The developer - Rich Enterpreneur is not very good. The quality of works is so so. I own one of the house under his development. The price of house is cheap, but the quality and service is bad.
The service and quality from this developer is so so. I own one of the property under this developer. The service is quite bad, when you have inquiry or complaint.
maybe you would like to enquire on the upcoming one which is nearer to Bayan Lepas Town i.e. Prestige Height. Price for 2-storey terrace at only 468K but hurry because developer intend to increase the price soon. good luck

Leprechaungal : Emerald Park are price at RM200-280K. Its a walk up condo. The terrace house are price at RM540K and above only 2 units left. The semi-d's are price at RM880K and above.

AC, I rent a room at Krystal country homes. I can get out of my house at 7.30am and arrive by 7.45am at phase four. The jam is little because the distance from the bukit belah to first traffic light is 300meters only.
Emerald Park Semi-D is selling between RM650k -RM700k. I saw that a few owners are putting up signboard to sell their houses. If you are free, you can go over there to take a look and write down their contact numbers.
The environment is quite good - quiet, and it is a gated community.

I am one of the buyer of Lagenda Emerald, we went there almost every month to look at the progress of the construction. I feel that the progress is quite good so far and now already completed with all the tiling and window installation.

I believe that there only 2 units left vacant at this Lagenda Emerald project. The developer is very reliable, contstruction works completed per schedule for the semi-D. However the terrace house OC is a bit slow. I saw that the access road was fully tared last week for JKR inspection so I think the OC for the terrace house should not be long now.
Teluk Kumbar, generally is a great place to settle down. Nice beaches and very green, hope that it stay that way most of it despite all the development. The only major concern in the access road leading to Bayan Lepas. UMNO Balik Pulau and also the PR state government had within 6 months ago sent a memorandum to Putrajaya to expedite the construction on new highway connecting Teluk Kumbar and Bayan Lepas as part of the new Balik Pulau - Teluk Kumbar Highway that is almost completing. But no news on what happened after that or whether the Fedral government even want to consider the plea.
