Hi all...

To those who wants to buy this unit please think twice. There are 3 reasons;

1) The buildings have leakage problems. If you dont believe me, please feel free to visit their parking space. Leaking here and there. I dont know either it is water pipe leakage or sewer pipe leakage :(

2) There is only 1 parking space for each unit. For those have 2nd car have to park outside... along the road. Due to this, the road becomes narrow and hard to pass by. Especially, when the new relau vista apartment is occupied. :(

3) To those who park outside, please do not leave your valuable belongings in the car. Make sure remove the audio player (front control panel), when you leave your car. It's because, when night time, during raining time, you might find your car window get smashed and your audio player get stolen. :<

I'm one of the owner @ Taman Desa relau 2(TMDR2). I saw you comment really spoil the status of TMDR2.

Please let me know how many condo or apartment @ Penang island that did not have leakage??? even some of new condo also have leakage!!! The important thing is whether management team have repair it or not. Most of the leakage @ TMDR2 have been repair by management team even landscape also will maintain.

If you extra money$$$ you can buy additional car part!!!

surveillance case can happen anyway even cost million ringgit super condo area also have this kind of issue!!! Did you think the road @ Gurney Drive wider???

I buy this house since 1999 and I can said this is the nice place with silence evironment. This can proof that you can see developer like DNP with Central Green Project and SP Setia with Setia Vista Project (Malaysia Top Developer)also have project at this area even Penang goverment also develope the Matropolitan part at this area. Some new college & University project also will happen @ this area.

This is the best investment or living area!!!

I have just moved in to Block P of Taman Desa RElau 2 for 4 months. Water has started to leak into my toilet ceiling, and 2nd room ceiling. I have observed 2nd, 3rd, and 4th floor. The leaking is terrible. I have talked to of the residents, and I noticed that the problem has been avoided by maintenance for more than 1 year. I just wonder how to explain that. I have made report 1 month a go, and till no, no response from them. What shall I do, Mr. Lai, Mr. Jun & Mr. Starfish? I have all their contact, even Mr.Chia's personal handphone number. I even heard that they did report to Consumer Assocciation nad TV3 did come to make an interview on this issue. But, till now problem has not been solved yet.

Please advise.

Water leaking at car park is secondary matter. The worst is when it happens in your living space. This kind of problem has to be solved at all cost.

Mr.Chia came to visit my house to observe the leakage problem. The problem was caused by the leakage from other units. For temporary solution, he promised to arrange a chemical injection around end of June. Let's see how it's going to be. To be updated...

Actually, buying house really depends on you luck. Some of my friends in Taman Desa Relau 2 has no this kind of problem, of course except leaking at the parking. Well, water leaking in the house is really annoying, and bad for health too. I just hope the maintenance will sokve it as soon as possible.

Well, you are right aactually. But, people have to 'work' for 20 to 30 years with the bank, just to have a shelter, for marriage, and maybe stay for the rest of the life. And you think you can just simply sell the house at any time you want? It's not something like your table, tv, or your motorbike.

I'm not angry, just feel uneasy, and uncomfortable with this kind of situation. I do believe that most of the apartment have this kind of problem. It is not the management problems, but the developer or the contractor who reduce or fake the material.

It's my 1st house, of course I love it, i love the scenery, the park, environment, location.

It's our right to voice out or do something that is threatening our daily life. Developers are taking granted and advantage on us, sucking our blood.

Some apartment built by responsible developers are still in good condition after more than 10 years.

Lastly,I am not blaming management for the problem, instead I do believe management will try their best to solve, it's just the matter of time. How long? It could be in a month, months, or years.

Hi All,
To efective solved your water leaking problem is to cover it from your unit upper flr (very good support from Mr chia team). Some upper flr owner can help to pay 50% if they need to change their tiles for better appearance (from my last experiance we pay RM1600 for 2 bath room with water proof chemical)this solution 100% resolved my house water leaking from the upper floor.
As what I understand most of the property developer only warranty for 18month but our house is ~10year old;need some maintenance:-)
I can see the maintenance office @ TMDR2 is quid supportive although thier main focus is more on TMDR2 surrounding not our unit.Thanks.

According to Mr.Chia, the problem at my block has been happening for a year, and it hasn't been solved till now. The problem is not from the toilet. It's caused by pipe leaking from upper floor unit. I just wonder, it is time for me to file a lawyer letter to the owner of the upper floor unit? Now it has got worse, and spread to my master room.

