Jc: You are required to apply from Jabatan perumahan in order to get a unit to buy. The form they selling RM 1.00 ea. Therefore, you just fill in the form and then submit to Jabatan Perumahan.

Xiaofan: the show room is at jalan Bukit Gambir Gelugor, Penang. at the building site as well. ur bacis must not be above 3K to get this unit.
the unit size is the same but the price goes up because of the view that u get when u higher. all the unit is standard 670sf. with 3 room.
Sorry the only way to get his unit is going through Jabatan Perumahan.

Sharon; if u want a nice 1 in main land u need to wait till year end as there are many company like Boon Siew that will launch PMC project around there.... u just missed a LMC double story house in Kepala Batas...

For examples if my basic salary is lower than 3K but after plus with OT & allowances is more than 4K, is it still eligible for the requirement to apply a LMC unit???

發展商申請興建高樓住宅圖測就需列明充足停車位,但發展商是否有權力把停車位、裝修費等包含在屋價內出售,致使“廉屋貴賣”現象永遠無法解決?
7萬2千500令吉中廉價屋原本是解決中低收入群“無殼族”,實現“居者有其屋”目標。但是,申請獲得批准的購屋者近幾年上門向發展商洽詢時,卻需付出超過10萬令吉,才能得到包括停車位和裝修費用在內的單位。
發展商的“技巧性”做法,致使“廉屋貴賣”的情況日趨嚴重,中廉價屋單位的購屋者幾乎沒有選擇權利。因為購屋者不接受發展商獻議的配套,往往就買不到夢想屋。
《大北馬》接到讀者投訴,聲稱一個興建中的中廉價組屋發展計劃出現廉屋貴賣情況。
《大北馬》記者根據讀者提供的資料,在檳州電子房屋網站(http://erumah.penang.gov.my/)查詢時,證實有關計劃是兩幢31層樓高組屋,共有780個面積各為650方尺的3房式單位,所有單位皆分配給中廉價屋申請者。
這名讀者最近通過檳州政府的電子房屋網站,發現自己獲得獻議購買開始興建的中廉價屋發展計劃。
他在互聯網搜查承建商的背景時,獲悉承建商屬於一家信譽可靠的房屋發展集團後,頓時興奮莫名。
可是,他到發展商的陳列室詢問詳情後,實際情況卻是南轅北轍。
他以為自己只需付出7萬2千500令吉就可購下夢寐以求的房屋,但發展商職員表示購屋者需要付出11萬8千令吉或以上才能購屋。
★針對發展商“變相”售賣停車位給購屋者的現象,這名讀者炮轟發展商有義務提供停車位卻售賣給購屋者。
“據我所瞭解,發展商提呈圖測尋求批准時,一定要列出停車位數目,以符合住戶的需求。尤其在土地有限的檳島,一個高密度發展計劃的停車位蹙,當住戶把車輛停放在週圍的道路,將造成交通堵塞。”
因此,他質疑發展商有沒有權力把已在圖測中的停車位,通過另一種方式賣給住戶?
★為了證明讀者的“廉屋貴賣”投訴是否屬實,《大北馬》記者親臨發展商位於甘密山的陳列室,在沒有表露身份下向發展商職員查詢。
記者在陳列室時,也有數名符合資格的申請者上門洽詢。發展商職員向他們表示其公司不像其他發展商“委任”特定裝修商在組屋底樓“擺檔”,反而是直接協助購屋者裝修。
★記者與發展商職員的對話大略內容如下:
記者:請問這項CXXXXXX EXXXXX計劃的屋價是多少?
職員:118千令吉或以上。
記者:為什麼要118千?政府不是規定72千5嗎?
職員:118千令吉包括一個18千500令吉的停車位,以及鋪地磚和裝置窗戶的裝修費。
記者:如果我買一個單位和停車位的話,也不用118千?
職員:你別忘記,七十多千的屋子沒有提供停車位。
記者:我可不可以只給72千500買屋子,加上18千500令吉買停車位,然後自己掏腰包做簡單裝修?
職員:這就必須等你收到我們(發展商)發出的獻議書(offer letter)後才來洽談。
記者:如果我只買屋子和停車位,是不是代表我的單位不會有窗戶呢?
職員:我們可以在你獲得獻議書後再進一步討論。
記者:我可不可以瞭解為何要付118千?
職員:其實,一間中廉價屋單位確實是72千500,但購屋者沒有察覺他們還需要付出更多錢買停車位、裝修、律師費等,這一切往往不是中廉價屋購屋者所能負擔的費用。而且,這筆118千會列入買賣合約內,意即購屋者只需付出10%頭期,其他款項由銀行融資。
記者:這樣的話,律師費也可以被列入貸款?
職員:如果是118千的價錢,律師費由我們負責,其他費用則納入貸款內。

