The committee already lodge a police report to sue the Serina Bay for legal action. Yesterday there is first meeting at "SIN CHENG SUPERMARKET" OR "WINDAFF SUPERMARKET" - 1st floor at Perak Lane been held on 8pm. We need more complaint from you to fire up the delevoper. I tried to email to the developer but they seem ignore my email. Besides, I called up the Senior Marketing Manager of PLB however his explanation to me is all rubbish, kept trying to twist and turn around without providing a FIRM answer. Many issues have been raised by me: swimming pool is not operating yet?covered car park is without shed?developer is misleading us on the additional 200 sq ft..and the strata title issue(should be granted at a minimum of 1 and half year). The manager of PLB even told me that WE CAN DO WATEVER WE WANT TOO..as they cannot commit anything in black and white at this moment..I will attend this coming meeting, anyone able to send me the map?

The 3rd SERINA BAY PROBLEM ISSUE meeting will be held on this Saturday (10-05-2008) at DAP SERVICE CENTRE again. News that i want to inform to all onwer of Serina Bay is 1.) Serina Bay Delevepor CANNOT force us to deal the renovation work with them. We can ask our CONTRUCTOR to renovate, but not now. 2.) dont pay the maintainece fee to managament as we did not get the full facilities from the management as this moment. Fight for our right against them. 3.) Meeting board is going to set up the Serina Bay Committee soon. for futher news I will let e everyone know about it. About the issue of the meeting:
1) ragrading the facility that in our S&P and we still do not geting it until now , don't pay the "Maintenance Fees " until we get all those facilities ready .

2) regrading the extra 200sf that the developer promise us after we get the OC we can extend it ,but still until now we can do nothing.

3) 1ST MEETING ISSUE :about the indoor contractor ,we have the right to hire our own contractor to renovate our house ,we NO NEED to us this indoor contractor ( who are charging so expensive, more then triple of the market value ).A gruop of the resident already make a police report,if the indoor contractor come "kacau" just report to the police .Last week there was some action have been taken by the police .So , please inform all your friends or neighbor don't hire the indoor contractor start from now .

I would suggest that you print out a meeting memo in A5 paper size and put into all letter boxes. This is to ensure more people know the meeting schedule and attend the meeting as most of owner may not access this blogger. Furthermore, those onwer will get to know the truth fact even they don't attend the meeting. If all owner boycott the appointed contractor, then the developer may take some action or the contractor reduce the price to more reasonable price to get business.

at last i found somewhere where i can share with :( i make several complaints with the maintenance but they just keep beating around the bush. i ask about the gym they said later.

i ask about tennis court net. they said will ask the kasporat guy. then i ask why they put up the small lighting on the ground instead of pole lighting, and they send me the contractor guy. the contractor guy said they cant do anything because they just follow plan. for your information the same goes to the basket ball court too.

its true what the ppl said about the in-house renovator. its damn expensive. even aircond also (pao) want it. just only labour normally its rm300 but they charge rm580. everything is expensive there. even for the tiles, its should be 2 X 2 instead of 16 inch. we being cheated for the flooring tiles.

when i go to PLB office in beach street they give me funny excuses and i did call the guy from PLB office asking why is the insurance being insured for only rm55millions??? they cant give me a good reason instead they just give u funny answers.dear brothers and sisters if i calculate by the cheapest rate which rm 125,000 X 754 unit (not including the shophouses) its should be = rm 94,250,000. correct me if im wrong look into the insurance stuff which u get it from the PLB office. i did ask the PLB lady who came to Serina Bay she said she dont know.

if we make it market price at rm 170,000 X 754 = rm 128,180,000. man, our houses is under insured more than 100% its far behind.

and since febuary the maintenace guy MR Ismail keep on telling me the strata title stuffs will be obtain in these 2 months for the extensions and where is it??? its being nearly 4 months now? keep on tell us he will help. one thing on this Ismail, he have no respect for the residents. when ever the owner ask he will talk without looking at u, sometimes he will talk backing u.

and the car parks, have u guys see your carparks? i believe the turning part will be the most difficult even for professional drivers. its too narrow, how could they do it that day? i know something is wrong once i saw the turning part.

even for 1st floor where it suppose to be recreational area, its all only with cements. come on its just like rushing works. its should be at least being tiles up the whole area. its not low cost apartment. we pay with our hard earned money, honestly we should fight for it. and im in.

please let me know when the next venue for gathering or complaints please. all owners please attend as well. fight for your hard earned money.

