Re: Rubbish Bins. I am from Block B. Am glad that I don't get to see rubbish or smell it at a near distant. I can easily walk to block C to do my stuff and it's just a 1 minute walk, so; no complaint. Appreciate the nice clean environment.

Am staying there and just love it very much. It's cool and pleasant environment. Now, I could see the big piece of the sky compared to the last one when I get to see concrete builing at close range. Asia Hts is situated on the border of Farlim. To avoid traffic jam, just drive through the new road -Lorong Semarak Api 3 towards Puncak Terubong apartment and right up to the junction where you could see the 24 hrs Mc Donald face to face with you. That's it, you are already at the new road to Paya Terubong OR you could take a U-turn back to Farlim township. Easy as A,B,C.

There are still a lot of defect works that developer haven't repair. The worst thing is developer tend to escape from doing this defect. The defect include the swimming pool, garden area, car park and etc. Even the defect work for resident unit had been stopped due to developer didn't pay the fees to contractor who done the defect repair work. The developer also didn't return the 1K refund to those who take special package. Beware of this developer - ASIA GREEN.

This project had been delay 1 year to get the OC obtained. By S&P stated, developer should pay the 10% sum of the purchase price to purchaser. But they refuse to paid. However, during they launch this project, with marketing strategy for offer package bank loan reimbursement program RM 10K to attract customer. End up they also refuse to pay to customer. Beware of ASIA GREEN Developer.

THe environment is good. Building structure reasonable. But many of the facilities are not deliver by developer as promised. Due to irresponsibility management style and culture. :p
Beware of irresponsible behavior of this Developer.

1. Bad workmanship on swimming pools, unpolished corner of the swimming pools wall, causing sharp corner and cut many user so far. No action been taken care of since early this years till now.
2. Swimming pools badly leakage to the lower level car park. Developer refuse to rectify the defect which under warranty since Vacant possession obtained on 18 Jan 2008, but now still pending on rectification.
3. Almost Each of every corner of car park goes without light. It is good for couple whom like romantic car park.
4. When some owner asking for Loan Reimbursement refund which the agreement issued by developer, However, some owner obtained tribunal judgement but they still refuse to refund. They are strong legal advisor backup by a well known solicitor located at Pulau Tikus. Many Creditor loss out their casses to them.
5. They claimed verbally that they are making a big losses and plan to wind up the company. So beware on evaluating their on coming project in Penang or any part in Malaysia.
6. Even those owner claiming for late delivery compensation. But developer refuse to pay them.
7. Tricky, canning and chicky developer.
Please make 100% precaution if you plan to buy from Developer and make sure you read the Sales and Purchase agreement. Otherwise you will regret the rest of your life.

RE: Beware of Asia Green developer. Building and environment is good but the irresponsible developer gives a bad name.

There are many defects in facilities like pools, leaking pipes in basement, leak in carparks, etc. There are also many unresolved complaints from unit owners. I myself being one of the stupid developer victims.

Luckily, we have Robert Bench here to help us. But they also can't do much because the building is still under warranty and the cunning developer is trying to escape.

For those who staying in Asia Heights you should start finding ways to solve the issue arised! The more you complain about Asia Heights, the slower the value of your property will go up. Go to the correct channel & "tembak" Asia Green directly! I love to see my property value go up & up & up. Hehehe...

Ya... I feel the price is quite reasonable.. and the environment of dis luxury apartment is very good too.. it is really a very good place to stay or invest.. For those who said dis developer suck or chicky one.. i duno wat they done to u coz i never encounter those problem before.. I will definately raise hand/leg to agree that we shld use proper channel to file a complaint. So far, the environment here is satisfying and good. Especially the big swimming pool and extremely big rooftop garden where you can bring your kids there after dinner or jogging there after work. The air is fresh especially for those buying the unit facing hill. You will no longer have to face those high rise buildings everytime you back to your home. We have tired or sick with those concrete buildings around us during working days. It is a good place to have and stay for family or couples. Recently the security in the area is better after Robert Bench take over the management. They are changing all the "samseng" type of young guard to some experince guards. I heard the committee is in the discussion of putting up 24hr CCTV around the areas and also fence up the swimming pool and main entrance to each block. If this is implemented, definately it is a thumb up for the resident here.