發展商使用不少“投機取巧”手段“貴賣”廉屋,尤其在一些能夠售出的策略性地點,發展商暗中完成組屋單位的裝修工程,致使上門的購屋者無從選擇下簽署買賣合約,付出比原價貴了一倍以上的價錢才能買到心頭所好。
儘管檳州秘書署管轄的房屋局經常接到民眾投訴“廉屋貴賣”,也會監督各項中廉價屋發展計劃,但是,發展商同樣有“反擊”對策,最常出現的情況是暗中裝修所有單位,然後以高價出售購屋者。
雖然發展商遭房屋局召見,但發展商聲稱裝修已經完成,甚至已取得入伙准證,他們不可能虧本賣屋,往往令發展商從被動變成主動,形成購屋者任由發展商宰割的情況。
掌管房屋委員會的檳州行政議員黃漢偉接受《大北馬》專訪時說,房屋局很難對已經取得入伙准證的房屋發展計劃採取行動,但是,房屋局官員已經學乖,極力杜絕任何故計重施的機會。
他說,現在的購屋者已經越來越聰明,也擁有一定的基本法律常識。在策略性地點的發展商暗中抬高屋價,是因為他們無需擔心賣不出房子。
“這種現象在東北縣尤為嚴重,西南縣和威省的中廉價屋沒有這個問題。有人指責廉屋貴賣現象近三四年才發生。已經擱置了8年,獲得‘白武士’出手挽救的安寧園中廉價屋發展計劃,當年售屋時已把附加配套強加在屋價裡。”
他補充:“州政府在很多地方建廉屋,卻不是每個地點的廉屋一定賣完。我在6月中拜訪一個位於壟尾的中廉屋發展計劃。這個計劃共有90個讓民眾公開申請,發展商已多次根據州房屋局提供的名單,發出多於單位總數的獻議書給合格申請者,至今還有最少10個單位無人問津。”
他透露,也有發展商在非策略性地點強加額外配套抬高屋價,最終落得屋子賣不出的下場。
“雖然檳島的房屋很搶手,消費者也有很多選擇,他們通常以未來的產業價值作為考量。有些人情願選擇銀行拍賣的二手廉屋,因為價錢隨時比政府規定的最高7萬5千令吉還低,只是需花時間辦理轉名等手續。”
檳州政府的立場很簡單,不允許發展商強加任何附加配套包括停車位、裝修費等在購屋者身上,只允許獻議購屋者購買配套,同時,購屋者有權選擇其購買“空屋”,或者決定接受配套。
黃漢偉說,發展商不可以因為購屋者不願接受附加配套而拒絕售賣屋子。很多購屋廉屋的民眾只是騎摩哆車,根本不需要停車位。
“假設購買廉屋者沒有多餘積蓄,每個月的收入僅僅足以養家餬口,試問他們如何負擔轎車貸款、燃料費、維修費等?而且,有些屋主只是在水泥地面鋪上地席一樣可以入住。”
黃漢偉3年半前接管房屋委員會後,曾召見並盤問4名暗中抬高廉屋價格的發展商。上述4名發展商的資料後來呈交房屋及地方政府部處理。
他說:“發展商執照由房屋部發出,只有後者能對發展商採取行動。在州政府和地方政府方面,我們以拖延發出入伙准證的手法,要求發展商合作,以原價出售廉屋。”

