I bought Birch Plaza 21st floor (1020sqft)at RM340k, after 5% discount (I assume EVERYONE gets tht, right?)is at RM323k.

Right now the units at level 21 are all around RM390K-RM410K

There seems to be some talk that Phase II is delayed due to some reason... anybody knows what are the reasons?

I think cant be financial reason cos they've practically sold out all units in Phase 1. Sales for Phase II is also above 80%

Well... I think a whole lot of things will be effected by the cancellation of monorail and PORR. Time square just being the more visible one as Ivory always like to include monorail in their marketing. Back fired, ouch.
With the economy slowing down and inflation going up, the red hot property market isnt as rosy as say a mere 6 months ago.
Political shit hits the fan and every soul is not spared... i'm just sad... time to look at the greener pastures to the southern border perhaps....

Just ignore those sour grapes equipped with little property and economics knowledge, and trying to sabotage any project they hope to get one at cheaper price. This tricks been used in many blogs, try something new. Unless the fundamental of the property is not solid (bad location etc), else price will continue to soar, worst stagnant only (apply for penang island only). Just FYI, even petrol likely to go down soon, but raw materials for construction and your filling up our stomach is unlikely to drop. At least in our 51 yrs history, my hokkien mee never fail to appreciate in price or sink in size.

This property get a set back when monorail project has been derailed! which is the main attraction of the project. It may offset with the central location in town but again, still down to preference, the traffic surrounding the area never been good, even before completion of Times Square, the apartment and hotel.

Besides keep branding ppl sour grapes, sometimes it worth to look at different perspective.

Often heard Penang properties value never depreciate, because of scare and limited land available. There is no such thing as absolute in this world, even place like HK also facing properties depreciation before. Hardly experience before didn't mean it will not happen. Not try to put someone down, just a word of cautious.

Would not advice to buy TIMES SQUARE - Georgetown. The air there is so polluted - the dust is SOLID BLACK particles. I did stay in the nearby Sungai Pinang apartment for 2 years and had a lot of breathing/ cough/ lung issues. The dust was black even though I did not open the windows widely. The dust is thick and sticky because nearby is the MPPP burning rubbish factory - which is still in operation today - they have mentioned to close it down but it's all lies. So for the BIRCH and TIMES SQUARE occupancy - Good Luck or Don't open your windows!

Remember: BUT PROPERTY WITH GOOD AIR & healthy environment!

Ralph, If you are looking for a place, I would suggest starting with property agents. There are many listed in classified sections in local dailies.

I am a local looking for a place to rent a few months ago and although I eventually found a place on my own at this apartment, the place I am staying now was first introduced to me by an agent. While they may be charging about 1% as their commission, I think it is money well paid. Looking for a place through blogs like this is in my opinion not going to be effective.

While not paying any commission is the best method, you may not know of all the options available. And I would only recommend going alone if you are a local resident. Good luck and welcome in advance to Penang!

Went to TimeSquare for lunch yesterday with colleagues. I think TimeSquare is not going to attract good retail mix. The ceiling is too low for a shopping mall. Difficult to access to the car park. Only a few shops opened for business from what we observe and inside is very messy now. Hopefully the management can improve the situation.

I just recieved a letter for upgrading of water heater and air-cond. 2 water heaters cost RM3,100 and 4 air-conds RM12,450.

I am first-time buyer with Ivory and wonder if anyone here is paying for the upgrades?

If you are invester, do not buy this Ivory project. There are lots of things will surprise you and your property will never go up in value.

Why so many people buy at RM320K and sell for only RM350-380K ? These investers are not making money with bank interest. Its the poor property management now base in Birch Plaza hire by Ivory, too many staff and security guards they employed. Find out from those who had owened Birch Plaza before you sign S & P .

Anglo Wax, a lot of the owner bought the Phase 1 & 2 at the price below RM 300,000. Some bought the lower unit below RM 270,000. During the initial launching (2005), Ivory gave 5% discount. During the good time, a lot of people bought them. I have also bought 2 units. Sold one unit at RM 370,000 last year and still got profit around RM 100,000. I am still holding one unit which I am renting it now at RM 1,600 (non-furnished, 1 carpark, just do the kitchen)

My friends have bought some units together with me. They have make the same amount of profit like me. Some have rented it out at RM 1,500- RM 1,600. We intented to increase the rental when the price is stable.

Once of my luckly friend sold off his unit at RM 420,000 in March this year. He got around RM 50,000 more than us. He is rich and he can hold on longer. We need the money to buy other new project.

Well, I'd been to Times Square, and it's not that bad after all from the reviews that i'd read. Think those are just minor issues compare to the overall picture.