For the resident here same as me, lets fight to get this security system implemented and increase our property value. go go go....

As a resident, I agree with Joseph. Apart from security upkeeping and maintaining our common facility is also very important. It is every resident's responsibility. We can start doing our part like not throwing rubbish in the lift lobby, not littering in corridors car parks (especially cigaratte butt and tissue papers), don't let your dogs pee in the garden, don't pee in the staircase yourselves, take good care of all the facility when using it (outdoor gym, pool, etc...) and most important of all, pay your maintenance fee ;-)

What I mentioned above are typical problems faced by high rised dwellers. In my opinion this is a mentality issue. Hope everybody can work together to make our home a nice place always.

Developer’s Duties
1. convene first meeting of Joint Management Body
(JMB) = Badan Pengurusan Bersama
2. maintain register of purchasers
3. maintain Building Maintenance Account
(one project one account)
4. pay maintenance charges for unsold units
5. file yearly audited accounts
6. furnish COB returns, reports, accounts, info directed
7. not collect maintenance charges after JMB formed
8. submit audited accounts from day one within 6+3 months from 12th April 2007
9. transfer money from Building Maintenance Account to JMB within 1 month from JMB formation
10. pay deposit prescribed by local authority to COB for common property defects rectification

Joint Management Body (JMB)
When to establish JMB?
1. Vacant Possession (VP) delivered before Act 663 and no Management Corporation (MC) formed:-
1 year from 12th April 2007
2. Vacant Possession (VP) after Act 663:-
1 year from VP

Dear fellow owners,

Many are conscious and realized the importance of JMB formation. Some were anxious and they came to the Management Office to check out for the next anticipated meeting. It really, really makes me proud to have these quality owners with us, and, truly grateful to feel their eagerness to participate their rights to elect their committee members in the coming meeting. Mind you, after a good voice-out immediately after the 1st failed meeting plus the JMB talks at Komtar, it finally bolt us to senses. Never mind, come what may, we are definitely going through the next meeting with grace this time.

At Komtar - JMB session, a question was put forth on the possibility of having separate meetings for Seri Semarak and Asia Heights in order to avoid over-crowded hall and unnecessary scene, and as understood, as long as the Developer is willing to chair both meeting, then, it should not be a problem. However, as concerned Management Officer, Mr. Soon will write to the Commissioner of Building (COB) to clarify this matter in writing, in order to put it straight on record that this arrangement is legally accepted as per Act 663. Otherwise..., back to aquare one, like it or not, all into one meeting at the same time and place. Dear God..!, I may have to tuck along my oxygen tank for easy breathing, and my ear plugs for amplified noise. Who knows??, we could be facing torpedoes yelling and questioning plus the constant back-yapping. Ever experience hurricane? H'm...! Well, you know what I meant!

Anyway, see you there...

Oh! Yes..., the said 3rd lift at Block B, the lighted button for level 18 has been attended to and work done.

Yes, I agree to separate the meeting due to overcrowded. Meanwhile, we are not sharing the common facility with between Seri Semarak and Asia Height. If we are to share the common facilities, then why we as the owner of Asia Height is paying more for maintenance? I would have stay at Seri Semarak and using the roof top garden and swimming pool together with Seri Semarak resident. No point mixing up the meeting and make the meeting like "market place"....even it is same developer, but common facilities are not shared among and maintenance fees is different.....we prefer to have our own JMB meeting and this is our right to do so whether the developer like it or not. If not, no point to form this JMB where our right and priviledge is not prioritise. We as the owner of Asia Height should have voice out our opinion and comment in our own JMB meeting. Not to mix up with any body else...Seri Semarak should have thier own JMB meeting as they have their own issue at thier common facilities. Why want to combine and reduce our time to convey our messages to the developer or management office??? This is not fair to us ofcourse.

Hi AK, I think there is a misunderstanding here. I am not saying that the JMB is not good. I am totally agreed to form the JMB for mutual benefit. At least this is a channel for the resident to voice out their comment or complaint to the relevant party. My concenr is why not we have our own JMB for Asia Heights resident only? Why we should combine the JMB meeting with Seri Semarak? Another question here is, when is the "contractor" stationed at the ground floor will move away from our housing area? Their "appearance" since more than a year ago make the housing area looks xxxx....also, decrease the property price even more especially in this market nowadays....