他說,民眾的投訴十分重要,購屋者必須瞭解本身的基本權利,不要受到別有居心的發展商剝削。
“州政府有義務保護購屋者和低收入群體的權利,不要讓他們成為受害者。發展商的售屋手法也經常改變,我們需要民眾的配合。”
他說,房屋局在申請廉屋的作法比以前更化,包括在電子房屋網站(http://erumah.penang.gov.my/)列出發展商名稱、地點、分配的單位總數等。
不過,他坦言系統的更新速度不理想,最好的方法是合格申請者親自聯絡房屋局查詢。
★針對發展商以地價和建築材料加重成本為由,必須高價售賣廉屋來取得平衡,黃漢偉無法接受這樣的理由。
“由於發展商每增100間非廉屋就必須建30%的廉屋,我們鼓勵發展商以交替補貼(cross subsidy)的作法,把廉屋的建築成本納入高檔房屋售價裡。”
他透露,最近拜訪西南縣一個廉價屋發展計劃時,發展商接受交替補貼的建議,總數80個單位各以原價3萬6千令吉出售。

廉價及中廉價組屋的停車場到底可不可以賣?
目前檳城的廉價及中廉價組屋內,再也難找到“先到先停”的免費停車位;很多發展商把這些空間規劃出售,因此出現了平均7萬5千令吉的中廉價單位漲至13萬令吉的現象。
姑且不談有些發展商“威逼”獲中廉價屋者購買停車位及提升配套的問題;先談發展商到底有沒有權利出售廉價及中廉價組屋的停車位?
問題出現在政策上。
熟悉房屋法令的執業律師李凱受訪時告訴《大北馬》,房屋發展內容通常分為三大部份,即Parcel(單位)、Accessory Parcel(附屬單位)及 Common Property(公共資產)。
“先到先停”的停車場是公共資產,經規劃後出售的停車位則是附屬單位;前者不可售賣,後者可以,而且買主的分層地契上會有註明他擁有此附屬單位。
李凱說,政府規定發展商,每建100單位廉價組屋,就需提供50個停車位;每建100單位中價屋,就得提供75個停車位。不過,當發展商呈發展圖測時,地方政府只負責鑒定有沒有停車位;不決定該停車位屬於公共資產或附屬單位。
“決定的權力在土地局手上,而且土地局是在發展商申請分層地契時才決定,問題就出現在這里。”
李凱說,土地局和地方政府在這方面的不協調,導致很多高樓管理問題。不只是公寓,商業單位也面對相似問題;不只是停車位,公寓民眾會堂、樓頂空間也出現了被發展商出售或出租的情況。
“甚至出現了某公寓的七百多個停車位,全附屬在一個公寓單位業主名下的問題。為何土地局會批准該業主擁有七百多個停車位?”
★李凱認為,若這些停車位不被允許出售,政府就需立法闡明;其實只要地方政府和土地局協調,也可解決此問題。
“民宅單位的停車位很容易處理,就只分為公共資產和附屬單位兩種。不過,土地局需和地方政府協調,要發展商呈圖測時,先闡明停車位屬於哪一類。”
“或是發展商若不先到土地局進行空間分類,政府就不發入住准證。”
他說,目前的房屋買賣合約內只闡明“圖測已獲准”、“已獲策劃准證”,但並沒有告訴消費者空間的分類。
★李凱呼籲政府學習新加坡的做法,在獲得入伙准證(OC)後,立刻頒發分層地契。
他說,售屋後、申請分層地契時,才來決定哪個空間是單位、附屬單位或公共資產,對消費者不利。
“東西賣了才申請?這是本末倒置的作法。”
“只要建築物建竣,測量師就可鑒定該建築物是否依照圖測;若通過,發展商就可申請分層地契,不需等三、五年或十年。”
據他所知,目前有一些負責任的發展商,在房屋竣建一年內就可以拿到分層地契。
★李凱說,政府要求發展商提早申請分層地契會有個好處,即避免發展商將有關費用“花掉”。
“一些發展商拿了買家的錢,用完後就沒錢申請分層地契,因此拖了很多年。”
他說,雖然法律闡明,若發展商在計劃完工後半年內沒申請分層地契,可被罰款最少1萬令吉,最高10萬令吉;每一天可被罰100令吉至1千令吉。但不嚴厲執行相關法律也沒用。
★李凱說,另一個可能會爆發的房地產問題是商業單位。
房屋部擬定房屋發展法令保護買者,比如合同內硬性規定發展計劃完工後才可以向買者收費、公開售屋前需先獲准證等。
不過,這法令卻沒被使用在商業單位的發展計劃中。
“發展商只需在工地打一枝椿,就可以向買者收錢。”
李凱認為房屋部需要疑定法令來控制商業單位的發展計劃,保護消費者。
“去年房屋部說要到各州巡迴聽取民意,我一直在等,但他們還沒有來。”

