not make an effort to inform and disclose to the purchasers. Purchasers should not be left in the dark. Even with the launching of Phase 2 in July, they are still keeping quiet over this.

Especially now that the S&P and the the loan offer have been signed, I guess earlier purchasers can't do anything now.

I would like to know your view on this. Thanks.

June 8, 2009 at 11:37 AMAnonymous

I am one of the purchaser Vista Carinata. I was shocked too to find out this additional 1 block of 10 storeys low cost flat which was going to build at the same site at Setia Vista. I was told there shall be land allocated for a private college (vacant land near the entrance in the master plan), but definitely not a low cost flat. There was NOTHING MENTIONED IN THEIR MASTER PLAN FOR A LOW COST FLAT. Feel like cheated by SP SETIA as I hv signed the s&p & loan agreement. Disappointed for the way SP Setia Pg management handling this, being dishonest (never mentioned about presence of low cost flat there) and take no initiative to inform buyers if there are changes. Is there nothing we can do about it now???

June 8, 2009 at 1:10 PMHard facts

Hi Ling88 and all Vista owners,

Would you want to meet up one day this week at the SP Setia office and talk to the management to resolve this? Since purchasers can do nothing now, we can at least request SP Setia to give us some form of compensation (we can think more about this). I have mentioned this to Mr Yeoh this morning, but to no avail. I guess if there is pressure from more purchasers, I believe we can succeed.

What is your opinion?

June 8, 2009 at 4:02 PMGeno

What I understand the low cost apartment will build opposite of Alor Vista. The land is different from those allocated for a private college. If not mistaken will build on North direction sign as above master plan.

June 8, 2009 at 7:57 PMHard facts

I called Mr Yeoh again just now to request SP Setia to draw the low-cost apartment on the master plan so that its location (opposite Alor Vista, nearby the stream) can be fixed. After going round one big circle, he seems to be reluctant.

I then asked him multiple times whether he is very sure the location of the low-cost apartment is fixed at the opposite Alor Vista, nearby the stream. On hearing this, he told me he is unable to provide me with a definite answer.

This is very discouraging. I am really not sure what else they are hiding from us.

June 8, 2009 at 9:10 PMGeno

Who is Mr Yeoh in SP Setia? I don't think they going to draw it in the master plan as it might impact their sales for Phase 3 but I do believed Phase 3 will still fully sold if they include in master plan too. I do not know why landed property in Penang selling like hot cake.

June 8, 2009 at 9:17 PMHard facts

Hi Vista,

He is the sales and marketing manager.

June 8, 2009 at 9:27 PMHard facts

Hi all Vista owners,

Would you want to gather at the SP Setia office to meet face-to-face with the management for explanation? And we should ask them to resolve this issue asap ... this is not very fair to early purchasers.

June 9, 2009 at 8:55 AMUnknown

Hi all the high standard vista owner,
No meaning that your gather @ SP Setia office is because of this 10flr low cost flat:-)

I belived this is more on Government Policy to have low cost flat.

If your really one to try your lack pls get back to Paya Terubong Dun or Bukit Gelugor Parliment to highlight out your concern.

For my point of view, everyone also need to start from poor to rich, low cost to apartment to condo and to landed except those from the rich family but also begining from poor.
try to change your mindset to low cost people and your will feel GOOD!!!

June 9, 2009 at 9:18 AMUnknown

Hi Darren,
Are u purchaser of Grandis or Carinata ?
I booked for Carinata.
I did also saw this low cost apartment on the board near the site.
I can join with you meeting with the SP management and demand for some compensation,
Else we can at least can bring our complaint to the so call Paya Terubong DUN or Bukit Gelugor Parliment. But we need more purchaser to join in to make the complaint stronger.
With this I believe they will consider something to comepnsate as this low cost was not in the plan when we purchase.
I believe its difficult if the low cost is outside from the Setia Vista DST land lot.
But no harm to give it try.
Anyone who is Setia Vista can join the meeting with SP management ?

June 9, 2009 at 9:36 AMGeno

Darren, Tok,
When did you all plan to pay a visit to SP Setia office?

June 9, 2009 at 9:46 AMHard facts

Hi Tok,

I am purchaser of Grandis. Good to have someone with the same frequency.

I guess this entire issue is more on the integrity of the developer.

Other than compensation, we also need to request SP Setia to provide us with a definite answer that the low-cost apartment will not be built on the Setia Vista DST site. The best solution is to draw it on the master plan so that everything is clear.

Yes, I do agree we need more purchaser to join in. I really hope more Setia Vista owners will join Tok and I to meet the management.

June 9, 2009 at 10:54 AMUnknown

Hi Vista n Darren,
Problem is not all purchasers is aware and viewing this blog. Right now we at least have 3 persons agreed to join, see how many others ppl able to join. I believe the effect is better if more ppl join the visit.

