Hi! James, The selling price right now is RM498,000/- for 3 storey terrace house. I verbally checked with them last month, and confirm that 12 units still available. The completion date for said project is expected at Dec 2010.

Never came across this developer before. Any completed projects by them other then Nyaman Indah? Anyone already move in from phase 1? How is the quality like?

Workmanship is terrible(talking bout intermediate unit that use as sales office).... crack wall everywhere.. And
EVEN the showhouse !.

(北海19日讯)槟州政府已耗资1亿令吉在浮罗山背一带征用土地,准备与世界顶尖大学合作,建立大学分校,以提高槟州的学术水平。

槟州首长林冠英表示,槟州政府已经与数间顶尖大学取得联络,希望这些大学能够配合政府的努力,在槟州区内建立大学分校,让本地的大专学子不需要远到海外,就可以接受顶尖的大专教育,尤其是槟州的旅游业更需要类似的大专学府,以期提升槟州旅游业的素质。

槟政府拨款予宗教学校

他是于周三移交175万令吉予槟州区内的宗教学校作为发展基金后,受询时如此表示。

首长指出,槟州政府自去年开始已常年拨款150万令吉予宗教学校,今年更将拨款提高至175万令吉,以期能够让更多的学生受惠。去年拨款最大的成就就是在甘榜柏达玛的宗教学校内设立全国宗教学校当中,唯一的科学室,惠及宗教学校的学生,同时也增加该宗教学校的吸引力。

檳城3日訊)檳城有兩名行政議員不約而同相中浮羅山背的產業後,讓這個在過去被視為郊區的發展受到各界的垂注;產業顧問甚至表示,目前是投資浮羅山背產業的最佳時機,此區的產業值平均每年上漲10至15%,預料,未來的上漲幅度將會更大,回酬驚人。
檳島市區的房產業發展已達飽和點,發展商頻頻將房屋發展計劃轉移至浮羅山背,相信這些坐落於偏遠地區的產業價值也將暴漲,前景大好。
4房屋計劃發展中
檳州著名產業顧問倪傳鵬週五對《光明日報》表示,由於處於山區,發展程度會比市區來得迅速,有鑑於此,浮羅山背的人口,也會出現快速增長的趨勢,預計是每年平均增長5至10%。
“相比起市區的房價,浮羅山背的房價會漲得更快。加上山區幽靜,生活步調較市區比較慢,房價也比市區便宜,因此浮羅山背是許多人購置產業的新焦點。”
倪傳鵬說,目前浮羅山背大約有4個房屋發展計劃進行中,由於土地空間充裕,發展計劃都屬平地屋。“近期在浮羅山背購置產業的業主,多以本地人為主。”
土地有限
檳島產業值年增10%
馬來西亞房地產發展商會檳城分會會長拿督陳福星透露,由於檳州的土地有限,檳城有地屋產的價值近年來猛漲,尤其是島上的產業值,在過去4年裡,每年平均增長10%。
人流開始密集
“相同的產業(3層樓排屋),在主要地區如浮羅池滑的價錢可達250萬令吉,就算是二手雙層排屋,也可能因為地區關係,而叫價70萬令吉。”
陳福星說,浮羅山背房地產未來將會隨著市區房地產的價高而水漲船高,然而即使浮羅山背的房價再高,也不可能追上市區的房價。
“目前許多發展商陸續在浮羅山背發展房地產計劃,許多房屋發展計劃也在進行中,比起數年前,浮羅山背的人口已明顯增加。”
他認為,由於浮羅山背開拓中,人流也開始密集,因此州政府有必要加強當地的基設及作好現劃,如建立地下隧道等,方便浮羅山背居民前往市區。
“浮羅山背的主要賣點在於山明水秀,人流不比市區密集,環境較清幽,許多居住在市區的退休人士,都會選擇到這裡養老。”
