The Maritime, a new property project by IJM Land located off Jelutong Expressway in Georgetown, Penang. The project consists two components, Maritime Suite (Duplex Suites) and Maritime Piazza (Shops). Maritime Suite comprises 240 duplex suites with built-up area from 883 sq.ft. onwards, while Maritime Piazza consists of single storey shops, 2-storey piazza and 3-storey shop office.

Will residence there be paying higher rate for electricity and water bills as this is considered a commercial project? I will only consider buying until all these factors are known. I hope people just don't rush into this like crazy just because it's another IJM Project.

Penang Fan, u are right, IJM always make their project very "High Class", during lauching actually already booked by their own staff, then what bulk buyer lar, what My Space Plan lar, no interest lar, if the project so good, what need all this promotion, one more thing, during signing S&P, the date very short, force buyer to sign within short period, if not terminate and the progressive billing due date very fast even they issue the billing late, if u complain IJM, they will blame the lawyer, actually their project only sold to the rich people who not going to stay, just invest, some even dunno which unit they bought upon sigining S&P.

Maritime Square is a 99-year-old leasehold condo. It will be a bad investment with NO sub-sales buyers willing to pay over original price.

Further, IJM is an unethical company. Remember the Spring, prior to the launch, all the good high floor units had been booked by IJM staffs, bulk buying speculators & insiders. I am so happy the Spring was a flop for sub-sales and all these speculators are now stucked with their units.

PLEASE STAY AWAY FROM ALL IJM PROJECTS. THEY TREAT SINGLE UNIT BUYER LIKE PARIAH, EVEN FOR THE NAUTILUS BAY TERRACE HOUSES.

Maybe bulk purchase scheme will still be there. They can sell faster and this one has so many units. Bulk buyers buy half, then left half to the single unit buyer. Anyway, only a handful of people moved in to The Spring and Nautilus Bay, interesting sign.

IJM is a manipulative company taking bozos for a ride using tactical sales manoeuvres to tap into the human greed aspect of consumers.

I believe in the long run, it will suffer the consequence of its actions. Oh, btw, the sales team also has a condescending look as though they are trying to one-up the customer. Does that make sense? It really makes you wonder doesn't it?

The speed at which IJM is dishing out projects is worrying. From their past 3 launches, the staff and bulk buyers 'sapu' all the good units leaving the genuine buyers in the lurch.

The majority of these buyers seem so cock-sure of making big money. Looking at what's happening at the Spring, many will get their hands burnt.

IJM's reputation is at its lowest ebb and the Maritime Square sales would be lukewarm.

I am staying away from this one and also all other IJM projects. Truly disappointed with my last experience.

I am glad finally everyone is talking some sense about IJM. I have been trying to explain to everyone about the light project and its flaws. It might look really good on paper, however if you were to break it down to basics and you will know that something is wrong somewhere.

My best friend (who works for Barclays as a financial analyst) once told me: If it is too good to be true, it probably is! If they have to advertise it in the newspaper than don't buy it, since good stuff doesn't need advertising! Instead take the opportunity to sell it if you do own one since the advertisement is free. : )

Simple advise that goes a long way.

Totally agree. IJM always rob 2-3 years property appreciation margin from individual buyer, by allowing that. In another word, the property only worth current selling price after 2-3 years later.

Business is business IJM will continue to sell bulk if that means moving their sales up. These bulk buyers will soon realized the IJM highly priced condos means no profit for them when completed. Who wants to pay more then the prevailing market price? Soon they will learn like the Spring/Nauticus. In the end IJM will learn too. Selling properties at higher then prevailing prices won't work. Their tactics need to be changed. Lowering their prices and selling their best units to first come first serve basis is the way to go. Heard that there are a few units left at Platino but they are asking for 15% more then original price now. Seems not many takers. But IJM is rich enough to leave them empty for a while, will see. If you don't believe me call them. Units still available are low floor units facing the highways. They are banging that these units will sell once OC is obtained since they are cheaper then Linear or Lights! Probably asking at least 20% higher when OC obtained. Only time will tell.

their just goreng as the first hand then the stupy owner who q for long line for the property,but now have many unit of foreigner workers living in rented by the owner, think about you buy a 330K condo and stay with bangladesh as neighbor :)

There needs to be a carpark. Is it residential serviced suites? Any parking for visitors? Can anyone of the investors advise whether the car park is on the site or build a car park bearby. The streets in that locality are always double parked or triple parked at night.