8月16日,《大北馬》封面報道了一家房屋發展商擅自抬高中廉價屋價格,從政府規定的7萬2千500令吉提升到11萬8千令吉。當然,近12萬的售價也包括裝修費和停車位。
據說,報道引起了檳州政府高度關注,後來還召見了發展商高層,斥對方必須讓購屋者自行決定是否接受配套,同時禁止發展商把屋價強加停車位和裝修費,使得一些早有打算的合格申請者無從選擇。
一名騎摩哆車的合格申請者,月入是2千令吉,也決定一輩子不婚,更不要被汽車貸款約束,試問,他需要停車位嗎?
一對每月總收入只有2千500令吉左右的夫妻,男屋主有一輛轎車,女屋主是家庭主婦。兩人的積蓄介於3萬令吉左右,原本只打算挪出積蓄付頭期,再做些簡單裝修,購買家私與電器後,其他向銀行貸款就入住新居,再慢慢攤還房屋貸款。試問,他們需要付出12萬購買屋子和停車位嗎?
還有一名性格特別的合格申請者,他情願在屋裡鋪地席,再加張睡床、幾百令吉的沙發,還有簡單電器就直接搬進新家。這名申請者有一輛汽車,但他覺得天天接警察傳票也沒關係,反正就是不讓發展商賺取一筆買停車位的錢。試問,這名申請者需要買停車位和讓發展商負責裝修嗎?
前天,讀者向《大北馬》反映發展商“出爾反爾”,告知發展商職員聯絡合格申請者,告訴他們必須在7天內交出1萬2千令吉頭期,發展商也不會發出獻議書給申請者。倘若7天後還沒收到1萬2千令吉,發展商就會取消合格申請者的購屋權。
天啊……這是什麼歪理?人民竟然沒有權力決定是否購買屋子,反而是由發展商主宰人民的命運?
如果合格申請者可以購買空屋,意即只需付出7千250令吉頭期。發展商現在索價1萬2千,一個單位要賣多少錢,相信大家一看就明。
地方政府通過高樓住宅的圖測前,一定以發展商是否規劃充足停車位來決定。這也意即發展商從一開始就有義務設立停車位給居民。但屋子建好後,或者屋子還在大興土木時,發展商有沒有權力把停車位賣給購屋者,那可是一個大大的問號。
根據法律界人士說法,發展商提呈圖測時,需列明公共資產和附屬單位種類的停車位,然後在土地局批准下,出售屬於附屬單位的停車位。但是,分層地契未發出前,發展商無需在房屋買賣合約列出空間分類,加上地方政府與土地局缺乏協調,使得發展商有機會與購屋者爭辯停車位的售賣權。
在高樓住宅密集的檳州,存在很多煩人的“房事”,追根究底還是與政府的立法有關。房屋發展法令、分層地契法令,還有4年前執行的建築物及產業聯合管理法令都充滿漏洞,導致購屋者一再地被發展商剝削。
檳州政府也鼓勵面對“廉屋貴賣”的公眾上門投訴,揭露發展商的所作所為,以免更多無辜購屋者在無從選擇下成為受害者,被迫簽下與原價不符的房屋買賣合約。
還有,講了很多年的強制性“先建後售”一天未落實,購屋者的權益就永遠得不到保障。尤其出現“廉屋貴賣”,造成低收入群體望屋興嘆,投訴無門的情形時,發展商高喊不夠現錢建屋的“苦衷”,又有誰會起“憐憫”之心呢?