Hi WOL,
It sounds like your uppper flr owner not willing to let you repaire it. Before file a lawyer letter try to negotiate it or they need you to paid full payment for this repair (some owner will thing this is not their problem and not willing to pay some repair cost. By the way;how you know it is cause by pipe leaking? This is because during my unit issue; repaire "Sifu" also think about pipe leaking but after repaire it not really cause by pipe leaking:-)

Hi, i'm also resident of TDR2. I'm staying @ P block.

For the water leaking problem I do agreed that most of the appartment or even high cost condo are having the same issue.

For the water leaking issue to be solved there are a few things have to take note:

1.it has to come into discussion and agreement among both party who are the owner of the unit affected and the owner staying above.

2. the owner of the unit affected has to put a close follow up for the matter with the management.

3. Involvement in arranging a meeting among 3 parties (owner 1, owner 2 & the management)

I agree that to solve this issue is very time consuming. So for the water leaking unit which pending unsolved i would say the previous owner will has to bare the blame as well. As for most of us we will use "I've no time" as an excuse.

My water leaking issue was being solved.

What i did was arranging a meeting together. Best if you can ask both owner to call their contractor to join in as well so that inspection can be done immediately and finallized which unit are in fault.

Than discuss how to solve the issue once and for all (management team must be around). Either 50/50 or at fault unit bare the repair cost.

For your information, issue like this worse case can bring up to court. Chances for the owner of the defect unit can win the case but before that all the necessary approach much be done first.

Dear all,

This water leaking problem has been happening around since 1 year ago, as told by neighbours, and Mr.Chia (maintenance). Is it time consuming, or some party just doesn't want to bear the cost? Mr.Chia has told me that this water leaking is caused by piping leak, and he had identified which unit has actually caused it. I just move in 5 months ago, so, what actually had related parties done for this matter? This is the rules, and this is the law, which the owner of the unit who cause the leaking has to bear the cost. What if 'his' upper floor unit also has the piping leaking, and damage 'his' ceiling? I think 'he' sure would want the upper floor unit to bear the repairing cost and get it done immediately. There's always people who tolerate, and eventually give space for those who is supposed to be responsible take all the advantages. Mr.Tayoling, you are right. Parties involved, have to get a meeting to discuss. But, this is 1-year problem, and there's no discussion before? And, the nighbourhood people have no idea what is happening, and what is the solution, when will it be solved, how it's gonna be solved? Somebody just have to play tough, against those stubborn people who is not willing to cooperate, and caused all the problems.

In fact the water leakages problems can be identify and resolve with the right technique and materials, by using the right kinds of method & water proofing materials which able to solve.
Do not expect the local plumper to rectify this problem, he just buy some tar paste from local hardware shop and apply on it, it only able to last a few weeks and never get the problem resolve completely. Contact me and we be able to give you a complete professional advice and proposal.

Hi all, I totally agreed with Lai, most low & medium cost apartments and condominiums have leaky problem. The important thing is how efficient the maintenance office handle it. Luckily, Mr. Chia is a responsibility maintenance member.
Desa Medura, especially M&N Blocks are low density. It is a perfect place to stay.I like it so much.

Water leaking problem is really sickening.

This is my 1st house, spending most of my savings for it. I bought it from a couple. During the visit to the house, everything was fine. After few months later staying in the house, water leaking came and haunted me till now. After investigation from neighbours, this house was actually having water leaking for a long time. The truth was, this house seller covers everything so well, that I was unable to see the flaws. Well, they are good, coz they are interior designer, having a company of their own, so, they are expert enough to cover those flaws, and I was stupid enough to got cheated by them. Every single moment, I curse them.

I am getting married soon, and I was unable to renovate this house, I can't paint the wall and the ceiling, I can't move in new furniture into the room. I guess, during wedding days, all my friends and relatives will sure be asking a lot about the water leaking matters, when they saw it @ my house.

This is truly a great lesson to me. WHO CAN HELP ME??????

I have been seeking help from maintenance Mr.Cheah. He has been helping since May 2009. But the problem is not solved at all. Now he is still checking for me, but I just don't know how long will it take, and I just don't know how aggressive he look into this matter, and how's he dealing with the house owner of the upper floor.

The 1st importand thing is u upper floor owner able to give u cooperation to resolved u water leakage issue. Normally the leakage is from the upper floor toilet floor.

Dear All,

I am a resident of Block 0 and have been staying here since 2004 when I bought my unit. Living here is indeed comfortable and private. The resort environment of the place and the garden/lake area is nice. You will find the people lovely and confortable with each other, friendly.

Only recently, the traffic is becoming heavy and that cannot be helped as it goes hand in hand with the developement of the area.

We have 3 cars and as we rent a car park from another party, 1 car has to be outside. It's not a big problem but you need to plan your timing etc. You come back too late and you would have to walk a fair bit. Most of the residents have developed some "changgih" creative ways to park their cars.

