On top of AlexC comments, I would like to add more. Big & Cheap & nice modern design & nice landscaping. Juru Villa is comprised only of bungalows and Semi-D without any Link houses, which looks nice environment.

I personally bought a bungalow unit at Juru Villa. Compared with Juru Height, I found Juru Height location to be too deep inside and the facilities there such as shops and etc are limited. If you go there, you will be surprised that most of the shoplots are empty. Plus a big factory before it make it more unattractive. Maybe in 10 years time, Juru Height will be ok. Moreover, the price of the Bungalow units there are without extra land, just the build-up. Extra lands are another price add-on.

As for Juru Villa, nearby you can find lots of shops, hawker centre and restaurant, quite convenient.

Yea, i agreed with CapzFelix. I also bought one bungalow there! The most important is the quality materials used in construction. Red bricks used is the first thing attracted me, then follow by the price for a bungalow with additional land. Suit for family with children.

Marcel, mine is Harmony design. I'm considered the lucky one since my lot get to benefit with the additional guard post installed at the entrance into Pleasureville units.

To Deric, hehehe... small bungalow with small land only.

To ChapterNV, the nearest school would be at BM.

To Will Chuah, price for Harmony (still left 1-2 units) would be RM500k++. Pleasureville should be RM600k++. Please called Lilian to inquire. Her phone number is 016-4132333. She's very helpful person.

To all, I'm thinking of setting up a forum for Juru Villa owners to communicate and get to know each other soon. Once its really, will let you all know.

Since the first phase of Juru Villa will be completed in June-July 2010, who is interest to install alarm and CCTV for their unit? Maybe can group together to get better price.

Will like to ask those whom purchase Juru Villa.
What is the reason you bought Juru Villa - for investment or for own stay ?

I went to see the place, and find that it is near to the industry area. There are a lot of heavy truck on the main road. I suspect the air pollution of that area will be bad.

The other factor making me hesitate is not sure can find a good school nearby.

I went there last week to collect my receipt. They are installing underground electric cable now!
I bought for my own stay, upgrading to bigger house with bigger land at affordable price, so that my son has place to run around. That place is not that hot compared to town area, got mountain got sea (in mandarin). Of course, nearby is the industries, but i worked there before, those are light industry as i known. Some also said, the place is flood when downpour. But Juru Villa is build at higher land, should be safe. One of my fren stayed at Taman Cendana for few years, never heard she is complaint about flood.
Mainland is NOT bad for investment, but is depends how you spot a 'wong' place. My bro bought a 2 storey terrace house near Carrrefour 2 years ago at price 275K, now is 340K. Same to Raja Uda. I guess XCUBE is not familiar at mainland.
So i would say, buying a house for investing, you really have to think of the location and the surroundings facilities available, so that you can sell or rent your house at higher price later. But for own stay, a bigger spaces, suitable direction & good feng shui is put under main considerations. Of course, price also must be affordable. To me, Juru is a place yet to be discover and i belief it will be much better in future by the increasing resident houses in that place now.

XCUBE, check out neighboring Taman Cendana. Yellow Semi-D houses with S/S gate were sold at 277k during 2005, new Juru Villa Semi-D ask for 418k. The residents intend to form guarded community as well as applying gated community. Sounds like plus point towards the property.

Joshua, if you prefer more quiet place, you can go straight down the road down pass by a Malay Kampung, at your left have first phase single story bungalow project develop by Airmas selling at 378k. else turn right at the traffic light and pass through the flyover, there is another taman develop by Oriental Max (if not mistaken). School, not yet done research :P

Last weekend went and see the Juru Villa show unit. Show unit of course is very nice .... my wife and I are totally lured..

They give promotion to bangalow unit, say exclude legal fee, reduce by about 30K.
But when we walk out of the office, we smell bad smell, like that of shit. We saw a few trucks on the road. Wondering what is the air condition there.

The next thing concerns me is children education. My kids is going to primary school.

