Location good for factory workers around 5 - 10min but for workmanship and material they use cheap quality if compare with Prestige Heights. Go and have a look between this two developer.
Today i've visit the show unit and the quality is really terrible and workmanship also really TERUK compare with SP Setia...althought price is reasonable but that infront road will alway flood if rain for an hour above..i've fren stay near there...better go survey urself before you buy there...Good luck for those have purchase this project.
I don't know your TERUK definition. But I think landed property will be highly sought after when the economic pick up. If I got money, I seriously consider this too coz the price is reasonable. At least, dun have to reno like buying 20-30 years old house. This will save a lot of money.

I living near this location. It's true when heavy raining, in front of the terrace house flooding. Need thingking twice before purchase. Another is too many foreign workers surrounding there. And many of them rented for foreign workers. When you come here you will feel like in Bangladesh or Vietnam or Myanmar. It's terrible!
Just go to book one unit on the first row of the DST. These unit with 22x76 which is longer than the normal DST but the price is same for the other unit. Some unit on the first row with only 22x69 only but the price is same with other unit. Near airport but nearly can't hear the airplane take-off sound. May be airplane landing can hear a bit. The DST price is at 585k. I think it is quite hard to find a DST with this price except Balik Pulau or may be Teluk Kumbar. This DST house is locate at strategic location because very near coastal highway and the future second link. The only concern may be is the flood issue as state by the above blogger and the airport run nearby.

After reading the comments by Penang, I was shaken & shocked and for that, I visited the show house over the weekend during a prolonged downpour just to see for myself as I was on the verge of booking a unit there. I think I must have spent like 2 hours there driving to and fro the whole stretch of Lebuhraya Batu Maung and at the same time trying to make up my mind which unit I should book. I was glad I took the trouble to visit the area when it was raining, my fears were unfounded as I could see no flooding whatsoever even after the prolonged down pour. Maybe there were a few puddles here and there but not as exagerated by Penang. You guys should check this place out yourselves instead of listening to third party info which would have otherwise robbed me of a very good investment opportunity. I've finally found my first affordable albeit acceptable quality landed home! :) Now thinking of what dog to get for my spacious compound! My wife wants a daschund but I'm all for a Golden retriever.
p/s Also, being a crazy guy I am, I took a midnight stroll along the back row with my wife just to feel the security level within the vicinity (also to decide on which unit to get) ..and it passed my test.

Penang, where do u recommend that I buy with my budget of about RM500 to RM650k? I looked at SpSetia which sports a very posh landscape. But while I love that lifestyle living concept, I'm a little turned off by the major access road which was so congested when I was on my way there after work. I noticed the layout is similar to Tmn Sri Mewah Indah while the latter has less frills hence a less glamorous feel to it. But for the price of RM570k for the unit I was interested in, I think I'd stand to save extra $$$$ on things I really need and do my add ons slowly after I move in. Was there on Sunday and got a copy of what they call a 'menu' for their so-called special renovation package options with developer subsidised renovation costs offered to buyers.
Anyone know when the Southbay show house is going to be ready? Dont know if I should wait to view their show house before I decide on booking a unit at TSMI.

As for Yeoh, just for your info, Mahsing Southbay showhouse will be ready end of this month. This is the date given by Mahsing staff. Southbay is 3-storeys terrace project thus is different with TMSI. It depends what is your needs. But if I'm not mistaken, Southbay is pricing on 750k++.

Sure, I will pass your comment to the developer as I can assure you that Lip Sin is a very customer centric developer. but for this project that is nothing we can change as the plan and building is already approved and built.
What I can say is we are selling a simple and reasonable house with a very reasonable price which is just value for money.