Are you sure the aircond the in-house contractor charged you RM580?I did the aircond installation with them, they charge RM180 for aircond point, concrete wall and rm120 for non-concrete. For aircond installation, RM200 each, which I found it cheaper compared asked outside which charged RM300.

2 days ago i received a mail from the management regarding payment for maintenance fee for may and june. but here i wanna stress that the only facility can be use is swimming pool. there is tennis court but without net and the lighting for the tennis court and basketball court is inappopriate. i didnt get to see the gym and sauna. so why are we(residents) paying for maintenance without the full facility and some which not operational yet??? should we hold the payment first?

I SURELY SALUTE YOUR “Pay first and dispute later" attitude. According to such an attitude,

A. No one should question PTG on the delay of Strata Title even knowing that Quit Rent is supposed to be based on the Strata Title. Your obligation to pay Quit Rent to PTG officially only started when your name is on the Title!!

B. Similarly, you are not the legal proprietor of "your" properties until the Strata Title were "registered" or "transferred"), therefore, why should MP be charging you the Assessment before the registration or transferred?

C. STA only concerned MC and the "registered" proprietors. Therefore, if MC is there but buyers not "registered", the Developer should be the "proprietors" liable to pay the Management Fee.

involved. Let me tell you, the new I-avenue also will face the same
problems. And the company that involve will be Idea Paulse. They are even
worst. Followed by the belleview project at Perak Road. Another 1 will be at
Mount Eskine, which is under Developer Ujung Pelangi and i expect the

One thing that i have to tell ur all is, the notice board is belong to all resident of Serina Bay as we pay for the Management to service us. They don't have a right to take off the notice of committe from the notice board. May be we have to ask for permission as a respect to them. Put it on the notice is legal to all resident of Serina Bay. So "THEY CAN'T" take off the notice . If they simply take it out, so that mean Management is our "BOSS", as we have to listen to them. NO! NO! NO! If they doing so, i wil go to tell them as well and sent the notice to each house letter box. If anyone just keep complain like someone here, why not u just join us and speak up for ur property. This not just my problem as it also is ur problem as well. actually every new complete condo also got some problem, i think it must can be solf in the future.couse now the price is quite low, so if u want to buy must be fast, if all problem have be solf, the price must be going up, now in penang is already hard to find 900sf condo in below 200k.

We act for Mr. Tan Kean Phaw and seventy four othersresidents and owners of units in the aforesaid project.

Our clients have instructed us to write to you as follows:-

Despite the Certificate of Fitness being already issued and our clients having occupied their units, a number
of facilities have still not been provided and this is in breach of the terms of the Sale & Purchase Agreement.

The facilities not yet provided are the sauna room, the gym room, a changing room for swimming pool use,
gazebo, games room and facilities not fully provided are incomplete landscaping, and insufficients covered
car parks.

Our clients also instruct that construction material and debris have been left by side of fence in the car-park
and the Block A and B entrance are partially blocked by cement bags. This constitutes a total eye-sore to
the residents and their visitors and poses a safety risk as well.

constitute a health risk to our clients.

Our clients others grievances are that you are only allowing your own choice of contractors to conduct
renovation work for the residents and the residents are not allowed to choose their own contractors. Your
contractors are changing much higher rates. Kindly cease this practice immediately failing which our clients
will lodge complaints including to the Ministry of Domestic Trade and Ministry of Housing and Local
Government as you are in no position to monopolise the choice of our clients contractors.

Our clients also inform us that they are being asked to pay between RM300.00 to RM2,000.00 non
refundable deposits before their renovation works can begin. Can you please confirm this as it is strange to
request non-refundable deposits.

Our clients others major complaint isthat they were given representations by you and futher confirmed by the
layout in your showroom unit that they were entitled to extend their units by a futher 200sq.ft but they are
now made to understand that they cannot do so. Your clarification on this issue will be appreciated.