June 9, 2009 at 11:14 AMGeno

What I understand from Mr Yeoh that few purchaser had called up and accept the explaination. What I know is that the low cost original plan was to build at surrounding area. They confident to build the low cost at other side but got rejected from state authority. Here the fact. Low cost will be build there by definately not in Plot 102 and 104. Likely to be opposite Alor Vista. Mr Yeoh mentioned that he could show the master plan where the low cost going to build if you pay him a visit. Compensation? I think unlikely. Option available is to withdraw with full refund as long the S&P not stamp yet. Will need to confirm with him again if this is the plan but need to act fast.

June 9, 2009 at 2:03 PMHard facts

Hi Vista,

There is one thing I don't quite understand. You mentioned that Mr Yeoh already has the master plan to show us the location of the low-cost apartment, but then you stated "likely to be opposite Alor Vista".

Furthermore, that is not what he told me yesterday evening. He said he can not guarantee that the low cost will definitely be outside of the Setia Vista DST site.

June 9, 2009 at 4:41 PMGeno

Hi Darren,

"Likely" will be my opinion. Pay visit to Mr Yeoh. He should able to show the master plan where low cost apartment will be build. Otherwise they won't put the sign board. You may ignore my information since you had talked with him. I might heard wrongly from him. :)

June 10, 2009 at 8:54 AMUnknown

I belived your are from FIZ (sikit sikit compensation). Pls share me your lot#; if your no more interested on Setia Vista project. Your can withdraw anytime as the S&P not yet stamping due to plot 102 & 104 issue going to resolved by SP Setia lawyer.

June 10, 2009 at 3:46 PMUnknown

Hi Vista,
Do you know why your post was removed by author.I saw your post this morning, but now its been removed.

June 10, 2009 at 5:18 PMGeno

Hi Tok,
I just remove it as not intent to offence others.

June 12, 2009 at 1:26 PMHard facts

Hi Tok, Vista, Ling88,

Are you still interested to visit the SP Setia together and talk to management? I would want the management to give us a guarantee that the low-cost apartment is built outside the Setia Vista land. I want a printed proof of the master plan so that I won't get any more shocks in the future.

June 12, 2009 at 3:19 PMGeno

Hi Darren,
I'm interest to know from SP but only available during Sat and next two weeks onwards only.

June 12, 2009 at 4:56 PMUnknown

Hi Darren,
I also would like know from SP on the exact location of low cost apartment.
My available as below:
If weekday ~11am.
If weekend, probaly afternoon 2,3,4pm.

June 12, 2009 at 5:53 PMAnonymous

Hi Darren,
I am interested to join. When shall we go? Tomorrow? Ya, I think it's good to have Setia Vista buyers to meet the management at the same time so that it won't be different story telling to different buyer.

June 12, 2009 at 6:38 PMHard facts

Hi Vista, Tok, Ling88,

I just called up the SP Setia office to enquire about the availibility of the management staff on weekends. I was told that the management staff will only be in during weekdays. So I guess we have to go during weekdays.

Why about Monday lunch time (~12 pm) or after work (~ 6 pm)?

June 12, 2009 at 9:19 PMGeno

Hi Darren,
I don't able to join you all. Go ahead and share with me the outcome.

June 14, 2009 at 7:22 PMHard facts

I just went to the site again. Guess what ... the Construction Proposal Board that I saw last weekend has been taken away and replaced with the very old one (all 3 storeys that Vista mentioned)!!! Just too bad I did not take a picture of the board last weekend.

I asked the workers there ... there is definitely going to be a low-cost apartment.

This just show how transparent this entire matter is. I am really disappointed with the way business is being handled.

June 16, 2009 at 9:16 AMUnknown

Hi Darren,
Checked with SP sales, they said the low cost apartment will be built opposite the Alor Vista apartment.Frm the earlier plan layout, i think this low cost will not be built near the Phase 1(Carinata) and 2 (grandis) as there is additional land there. I think this low cost would be more near the Phase3 or phase4.

June 16, 2009 at 10:14 AMGeno

Hi Tok,
Hopes that will be the location for low-cost. Would plan to meet Mr Yeoh next week which I believed they should have the master plan for low cost which submitted for approval. With that, at least we could know for sure the location. By the way, had you receive the supplement letter for bank on interest rate revise?

June 16, 2009 at 12:56 PMUnknown

Hi Vista,
Not yet. Do you ?
Earlier i checked with PB bank officer, they said in the midst of preparing the supplement letter. I think this is mainly some changes on the overall land title only.
Have you got the loan BLR revise from -2.0% to -2.2% ? I checked with them, they said still under review and havent approve yet.

June 16, 2009 at 1:29 PMHard facts

Hi Tok, thanks for your update and sharing.

Hi Vista, when do you plan to visit Mr Yeoh next week? I would like to follow along. I want to get the actual master plan print-out. I trust black and white now, I don't want to rely on mutual trust anymore after this event.

June 16, 2009 at 1:51 PMGeno

Hi Tok,
Just checked and will get the supplement letter next week.

Hi Darren,
I would plan to visit him next week on Sat around 11am. Will give him a call first as sometime he did not work on Sat based on what he told me.

