I have seen the place. It is located further in away from all those apartments. The designs look good. They have sold 23 units in 2 weeks. I like their landscape garden. All facing north or south. Looks promising.

Wonder why it is so quiet for this project lately? Any potential buyer that would like to share their comment here as I am considering to buy a Carinata unit for this project and would like to hear some opinions before confirm my booking. Personally I feel that the location is quite balance, it is not far way from FTZ, airport, shopping mall...all can reach in 10-15min driving. Plus Metropolitan park just few steps away. And heard that there is a plan to upgrade existing small road linking this project to Sg Ara (near the old folk home). Any comments from other whether it is worthwhile to buy for own stay?

It is a wise move to change to 2 storey. Most of the time buyers are "forced" to accept 3 storey house which they don't need. 2 storey house is more than enough for buyers who are upgrading from apartment to landed property which is the case here. Most of the people who consider this project are those residents stayed at apartment at that area and already familiar with the location. And 2 storey house will be more affordable too at this moment.

i called to SP Setia. DST in relau will be launched during March or April timeframe, it is 600K. to me,it is too expensive, the completed DST in sunway tunas is about 500k to 550k only.

The SP property is always >10% higher than other developers. That extra 10% goes into marketing strategies such as providing CNY entertainment, burining fireworks, hiring HK singers such as Sally Yeh and making exaggerated landscapes. Even if it is free for the public, it is the buyers who have to pay for all this free entertainment. It is all factored in the house price...Wake up!

But the road leading to the area have to pass through low cost flats. And cars are parked by the roadside. But the area is quite nice. It is like a valley. The only problem is the entrance.

I agree that the location of Setia Vista is ideal being quite far in and next to the hill, away from the noise and dust of the densely populated high rise apartments at the entrance to the area.

Have seen the Sentral Green show houses nearby. Better design but location horrible. Between the two, the Setia Vista is more exclusive with more privacy and more saleable.

I bought one unit for investment as I believe the value should go up quickly after completion. The next phase is going to be launched soon and will be priced higher.

I just visited the area around 7:15pm today. The traffic not that bad. It take me around 15mins from BJC to the area. As mentioned by Tan, the area will be nice to leave except the entrace. For me, still acceptable.

Hi, all,

I stay at that area 9 years ago and move out after 3 years. I will shared my view at hope all of you just take it as reference.

The traffic is really bad at that area. The measure taken by someone above is on 16th March'09, recession period which a lot of factories stop operation. After 2-3 years time, the economy recovered, the traffic will come back.

Yes that we can hope SP Setia will widen the road, but just look at the T-junction near PISA, connecting Sg. Ara. There are almost no place for widening unless you pull down the old houses. Also, the resident there already hope for road widening for almost 20 years.

The price at that area.... I am not sure about the appreciation, but the condo I sold RM140 6 years ago, today still selling at RM130~RM140. Hope that Sentral Greens and SP Setia will able to boost the property price there.

About the environment, I actually enjoying stay there without taking consideration on the traffic and property price. It is lovely for mid and mid low level people. Not sure about mid upper level until people move in Sentral Greens and Setia Vista. This is the first time to have such high end property at that area.

If I am not mistaken, the site Setia Vista at is previously a Batu Kapur malling factory. It is good to know that the factory have been closed down.

Hi Bryan i agree with you the price does not appreciate as i have aunty who is owning a condo there. I believe this is due to the area and marketability of the property as well. Factor developer cant control is the area but factor developer can control is quality, design and finishing. If developer can create value for the property then i think it will appreciate. This is all marketing and developer have to do something different that can enhance the value. If they are just selling a house then there is no difference from other normal developer. The game here is trying to be different.

I also went to Sentral Greens show house recently. Modern design and they put a lot of effort to go into details such as bathroom floor edge to prevent water from splashing out during bathing and etc. The garden lanscaping is also nice and they are planting malaysian sakura plus other trees there. Hope SP Setia will take the good points from the design and implement it in Setia Vista project. This will be a plus point.

I understand how marketing work but it is only divert your attention to the selling points. Some problem only can be see after you stay in for a period.

I like the Sentral Greens design as well. I have visited it twice and draw a 3D model to appreciate it. Hope Setai Vista can do better and both help to improve the vally to be better place to stay.

Anyway, anyone know where to get the flor plan of the newly released design?

There is no rubber factory nearby. But for those who stay near that area will know it. Yes, it is far, but the strong wind will carry the smell to your door step but of cause not all day long. You will get it definately. Last time I stay near alor vista, so I know it.

Ground work to start next month, construction possible in May or June.
There are talks of a road linking to proximal Cangkat Sungai Ara when another property may be developed there.
Corner units with big plot of land are still available but expensive.
I still think it will be a good investment.