Our clients also wish a joint management body to be set up as soon as possible to have all their grievances
and complaints addressed. Please let us know whther you can arrange an initial meeting. Our clients are
open to an amicable resolution to their problems.

as such please kindly institute appropriate measures to address and remedy our clients grievances and
complaints with fourteen(14) days here of failing which our clients will suspent all payment of service changes
upon expiry of the said period and institute relevant legal proceedings including compelling you to provide for
the agreed facilities without any futhers reference to you in which event our clients will hold you liable in costs.

I am an owner of One Unit Of Serina Bay and somehow i didnt manage to move into the new house yet ,waiting for the investigation to be conducted and to renovate the 200 sq.Feet.

My current house is sellnig away at 25th July . And we need 3 rooms to content our family . I we cant move in if the renovation isnt done yet for the renovation will probably bring a lot of noise and distures to my family .

I have been chased after the management since 2 mtnhs ago , subjecting them about this matter and somehow the management told me to contact the developer .

and when i contact the developer , the developer ask me to contact the surveyor . And guess what answer i get from the surveyor ?

The surveyor told me , Our management is owing them 10k + carpark accesories and the investigator ask them to pay 1st before they come to investigate and when i call back to the management , they told me , they have been chasing after the boss to pay and sign the cheque since 2 mnths ago but their boss not yet sign .

What kind of prob is that ? ANd tell me where should i move to my this end of mnth ? Can u guys pls think for us and put on our shoe ?
We made full payment to you but yet u keep dragging our renovatino proccess .
I believe i am not the only victims as i can see there's a LOT OF PPL WRITTING IN THE ELAVATOR 'S WALL THAT THEY MEET SUCH A PROB AS WELL.

Explain to me and can u think of a solution for us ?
I need a house to live in bu thios end of July!

im heard that there was thieve inside the Serina Bay apartment couples days ago. A few apartment units were victims....This news was published in the local chinese newspapaer as well.

If this is true, then we the apartment resident shall be more alert and take care of each other closely. Precaution action shall be immediate taken in-case observe any abnomaly in our surrounding.....such as request assistant n etc......but just wonder, how this thing can happen since every blocks building have security guard stays in front of main entarnce door?

and somemore those who has assess card only are allowed to walk through the entrance....something very wrong was happended!!!

im regret to know this case if it's a valid issue.....n of course we r going to lose confident to the Management team of Serina Bay.....too bad!!!

I think this was a conspire from the "Managment" and the "Indoor Contractor ", if there was thieve inside the Serina Bay apartment then they have a excuse to blame the "outside contractor".At last they won't allow our "own contractor" to do the renovation.As your information the "Indoor Contractor " worker are stay in our apartment ,they said they was rent the house from the ownner .So ,what will those worker do during mid night ? No body know .....!We all the resident should dismiss the previous "Managment Team" and "Indoor Contractor " !Change a new "Managment Team" ,hier our own contractor for our own home !

What is that the so called "Security Access card"?Don't you agree that this is just a way for the management to get additional money from the residents?I've checked with the management team and according to them, it's NON-REFUNDABLE for cash in case no longer needed. Telling me that going to reconfirm with the management team if it's refundable and I never get the feedback from her either. What is the reason of having this access card when people are still able to walk in freely with the loudsy management there?I see guard sleeping...see guard blocking the way for the resident due to forgetting to take the access card down as he's just going to the car park to take something..just blocking the way of residents but not the thieves!How funny!Change the management!Change the stupid system!

last week i was attendimg the meeting with one of the committe and was told v can break off the wall extending 200 sq ft somehow the xtra place is belonging the owner + it don.t make sence at all + really umhappy this issue being drag 4 so long but what happen if v break off do v face any consequence with the authority

Why we must pay more to then who was doing nothing and just taking our money ? From my knowledge, those robbers contractors practise happens at all new private residential buildings in Penang. I can say that most of them are tied up with the local gangsters and your hse now used to be their teritorry. They would harass chinese residents or maybe u can wait till 2-3years when they leave then only you can renovate w/o inteference. unless u're a malay or related to the IGP or Umno.Best still, maybe your boss is bigger than their boss. Then maybe you don't have to pay. However, some big projects from reputable contractors don't have this issue. Why? cos its already been absorbed to the building cost.
Anyway, you cant blame certain ppl here to get their work, as most of us needs a place to move in. And of cuz, we want a peace of mind that our home are safe while we're not around. Can you guarantee our safety? Why do we have to quarrel with them, whereas we've purchased our home there and wld be occupying. who knows? the might not revenge now, but wait till 6 months or 2 years latter then only find fault with you?.
But however, from my info, the contractors from Serina Bay are not gangsters. The management can't do anything as those contractors had purchased 2 units at RM500k with the clause that they are the only contractors allowed to work there. So, whose fault is that? The contractors or the developer? If the developer can refund the 500k, then i dont think this things would happen.

