It is just as simple as u pay apple; u get apple... Nothing in this world comes with pay apple to get durian....

There are 3 prices and will only tell you when you arrive but not stated in the letter:
a) Very Basic : 72k
b) Basic + Reno : 95k
c) Basic + Reno + Car Park :112k

Only 1 draw for Very Basic Buyer, 3 draws for c buyer...

Haiz..poor people treatment...wonder when and how much for the parking lot as I only bought the very basic unit..saving money to buy the parking lot... :(

Hi Philip, Sorry the building I saw last time my mistaken look I though it was Taman Bukit Erskine. Actually is The Peak Residences (My parents also brought 1 house on there too!). Taman Bukit Erskine building haven't yet constructed. (I wish this mines too builds as soon as possible).

Yes I've already signed the S&P since 2010 between mid-year and paid 10%. The lawyer firm last time in Penang Plaza now moved to Northern Tower. I'm already went 3 times over both places last 2 years too.

Maybe this Taman Bukit Erskine, The Peak Residences & The Latitude are in the same location if no wrong. I still remember because me asked the Ivory staff last time when I go take the draw and I see the map of drawing on the table and she told me.

I've just go taken from the solicitor this morning all 7 about 4 original copy of Settlement agreement, S&P agreement, Supplemental agreement, Car park and Upgrading agreement and the rest 3 is photo copy of agreements lo like a large book inside hundred of pieces of papers building and site maps and further details about agreements.

I've received 2 letters this recently 2 weeks. Do you also received that too? 1 from Ivory and 1 from Panel which solicitor asked me go to take 1

same reason from RHB bank Quota full
and i have asked a lot of my banker
friends they said the developer should
make sure that the setted quota amount is high enough to enable all the buyer to get loan. the developer need to communicate with the penal RHB Bank especially else they need to do full refund for all buyer.
Addition infor, i have called the
developer they said they going to charge me RM4k++ in case i request for refund.

Actually I want to make loan too since end of 2010 but the term of loan is too troublesome to me and sumore the interest not that lower and I heard from 1 of my construct's boss friend said that on year 2012 the bank loan will more bit difficult to make it that is why my decision on last year use to buy with cash where I was saved many years.

If you got asset example like 100k+ I don't think that you still can buy a condominium if you has 200-300 then different say like example too The Peak nowadays price is up atleast 488k+ depend on it but if look for some old condominium you can between 150k-200k something like.
I think you can loan like 65-70% something like that rest you have to pay with cash.

if the amount is small and you have credit card/cashline, probably can consider balance transfer. every 6 mths use another bank card/line to cover back. higher interest (stdchart last i heard is 5.88% pa) but short term is ok. better than wait and let the price run. or try MBSB (building society). they are not subject to bank negara control. eg. they can loan 90% for more than 3 properties. but interest higher by 1% at least. their requirements not so stringent like banks.

the payment level steps is different amount each. when there shall pay with 7k-10k how can you still use credit card to load for it?
there are limit on the card and I heard before there said cc cannot use to pay for house/car. If you buy LCD TV I think properly still can

for fund transfer, you don't swipe card. you called the bank's fund transfer department. they will pump in money into your bank account 1 week later. the bank don't care how you use the money as long as you pay back on time. you can drawdown progressively also. in fact 2012 and before, some banks offer interest free fund transfer.

why RHB? there are so many banks out there looking for biz. if you have exhausted the banks, try MBSB.

if really is... you still only can use to pay for house 1 or 2 issues only and your card will no longer to use again unless you have amount of what you get on monthly to clear your payment to the bank because you will need to full return your owe to bank 1st before your card active back

for similiar like you said cash buy once the building is completed you need to pay finish all the payments

you need to have at least 2 to 3 credit cards of the same limit while you use only 1. chances are after 6 months, you might not be able to pay in full and you need to draw from the 2nd or 3rd card to pay for the 1st card. also, you can use 2nd or 3rd card for other purchases. you need to find out which banks have fund transfer and are always offering good rates.

you only use fund transfer to pay for part or whole of 20 or 30% downpayment. unless your credit card limits add up to few hundred k.

bad idea la. you use cc for 20%-30% meanwhile you still need loan from bank to pay the rest. Developer want all once completed construction and bank to pay them 1st and you loan from bank with 15years, 20years or 30years. If you use cc which mean you have to pay back double 1st to settle your card and 2nd to settle your loan.

i am saying you don't hv to settle credit card but rollover to other cards. off course this is a bad idea if you have cash for 20 -30%. it's even better you pay 100% in cash and no need to borrow from banks at all.