The other main issue is definately the leakage. Fortunately, my "upstairs" had her leak fixed when I complained in 2005. It took nearly a year of letters coming to & fro with reminders from the Management to them, but it was finally resolved. So I was able to paint my wet spot and moved on. A few other tenants are not so lucky.Mr Lai did say that all units 8 floors and below are prone to this problem. Tenants and the management need to work together to solve this, instead of blaming.

Unfortunately, some people tend to think that if things do not meet their expectations, the will simply not pay the Maintenance. They do not realise that without this Maintenance being paid, it is hard to get things done & maintained well without sufficient cash. So, it becomes an ugly cycle.

While it gets more and more crowded outside, TDR2 itself has very little foreigners living here to cause an issue. So, even if you see the factory buses coming to pick them in bus loads, once you are instead TDR2, you dont really feel nor see their presence.

Now there is a new Joint Management Body who are doing the best they can and many residents are coming forward to offer their help and expertise. There is a committed community feeling here and I'm sure in time, the outstanding matters may be resolved.

I am optimistic and I remain optimistic because staying here, while it may not be paradise, it is still a comfortable and happy home, much better than some other places I have visitted or lived in.

I do agree with you on the "creative" ways of parking. Luckily I have sorted my parkings. Hehe.

What i need to understand from you is on the management. I heard from a friend staying there saying that the JMB has been fired and the old management was brought back in action? However, i did call Gary from NJB around May & he said they are still in-charge.
In fact WHO is the authorized in-charge?

Has the maintenance & sinking fund being held by the authorized party? I understand that it has quite a sum there! more than half million for sure.

1. I understand there is a new Management company now, no longer NJB. There is a new committee to run the Joint Management Body. I wont say that the old JMB committee did a bad job, they put in a lot of work and effort but too many issues remain hanging in the air that prompted some residents to decide on a change. Sometimes a change is neccesary to get things moving.

With regards to the STRATA TITLE, from what I understand, there is some discrepancies in the plan & the actual building which is what holding back the ST. Apparently, the original committee found out a lot of problems, including the application for the ST not even being done. This is something the new committee is seriously persuing right now, with the backing of the residents.

At RM140k, it will be hard to find 1 unit with simple reno + furbish.
It's around at RM155 - 160k now for those unit you are aiming. Its time for you to raise your budget. :)

I think it is hard for you to get a unit here because of its extremely good feng shui due to the overall layout & location of this apratment... i.e front have water ($) and back got hill (strong supporter, boss)... Normally the people stay here will get richer and richer, once they upgrade to a bigger house from this small apartment they will still keep this unit for themself potential whole life... so I don;t think you can get a unit here easily.

there are so many stray dogs at desa relau 2(check the parking area)& some of the owner also place their dog in front of their door & everytime u want to out from your apartment..the dog will shows its gangsterisme and barking like crazy (maybe for showing off purpose in front of their owner-to proof they are doing their job (guarding their owner shoes cabinet i think) =).but overall,its nice to live here..everyone is very friendly,the joint body management also provide excellent support & good "Feng shui" location.

To those who have the intention to buy the Apartment, please really think twice. This place is in ruin and beside all the factor and points mentioned about water leakage, the whole place is badly maintained as well. These include:-
a) The swimming pool had been out of order for long period and there seem to be some management dispute on the legal owner of the swimming pool. The water had been left stagnated in the pool with NO maintenance and this could be a very good breeding ground for Aedes mosquitoes and other pest.

b) The lift frequently break down and the lift quality is bad. There is only 2 lifts which serves 21 storey building. Imagine the time you need to wait during normal rush hours and not to mentioned if it break down. I had encounter both lifts failure once (in 2010) and had to climb up the stairs. Not really helpful if you have elderly or young children. To be fair though, it rarely had both lift failing at the same time but a single lift failing i would say come quite frequently (one year failing 2-3 times is consider frequent to my standard)

3) Take a walk around all the facilities mentioned (gym, sauna and what not). the gym is very poorly if NO maintenance. Even the Sauna is in bad shape.

4) Refer up the earlier post of water leakage and etc. It is very true. Either way you will be impacted if the unit above you have water leakage or if your neighbour below you have the issue. The last round it takes about 1.5K to redo all the water piping and it is quite ugly

Hi! Penang government had implement few rules & regulations.
One of them is the water leakage issue. You can go to Penang Housing Tribunal to complaint the problems u facing. The Housing Tribunal had the right the request JMB to do the investigation in 7 days.
Any cost will bear by mutual parties, which could be upstairs n downstairs of the particular unit that face the leakage problem.