事先聲明,草民致函給尊貴的您,只是希望“貓政府”落實真正的“以民為本”政策。
事關民聯執政了檳州三年半,在這些日子裡,州政府還未展開具體的大型發展計劃,但州政府推出的一些政策,確實對檳州的未來影響深遠,也得到大部份人民的認同。
檳州人民在308大選以選票宣洩對國陣的不滿情緒,也讓您在毫無心理準備下當上檳州首席部長,為民主行動黨、人民公正黨和回教黨寫下歷史。
撇開行動黨和公正黨對議席的你爭我奪不談,畢竟那是兩黨的私事,即使你們爭到頭破血流,也不會影響人民的作息。反之,你們繼續鬥爭下去,說不定引發人民的反感,就像三年半前人民對國陣的態度一樣。
說回人民的問題,在國家房屋政策下,那些興建窮人望塵莫及房屋的發展商,都必須興建廉價屋和中廉價屋給窮人,實現“居者有其屋”目標。
事關一家發展商最近被揭發以11萬8千配套售賣原價7萬5千的中廉價屋,配套包括停車位和裝修費,至於角間單位索價13萬,而且,售賣房屋的發展商職員還聲稱單位所剩無幾,導致購屋者無從選擇。
好奇的是,雖然州政府已接到這起事件的投訴,但仍未對發展商有所行動。購屋者更難受的是,州政府原本應該協助他們解決問題,如何反而被要求自行聯絡發展商高層職員,這難免會引起推卸責任之嫌。
難道州政府任由不守規則的發展商搾取購屋者,而且幾乎都是低收入者?現在,很多購屋者已經簽下至少11萬8千的房屋配套,也無奈地付出了1萬2千的頭期。因為發展商職員致電告知,若他們不在7天內交出頭期錢,就取消他們的購屋資格。
法律不是規定14天嗎?獲批准的申請者不是有14天的時間做決定嗎?怎麼現在變成好像是購屋者向發展商“乞討”房子呢?州政府還把發出獻議書的責任交給發展商,致使購屋者的命運被發展商左右。
雖然州政府已對廉屋貴賣課題作出解釋,但任何解釋充其量只是“打官腔”。尤其新聞刊登在報章,發展商仍舊故我,對急於尋找一瓦遮頂的購屋者,面對壓迫只能忍氣吞聲,心不甘,情不願簽下並非他們所要的配套。
更令草民傷心的是,州內反對黨對廉屋貴賣的情況也置之不理,平時見他們挺胸插腰以檳州人民的身份質問尊貴的您,至今卻沒有任何反對黨協調員,站出來為購屋者講幾句公道話。
看來看去,現在,只剩下尊貴的您可發揮首席部長的權威,履行您曾許下“不怕得罪任何人”的承諾幫助購屋者。如果您坐視不理,不排除未來會有更多的發展商有樣學樣,想盡方法宰割原本就缺乏能力買房子的窮人。
草民也難以想像大選投票時,這些被逼廉屋貴買的購屋者,會不會像上次一樣,把不滿的情緒和心中的怨氣發洩在選票上?

The news are about why developer is selling LMC apartment as high as RM118k or RM130k (corner unit), instead of the suggested RM72.5k by the government. Developer was claiming that RM72.5k doesn't include one parking lot, floor tiles and legal fees. Besides, Justic Pao pasted an open letter from a Penangsite to CM which requesting the Penang CM to help those low income group to discuss the selling price of the LMC apartment with the developer.
Thank Roman. The facilities are Security, Gym, BBQ pit, Playground and Park. The maintenance fee is about RM100 plus minus ....