Mr Joseph, according to Act 663, all buildings sharing the same land lot comes into one. Seri Semarak and Asia Heights share the same and we have to come together. Owners from both sides were not comfortable with this arrangement and as such, some of us attended a talk on Building and Common Property (Maintenance and Management) Act 2007 (Act 663) at KOMTAR, on 28/02/09, to learn and seek advice from a Prominent lawyer - Mr Lee Khai. As mentioned earlier, as long as the Developer is willing to chair the meeting separately, then, it should not be a problem. Robert Bench wrote to COB and pending confirmation on it's legal status. Regarding the existing Renovation Contractor, our Chairman - Mr Sunny (016-4922887), is looking into it. Please feel free to contact him, perhaps, you might want to join him to tackle this issue. We need owner like you to help us further.

RE: Leasehold Properties.
These properties are on freehold land. Land owner is Khoo Kongsi. After subdivision, Khoo Kongsi will transfer the property to the purchaser by Memorandum of Lease (Pajakan) instead of Memorandum of Transfer (MOT). Purchasers name will appear as 'Penerima Pajakan' in the Strata Title, meaning that Khoo Kongsi lease the land to you for a 99 years. Now many banks (include Bahagian Pinjaman Malaysia & CIMB) will not approve housing loan to Farlim project due to this Lease issue.

Does anyone know which is the fastest way and proper channel for me to complaint on the water leakage issue.

I have been complaining to RB since 1 month ago before the water leakage seep into my unit. Now the leakage is getting worst. Anyone walk by outside the 11th floor will see it !!!

Why should i paid monthly installment for that !!!

This is the 3month after reporting about the leakage.. finally ther water leakage arrive to my house..

No action taken.. even several letter complaint..

My neighbour has talk to the upstair house owner we suspect the rootcause of this leakage.. but he insist not his problem and he is not going to do any repairing on that...

You can judge yourself once you pass thru his house..

Nonono, you all miss understand with me. I didn't buy any unit from there. I just stay at my sister's house xxx unit at 17 floor for a few days only. That night i saw a lady shadow with short hair walk around the corridor, so i think is my sister come back, but when i open the door, i didn't saw anyone. After a few minutes i hear someone knocking my door, so i go and open the door again. But i didn't saw anyone outside, suddenly i saw a shadow is a lady walk always very fast. I didn't saw hers leg, so i feel so scare, i call to my sister, my sister will come back soon. Next day i direct go back to my hometown. Until now, i didn't go to my sister house again.

Just my 2cents, I was thinking this is someone a reflection from top floor, or perhaps a bird which fly through there. For knocking door, are you sure is door knocking from your unit?

My dear "Tata", the shadow could be the reflection of human movement from upstairs or at a distance. I used to watch Ghost movies and they mostly portray ghost with images but no shadow. Very often I would patrol the place and I have yet to come across one. Take my advice, get the number 0 to 9 ready and take advantage to shake for 4 digits. Who knows, you may be the next Millionaire.

Dear "wolf1999", for your info, I am not a Speculator. Just like you, I could feel the on-going development and human reaction. It's just that I know a little bit more as I always get myself updated with market trend and that's my notion. Asia Heights is good place to live in and believe me, it's selling like hot cake. Currently the occupancy rate is almost 90% and there are renovation on other units pending completion. Recently, an original 220K+ penthouse unit was sold at 315K, almost 100k profit margin, not to mention the typical units. Time will tell and we shall see.

Regarding to Tata comments about ghost things :

as im also the owner of Asia Height and im also staying at my unit

There was really a ghost things at Asia Height, im staying at Block B, coz i ever heard my neighbours ask the "ghost catcher" came to their house do the ritual praying and yelling " chut chut chut .... "

Last year, there got an aircond man come to fix the aircond at asia height and he fell down to dead with broken from head to feet when he tried to go into the unit through a window

Accident do happen practically in every project, especially the sub-contractors who do not abide to safety rule. Just flip through the daily news, there are even worst scenario elsewhere. I would worry more on gangster that target innocent victim in public. That kind you cannot "chut-chut" at all.