Hmm... i went there few times (around 6-7 times since Feb 2010) and didn't notice any bad smell. Maybe the timing and wind direction during that time. I choose Juru villa because of the direction facing. Hardly to find a house face to South which i believe not hot compared to other facing direction.
Yes, you are right, school is one of the main concern, the nearby one is Sekolah Kebangsaan Juru, go straight the road after Juru Villa and for chinese school is in Bukit Tengah (Peng Ming chinese school), need around 10 minutes by driving.

Some ppls buy the place because nice name Juru Villa BUT Juru Villa name have changed to Tmn Cendana. And many roads can linked to next Old Tmn Cendana. Including the backend flats/apartments road.
Wonder, how to become guarded/gated if all roads can link to old tmn cendana? For better understand, I suggest you try to visit there.

Hi all, I spoke to the developer today and clarified the matter on Guarded and Gated aspect of the Juru Villa houses. The entire project would be guarded and the guardhouse will be built somewhere near to the community hall (current developer's sales office) in the north end of the project. Negotiations with with 'security' firm is underway. As for the gated part of the project, it will cover most of the bungalows; pleasureville, paradiseville, radiantville and part of the harmonyville, facing the pleasureville units. There will be two access gates (touch n go features) at the beginning of the two roads to these units. However, i'm not too sure if there will be any guardpost next to the access gates. Both these facilities; the guardhouse and access gates were mentioned during the initial pre-purchase discussion with the sales team. So it syncs with the said-plans of the developer up to now.

Marcel, I assume it is meaningless of building only one guardhouse because there are more then three (3) exits/roads from old taman candana to New Tmn Candana (JuruVilla). So what is the Guardhouse for do you know? to avoid the security check People still can use other roads to enter New Tmn candana.

Hi Neighbours,

I believe the gate post will be build once all the Pleasureville and RadiantVille are completed. No point building now since lorries will be in and out bringing in supplies and bringing out debris.

As for the guardhouse, I agreed with Xin. Since got 3 entrances, all need to setup Guardhouse. If not, need to be closed. I believe we need more voices to force the developer to implement it unless they have a good reason for not putting there.

I'm planning to get the keys this Saturday and do inspect on my units. Renovation will start in few months time. Plan to move in before CNY next year!

FYI, all JuruVilla units use single phase electricity. Although I do find this to be a minus since most bungalows in Penang island uses 3-phase (correct me if I'm wrong). So better watch out number of aircon you guys plan to install. For those who wan to convert to 3-phase, as far as the ground floor, the wiring are ready for 3-phase type but not 1st floor.

else it might be difficult to meet your timeline

as for the single phase power, i believe they are rated at 100A as if i'm not mistaken, the project next to it (Taman Cendana) is already on 100A single phase supply. That should be sufficient

U all already got the TNB letter for electricity application? My plot still yet receive any letter for applying electricity. Only PBA letter. Developer said will be end of this month. Hope they keep the words. Else how to start do renovation without power supply?

Hi to all,

If you intend to install solar hot water in future and looking to put in hot water piping, quickly go and approach the contractor for JuruVilla. Since they frequent come to our area to finish rest of PleasureVille and RadiantVille projects, can tumpang them for better cost. Plus they are familiar with our house piping layout, my opinion is that they are the best knowing how/where to hack and install. I spoke to their head guy, Mr Ong. Can give better price. Right now, they are busing rehacking the maid room toilet to add in the shower pipe and outlet. So silly. At first I thought maid's toilet don't have shower and have to use the bidet for bathing. Lupa-lupa the contractor did mistake. Heard all HarmonyVille units for this mistake. Lucky they are working on my unit and haven't lay tiles back to the walls. They will install hot pipe to the maid toilet together with the rest toilets and kitchen area.

Later will carry their wireman contractor to discuss on extra wiring work. As for the TNB letter, Monday will have it.

My worry now is the looking at the current state of PleasureVille and RadiantVille, if move in now, have to bear with the dirt and noise for quite sometimes.