Why do I say that, are based of from these facts:
1) Convenience - you can get all under one roof. Restaurant, cafe, night market, hyperstore and etc

2) Unesco site - where can you find a place to live in that is right in the middle of an Unesco site? Think Times Square would be the last apartment/condo that will be built within the vicinity of the heritage site.

3) True Penang living - You can go to kopitiam, mamak, Komtar, Prangin Mall (and soon 1st Avenue) all in a walking distance (or a stone throw away). With the current continuous effort by our state government to review Georgetown, it would be soon be a vibrant city and it would also be definitely a fun and lively place to stay/live in.

Those are just my though. Anyone has any comments??

True Ethan. People always see Georgetown as place for old houses without value. Mostly empty.

The area around Penang Times Square, 1st Avenue, Komtar and Prangin Mall could be developed into a shopping haven and just like bukit bintang.

With the new hotel at PTS phase 4, there will be more tourist at PTS.

By the way, I have seen the newspaper about a week ago that there will be more than 30 lifestyle restaurants and entertainment outlets will debut in November 2010.

I truely believed that with more shops opening in PTS, the value of the condo will surely increased. The price of the PTS condo will start to surge at the end of next year (2011). This will only happened after the subsales of phase 2 have settled down (Phase 2 OC expected Jan 2011).

Very true Susan and Ethan. I've an unit there too. Past 1 year, i have the idea of selling this unit once OC or VP given. But, I'm contemplating now!! Yes, UNESCO is the main reason and the restrictions that come together with it make it impossible for other condos/apts or even hotels to developed on the UNESCO radar. So, PTS will be the ONLY reminiang project. So, will you lose this property..mmm. Tough decission.

For those who are trying to sell PTS unit for the amount less than RM400k, please think twice.

If you don't need the money, then hold on to it. This is the last project of this kind around the heritage area. Once the economy start to recover back to the 2007 level, we can see more activities in the shopping mall. Demand for the apartments there will increase.

Let those who need to sell their units fast to do so. After that, you will see the price to start to increase.

This kind of property will have good value soon. With shopping mall under it. Hawker foods nearby (behind gama, new lane, Kuantan Rd, Times flavour next to PTS). Post office nearby (Komtar). School a short distance (MGS, CDK and a few other). Komtar nearby. Wet market nearby (can walk there every morning). A lot of banks nearby. Bus stand nearby.

Morning - Swimming then breakfast at Kuantan Rd. Lorong Seratus curry mee if you don't mind walking a bit further.

Afternoon - Lunch at PTS/ Behind Gama/ Times Flavour/ Kuantan Rd coffeshop

Evening - Jogging/exercise at Level 5. Dinner at PTS/ New Lane.

Night - Relax/Net surfing around swimming pool. Shopping at mall.

Good foods are alway available nearby in the heritage zone and soon at food mall (PTS phase 1)


I really think that it is too cheap to sell the apartments for less than RM 400k.

There obviously is a difference between a UNESCO site and just an old town.

And the differencewill be seen in about 20 years time.

Meanwhile for a condo like Birch, somewhat in the distance and behind Comtar, there really isn't much difference to justify a 30# price increase.

And all that traffic, and noise, and driving up & down to the car parks.

If you work in Georgetown Ok, but as a tourist rental magnet - forget it. Folks want the beach, and always will. Then take a taxi ride into town for an evening meal, a walk around and back to the beachfront peace and quiet for a sleep.

Hi, HK and Sim Eng. I agree with both of you. Some brokers are trying to ‘goreng’ the price of the property and bring down the price to speed up the deal. After we realised and regreted selling too cheap it may be too late. Sometimes cannot fully blame the agents as I had come across some buyers offered at ridiculous price. They just try their luck and if we gave in, that is their bonus. Not all brokers are bad, there are some good brokers who are more decent in making offer and very polite too.
We are talking about fair deal here, some owners entered late and their original purchase price already more than RM330k. Plus agent’s fees (if sell through agents), servicing bank interests for loan, loan’s agreement legal fees, government gain tax, early bank loan settlement penalty if sell before tie up period. So, what’s left for owners?
There was a report in major local dailies on 11th March (Friday) by Rehda acknowledges that the price of properties in PG, Klang Valley and Johor will be further escalating by at least 13% this year. The recent sharp increase in property’s price is mainly due to limited land availability (esp in PG) as well as the enormously hike in the cost of building materials such as cement, steel, sand etc.
Last year PG’s property was seen as the highest boom in the country as compared to other states due to increasing demands and strong political background. The near and far future for property market in Penang is predicted to be vibrant and the price will stay strong. This is the report quoted from the newspaper. I am not an expert nor property adviser but buying property is just part of my interest. Just to share some of my personal insight here.
For those owners who can hold on, not necessary for panic selling at this moment. It is better to let the market flow leads the talk and definitely your property will be a valuable asset.