During committe meeting, everyone is agree not using the indoor contractor as we being told. but just because they afraid to get problem from the "Authorised Licence Robber" so they continue to use them. I'm not a Serina Bays owner, but Mr Lawrance i want to let you know that even if you pay to that ' gangster ' they also can't ensure your safety. I read news last few day, half page is about the security problem in Serina bays. A lot of break in happen in your house. Do you thing those ' gangster ' can help you on this or the committee and police?
By the way who is UMXO in Penang here?? I only know Mr Guan Eng.

very simple. i just storm the developer office at shop lot on top of nasi kander shop in front of ocean view apartment.

ask him to give me a letter and pass to the serina bay management office and pass 1 copy to my contractors..


no hassle. problems solved.


now i rent out my apartment at
RM700.00 and no problems.

First i just wan to ask some blogger or owner for Serina Bay, how much it cost u when u buy urs condo & what the value for nowday? I can tell u that it is abt rm125,000 for launching time. And now in market value it almost rm170,000 or higher. Is that a drop value for ur property? Or u just is a rich plp that wan to make money for urself as u buying the property just for investment??? Ask 2 urself!!! Then if u go to develepor or management office to make a complaint regarding too much problem that some resident facing now & nothing feedback from the management, what will u do? My opinion is this problem can be solve in a win win situation. No need to point whose fault or what so ever.
As a purchaser we all have the rights to voice out what ever matter that unsatisfied us as a purchaser. But, developer also has the right to ensure that purchaser will not breach the purchase agreement. Im sure that,developer also try their best,give their full effort to satisfy all our need and keep their promise. Just give them chance to settle the problem with their way and may be we can give them a good suggestion in order to get our right, with well manners,healthy discussion,human respect as a Malaysian.

It is a shame that most I mean MOST of the Penang property developer have its own kind of problems and poor quality. Why this happening and no one can stop them?

This is a good blog to let others to see how poor the developer is in the state.

My opinion they the property developer must deliver and not only just up to the buyers expectation but beyond it.

RM170k is not a good value if you really go for a deep calculation...in case you sell off within 5 years, a penalty of RM5k will be incurred, another Rm5k to the property gain tax if this is not the 1st time u sell property,the additional legal fees inccured, interest rate that you're paying to the bank as well as the real estate agent fee in case they sell it on behalf...You still think that you are earning?

i) I assured u this property is a good buy. somebody is offering RM180K for my seaview unit, and i have just rejected the offer.

ii) in this area the price is RM220 per sqft feet already. lease hold or free hold is not relevant for apartment less than RM200K. further more, it is easy to apply for free hold now.

iii) The Star newspaper have highlighted the Break in in our apartment lately...to me , new apartment break in in Penang is not new....so don't worry about it. just need to tekan the police and Adun to help us.



i suggest the blogger should share value added info and discuss things to increase the value of our property.

I went to the managment office to day to ask how's was the Inspection ,is that finish ? So we can extend the 200sq ? but ...our management office siad that there was another inspection on this coming Monday ,because some of the unit was breaking the wall then the Head inspection officer have to come and check . BUT.......when i go the Block 18-18-8 & 18-17-7(the "Authorised Licence Robber" show house ) their worker are starting thier work already ! The previous partition wall was taking down and THEY ARE STARTING TO EXTEND THE 200QF ON THE SHOW HOUSE !!! How come the FA office said connot extend yet but the show house can extend ??? So , the office are talking "BULL SHIT " !
(some unit was breaking the wall then the Head inspection officer have to come and check) all BULL SHIT !!! Lier FA Management office !!!

Then i get his phone no. ,after about 5 minit when i came to serina bay ,then i call this person incharge "Jonahis".He told me he was not in Serina Bay ,he was in Komtar now .But when i came to the ground coffe shop , i saw he was there with Ismail.Then i ask them to sing for me , the Ismail said indirecly you must ask the SSP guy to pick the Sampah.I said i don't want ,i pick it myself .Then he say all the bull shit things ...then don't want to sign for me .The Jonanis just sit there keep quite , don't want to look at me also .I don't care just pass the form to the office ,then i will ask my contractor start my renovation .No point talk much with them .They all are same gang !