Once you received approval letter from gov (in waiting list) u may look for other project at http://erumah.penang.gov.my/projekaktif/layoutSenProjekAktif.php for any project that u interested. and then fill in the pink form at komtar and indicate the project name on the form....

(檳城9日訊)檳州房屋委員會主席黃漢偉向購屋者派定心丸,可拒絕發展商提出的“房屋配套”,也不必擔心向房屋局投訴后,會失去獲分配中廉價屋單的名額。
“畢竟投訴者必須是已獲得州政府,發出中廉價屋的認購批准信”。”
他接受《中國報》專訪時指出,檳房屋局平均一年介入數十宗,檳島中廉價屋“高過原價”的投訴個案。
他說,一旦接獲投訴,房屋部將警告發展商,並向負責控制發展商執照的房屋與地方政府部,以延遲發出住用證。
詢及有多少發展商曾被對付時,他說,該局以單宗個案處理,未細算被對付的發展商數量。
“相較勒令發展商停工,延遲發住用證是一種恰到好處又奏效的施壓方式,減少對其他購屋者的影響。”
近年來檳島屋價高企不下,許多購屋者投訴原價7萬5000令吉的中廉價屋單位,經過“房屋配套”后飆漲至13萬令吉至18萬令吉。
由于擔心失去分配額,許多購屋者無奈接受發展商提出的“房屋配套”並不曉得原來他們有拒絕的權利。
對此,黃漢偉說,購屋者一旦投訴后,必須跟進及堅持本身意願,以達到自己最初的投訴目的。
他坦言,屋價被提高的原因主要是,發展商隨意征收裝修及泊車位費用。
“發展商有時錯誤估計建築成本,為了減低虧損,可獻議購屋者購買泊車位等其他合理配套,但不應強制要求購屋者接受。”
他說,州政府會對投訴個案進行研究,看發展商提高價格或提供加錢配套(如裝修及泊車位)的原因。
陳福星:應調高頂價至15萬
馬來西亞房地產發展商會檳州分會主席拿督陳福星認為,政府應調高中廉價房屋頂價至15萬令吉。
他接受本報電訪時說,檳城中廉價屋頂價是7萬2500令吉,但土地價格、建材成本增加,一間650平方公尺的中廉價屋,頂價應是15萬令吉左右。
他指出,檳城中廉價屋早在10年前,就出現屋價被提高的現象。
“為了承擔額外費用,發展商唯有增加裝修配套、泊車位配套給購屋者。”
他說,該會曾數度擬信給前朝政府、檳州首席部長林冠英及檳州房屋委員會主席黃漢偉,建議州政府提高中廉價房屋頂價,照顧消費者及發展商雙邊利益,避免引來不必要爭端,惟至今沒任何進展。
依種類闊度區域定價
黃漢偉說,州政府有制定廉價及中廉價屋頂價,所有房屋頂價依據房屋種類、房屋闊度及發展區域制定。
他說,相較東北縣,威省地區較少房價被調高的投訴。
“州政府曾和發展商會面,告知相關頂價及規定的條例。”
多數人不抗拒買車位
陳福星說,購屋者有權利決定是否購買中廉價屋配套,發展商不可勉強。
“不過,一般上購屋者不會抗拒泊車位配套,畢竟泊車位已是一般需求。”
他說,檳城中廉價屋房價調高現象到處可見,尤其市區熱門地帶,就算是二手中廉價屋,價格也有起無落。
“這是一個反射性現象,成本提高,產品售價自然更高。”

- I don't think I'm qualified base on the application requirement posted at erumah website... Perhaps can I apply using my brother name together with my mother as he is single?
- For qualified applicant, it is based on computer balloting right? What is the chances?
- Is there other way to apply other than filling up the form at Komtar? FYI, I'm stationed oversea and seldom back to Pg.

Ans 2: if ur name in website above indicate under waiting list. u r eligible to apply for centrio avenue project. if ur name not in the website....u may go n check at komtar whether they received ur application form.