Regarding with the letter from CAP's President about the rampant abuse of power of the management/developer

Just want to share about my experience of Asia Height Management with phone number 04-8285316

Im living in Asia height, one day i file a complain through them about the renovation work from 1 of the unit, they are doing the drill thing all the whole day, all the whole week, can you imagine the sound of the drill everyday bothering you until my old grandma (90 yo) suffering her ear ache because of this ?

I file a complain to the management, and they just simply said they cant control this. Why so funny ? the renovation letter stick on the unit door was from the management that give the owner permission to do renovation, but the management said they cant control, and ask me to move out and even challenge me to make report or write in the paper about this.

Can you imagine this kind of attitude from the management ? We buy the property from you hope to live peacefully without any bothering even challenge us the complain thing, but your attitude like this...VERY DISAPPOINTED !!!

Hi ps, i moved to Asia Height since last year end. I like here so much, clean, quiet, wind blowing with fresh air (surrounding with trees). I have no problem with the management. One thing i don like is without subscribe to astro the TV show is unclear. Why so many ppl want to sell? i guess most of them is investor. May be you can visit the management office and survey the residents here before you make a purchase. Worth or not is depend on what price you get and do you like the environment? Survey the market price.

Hi ps, for me i subscribe to astro (basic package) just to watch local TV shows. Believe is near to hillside therefore the TV reception is terrible. I have no problem with internet (streamyx) after few time complaint to TM. So far i consider satisfied with the maintenance here. I think it also depend on how high your expectation and the cooperation of residents. The above is just my personal thought, you might try to get more input from others.

Just heard news from the management that they now can't afford to do and pay the maintenance things for Asia Height, because they had unpaid maintenance bill from the owner with the value more than RM400,000 ( four hundred thousands ringgit )

Im just wondering, if the management really can't afford to do the maintenance anymore at Asia Height, will it be THE END
OF ASIA HEIGHT ERA ??? as we all know from time to time it is sure will get more and more things to be fix like : lift always stuck and got problem, always no supply of water, corridor and lift very dirty peoples throw rubbish and many many more ....

Just want to share with u all staying at Asia Height !

Since Asia Height changed to new management which called JMB, there is now so many LOUSY LAW coming out, until today I as the owner of Asia Height even can't go inside to park my own car in my own car park lot buying with my own money, since the management had change new regulations.

Im working outstation and only come back once after few months, the management didnt giving any chance at all to drive inside our own home even already gave them a good reason and showing them some prove of it, they dont want to accept at all even hire some "SAMSENG GUYS" stand at the guard house stop you to go in and talk in RUDE way challenging you to "Gaduh"

I urge the Consumer's Association of Penang to come up with some action to the management for abusing their power using the SAMSENG GUY to intimidate the house owner

hi kenny...please calm down...there is nth to complaint about....JMB is the Joint Management Body formed by the resident. The management is Jiran Wangi. Before I explain to you, my situation is same as you....i just visit to my house at AH once in a few months. Today I was shocked also when I went there to clear up my maintenance which I owe for few months as I seldom go there. I saw many car jam outside the multilevel entrance. I try to go in but was not allowed also. They have reason doing that. Today is teh first day using the new upgraded "Touch n Go" card system. Previously a lot of owners did not pay their monthly maintenance fees, some even owe for more than 10k. There is no other way to request the unclear balance from those owners even lawyer letter being issued to them. The best way is to bar them from entering the car park until they clear their unpaid balance. The guard is just executing their responsibility. I know you seldom go back to AH, same to me as well. Do you want the guard to simply let anyone going in? I know you can show proof you are staying here. Many people can do so. Problem is, if the security guard let anyone to enter by not scanning their "touch n go" card, then what for we implement this system? what for we pay monthly maintenance while those that are not paying still can use this facility. You also hope what you are paying monthly is worth. Those that are not paying, they are not deserved to park and use the facility. The management body must be strict to this new rule as it is for the good sake for everyone who pay the maintenance fees. I understand you are not aware of this new rule like me, don't angry them, just park outside or new visitor car park up there and walk in the management office to clear up your unclear amount if any then exchange a new "touch n go" card then you can enter your car park without anyone stopping you. you also hope your apartment is safe as the security is not simply allowing people to enter our car park right? you also want the money you paying monthly is fair to you and worth it right? everyone of us bought the car park with our own money. therefore, we hope the management will take good care of our multilevel car park by not easily letting people in.

