recently the management change to new sticker, and the resident need to pay rm5 to get the new sticker and rm50 for touch n go !! other places they issue it for free. the management is a blood sucker !
marina bay doesn't have intercom and doesn't provide permeant car park lot. and as i said the management is a blood sucker ! rm5 for sticker and rm50 touch n go. maybe in future they will charge rm2 per car per entry !

today i went to see one unit, block A fully renovated with furniture. asking price 450k NETT. 3 aircon, TV, refrigenerator, aquarium. lower floor 1200sf. and i found from 2008 till today price for marina bay increase izzit too much? from 3xxk till now minimum 4xxk. quit like that unit but just worry izzit RM375 per sf for renovated unit reasonable? thanks

Try to avoid old condo. We do not know how long is the building life span.
Old condo will start to have water pipe leaking, water seeping from toilet, electric leakage.

Anyone knows why there are quite a number of owners selling their unit at block B recently?
Not easy to find a unit at marina bay block B mid/high floor. I have been searching since last year and price keeps going up. I call so many agents but they can't get me a good one. And many of them post fake advert. Everytime say the unit sold already and they got another unit more expensive or they will look for me but never get back. I think not many sellers for higher floor. Block B has the best view of Gurney Drive especially at night when all lights - spectacular view. Too bad I can't afford penthouse.

Some agents advertised price exactly as what the seller ask for. Some agents advertised more aggressive price which is 10 to 30% discount from the seller asking price. The 2nd group advertise the discount according to their own guess of how low the seller willing to drop the price. Sometime, their guess is wrong. Because quite a number seller in penang is CHIAK PA BEH PO. So, when buyer come from discounted price price strategy, they sometimes will not good services from agents, because the agents is "BUSY" to nego down the price for that buyer. For their good intention, you know what, buyer SCREW them for their poor services. So sad !!
Just wondering why people want to get marina bay when its old, leasehold, next to squatters for blk b, and rental is decreasing especially for blk b since the Japanese community is moving out to times square and fettes residence. Do consider carefully if this old condo is worth $550psf.
1600sf asking ridiculous price of $900k which I would not even pay $750k. With $750k I can buy pwc already. New and nice. Therer are currently a few penthouse out for sale and some asking psf only $400psf. Can bargain some more.
Anyway my friend who has a unit at blk b there said jap community moving out. That is why her rental has been going down - down by 25%. So those looking to get one now at this kind of high price will have pittance rental return.
Pay a bit more go buy mutiara villa loh, more classy and very well maintained.. Freehold some more.
Anyone heard about the coastal highway joining gurney drive to Tanjong bungah running next to marina bay only? Is this confirmed coz I saw the plan in penang state website here http://www.penang.gov.my/index.php/info-pantas/2424-projek-infrastruktur-pg-infra
So won't marina bay be badly affected as their balcony opens to face the coastal highway. All units nearer to the sea will be hardest hit. It'll be noisy and dusty. I don't think people will want to rent also. Look at the light linear next to coastal highway. Noisy but at least they close door, the noise is less since their balcony doesn't face the highway. Wah if really coastal next to marina bay, owners got big headache.

With regards to the coastal highway, this was announced and explained by our dear Chief Minister in an open dialogue about the underground tunnel. The coastal highway next to Marina Bay is in the pipeline. It is to help lighten the heavy traffic and provide smoother access for those staying in Batu Ferringho.
Definitely this will affect the value of Marina Bay. I've no doubt about it.
One more thing. I heard that the 99+99years lease need to apply (and perhaps pay a sum) to the Association (owner). This is what an investor friend of mine said. I can't be sure. So do your own research on this. If true then one has to bear in mind the likelihood of some owners not being able to pay the 99years renewal. What if that happens? Then got problem to all owners. So future buyers might not be able to buy because banks might not loan already.
Yes the Japanese are moving out from Marina Bay. Therefore rental is suppress.