YBs are not always around. Politicians mah. If the YB is around & agrees to sign on the spot, then that's great. If not, leave your documents with the desk staff & ask him/her when u can expect to get it back. Return to collect it on that day. Sometimes it takes 2-3 days. Sometimes it takes 2-3 weeks.
Another alternative is through lawyers. If you have a lawyer friend or contact, just get a favor from that lawyer.

Its a upgraded building....its come with floor, toilet and kitchen tiles, covered carpark, solid wood main door and aluminium sliding window. if its not upgraded u need to hv cash to do ur own renovation.

I hoped to get a unit for Centrio Avenue too, but thou I submitted my application a month earlier than yours (Sept 2011), I still did not receive any letter from the Perumahan. I also submitted pink form 2 months ago through Komtar counter. Didn't approach BSG. Online status showing I'm in 'Senarai Menunggu', but it kind of stuck there since Oct 2011, if I remember it correctly.
Do you have any idea on what basis they are sending out approvals? Whether marriadge status or salary or tanggungan are involved into considerations when they assessed my submission and pink form? Has the project really been put on hold? I just need to have a rough idea whether I should continue waiting or just buy a cheap cheap second hand apartment :S Really hope to stay in some place new and affordable thou.

There is no requirement to get a unit in this project....just depends on luck to get any gov house...or else you can select other project on gov website....you must know that once you buy cheap cheap second hand house 1st then ur application in gov system will be canceled and then you are not eligible to get any gov house anymore....my application in perumahan approved in 2007 and i have been waiting for 4 years to get a unit...be patience

Thank you for your info. By the way I dropped by BSG office nearby Penang road and a pretty lady there told me that Tower 1 has been sold out, Tower 2 is not yet opened for sales yet. Probably this year end or beginning of next year will open.

then ask me to wait for second tower.

I heard a sad rumour and would like to ask you guys whether this is actually happening in our local government or not.
I heard some rich people who wants to buy cheap houses for their foreign workers actually pay young people or those who do not have a house to apply low cost house. These rich people then pay around RM15~20k to developer to submit the application and the application will definitely be approved.
Anybody heard this rumour before? Is this true?

Cant really tell you how long it takes to get approved. i submit 3 times as well. Some wait for few years only can get. Depends on your luck. Try your best to resubmit pink form once u free. Percentage to get may b higher. this is just my opinion.

meaning state govt selling RM400 per sq ft, lagi kena buat permohonan to Komtar tingkat 28

This is an attempt by unscrupulous developer to jack up property price in Penang. After their attempts to jack up price on mid price and luxury condo, this developer is turning it's focus on low cost housing now.
It is wise for you to make this an issue, so that everyone knows what this boon siew is up to. Boon Siew is a major land owner in Penang. The higher the property price, the more prosperous they become.
You might want to consider boycotting some of their businesses, example, bayview hotels, honda cars and motorbikes, hospital(bagan specialist) just to name a few....:)

Give up this project as I dont pay 72k too. I also pay a premium for this centrio avenue. Just wait for those really 72k project while leave to those can buy 160k to take this project. tower 1 not selling at 72k 2 years ago

Whether to give up the LC unit is one thing, but what Mohamad Amin Amin is trying to highlight is by principle, when you offer people a low cost flat at RM72k, how can you end up asking for RM160k??....:)

BSG must be blacklisted by the state government. They always sell their houses above the approved price by the housing ministry. The price for low cost house is fixed at RM 42,000 and low medium cost at RM 72,500.Normally the state government allow them to charge extra RM 25,000 for basic renovation and car park lot at RM 20,000 to offset the high cost of land and building materials. The above is charged by Ivory Properties for their Taman Bukit Erskine, Low Medium Cost Project.It is a 38 Storey Block. The built up area is 650 sq. ft.
It is not possible for a family income of less than RM 3,500 per month to get a bank loan of 90% of RM160,000 ie RM144,000. BSG must practice corporate social responsibility.