Today is the deadline for the Kasporat & Management to settle down all the facilities for us. On the notice board that saying the sauna, gym room and many more to be done by today. Can any of the house owner tell me the true for the selling price of additional car park? I was cheated by the Northern Guide Property where only uncovered car park in front of shop are availablefor sale with RM6K. After a year when i have received the payment notice now i reliased they have sold to some of the people with RM5.4K somemore is covered car park. Can any of you tell me what is your selling price if u have buy additional car park. Even know can't do anything but just want to let all know what wrong to this company...........

I think the maintenance fees is still the same, RM110 monthly. I never heard of any fees raise, and I have paid the maintenance fees till September 2008.

As for the 200 sqf, I think we can start the renovation work, the inspection is done (i think 1-2 weeks ago), now I heard they are waiting for the letter. But many has started their renovation work, even the inhouse developer has started their 200sqf work in the demo unit on 17th & 18th floor.

I think the rental rate should be around RM600-RM650 for an empty house with 1 car park. Should be able to get RM750 - RM800 with semi furnished (with lights, fans, water heater), might be higher if got aircond and fridge.

I think, if the apartment's maintenance is good, people living there also behaves themselve, the rental rate and sales price can be further improved. Just my small small opinions. :)

Hmmm, no post in Serina Bay for a while, I think everyone is busy renovating the 200sqf. Once everyone has finished their renovation and moves in to stay, most of the shop lot there will open up as well, more people move in there, more demand. This is a good sign, Serina Bay now will have lesser and lesser problem, and the apartment price will goes up further. Do you agree? :)

I think it depends on whether got people complain about your pets... whether you have a kind neighbour or not. But normally apartment do not allow pet. But the apartment where i live, got some cute dogs... most importantly is the dog owner take care of their pet well, if the pet is not disturbing, I assume people will "one eye open, one eye close" ... ..

Last week I go to Serina Bay Management Office to make a complain about the licking
at the corridor paip in front of my house, as well as I need to collect a renovation form
from them since I going to start my renovation work SOON. When i reach the office, I
saw a malay office girl is sleeping there. Hello!!! I know you are puasa at that moment,
but if you feel sleepy please go home to sleep as you are working at that moment.
(After I get the info from my friends, noticed that she is En. Ismail's lovely daugther,
so 1 word for them - "WE ARE FAMILY" as u also can sing it). Drama is start during
the time I collect my third house key from a malay lady and request for the renovation
form, first at all she tell me that I already take the renovation form and start work
already. I also feel shock when I been start my renovation. After the sleppy malay girl
check again from the computer system, she look "WRONGLY". Then the malay lady
not allow us to take the renovation form, as we didn't pay the maintaince fees.She said
that is the order from developer (KASPORAT) with unfriendly and rude attitide to talk
to me. Directly I "WARNING" her don't use this kind of attitide to talk to me.So I ask her
back why I should paid to them as I not enjoy the facilities at my condo. She tell me that
in S&P agreement we have to paid once we obtain the OC. In other way, I tell her back in
S&P agreement, we need to paid once the facilities is complete but the truth is where
is our sauna & gym room. Both room is done with some equitment inside there, but the
door is lock. As I remember that management said it will be complete on 04 August 2008,
but the management is once again lie to us. Somemore I also didn't tell the malay lady
that I not going to paid it. How can she so sure that I not willing to paid. Now what u can
do is change me the interest as what the management office can do. But I will complain
the about incident at Persatuan Pengguna & related department as this is my right to fight.
Finally she give the renovation form and my house key to me. Before I leave that
management office, I ask her who the person that give the order not giving the renovation
form from KASPORAT, she tell me is En Ismail. In my mind, I think En Ismail is not from
KASPORAT. He just handle the management only. I think got another malay guy. Once again
she "BOHONG" to me. Please dont think we are moron, we also know a lot about them.
May be next week I will go to meet them and paid for RM1000 to start my renovation. About
the maintaince fee, just forget it. I will let Persatuan Pengguna take legal action to them.