Sure i agree with you about IJM selling policy and charging the premiums. If they continue to come up[ with shoddy works no one will buy from them even though they promised to rectify all their mistakes. Such mistakes not only cause them monies but also inconveniences and wasted time to their clients.

@PenangAirmas, in particular I have to mention The Light Linear. I have been excited of this project for months, woke up very early for the launch day and only found out that IJM own staffs and bulk buyers have sapu almost all the good units, only a few lower floor units available, and most of these units were taken up before my turn (except 1-2 units with extra lands but more expensive). What is making me more upset was later i found out that 2 collegues of mine manage to get more than 1 unit >10th floor, just through their relatives working as a staff in IJM and without going through any hardship and even able to enjoy discounted rate. I believe there are others sharing the same frustration as I do.

Haha! IJM really takes others for granted. I also have similar experience with their commercial shoplots opposite the new Melaka Jusco where they have a big explosion recently before it opened.

We are supposed to go for a balloting due to so called overwhelming responses. So off I go with a few friends to their sales office in Melaka from KL. To our surprise close to 80% of the units fronting the mainroad were already taken only leaving a few totally cannot be seen from the road. Explained the sales person it was taken up by its directors and staffs. The others good ones facing the main road were classified as Bumi Units.

Ok since its their project nothing much I can do except to complain to the sales persona but ultimately accepted the fact. Of the >100+ units the only 2 available which I deem fit my criterias, though its blocked from main road but still in the front rows.

So after serious consideration I decidded to try my luck to go for the balloting the next week. Off we go the next week to Malacca for the balloting. We reached the Hotel early. There while waiting we bumped into some friendly folks who were visibly upset and dissapointed. They claimed its a waste of their time since all the good ones have been pre-booked.

I continued to the project floor plan to have a look. To my utmost surprise the 2 units I am aiming for have been pre-booked, while I have asked the sales person the week before if the units available and on displayed is final to which he aswer yes. I was very upset and together with my friends marched out, on the way out we were stop by the exact sales person curious on why we are leaving before the balloting start. I apprehend him on why IJM can just take the 2 units off the list while they have confirmed its available the week before. To which out of embarrasment he aswer that there is some dissapointment with one of their directors so IJM just allow the 2 units to be taken out.

Just that! Imagine how pissed off the peoples there were.

If only there bodies/organizations that allows us to file complaint and stop such biased practice.

The strong advertising power and "reputation" of IJM do always draw some strong interest among public during launch. However, it always ended up the company staffs and big investor getting the credits, as of smaller buyer and investor, you either just see only or getting lousy units. IJM is indeed have to improve in that perspective, i do think they are making use of smaler buyers to benefits hemselve and big investor only..

Forget about IJM lah, bro. There are many projects in Penang still, why IJM? They always make people feel their projects are hot cakes, eg. people queue up in their office, many bulk purchasers, 90% sold out in 1 day, only left bumi lots blablabla......to make "kia su" people to grap a unit even with bad view & higher RM/sqft! After that, those good units will be released by "IJM connections" again with "super high price". Why benefit them?

hi sokohaw, strongly agreed with you. i was nearly one of the victims for their light linear project.

for this kind of concept, there are few upcoming projects such as southbay plaza by mah sing, bayan city by seal, etc. why maritime square? because of its leasehold? think about it.

you want seaview and close to bridges? then southbay plaza will be the choice.

walking distance to amenities like hospital, mosque, market? then bayan city will be the choice.

IJM previously have very good reputation and rich. Now very lansi. Priority for bulk buyers and staff only. Future pricing somemore.

I rather look at other developer's project which is more cheap and better service.