Jason, I'm all for landed. No matter how rich are you, sooner when you get older, you have to stay in landed property. And Penang land is getting lesser. Any landed property is best buy now. Will be very expensive in the future (20 years later etc).

leasehold mean you lease the land from government for development, if the leasehold expire and you did not manage to extend it/ the government did not allow your extension, the land and the property on it automatically become government;s possession.

The government is not obliged to give compensation. The leasehold expires so government takes back the land. Why need to give compensation? Although you may protest and government may give in...butI rather do not buy leasehold in the first place...

Leasehold in Penang is selling as expensive as freehold, so why choose leasehold??

Dear PoayYin, just my opinion, no doubt the price for Sunway tunas (20x60) and Sg. Tiram (20x70) is cheaper (500-550K), pls check the quality. E.g for Sg. Tiram, just visit any house there, try focus the area near the house beam, you will surprise of the quality. This Setia vista 600K is the price for the next 2 years + 3years warranty + free legal and stampduty + waived interest during 2 years construction + only pay 5% first. So far I don’t see any new dst house with package better than this. No doubt its not cheap.

Hi Jason, Yes. Developer could complete as early as they can. This will also benefit to them where they could cover they construction cost faster. Understand, SP start to get their buyer to sign S&P. This mean the house should complete latest by May 2011 depends when they stamp the S&P.

For show house, SP is current building at SP Pearl Island where all the current 3 storey show house located. Last week I saw they almost complete the external plastering. I think another 1-2 months should ready for viewing.

Heard that SP SETIA is in the midst of getting internal approval for the conceal cable for Setia Vista. And heard that they hv plan to re-do the cable in SP Island. Well, regardless of the internal process, hope that the final result is conceal cable for all their project. Hanging cable outside is oldfashion and definitely no no. Btw, understand that the Setia Vista come with free security for one year only. And heard that there are other project from other developer behind Setia Vista which shares the same access road which may make Setia Vista not fenced thoroughly in future. Is it true?

For those that plan to buy house from SP Setia, you can use me as your introducer.

The advantage is I have introduced more than 3 buyer, so the next person i introduce I will get ~2X points. So if you use me as introducer I can give you slightly more than half of the points I received which is more than 1X and you will also still receive your own points.

A typical 700k house, I can give you like ~2500 points (which roughly translate to ~RM2.5k of items). Giving meaning exchanging items on your behalf and give the items to you.

This is not something others will be able to do as that is more than what they will receive and i believe they will not give u all of their earn points to you.

All the 4 banks (Maybank,Affin,Public,Access) offer the same rate, i.e BLR-2.00% for whole tenure. I took PublicBank. Are u a Setia Vista purchaser ?

You are right. It is hard decision to purchase RM600K house. If I don't purchase it now, I don't think will be afford to purchase in another 5 years time. I would think the price would be around RM800K by then for all new development. Just look back last 5 years, i think the 2 storey house is around RM400K. The good news for this time is that I only need to pay after 2 years which suitable to my planning.

If you are interested in buying Setia Vista, you can put me as introducer and I will give you back 90% of the points i get as introducer. A typical 600k house, the purchaser will get ~600 points and the introducer will get roughly 2.3k points.

we can use the points to exchange for items such as furnitures and electrical goods. It translate to roughly 1 point = RM1.

Checked with PB bank officer, they said Setia is changing some land title, and bank currently preparing some supplimentary letter for existing customer to sign.
They said PB bank dont have the problem in approving the 5/95% loan. They suggest us to check with either Setia or lawyer.

What I understand that current Plot 102 & 104 that going to build Setia Vista does have small portion belong to the original owner. The small portion intent to build school. To avoid 3 party S&P, SP and the land owner is working with land office to repartition the land so that plot 102 & 104 will be fully own by SP while the small portion will have different lot number. My explaination might not good. If you need more details, call your S&P lawyer for details information

I am absolutely unhappy that nothing was mentioned about the low-cost apartment in the entire plan/layout. Purchasers should not be kept in the dark.

I do not mind the existing low-cost apartments that are further away from Setia Vista. But I really cannot tolerate if a low-cost apartment is built on the site of the landed terraces.

Hi Vista owners,

Mr Yeoh has just called me regarding the low-cost apartment. It is confirmed that there will a low-cost apartment. He said the original plan was to have it built at some other location but was disapproved by the local authorities only recently.

Mr Yeoh mentioned that the low-cost apartment is very nearby Alor Vista (which is ~1000 ft away from the main entrance of Setia Vista).

The area there is already congested with several low-cost apartments. Building another one will make matters worse.