I fully agree with Lawrence. Most important thing will be the maintenance of the apartment. If the maintenance is no good, this will greatly affect the value of the property, and even the rental will be affected too. For people live there, if the facility is not fully given, complain, complain, complain, and complain. But still maintenance fee also have to pay, I think. Or else the management there will have an excuse, saying that a lot do not pay maintenance, and do not perform their best to upkeep the apartment. Just my small opinion.

You are corner unit or centre unit?

For corner unit, normally less hacking, only knock the wall at the main door, and move the wall further outside. I see some people hack the kitchen wall as well, open kitchen style, which will provide very wide living hall area.

More knocking and changes for the centre unit, people knock the small centre room, and move the room to the empty space at the front.

As for the main windows at the living hall, many people extend the living hall to out side of the window, remove the window and become a small balcony.

You actually can walk around from every floor, some are currently doing the renovation, door wide open, u can go in and take a look.

I did complain to the management people but they always ask us to talk with their contractor which we are suppose to deal with the management people.

From what I heard and see, the SB demand is still very high, property agent got buyer but no or less seller. Let's make a simple comparison of Apartments in that locations, Serina Bay (900+ sqf) RM170k+, Ocean View (850+ sqf) RM200k+, The Spring (900+ sqf) RM300k+, Summer Place (1000sqf+) RM300k+. As we can see, Serina Bay still standing at a very affordable level, with maintenance of RM110, we get almost full condo facilities, and reasonable rental from RM600-RM800. I visited a friend there not long a go, his unit has nice sea view and I don't see there are rubbish every where, instead I see a cleaner cleaning at the corridor. The lift is still messy as I think renovation is still going on everyday, this apartment just got OC last year. Best if one who is interested in this apartment, go and take a look by yourself. Just my small opinion. :)

Every unit has got an extra 200sqf (roughly) in front, can be extended to 900 sqf. Just need to knock down one wall. Payment for 700sqf but you get 200 sqf extra, quite worth it. :)

To people in Serina Bay, something amiss here since last month.

1) Toll gate at the main entrance and parking? It doesnt require touch card and everybody still can go in and out. What's the point in implementing it? Waste of Serinian's money (service fee, maintenance fee, etc).

2) New car sticker and we need to pay RM 10 for it? Something really not right here. Why need to pay for new sticker if we already have old sticker? Should replace for free.

3) Touch card poor quality. The warranty is only 1 month? I heard many residents complaint that the touch card can be easily damaged.

I can't help to feel that there's a money scam here. Perhaps the management and commitee can explain this.

To All Residents of Serina Bay,

Complaint for Traffic Flow Change and Gate C Closured.

I strongly disagreed for Gate C closured and the traffic flow changed. The changes does not improve the traffic flow neither enhancer the security but merely caused unnecessary inconvenient to residents. My explanation as below:-

1.The closured of Gate C has caused inconvenient to residents especially for block C. The small lane from main entrance pass by the shops to the shaded car park is narrow; the turning is a blind spot and always block by the motorcycle parked.

2.The one way traffic flow caused inconvenient to resident from block C who enter to the apartment by the main entrance and thereafter turning one big round passing over the entire building and exit at main entrance / exit again.

3.The one way traffic flow does not improve the traffic but make things worse. The initially traffic flow was well design for convenient and to mitigate the traffic congestion with separate entry / exit point where located at main entrance, Gate B and Gate C for each block. The changes to one way traffic flow has caused overall traffic in congestion and bottle neck at the main entrance / exit especially during the peak hour.

4.The closured of Gate C rise up concern on security matters. That is no longer security guards patrolling at this area. Any outsider and motorcycles are now free to enter into the building without any control at all.

5. Why remove the access card system for multi level car park? Now any outsider can simply parking in side the multi level car park, this is worsen off than before.

Robert Bench Joint Management body is appointed to manage our property on behalf of all residents. Any decision shall always place the owner’s interest at priority and never jeopardize owner’s rights and benefits to enjoy all the facilities with convenience.

I strongly request the management reopen both Gate B and Gate C to mitigate the traffic flow. Both Gate B and Gate C shall re-design with two ways for entrance / exit point. The Enhanced one resident card system shall install and implement across all the entrance / exit point & multi level car park. To enhance the security, security guards shall be arrange to patrol all the entrance / exit point for 24 hour. alternatively more CCTV system shall be installed especially inside the lifts. Any car or motorcycles enter without sticker shall subject to verification and registration for better security control. Any unauthorized parking vehicles (car / motorcycles)shall subject to clamping.