This is the info i got from the sale person in property fair: leased hold, commercial title, 1 car park and ~$400 psf. The suite doesn't have a kitchen only a small pantry. The shop lot and office is only available for bulk buyer.

From the number of messages within this blog, I can tell that Maritime Square does not really create a big stir or excitement around buyers. "Bold" concept of having SOHO in penang-full glass wall which will create heating problem just like The View, leasehold, 1 car park, commercial title and high price tag are just the few shortfals of this property. Any of you here are potential buyers and would like to share on the plus points?

The main selling point for maritime is the promenade, and we can see that IJM is putting-up alot of effort recently to tidy up the mess there. MPPP officers station at the area almost every evening to stop illegal hawker, more routine policeman patrolling on motorbike, and more routine clean-up. Situation improved although not 100%, still can see motorbikes roaming on the walking path, and even illegal hawker on the floating platform(typical malaysia boleh, they thought they put a Malaysian flaq and nobody dares to touch them, Shame on them!) neverthess, I believe IJM is doing all these in order to promote sales for maritime. Hope they don't stop after the launch of the project though.

From my perspective, IJM always takes "very good care" of their pioneer project at a particular area. eg. Bayswater, Platino and Pearl Regency, perhaps now summerplace and maritime?
I personally like the sea view from that area, hence I would want to get commercial lot if possible.

A new big mosque is right next to it. That's a consideration if you do not like prayers blasting away 5 times a day. The quality of life for none Muslims are affected with such inheritance noise pollution that accompany any mosque may it be big or small.

This property is lease hold beside a big new mosque is going to be built next to it. Who would want to buy such property is beyond me. Only fools will venture and get burnt. Beside I am a IJM customer with Platino Luxury Condo and I am very unhappy with the quality of this new condo. As it turns out IJM lied about it being a "Luxury" condo. Now they use chicken wire mesh for security wall and the 4 seasons garden look worst then a veg. farm. Will not buy another from IJM. I am thinking about suing IJM now.

This concept of service/commercial/SOHO suites somehow proven not so successful in Penang, take an examples of the CEO and Suntech. Perhaps most of the house seekers in Penang are not self-employed, instead of working class in electrical industry. Recently there is a new launch in Tg Tokong marketed by henry Butcher, so called the revamp of Island Plaza Tower, asking for sizzling 600-700psf for thier suite units, with no car park allocated and high mnt fees. Those buyers must be seriously out of thier mind.

Attention Future Buyers be warned: Please read about the bad finish and the use of chicken wire fencing for IJM's first luxury condominium - Platino.

I regretted believing the Platino will be of the finest finish with a wow factor but it turn out that the medium cost Bayswater also an IJM project was better quality then Platino. Bayswater's car park is bigger, entrance gate grander, security wall better, balcony railing better etc.

So think twice before you buy any future IJM properties. I will never buy IJM's again.

Just a thought from my mind...

I am wondering why the quality of properties from a same developer (IJM) can be so different in term of the price we paid. For example, Bays water is very successful an all aspect, Summer Place has minor flaws about the hospital look painting but overall ok. Platino, which is so call luxury condo receive only complains but no compliment about the chicken wire and jungle look garden.

In my opinion, It will be helpful if IJM management attend BRANDING course so that they understand the intangible factor - trust, from their buyers. No hard feeling and I sincerely hope IJM can improve in future, so we could continue our support.

I heard from IJM staff that it will be around $430 SF. Not worth it considering it is a lease hold property, a commercial rated property means higher property taxes and utilities. Further a big mosque will be built next to it. On top of that I cannot trust IJM again after their ill founded cost cutting to their 1st Luxury Condo in penang, the Platino. Read all about it on Platino blog and you will be disgusted with IJM.