Deveploper is not bear all the fee. You still need to pay 12k stamp duty for the S&P. Wonder if the developer can also absorb this fee. That will be good deal then..
I already checked with them and they absorb that 12K stamp duty.
Finally! Hi. I'm actually a current resident at this particular scheme. I was the first to move in when all the other units under phase 2 were still vacant. I'd like to share my experiences (no holds barred) from the first 3 months living in the neighbourhood. At first, I was a little hesitant about being the first to move. Kinda scary actually when all the other units were still vacant. Personally, I've never liked buying something I can't feel, touch and see, which was why I never bought properties that were under construction...(FYI, my first home was a humble little 750sqft apartment which was also a completed property!) I felt that I was actually paying more in form of loan interests for a property which hasnt even been completed and to add to that, there's no guarantee of what u're gonna end up getting when it's completed.
My parents were getting old and I knew deep inside, that they had this dream of staying together in a nice landed home with their grand children, that was enough reason for me to have taken the 'plunge' to commit to a lifelong commitment to purchase this house which I can proudly call a home now. With my very limited budget, I began scouting around for the most affordable homes I could find on the island and standing firm to my convictions, I stayed away from incompleted properties (its not that I dont trust developers, its a personal thing, I wanna see and experience what I'm buying) Sure, there are many nice properties launched in Penang, most if not all with very high specifications, exceptional workmanship, enhanced security and by well known developers with good track records. It all boiled down to what I really needed;- a home, a home I could afford, I was looking for a simple home with a simple straight forward layout;- "more space for less money"/ " more bang for your hard earned buck" being the key words that danced around at the back of my mind. I asked myself questions like;-
- Do I really need the extras for now with my current limited budget?
NO! I thought carefully and I realised that there's no substitute for nett land area that you get for your buck. Think about it, you might agree with me too.
- Can I slowly have add-ons after I move in?
Yeah, I need to spread out my budget, I dont really need to do everything at one go and I can move right in without doing much and spending a fortune on renovations to the home I've chosen for my family. I can then spend on essentials AFTER I move in.
- Why did I want to move from an apartment to a landed home?
Yeah, I wanted more space...horizontally, not vertically. :) I've had enough of climbing staircases. I want a garden! small or big does not matter, as long as it's a decent sized garden for my children to run around in, roll around on the grass. I was also sick and tired of having to worry about parking space everytime I came back frm work to an apartment... why do I wanna move into another home without sufficient parking space? Defeats the purpose of 'why' I want a landed home eh?
- Can I trust my own design and supervision? (yeah, I'm the Architect for this scheme, I know it's nothing to shout about but I'm proud of the ultra simple homes I've designed) and the lifelong commitment of a certain man with great vision for creating affordable homes that gives you what really matters- SPACIOUS LAND.

- The next question that ran through my mind was security...was the nieghbourhood safe? I mean, I see low cost flats around, foreigners nearby... Is it really safe?
Now the notion of security being lax in neighbourhoods with low cost flats and foreigners, it's actually something which I find a non issue at all. Why the preoccupation of 'crooks' only live in low cost flats? Foreigners are 'bad'? I have lots of relatives who live in low cost flats , are they all crooks too? (Fyi..some if not most hard core and successful 'crooks' and bad hats live in very high end properties too.) Lols. And about foreigners, dont let a few bad apples spoil the whole basket of fruits. I had a stroll around my neighbourhood, at 12am, 2am and even 3am, try it yourself (bring ur dog if ur worried). I assure you, security is not an issue. Am not saying that you can leave ur house unlocked all the time, all I'm saying is that I genuinely feel safe here. No place is 100% free from crime. I believe many agree with me on this. It's how you really feel about the place. For me, I feel it's safe enough for my two daughters, my wife and my parents to call a home. :)
p/s. do you think you could trust your dog more than you can trust a sleepy guard on duty? hehehe...

Actually, I agree that the facade needs a facelift. In fact, we're now compiling all the comments/feedback from visitors and positively looking at improving and giving what home hunters generally want in future phases. But from my 12 years of practice, I think landed prices are definitely going to landing on a much higher new benchmark with soaring prices when the economy starts showing signs of recovery. I dont think I'd be able to afford a landed home then. I look at every downturn as an opportunity to hop on to something which will catapult you into the next boom. Mine was the purchase of my first landed home. :)
yeoh... hey...u sure they're absorbing the RM12k stamp duty? As far as I know, only the loan agreement stamp duty and all legal fees are absorbed. If it's true then it's a SUPER good deal when you take into consideration that the renovation packages are a steal.

Can you confirm the S&P stamp duty thing which is quite confuse now. Are the developer really absorp the 12K S&P stamp duty? My opinon here is that the 12k stamp duty is high. I have go to look the terrace, it is big but the price not cheap too at current economic situation. The stamp duty really is pain thing. For example the 585k one plus 12k stamp duty is already near to 600k. The stamp duty really is pain thing otherwise I would consider get one unit. My situation same as Gerald, I stay on an apartment and looking for a terrace, this is the project I would consider but budget a bit out.

