this building is finally taking shape finally. with the recent material cost increase, the selling of 305 psf with rental return of 5% x 5 years is not bad. Any comment? I am thinking of investing one.

at rm305 psf is reasonable. but i dont favour the mezz floor. inconvenience to climb up and down. moreover the staircase at the show unit is extremely small steps. hearsay Bay Capital put on hold the project due to cost increase and refunding all bookings. any body can confirm?

how much ah for medium sized unit... i heard sales are not very good... is it true... but nice building i like the location and the design..
which bank gives the best rate....

i bought a unit here since 2006, till now alrdy more than 5yrs , consider late done. What should i do if they delay ? should i ask for the interest that they hv delay?

Hi Sufu, you can always check your sale and purchase agreement where it stated the time of delivering vacant possession. The normal sale and purchase agreement will mention that the developer will need to deliver the unit within 36months from the date of the S&P. However, for commercial project, most developer will change the term by benefiting them most. In the event that the developer fails to deliver the unit within the said period, they will have to compensate you base on the certain percentage of interest.