Lastly, I strong request Robert Bench Joint Management publish all financial statement on notice boards by monthly basis and up to date. All collection and expanses details shall disclosure to public transparently. Mr. Soon have to ensure this!

All residents, please de not hesitates to channel your opinions and request to management for our property management improvement. Any wrong decision must be corrected. Is our property, our rights!

Will be moving in a month or two. i share some of your concerns but i think the best way out is for us to have a frequent meeting among the residents to discuss arising issues. I was terrified to read a report of break ins at 24hrs guarded serina bay, this means somethings are not rightly done.

I agree with you, we as the residents should have more power in making decisions for our property. I suggest we call for a residents meeting soon & make it a monthly or bimonthly event.
Each of us must make it a point to attend the meeting.

3. Make Sure You Pay Your Maintainance Bills To Sit Down In That Meeting And Talks If Not Your Words Doesnt Mean A thing To Them.

My View In Problems Accours At Serina Bay Apartment Cause By 2009 JMB : As At 01.03.2010:

No Proper Authoriszation From Residence & Guidelines Or Job Schedule Lay Out Properly By JMB To The Management ( Robert Bench ) Inforcing It Through The Security Guards And Cleaning Services .

EXAMPLE 1: I Have been Parking Out For More Then 1 Months Now After JMB Enforces New Security Cards Excess But Stills I See People With No Excess Card Coming In With Just Honking Infront Of The Gate , Some Just Using Old Card To Excess By Saying The Card Have been Damage , Some Residence Demand It To Be open Because this Is thier House ,As For Me I Agreed This Is My House Why Cant I Enter This Is Not Residences Fault And not Security Guard Faults This Is JMB Faults In Implementing Something Importances Like this With Just Notifications Through Letter , No meeting With residences , If They Claims That They Have got the Residences Majority Vote , Thats Mean They needs 3/4 Of the Residence Onwer On S&P To Do this .
( Lets Say 1 Floor 10 Units X 23 Floor X 3 Blocks = Total Residences , They Needs 3/4 From That Total ).Do You Think They Got it

My View In Problems Accours At Serina Bay Apartment Cause By 2009 JMB : As At 01.03.2010:

Puchasing Done Without Proper Prosedures And Un Nessesary Used ( Wasted ), Not setting Priority right , In There Personals Interest ?...In Making Dessicions .

EXAMPLE 1 : As All Residences Knows We Have all Ready Have The old 4 Units Of Auto Gates At Multilevel Carpark , JMB Just Should Remove It 2 To The front Gate And 2 More At the Back Block A Gate And wideden The Enterence.

Why :

1. Save Cost On Buying New Ones That Now Cost More Than RM20K .

2. We Residence Dont Have To Buy New Cards Just Register Back So That The Old registrations Will be Bared .

3. Residences Allso Can Register Thier Cars No Plat And Car lot Plus Given A Car sticker & Moto Sticker For Guards Authorisezations Upon Doing The New Registartions .


EXAMPLE 2 : No Proper Procedures On Purchasing

1. NO Tender Board Commities For Purchase Over Then RM10K ( Instead Now They Split The Payment To Make Not Aware )

2. No Tender Boxe & Tender Notis Board For Submited Tender Display At Public Common area .( Instead Now Direct Nego )And Allso the Result Of The Tender That Wins Showned. ( Why Same Company Over again And Again Wins ?..)

EXAMPLE 3 : Not Setting Priority Right

1. Instead Of Putting Camera at the side of the new 4 gate , jmb should save the cost and put another version of the camera to install it inside our lifts all blocks , Why Do We needs Camare There , Does Guards Not enough Sometimes I feels Like in Prisons, Im In Tesco Gelugor Yesterday At level 1 I Come across a security company Promoting A speacialised scurity Camare for lifts and it it anti vandalisme can withstand 50KG of blow withou breaking it , then i was shock at th prices it is RM2++.00 Only Perunit But If we Buy More then 1 There Is Discounts And When I ask The Camera At Our Gate Models It Is More then RM200.00 So That Is Still Prices Without Qoutations , don't You think We Can Get cheaper ?...