Property price blooming in the last 1 year time or so, in fact most of the earlier buyers earn quite a bit through many different projects, Summerplace is no exceptional. Its also not a one-sided story for Summerplace, there are >500units available and competition can be high. Those lower units without pool view also less favourable and if put in some good negotiation you may able to find 1012sf below 360k, base on my assessment. However there are lesser good new launches nowdays, not to mention those which fall within 300-400psf. Few in bayan Baru recently include elit height and golden triangle do fit into this range, can still drop by developer's office if they still have left-overs however do take in location, developer, type of titles into consideration. Winter tower by Belleview can also consider, but location wise is less strategic. For those good investment locations along the coastline from bayan indah to tanjung bunga, you can forget about it. Pearl regency priced 500psf, may get scrapped anyway. lanai Seri no news. The light waterfront going to be >700psf for phase II onward. Rice miller >=1000psf. YTL seafront >=1000psf. The ICON by mahsing going to be >450psf. The residence by Ivory >=420psf. 188@island plaza > 500psf. Maybe can try The surin, phase 1 tower sub-sales still observe people willing to let go <=400psf.

One more Important Reason why you Should NOT get a unit at the Maritime.

There are a few smelly drainage channels built along the promenade. Because they were badly constructed above the sea level, the waste water does not go directly to the sea. Instead the channels carry smelly water which was exposed to the sun before going to the sea.

The bad odor is even worse than that of Sungai Pinang. And the wind can carry it to the Maritime.

If IJM do not do anything about it, one should not consider to get a unit there.

IJM is famous of setting benchmark price in penang, this time on leasehold servide suites, 450psf. Understood that E&O and 118@Island plaza asking for >700psf and 500psf respectively, but at least those are freehold. One will have the sell the unit at >=500psf upon completion in order to clinch a reasonable profit. This can be quite challenging no matter what market situation it would be 3 years from now. Anyway if the project does proven to be successful, I agree with previous comments in the blog that Summerplace owners shall be benefited, as price may get adjusted, and they get to enjoy all the amenities and convenience of maritime within walking distance only separated by a stretch of shop-lots and promenade.

BREAKING NEWS. THIS JUST CAME IN..confirmed by a relative who has just pre-booked a few units this morning

Forget abt getting any units in the block DIRECTLY facing the sea; it's reserved for en-bloc sale to a group turning the entire tower into a hotel

For the block PARALLEL to seafront, here's the sized-up pricing:

LEVEL22 (HIGHEST/penthouse/nearest to sea) - 496k for 1076sqft = 460psf

LEVEL20 (nearest to sea) - 443k/1000sqft = 443psf

which works to out to avg 450psf, as suspected all along

And to reaffirm all ur horrors associated wth the IJM insider buying & bulk reservation experience, yes..it's happening ALL OVER AGAIN. This time ingenious tactic of putting hired Banglas to line up 2-3days all thru this week b4 Sat's soft launch. So as to avoid the pathetic scenes which shrouded Spring & Summerplace launches & caused uproar from disgruntled queue-ees..

Time to relive the IJM nightmare? Details are all here for u to ponder carefully, decide for urself & make a responsible move as either a courteous, law-abiding buyer..or simply become the mob. Good luck ppl!

Pg88, thanks for your kind advice, but i think penang market property price is always stable for many years. Think positive mah.. Frankly said ,I not rich,that why i have to invest from now, if i rich enough, i will not buy property to tie myself.

and jack 1981, the bangala i paid them RM750 for 3 nites, i agreed with you..really pity them, but i really treat them very well with 4 meals everyday. :)

1) They are quality, strategic location, reliable developer?

2) Unethical strategy selling method (selling to their cronies and char until the property price sky rocket.

It launched about 1year ago. All units sold out by 12noon that day. Damn terror...

I am afraid you need to rent or purchase from subsale market after it has OC.

Nighmare for maritime purchaser ! Only 10 % being operate beside the Summer Place shop lot when i went there during cny ! That area will be totally low-medium class ppl get around . Difficulty for MT sub sale here ......My sincerely point of view

Due to the increase in RPGT, I think many owners refuse or not willing to let go their units now. Most properties owners hold 1 or 2 units and looking to rent in future. Country like Singapoe, China, Yangon, Indonesia, the owners only like to rent as rentals are good.
