I got fren own a unit there,he told me that the View had a bad feng shui and also very hot as all using Glass as an external wall.It look nice design from outside but very hard to place furniture.Beside this,a lots investor buy there and now stuck & can't make profit on this project.Some investor sell at their loss...

Hi, im a owner living at The View for 3 years now. We have a unit 2088 corner unit with seaview from the front, Penang Bridge view from side & USM hillview from the other side. Beautifully renovated ala Modern Balinese with darkwood furniture. Kithen nicely fitted with marble tops, tinted glass & sliding door panel, built in oven, fridge & 14kg washer cum dryer.

Our home is a place where you look forward to coming back to after a day at the office. Built in with 2 flat screen tv, wall mounted player from overseas, our own built in security 8x cctv, motion sensor & alarm sistem. Since we travel alot, we are still able to have peace of mind as the alarm sistem & cctv are able to view even when in the states.

The neighbours here are all high end professionals ranging from doctors, lawyers, pilots, diplomats & so forth. Privacy is guaranteed as the neighbours are not nosy.

We are looking to rent out our place for 6k & selling price 1.35 neg plus 2carpark lots. We feel it is a reasonable price as seeing the price we paid was well above 700k & the hardwork that went into the renovation. If it wasn't because of my husband's job that we need to relocate, i would rather rent out my place than sell. We feel proud everytime we come home to a beautiful place.

Its a pity to see selling price for The View still only hovering at ~350psf while the neighbouring projects are already asking >400psf even the leasehold one (bayswater, baystar, putra marine, platino etc). Despite the cons of access road and unique floor-plan which does not cater to everyone's taste, the biggest problem I can see is that there is no shotlots nearby within walking distance. Perhaps the squatters issue nearby can be resolved soon, and The Curve projects an bring i some commercial shops to that area, then only we shall see new light at The View..

Those are not squatters, but an old Malay kampung. It would be very difficult to redevelop it, just take a look at Tanjung Tokong, which has been years and still can't be cleared by UDA (a federal govt entity).

Location of The View is excellent, short drive to Tesco and Queensbay and FTZ, yet, not right smack in the middle of it, with associated noise and pollution. It is also an iconic view from the Penang Bridge.

Probably only good for rental market at moment, though.

I am wondering what's wrong with The View project? Matter of fact I just viewed it and I loved the design of the facilities esp the pool is fantatst! except the design of the unit not so welcome. But I can see is well managed by Ivory mgmt. So why the lower returns and occupancy? Is there any hidden answers/truths I'm unaware off before I decide to buy. Pls will someone or anyone who knows give me your valuable feedbacks. But pls no assumption but absolute facts. Tks

having bought a corner unit at The View four years ago, i would like to share my thoughts and feelings about this place with you.

i love The View as well, although for different reasons. i love the design of the unit, the location, and especially the view that i see everyday when i wake up in the morning or go to bed at night. because my unit is situated at high floor, my master bedroom overlooks penang bridge and the sea, and my third bedroom overlooks university science malaysia.

I am not too sure why people seemed to think that it has low occupancy rate, it has only 3 units per floor so it is basically a low density building anyway. in fact a lot of the units are sold eventhough they are left empty. but i do know that some owners (including myself and one of my neighbour on the same floor) use it as holiday home and some owners rented their units out.

people might think that there is no amenities beside the condo, such as shops, restaurants, etc. around, so it must not be inconvenient. most people prefer conveniency. i must admit that people who stay there need to have a car to get to those places. therefore, it depends on what you after in a house.

in fact the location is one of the reason i bought a unit there, i prefer quietness more than conveniency. i dont think i'd like to stay right beside tesco or queensbay anyway. and in fact both shopping places are no more than ten minutes away (by car).

to be honest, i am not too sure what you value the most in a house. but if you like nice view like me, then i think you will like it!

Some say that the noises from both the highway in front and the Gelugor traffic while one says the only in and exit has to be from front way contributed to the old appreciation of The View. I dont know. But what about your thoughts concerning the noises and any motor racing at vee hours? TQ

you will only hear the traffic noise if you leave the windows open. i dont normally do that therefore i have never had problem with the traffic noise and i didnt realise there is motor racing on the highway either.

in fact there are a few ways to get in and out of the condo, but i think most people dont know, which is good :)

I find it strange that subsale buyer likes to mention their purpose of buying, eg: for own stay etc. DO you expct the seller to sell you cheaper because its for your own stay? Stop dreaming lar, who cares if you buy it for own stay or convert it to a brothel as long as the price is right!

Actually there are many easy access road to The View, but not many people know it. Which is good, especially for the ppl who live at The View, extra security.

What with the going thru Malay kampung ? You must be following what your GPS tells you, which is wrong anyway.

From Jalan Sultan Azlan Shah, you can either take the service road at the Kompleks Belia Sukan, or a little bit further down, there is a service road to the Lembaga Lebuhraya, which incidentally is the immediate access road the moment you got down from Penang Bridge.

From Bayan Lepas Expressway, you can just enter and exit at the Lembaga Lebuhraya.

Simple!

The lowest level unit (just above the swimming pool) was sold by developer at RM620k 9 month back. This is bare units.

Add RM10k for each floor upwards.

Add another RM16k for additional carparks (not premium spot, for better spot, you will be paying RM18k above).

Then add additional for renovated and furnished units.

So, those asking for RM600k with 2 carparks, must be dreaming. Maybe you can wait till there is an auction unit.

Come to Tg Bungah and check out the supercondos row there, from SkyHome, SpringTide Residences, Infinity, Harmony Residences, and you tell me how high the occupancy ? Even after so many years.

Given all these supercondos are low density, some is one unit per floor and those who can afford to buy it, just keeping it either as investment or weekend/holiday homes, of course, the occupancy will be low.

One exception is The Cove, which when launched was sold at considerably low price for a 6,000sqft unit.

But you get what you paid for, was told by contractor those inner walls at The Cove basically have many voids due to usage of some new building technology in its infancy.
Luckily it does not apply to the structural beams.

In any case, The Cove going to lose its coveted SeaView soon with the 1Tanjung going up.

Talking about noise pollution, have anyone checked out Fettes Residence which is going for above RM1.2mil at RM600psf ?

It is right smack at a traffic light with vehicles speeding away, which is the loudest.

And what about the road-level swimming pool... yuckss !! and sandwiched between a 3-story commercial shoplots and a low-cost flats... alamak...

Yet, ppl paying so much for this supercondo. Go figure.

700+k probably is a bare unrenovated unit.

Prices here is depressed probably because there are not much anemities within walking distance and the Malay kampung will take a long-long time before it will be developed, and that also takes extreme political will. Take for example, Tg Tokong.

some asking 920 to 960....

unless extremely renovation work done to the odd layout, then only can fetch 1 million..

maintenance is not cheap....Ivory workmanship is good.

As for the View Condo, it's true that the layout is odd. I saw one with ID proper reno though, the odd shape become the strength of it. The view is superb (Penang Bridge and USM Field) too with the price/sqrt-foot compare to those having similar view. The entrance location was once a problem, but with the additional entrace and exit behind (near USM side), that's now much better. I think it's really worth the price now given the luxury condo quality one would like to get. Heard the Curve will be build next to it, that would then make this even more strategic. I foresee soon, it's price will rise comparable with others.

heard the view transacted one above 1.1 million for standard unit which is middle floors. With Light linear going at 1 million already for 1475 sq ft, The View should be heading 1.2 m above for 2000 sq ft very soon if @600 Rm psf.