Hi Yellow man, I was also staying in an apartment before this. In fact I just sold my apartment to a young couple. I agree too that the stamp duty payable for transfer is a real pain. Its a lot to fork out bearing in mind the additional 5-20% of the purchase you need to pay upon signing the S&P. But legal fees now borned by the developer takes a little load off (I had to pay close to 4k for my legal fees.)

As some of u r confuse with what are the fees absorb by the developer, here I want to take this chance to clarify.
There are only three fees which absorb by the developer. S&P Agreement, Loan Agreement and Stamp Duty for Loan Agreement. But NOT the MOT which is also known by some of u as Stamp Duty of S&P.
The MOT is a must even if u purchase a sub-sale unit. But if u buying the sub-sale unit then u need to absorb the S&P Agreement fees as well.
Regarding the legal fees for loan, bank will offer u two package which is call Zero Cost and Non Zero Cost package. With Zero Cost package, bank will absorb all the legal fees for the loan and with Non Zero Cost, the purchaser will need to pay for all the disbursement plus the Loan Agreement and Stamping of Loan Agreement. But please take note here. The interest rate for Zero Cost is always higher than the Non-Zero Cost package. As for this Taman Sri Mewah Indah, The developer already absorb the agreement fees as well as the stamping thus the only thing u need to pay is the disbursement which will only up to around RM 700. Thus what u need to do is to get the Non Zero Cost package with lower interest and pay for the extra disbursement of RM 700. But if u purchase a sub-sale unit then u have only Zero Cost with higher interest or Non-Zero Cost of lower interest but substantial amount of legal fees to choose.
585k + 12k = 597k this is the equation for New and first hand house
550k + 24k = 574k this is the equation for second hand house.
Besides this, Phase 2 come with full cover porch area and alarm system but Phase 1 is not.
As for the price, u can only find new landed project in teluk kumbar and balik pulau which are cheaper than this project. As we all know that even in this economy uncertain times, price of landed property in penang is still very resilient and u can imagine how will it be when economy start to recover.

I check on the newspaper advertisement the selling price for sub-sales DST at Sg.Ara is only at around 540K. How come TSMI II new one cost 570k and above? May be due to is its location near to coastal highway and the future second link or could be larger area. Another thing is the design is so "lau bae" event the living room and kitchen come without the 24"x24" ceramic tile. The other project like Prestige Height at Teluk Kumbar is provided with 24"x24" tiles. Furthermore come with stainless steel gate and staircase handle. Teluk Kumbar DST already sold out. Decision,decision again buy or not to buy TSMI!!!

As for DST in Sg Ara, a lot of them is 20' * 70' so u better get more info from the owner to understand more about the property. Another thing is sub-sale property u need to look at the condition as ur renovation cost will depend on it.
As for the material, every project has its own pros and cons so u need to compare and make a decision. It is very hard to find a perfect house which suit to all ur needs. Buying property is all about location,location and location so remember to consider about whether the location is strategic or not and whether the traffic is ok or not.
It is a big purchase so do remember to do ur own comparison and see which property is most suit to ur needs.
Eric, bside different by 23K that mentioned by Mac. Different in between non zero moving cost & zero moving cost loan by 0.2%. Based on simple calculation 500K, 30 years tenure and the different is almost 20K. I don't think your offer are better compare with Phase II.

Beside the house price. They is also another concern for this DST. I personally go to look aroud day and night, I found out that the TSMI Phase I quite number of unit is rent to foreigner like may be indonesian, vietnamese or other country worker. Actually I am ok with foreig worker. Nowaday everywhere is foreig worker event Singapore also the same. The bad thing is that I saw them hanging all the clothes outside the DST, personally I fell bad because it spoit all the DST image surround by it. My apartment actually state at S&P that we cannot rent our apartment to foreig worker otherwise other owner can sue us by doing this act. At TSMI phase II will it be possible to add this condition on the S&P? I personnally think that it is neccessary because our house value will depend on the surrounding image which will affect quite a lot.