My unit panting is getting a Myanmar guy from Juru Villa contractor. Quote RM1000 for manpower of internal painting only. Not sure is expensive or not. But to me still reasonable as the Bungalow ceiling is very high. Outsider sure quote higher.

wondexinshi, FYI in penang Indonesian only quote rm 50 a day for painting job. (the paint you need to buy for them.) if rm1000 including manpower + paint should be resonable price.

capzfelix, I guess they should quickly build up the guardhouse as Phane I OC obtained, this is for more controls and safety purposes for example if outsider break your window with stones you need to repair by your own pocket money.
Juru Height got guardhouse and the contraction phane II still able carried out smoothly with safety proposes.
We don’t think that Juru Villa management able to implement build guardhouse for each 3x entrances, due to cost consideration.

I'm not sure how to voice up my concerns and improvements i think developer should pay attention on...Anyone can help?
1) Children play ground fence easily broken. Possible to use a more solid fencing system/structure?
2)As i'm seeing someone has started to renovated their house, can developer start to work on the security guard post now?
3) Can the developer be more creative on the gating? Seem like the gated compound might able to expend to some of the semi lot as well as phase 1 bungalow if the guard post build at the road junction.
4) Main road exit is full of bushes (bamboo etc..) , block the left hand sight of the road which make the car exit dangerous.

Mostly, my complaints are on the tiles workmanship, especially toilets and staircase. Wall furnishing is good. The worst is the windows panels. 50% of mine is either not able to properly close up or seget. End up need to change the hinges. One thing to watch out is the balcony awning. The polycarbonate need to change coz it warped.

The grill contractor already passed u his name card? Btw, house & window grill + front & back awning + front gate is quote around 21K. Wrought iron is more expensive around 36K.

We HOPE CityHub architect could consider building the guard house design just like the modern Juru Villa house concept which is very nice.

Since they build the guard house, are those additions four (4) link roads to old Taman Cendara have build the fencing? If not, it is pointless to have the guard house.

The guardhouse suck! I wouldn't even call it a house but post only. I hope it's only for temporary basis to please the buyers and later build a proper one. If not, god help us...

As for the 4 access roads to Juru Villa, there are no fences. I wouldn't fault them since only strata title property is allowed to build fences. Correct me if I'm wrong.

Gated and guarded:
Gated property not necessary has a guard house. For example in penang pulau tikus area we can see there are quite a number gated property which do not have security guard and the main entrain which controlled by auto gate, mean each houses owner have their remote control to enter their area main gate. (one entrance)
Guarded property usually have fences with limited entrance so that the guard could have better control... this sharing just my two cent opinion nia.

For Juru Villa case, the developer really needs to clarify/settle these issues to buyer.
CapzFelix, fully agree with you the guard house look like shit.
I do not understand why Juru Height can build fences and Juru Villa Can Not. The big taman have separated with Two division. Guarded and non-guarded. (the left hand side is non-guarded)

Would like to seek everyone help to push developer to get Telekom to install telephone cable to our area. At the moments, there are no phone cable in Juru Villa. We have phoned Telekom numerous time and they also can't do much, only say doing assessment now. But one of their support team did mentioned to one of the owner that we need to push developer to speed this process up.

FYI, following are the latest status after my frequent complaints,

1) Telekom has come to fix phone line for our area. Same goes to Streamyx for those who subscribe to it.

2) MPSP has sent truck into our area to collect rubbish. According to them, they will start coming into our area every Tuesday, Thursday and Saturday.

No more smelly rubbish and stray dogs coming to our place to open up our gabbage bags... ^_^

I just got OC for my Semi-D, purchased one from Phase 2.

Found a lot of minor defects namely on the walls, railings, bathroom, and roof leakage. Just wondering if it's only me being picky? or....

Also looking for feedback on how good the Developer is on fixing or addressing the defects.

We had feedback the defects to the developer. Seems like our defects more than yours! 1st floor master bedroom bathroom leakage and coz the mark on the wall at the dinner hall. 1st floor bathroom wall leakage and the water drain to the ground floor bathroom. The room door cannot properly close, etc. They are fixing it but have to check after everything is done.

Xin : I asked them about what you said and the said there was a power outage several weeks back. Notice was given by TNB as they had some work that needed to be done.