June 17, 2009 at 2:55 PMGeno

Anyone have an idea when will the showhouse ready for viewing? Saw the showhouse currently in progress of renovation.

June 17, 2009 at 5:25 PMUnknown

2 weeks ago, when i visited the show house site there i saw they are renovating the house and start pull in the funrniture already. Met the contractor, he said renovation should be able to complete this month (dont know true or not). I think should be open for viewing next 1 or 2 month.
Saw the SP advertisement in Starpaper few weeks ago for the Vista phase 3 &4, its different from Carinata and Grandis.

June 18, 2009 at 3:00 PMGeno

Hmmm. That's why I found the advertisement for those two unit is different name. Not sure how much will it be? At least could find how much our unit on Phase 1 appreciate.

June 18, 2009 at 3:22 PMUnknown

I asked the SP sales, they said the price might aim at 618K, but not confirmed yet.

June 18, 2009 at 4:12 PMGeno

Hi Tok,
Not bad. Look like appreciate 3% since our purchase.

June 22, 2009 at 1:44 PMUnknown

Hi Vista/ Tok,
I just found this blog. I've just brought Grandis and was surprise abt matter ur mentioning. hv ur visited the management?

June 22, 2009 at 2:13 PMGeno

Hi Christine,
Welcome to this blog. I haven't visit the SP office but had spoke with Mr Yeoh. It's true there will be low-cost over there. I would plan to visit him probably this week (depends on his availability) just to confirm the exact location of low-cost. I don't think able to do much except to accept the fact.

June 22, 2009 at 5:14 PMUnknown

Hi Vista,
Do u visited SP last Saturday n do u check with them on the master layout ?
Hi Christine,
According to SP sales, the low cost aparment will be somewhere opposite the Alor vista apartment, which is quite far from Carinata (phase1) and Grandis(phase 2). But it could be nearer to the phase 3 and 4 may be. As the phase 1 n 2 is quite far from Alor vista.

June 22, 2009 at 8:03 PMGeno

Hi Tok,
Last Saturday I'm not around. Will plan either this or next Saturday.

June 22, 2009 at 9:31 PMNTN

I visited setia's sales office last Sunday and it seems the low cost apartments will definitely be built and the location is at the lower hand corner of the master plan on their website (adjacent to the stream and as expected opposite alor vista.

June 23, 2009 at 8:51 AMUnknown

Hi Vista,
Do u managed to visit SP last Saturday to confirm the master layout ?

Hi Christine,
Earlier i checked with SP sales, they said the low cost will be somewhere opposite the Alor Vista aprtment. If it is true, i believe its quite far from current Carinata (phase1) and Grandis (phase 2). But i believe it could be nearer to phase 3 and 4.

June 24, 2009 at 10:02 AMHard facts

Hi Vista,

Are you meeting with Mr Yeoh this coming Sat? Could you pls let me know the time after you have confirmed with him?

I hope more Setia Vista owners will join in.

June 24, 2009 at 10:38 AMGeno

Hi Darren, Tok,
I would not going to SP office this weekend due to other things to be done.

June 29, 2009 at 4:27 PMMS

I am not impress with this project, if giving a choice, I rather invest in SPI instead of this. This area is really full of indo/bangladeshi apartments and will be noisy smelly and dirty !! Moreover, this is not a gated community, I don't feel safe at all. I nearly invested this but after found out such problem, then decided to switch to other project. SP Setia realized that they have to position this area to be mid or lower grade in order to sell off, they understand that if they build a bangalow there, no one will buy.

June 29, 2009 at 6:03 PMUnknown

I have been visited the Setia Vista site recently, I notice that the soil/ground was so hard and have rock as well. This is very good for the building foundation and other construction activities. But......for the people like me love so much for the plants and green need to consider the location as well. This is because the plant growth rate will defenitely slow and maybe not suitable for a lot of species. If you planed to have a grand garden later on your property you may consider this location.

June 30, 2009 at 6:19 PMHard facts

Hi Tok/Vista/Ling88/Christine,

Would you want to visit the SP Setia office this coming Saturday? If yes, what time? Pls let me know. I will make appointment with Mr Yeoh, let's settle this soon. Thanks.

June 30, 2009 at 6:25 PMAnonymous

Hey Guys,
Guess what? Just now I visited the site again, and found that now the construction signboard stated: "12 units 3 tingkat berkembar, 194 units 3 tingkat terrace" only, the low cost flat no longer found in the signboard. Hmmm, now you see it, now you don't...

June 30, 2009 at 9:24 PMGeno

Hi Darren,
I'm ok this Sat in the morning after 10am

July 1, 2009 at 8:13 AMHard facts

Hi everyone,

The reason I wanted to meet up with the SP Setia management is because I saw another shocker yesterday. The low cost is definitely going to be built, and guess what ... look at this portal
Application to increase from 10-storeys to 16-storeys on 4 June 2009.

This is getting too much ...