They said that cement gone up 6%. They didn't say that steel gone down 8%.

Based on the average of 1ast 3 year record, the property price inflated 20%.

So, the selling price is 430K x 1.2 = 516K.

Don't sell. Keep till end of the year.

Penang State government allow developers more sq. ft. per plot ratio.

Penang State government to give preference to devleopments with units at/below RM350,000 as part of affordability moves.

Bank Negara forecast to raise banks' capital reserves by another 1% in May, followed by analysts' forecasts of total 3/4% - 1% increase in BLR for 2011.

Go figure.

David, The rebuilding of Japan tsunami's area will need a lot of timber and steel. Furthermore our own project like MRT and other projects will start soon. All this will need a lot of steels. The demand will start to increase in June. So will the price of steels.

If you had bought your apartments between 2005 - 2008, (the crazy years just before the financial crisis) you had paid 30 - 50 percent more than you should for them so you (addressing property speculator) should not wait too long to sell your properties if you could still make a profit. Learn from what happened in Spain. The country is in trouble because banks there lent out more money to builders and home buyers than they should and now the banks own thousands of properties nobody wants for the kind of price you are paying in Penang. Property prices were reduced 30% before people cautiously started buying and it is expected to go further down 15% the next couple of year - depending on how long it takes for the world economy to recover. Many experts said it would take 5 to 10 years. So why should I buy a house or an apartment in Penang when I can buy a better quality one cheaper in Spain? Coastal Spain has the perfect Mediterranean climate and is not as hot, humid, traffic-jammed, crowded and polluted as Penang! So sellers should stop being greedy as Penang is not London or New York so stop thinking that the price will go up to no sky limit because land in it is scarce. There is always Butterworth. In future, Butterworth would probably be more attractive than the congested island. Property prices will always depend on its attractive location but even in Singapore, property prices has dropped by 30%. True, Penang Times Square is in a Unesco World Heritage spot but being situated there does not make it the Taj Mahal. So sellers should be realistic and buyers should not pay more than the fair market value. Agents can give you an estimate and being professionals who know the market well they are usually not far off the mark. If you paid 330K for your apartment at the height of the property madness when you should have paid around 230K (30% less), you should be happy if you got 360K - 380K for your property now. Who knows, the fair market value might be 15% less in a year's time. And buyers, don't forget that you also have to pay the additional cost of an annual maintenance fee for an apartment. And whether you apartment will appreciate in value in years to come will depend on what kind of neighbors you have. Hope you get house-proud and clean neighbors who maintain their properties and not drug addicts (or sellers), prostitutes, gangsters, care less renters, the quarrelsome and the aggressive who throw rubbish all over the place and not to forget those my-chidren-can-do-no-wrong parents who have kurang ajak children. Hi, Justine. Spain is so far away and i don't think me and my family will ever consider buying property there. Moreover we don't know how to speak Spanish, so language is a big problem. We don't have a fix job in Spain so how are we going to earn a living? Last few days Spain hit by earthquake and i am sure you yourself also not planning to stay there. For property in London the apartments price has been dropped recently due to over speculation and the local British don't stay in apartment. They prefer landed property but in Penang most people like to stay in apartment due to better security and more facilities so the price i can say quite stable.

Talking about the naughty kids if they ever have any wrong doing their parents are the one to be blamed so education and close relationship between parents and their kids are very important. The activities of the children have to be constantly monitoring and this is every parents responsibility. Kids are just like plain white paper and we need to guide them the correct direction.

Simple equation, as long as the FDI keeps coming in Penang and it is still an island, the property price is going to be up..up and up.

And for a person to be able to affort a RM400K range apartment, i don't really expect to see drug peddlers, prostituion..or uneducated family who let their kids to round around or throwing rubbish all over. I bet you wouldn't have any experience before living in 'semi-luxurios' apartment/condo before, and saying this out of emotional thought :)

As for Butterworth...it won't be attractive for those people that already live in Penang island all their live (you go ask any of penangites, their first choice will still gonna be the island). And today's high price property in Butterworth is the spill over effect from the island....so the property price in the island will still continue to go up..up and up :)

拍賣官:業主把房價定得過高拍賣官沙姆干說,從昨日的行情來看,業主的確把房價定得過高,他會把有關情況反映給業主,希望他們可調整屋價。公司將於7月3日在愛心大廈再主辦一次拍賣會。
另外,世界不動產聯盟(網絡和市場)副主席倪傳鵬說,儘管當天的產業無法出售,但這不代表拍賣會不成功。
“目前出現2種情況,一是屋主不懂為產業定價;二則是民眾負擔不起過高的房價,當天的情況顯示過高的房價讓民眾沒有能力購買。”

Let said that one unit for 950sq ft at level 12 should be around RM 590,000. 1100 sq ft at level 12 should RM 690,000. The higher the level, the high the price.