If everyone pay for the montly maintenance fees, no one will stop he/she from entering. The fees will be used to maintain the facility in our housing area. There is no excuse not to paying that. I also owe for few months if I am not going back to AH. Once I am back, I will clear the unpaid amount also. there is nth we should angry about or blame them if we are barred from entering, as we are not paying our maintenance on time. We have to fair with other right? We pay, we will get the service. If we choose not to pay, then we can choose to stay at property with no management body control. If we choose to have better security, then we have to follow the rules set prior to buying the unit. Please forgive those that carry out the duty today as they have been scolded by many people who is not paying and barred from entering. They get irritated as well but they have to do their job. This is for your own good also right? it is your property anyhow...please calm down and think properly...if they are linear, then those that are not paying the maintenance can still enjoying the facility...end up who to pay for the maintenance of your building, who to clean the swimming pool, who to pay for CCTV, electricity and water bill? It is our responsibility to keep our place up running. Lastly, I know you are angry, I am not saying you are wrong because you are not aware of the changes. But please think as big picture and forgive them.

I saw several Rela taking control of the traffic condition/flow at the multilevel car park entrance when I finished paying the maintenance and leaving the place at night just now. It is a bit messy on first day, let us give some time to them so that everyone get used to this. Make sure you bring your access card before entering. If not, just park outside and go home to take. The security is just doing their job by barring us from entering without card. No offence here, hope you don't angry here...jz my 2 cents thought.....

Kenny, the new upgraded "Touch n Go" card system is GREAT! JMB done a GREAT job! Please be considerable, as a resident here we need a more secure and well maintain environment as "home". I know u seldom stay here, that why u only care about entering to "your car park", just go to management office to change your access card (wondering if u pay the maintenance fees??) or since u are working outstation and u doesn't care about the future of AH, why don you consider to sell your unit and go for landed property?? Many people is waiting.... Trust me, u need a landed property which no need an access card to enter to the car park (leave the gate unlock, just lock ur house will do) and no maintenance fees.

My LIFE,i am just a resident here. I had paid my maintenance fees and change the access card, so i have no problem to entering the car park. I like the new upgraded "Touch n Go" card system, the multilevel card park should only allow the resident who have the valid access card to enter. Security is very important, don you agree? Visitor car park is at another entrance which near to the hillside. I have no idea about the "Samseng Guys" that Kenny mention, he can provide the prove and make a complaint to the management office.

Hi My LIFE...my last visit to AH was on the date I posted comment here :) therefore, I have no idea what the so called samseng mentioned...probably just a misunstanding from those did not pay their maintenance and were barred from entering, thus they called those that doing their job as "samseng"...quite unfair for those people that carrying out their job....if all resident pay the maintenance, then everybody happy and everyone can get into their own car park...aren't u agree with me?

Do not question for it. the key item is how to maintain our living area nice and peace. so many undesired items occur today due to poor "policing" job. Today there is a new technology so called CCTV. once it is installed and capture the scene, then the offender will be caught with evident. But without enough money, how to install more and more CCTV.

Very disappointed living at Asia Height, I’m one of those living on the higher floors, as all of the elevator broke down today n i need to climb the stairs from basement to the top floor then go down again using the same emergency stair js to take something left in my home, how if something bad happen like heart attack????

if we dont pay maintenance then we'd be barred from entering, then if this elevator broke down n had caused my problem like this, will the management pay a compensation for their negligence???

btw, as i read from Department of Occupational Safety and Health, as the elevator fall under their jurisdiction, the law stated that "the elevator's owner should hold a valid certificate of fitness for every elevator in the building and the certificate should be displayed inside the elevator itself, not posting a certificate results in a penalty fine of up to RM5000"

im here to ask the management, where is the certificate??? as i already take a peek inside all elevators and i cant see any of it at all !!!