I am not happy because SP Setia did not make an effort to inform and disclose to the purchasers. Purchasers should not be left in the dark. Even with the launching of Phase 2 in July, they are still keeping quiet over this.

Especially now that the S&P and the the loan offer have been signed, I guess earlier purchasers can't do anything now.

I would like to know your view on this. Thanks.

I am one of the purchaser Vista Carinata. I was shocked too to find out this additional 1 block of 10 storeys low cost flat which was going to build at the same site at Setia Vista. I was told there shall be land allocated for a private college (vacant land near the entrance in the master plan), but definitely not a low cost flat. There was NOTHING MENTIONED IN THEIR MASTER PLAN FOR A LOW COST FLAT. Feel like cheated by SP SETIA as I hv signed the s&p & loan agreement. Disappointed for the way SP Setia Pg management handling this, being dishonest (never mentioned about presence of low cost flat there) and take no initiative to inform buyers if there are changes. Is there nothing we can do about it now???

Would you want to meet up one day this week at the SP Setia office and talk to the management to resolve this? Since purchasers can do nothing now, we can at least request SP Setia to give us some form of compensation (we can think more about this). I have mentioned this to Mr Yeoh this morning, but to no avail. I guess if there is pressure from more purchasers, I believe we can succeed.

I called Mr Yeoh again just now to request SP Setia to draw the low-cost apartment on the master plan so that its location (opposite Alor Vista, nearby the stream) can be fixed. After going round one big circle, he seems to be reluctant.

I then asked him multiple times whether he is very sure the location of the low-cost apartment is fixed at the opposite Alor Vista, nearby the stream. On hearing this, he told me he is unable to provide me with a definite answer.

This is very discouraging. I am really not sure what else they are hiding from us.

I did also saw this low cost apartment on the board near the site.
I can join with you meeting with the SP management and demand for some compensation,
Else we can at least can bring our complaint to the so call Paya Terubong DUN or Bukit Gelugor Parliment. But we need more purchaser to join in to make the complaint stronger.
With this I believe they will consider something to comepnsate as this low cost was not in the plan when we purchase.
I believe its difficult if the low cost is outside from the Setia Vista DST land lot.
But no harm to give it try.
Anyone who is Setia Vista can join the meeting with SP management ?

I guess this entire issue is more on the integrity of the developer.

Other than compensation, we also need to request SP Setia to provide us with a definite answer that the low-cost apartment will not be built on the Setia Vista DST site. The best solution is to draw it on the master plan so that everything is clear.

Yes, I do agree we need more purchaser to join in. I really hope more Setia Vista owners will join Tok and I to meet the management.

What I understand from Mr Yeoh that few purchaser had called up and accept the explaination. What I know is that the low cost original plan was to build at surrounding area. They confident to build the low cost at other side but got rejected from state authority. Here the fact. Low cost will be build there by definately not in Plot 102 and 104. Likely to be opposite Alor Vista. Mr Yeoh mentioned that he could show the master plan where the low cost going to build if you pay him a visit. Compensation? I think unlikely. Option available is to withdraw with full refund as long the S&P not stamp yet. Will need to confirm with him again if this is the plan but need to act fast.

I just went to the site again. Guess what ... the Construction Proposal Board that I saw last weekend has been taken away and replaced with the very old one (all 3 storeys that Vista mentioned)!!! Just too bad I did not take a picture of the board last weekend.

I asked the workers there ... there is definitely going to be a low-cost apartment.

This just show how transparent this entire matter is. I am really disappointed with the way business is being handled.

2 weeks ago, when i visited the show house site there i saw they are renovating the house and start pull in the funrniture already. Met the contractor, he said renovation should be able to complete this month (dont know true or not). I think should be open for viewing next 1 or 2 month.
Saw the SP advertisement in Starpaper few weeks ago for the Vista phase 3 &4, its different from Carinata and Grandis.

I am not impress with this project, if giving a choice, I rather invest in SPI instead of this. This area is really full of indo/bangladeshi apartments and will be noisy smelly and dirty !! Moreover, this is not a gated community, I don't feel safe at all. I nearly invested this but after found out such problem, then decided to switch to other project. SP Setia realized that they have to position this area to be mid or lower grade in order to sell off, they understand that if they build a bangalow there, no one will buy.

I have been visited the Setia Vista site recently, I notice that the soil/ground was so hard and have rock as well. This is very good for the building foundation and other construction activities. But......for the people like me love so much for the plants and green need to consider the location as well. This is because the plant growth rate will defenitely slow and maybe not suitable for a lot of species. If you planed to have a grand garden later on your property you may consider this location.