Target price for Birch Regency after the completion of the hotel, Aeon and Cinemaplex is average RM 800 per sq ft.

CORRECTION :-

The price of RM620 per sq ft is for the Level 6. Level 12 should be around RM 630 per sq ft. This is for basic unit only (withour renovation).

With the current increase in oil price, the price will increase by 8% to 10% soon.

Let said 5% increase in the price.

One unit(950Sqft, basic unit) should be around RM 600,000
The 1100 sq ft unit at level 12 should be more than RM730,000

Renovated unit should cost much more.

For those who wish to sell their unit, wait until end of the year/beginning of 2014 and you will get a better price

From my recent calls to the housing agents, the current selling price are now above RM600,000

The whole Time Square have 4 phases. Ivory can only obtain strata title after they had completed all phases. At today, Ivory only complete 2 phase, ie Birch Plaza and Birch Regency.

What's the reason IVORY is dragging it's feet? Shouldn't they be happier to get rid of the responsibility of running the condo? I am afraid there is more then meet the eye. Some developer use up all the funds before they agree to hand over. Leaving owners high and dry, even sinking funds are gone. Just watch it! So far IJM has been quite good but not many developers are as straight.

Penang Fan,

Once the JMB is formed, Ivory is not the person to manage the condo. The developer is one of the committee in that condo only. Owners of JMB is managing the condo. They can check the account which was managed by Ivory earlier and make Ivory answer the questions.

I had 'pumped' Ivory several times last time when I received my keys from them. I even complained to COB in Komtar.

Although this could be pure speculation, but I think they are shifting money from right to left pockets. Since the JMB has not been formed, that means the owners are still not in control of the common funds. Is ivory using part of the funds to pay for maintenance of the empty mall downstairs? Since the mall is practically empty, I suppose no owners of the shoplots are paying maintenance fees right now...:)...It's going to be at least 8 years before the whole project is completed. By then, all common funds would have been used up to maintain the empty mall.....:) ...Then how? Ask residential owners to cough up more money for maintenance?...:D

The state should intervene early to prevent a meltdown. Owners should also start legal action fast, but the only question is, should the buyers not have known from day-1 that this is the kind of shit they are getting themselves into when they sign the S&P to buy this type of "commercial service suites"?...:)

After a year under the developer management, the developer must give letters to all residents to form JMB for their condo.

If Ivory is not doing this job, he can be sue under the Local Housing and Development act. Get a group of about 10 units owner and see COB in Komtar.

I strongly suggest owners reading this to set up a committee to check the current account before it is all siphon out. It will be terrible to take over with no fund left. It wouldn't be fun right?

I was away for more than a year. Was back in Penang fot a few days. Was surprised to see than the standard of cleaniness have dropped a lot. I couldn't find the purple shirt Nepal cleaners anymore. No cleaners could be found. I have asked one resident and was informed that Ivory have changed the cleaners. I hoped that Ivory will restored back the previous cleaners.

Back in Penang since 9 July. I have seen a lot of improvement at Birch Regency. The purple t-shirt cleaners are back but not NEPAL. Heard that Ivory outsourced the cleaners service to a company. Same cost but less cleaners. That's is Ivory. More $$$ to Ivory. Birch Regency residents need to look into this. Need more cleaners.

WOW !!!. Now Birch Regency are using fingeprint device at the Level 5 gate. Much better than the outdated card. Now residents don't need to bring card everywhere.

Even the facility room have fingerprint device outside. Even guard station outside. WOW. Great improvement !!!!!!!!!!!!!

Bright led lighting at the carpark.

Birch Regency is going high Tech.

I also noticed that there are more Japanese tenants here. People talking japanese here and there. When I am in the lift with one group of guys, I feel like I am in Japan. They are talking japanese. Feel like I am in Japan when I see some many Japanese tenants here.

Now what need to improve is the guards. Still the same type of guards. Need to change them.

Will be off to Hongkong for holiday next week. Hope to see more improvement when I am back during end year or CNY. Change the guards/ cleaners.