Hi Kenny,

The owner shall post a valid PMA number in the lift.i.e, PMA 12345. PMA means "Permit Mesin Angkat". The lift shall be maintained by an authorized vendor on quarterly basis and inspected by DOSH officer once in every 15 months. Once the above is fulfilled, the certificate of fitness (with PMA number) will be issued to the owner. You can get the PMA number from the committee and call up DOSH to find out the validity of the certificate.

I'm one of the unit's owner/ resident of Aisa Height. Has anyone heard of this statement from the security guard claimed to you when you parked your extra car outside the second entrance (visitor's entrance)at the back - the parking space opposite to the guard house (normally we will take a right turn when we are driving out from the AH) and the space I mentinoed is just opposite us where we stop for the TnG before we take the right turn out. That .space can cater about 3 cars only

"I saw your car's light suddenly switch on in the midnight about 12am+. Then, your car shake seriously". The indian lady security guard claimed that she saw this incident continuously for 3 consecutive days on my car.

This sound to be very dramatic to me as if those we have seen in the ghost movie. I'm puzzled. I'm not so sure how true is this statement. I would like to ask around the resident here too. Have you guys come across this statement form the security guard? If yes, then it may be the trick from the security guard to discourage the resident from parking there as not to narrow the path way (my car is small and is not blocking the way either). The indian lady guard told me...I dont bluff you..why should I want bluff you.

Maintenance fee is a MUST. Need to find out the actual rrot cause first i.e. Why last time never see the change of color? Has there been any redcution in frequency of swimming pool cleaning? I'm sure there is a schdule being indicated for the monitoring of pool cleaning.
So, you may want to start the query from there on. No matter how is the condition, you are not advisable to STOP paying the minatenance fee. End of the day, you will be going through the ordeal by receiving the lawyer letter, etc. Cheers!

Dear My LIFE,

Maintenance fees is actually collected by the management company on behalf of your committee there. All the money you pay will go into a bank account strictly controlled by your committee.

If you think the committee there is not doing a good job then try attending their AGM and check up on their accounts. If there is any irregularities in the accounts then report to the Commissioner Of Building (COB) and bring in a new group of members in the AGM to manage the place.

So, not paying maintenance fee or delay in paying maintenance fee by giving excuse that the management do not do this and that is just a mere excuse for you not to pay. This is not a solution to it. The price has indeed doubled up from the first hand who bought it from the Asia devloper. My budget is only about RM180k. So, I have to look else where like the leasehold Apartment. NO choice. I must cut my coat according to my cloth. Cannot afford means cannot afford. Nothing to be shame of!

I agree with Gooogle. CCTV is a "must have" item. There is a case whereby a dumped rubbish bag was opened and searched. The owner's identification was found and the unit was located. I have dissapointed with the NEW MANGEMENT (The President - Have shop Near Cititel). Just know how to talk but never work comapred to last few President. Very dirty, no any improvement on anything & just know how to "Cakap Pandai Pandai". For last few president as least they have come out something like installing CCTV, Access Card, Better control on security, & most important thing "CLEAN".

Asia Height very dirty nowadays as compared to last time. Chairman (JMB) please work out something in order to keep asia clean (Reason: Not just people throw rubbish, but since change to this new committee (New Chairman: Doing Air-Cond business) never improve on anything. Before that he very like to complaint, but now he is the Chairman but this suck person never do anything just now install this and that and always come out memo on notice board only (Chairman works????). Please step down if can not perform well and let capable people to do it)

Hello Tan, as far as I know, the current Chairman is doing his best to upkeep this place. He is a no-nonsense guy and makes sure that everything is transparent. If you are truly a Asia Heights resident, please lodge your complaint at the Management Office. A word of advice ~ before you ever make any remark or any complaint, please make sure that as a owner and resident of Asia Heights, you should abide to the house ruling. Do not tarnish the image of this project as it also affect us all in terms of property value and reputation.

Those that have good records in their monthly maintenance payment and those who are literates and well verse in running the system. Elect the one who have good reputation that truly qualify. No more unnecessary spending. No more upgrading as many were previously attended to. Central fund from the monthly contribution must be guarded and well taken care of for future use such as repainting of the building, maintenance of lift cars and cables, maintenance of water pumps and electrical supplies, and etc. Your wise decisions will be much appreciated.