I have been surveying projects from Lipsin since 4 years ago. (which i missed out on phase 1 of it )
I don't live there, but my mother in law lives there, my wife goes there almost everyday.
- Flooding
Not that i know of.
- Security
Ok, there will be foreign workers, alot of them living in the low cost flats just infront of the show room, they will have their weekly pasar malam iirc on weekends, but due to TSMI has its own service road, its no big deal. Do not consider if you don't like foreign workers living around you.
- Road access
No problem, you are around 5mins to Motorola through costal highway.
- Finishing/layout
Layout is old fashion, but its practical and proven to suit most people. No problems for a typical family and their furniture arrangements. Finishing is normal, i would not say its the best, again i don't think labeling it as one of the replies up there as very very bad is true also. Again its subjective and you should go and feel it yourself.
- The developer , Lipsin
I have something to clarify here, Lipsin customer service is one of the worst. Its totally not true as per told by Mac in one of his replies as in Lipsin is customer centric. Try go to the developers office at taman Pekaka. Once you are done, tell me if you are not pissed at the customer service.
- One side note, check the layout and plannings. I think i saw a proposed land in front of the show house for a Surau. Just for those who are not used to loud prayers in the morning.
Another sharing on the pricing
Phase 1 of this project i think 3 years ago is 420k
Lipsin hold on to half of it and launched it as TSMI today and they are selling 585k -620k. 3 years time frame, a delta of 165k , going up around 50k per year. The recession we are facing now doesn't make the price drop, but just making it idling. I think the price will go up again once the economy recovers, again this is only my point of view.

Thats the reason why in this project we will act as a buffer zone between you and the developer and bridging the connection for you all. We pledge all of you please come to us if you need any assistance so that we can communicate with the developer on your behalf.
Regarding the mosque, there is a plan in council planning to build a mosque opposite the project. As usual council will require certain part of the land to build some 'infra' when come to development. In Malaysia, government can change everything into anything just over night.
As conclusion, I hope that all of the purchasers please take this factor into consideration before purchasing any unit.

I'd like to clarify the issue on the site opposite the front row along the 66' Lebuhraya Batu Maung.
1) There is a huge difference between a mosque and a surau. The site measuring a mere 570 sqm (6135 sqft) has been surrendered to Majlis Agama Islam (MAIPP) for the purpose of a surau and not a mosque. A mosque is of a certain specification in terms of capacity and size and is only approved for construction within certain radius of another mosque. However, Mac is right about the standard regulation regarding religious sites- it is compulsory. On a positive viewpoint, MPPP has also started requiring developers to set aside land for all other religious buildings and it applies to all developments except those consisting of less than 4 units. Moreover, we have a buffer of 106' away frm the land set aside for a surau. There are several surau's around the vicinity and the same applies to all other schemes on the island. Only difference is that the TSMI has a huge buffer zone of 106'.
Hope this clarifies all your concerns. :)

Actually I don't care about it is a surau or mosque. If the surau or mosque is confirm build opposite the show house, it will be big drawback of this project for me. As long the speaker is not facing out of the mos or surau will be fine but it is difficult. I like quiet and not wake up ever morning 5am by those sound. Surau or mosque is a big problem for me.
Just drove there to have a look at the site. Do not like the surrounding environment. There is a row which facing low cost flats, many cars from the low cost flat are parking at roadside. At least 2 indahwater (loji rawatan kumbahan) near the site. Be careful if there is smell.
I think there will be price appreciation in future, but difficult to dispose the houses.

Is a good property. Lipsin is famous in penang. All thier properties is tightly control on quality. A lot of contractor wanted to sup their job, but hardly get the contract. One trade off is their fashion is not as morden as SP setia or sunway as the Lip Sin Boss and most of the workers are "Lau Lang" (Old Man). I personally spot check their quality, is pretty solid. If don't belief, just walk in to any of the underconstruct properties, they have a lot at behind. See the quality yourself. One thing is true is that the finish up surface is not smooth one, where I personally think this is not much important as mostly family folks will have renovation. No point to buy a properties that is smooth surface, but the innner is not solid. Go and see yourself, and you will understand all. Infact south bay is also not bad, but the $$$$ is way too high, yet the title is stata title. I truely aim for Batu Maung Property :)