If you buy the car park costed 30k++ and your house still without reno then you better use it 20k to reno your house and 20k for car park at first! Imagine last 2 years 20k no worth for reno after 1-2years the cost of polyvinylchlorid, floor board inflation of prices then you decide to reno at the time need spend much too. Guess save no more

When i apply RHB 3weeks not process my document not even submit my loan.After 2 weeks change to Jelutong Branches.Ask a lot of document....But in de end quota full.
Feel hopeless with the developer n banker...After that UOB give me a call...Said that they can submit my document...Within 2 weeks...loan approve..offer letter sign..lawyer preparation done..loan agreement submitted....The differences is local bank and oversea bank services.

I did asked before AmBank, CIMB, MayBank, RHB since Mid of 2010. They said the project have no listed to the bank so you should ask developer for their open bank. hmm... Troublesome then I decided pay with cash otherwise I'm still want to use bank loan better

Lawyer charged me 2k++ for the loan agreement and stamping fee for the upgraded package. Silly question - any idea how to calculate it? I took 90% loan. 1st time house buyer should entitled for 50% exemption right? Please advice.

Its simple and logic.What I meant is we're hearing alot of negative comments on projects in this area.I'm worried the developer may delay construction on TBE or Latitude though its been approved.Just hope it won't affect the sales demand and appreciation price in future.

no choice,bcoz he is the panel lawyer.
hopefully you can get the best price.
My fren just receive a letter from ivory and call up ivory, he say (car park and renovation package)
no more already, So only can buy by Rm72.500(without car park).
anyone know the story?
Izit have ppl buy all car park and later planing rent to residential?

alison, I don't think you can purchase it because this is a LMC project, can't sell for 10 years from SNP. unless got some special deal with the owner. :)

Last time used to be 5 years, now new rules apply..

1. Public Housing - Low Cost and Low Medium Cost Housing
All low cost homes (up to RM42,000) and low-medium cost homes (up to RM72,500) purchased can not be sold for 10 years. Those who wish to sell during the first 10 years must appeal to the state government and can only be sold to "listed buyers". Listed buyers are those who have registered with the Housing Department of the state government and are certified as low income groups that are qualified to purchase low-cost or low-medium cost housing. This 10 year rule will cover all past and future purchases. The balloting of houses will be subject to oversight by an auditing firm.

Hi Anonymous,

Will follow the state gov rules, as you had probably applied through state gov for the PN1 form, unless perhaps vote and change state gov? may be different rules. :) Applicable for past and present purchases for LMC.
Better to check with the Ivory developer for confirmation when they hand over the keys. That would be more accurate. Hopefully get to move in soon.

The actual date for the key release is yet to be confirmed.
We are way ahead from the schedule date of the key release which in March 2015.
We are in the midst of settling some paperwork for the handing over.
Once the key is ready, you will definitely a call from us.

Yea i got it, but it includes interest from bank which is due to late payment interests.....then how come we have to pay for this? i called the bank and they claim that the lawyer give them the notification to release the money late. And ask to get the money from the lawyer. I know it is less than rm100 for my case but still it's something i can't control, why in the end the owner have to pay.

Paying interest to developer might actually benefit to you.

Example 1,
Due date on 20 Sep, Bank paid on 30 Sep and you pay developer 10 days interest. At 30 Sep, the interest pay are 10 days for 10% per annum.

Example 2,
Due date on 20 Sep, Bank paid on 10 Sep and you start paying bank interest from 10 Sep. At 30 Sep, the interest pay are 20 days for (your loan%) per annum.

Also, how many of u kena OVERDUE INTEREST from Ivory when u received the VP letter? I called my bank and was told lawyer problem. I called my lawyer (Ong and Manecksha) and was told that its not their problem also. So whose problem? Buyer ah?!? #@%&#& !!!
Anyone can advise what you guys did with this? I know the amount is not a lot but still, buyers are not at fault here and shouldn't be paying for someone else's mistake.
