According to the market value, as per the management, RM295K at 11th floor is already considered above than average.

holly...! this is really over priced! A 970sqft asked for $310K ? I bought a 1350sqft of another project just for $270K at 13floor. It is such a huge difference.

below 300k is not possible. i advice you to look for other project. putra place is very nice condo, the only disadvantage is not free hold. it is 1000sqft, good location and superb view.

selling 290k is a waste, be smart next time. nowadays freehold condo with 1000+sqft and below 10years can easily sell above 300k. speculating or not, it does not matter, because ppl still buy it...if you look for new condo with same specification, even more expensive..so, what you gonna do, wait until it rise higher and higher? here is penang island, not mainland, be realistic.

I heard that the initial price is only 198k for lower floor during launch. But increase to 230k min 3 months later due to material price increased. If this is true, RM260 might be the initial purchase price for 10th floor unit with 2 car parks. Those offered RM250k look funny to me. If I am the owner, I would only sell if offer more than $300k. Just my take.

I can tell you that the only nice location is either smack right in town, Bayan Lepas sunshine market, Batu Lanchang market and Sg Dua. All must within walking distance to market or Tesco. I can't find anything like Airmas. If got, please tell me also la. Coz I wanna live near Tesco and bigger than 970sqft that cost only RM300k. If no, then please shut up la HJ. You're getting annoying.

I'm sorry but price of a property only depend on good location and mostly near market or shopping complex. That's majority of people. That's why those place fetch higher price. Since you're minority, then you go buy in Prai la. RM200k. Bigger than 1000sqft. LOL. You can even get a landed property. Good luck in your finding ok ;) chow!

I personally think the location for Desa Airmas is strategic, walking distance to USM, Tesco, bank, popular fast food chain etc. Many access road to Bayan Lepas FTZ, Queensbay Mall and Georgetown. Rental return should be reasonable. 1.2k rent per month should yield 5% return for 300K apartment. If can get it at 250k, yield would increase to 6%.

The Edge magazine this week gives very positive comments on Desa Airmas on its prime location that attracts many foreigns students from USM. It says the demand for rental is still very strong compared to many parts of the island. Heard that can get rent up to RM1300/month with minimal furnishing.

Strong demand from students make the condo unsuitable for family staying. So, this is only for investment to rent to student, imo.
But, if I buy it now at 350K and rent for 1300 per month, only 4% return. Only those bought from developer could gain 5~6% return.

Near USM where got sea view? I think you are not from Penang lar. For property investor or speculator, the best option is to buy new project because the potential capital gain is there. Desa Airmas is more suitable to hedge against inflation.

BK, sound like you are expert in property investment...new project? There is also something called Risk in investing into new project. Dont just look at the 'potential gain' and forget about the risk. There's no free lunch in this world.
hueiyee, just do some market survey to check Airmas market rate to date. RM250k sound like 2006 price but still depends which floor you talking about. I know there is a unit looking for buyer with probably cheaper price due to unstrategic location.

the location is one of the worst, only the owner trying to sell of their unit talk good because takut cannot sell.
the opposite, low cost flats is full of not so nice ppl.. alot of car break in n mat rempits too.
aedes problem could is a frequent there,,,
the low cost flats also not maintained well...so a lot of water seepage problem that contribute to bad health..
its not very near to mcd tesco also..have to walk quite far....but a lot of risk too...as mat rempits r there....

as the rental for student, bear in mind now usm student hardly rent outside anymore as there is a lot of accomodation available inside and the new bkt gambir side hostel.
tats why so many apartments there are for sale now as cannot get rental income...u can just go look at sri saujana n uni heights...

usm is also now an apex uni and from this year student intake onwards, only got about 1K ++ students compared to 4-5K previously. and for the foreign student, they provide full facility hostel inside...

most of the shops doing business there also suffering n many have closed down...
many more struggling to survive n will eventually close.

only the new business investor who have not done their homework invest there and run at losses.


sri saujana is a better option as away fom the low cost flats.

Paul, if owner is afraid of not able to sell, the price will go down. Free market rules. There's no reason to sell for the sake of selling.

Car break in, mat rempit, aedes problems are social issue and this happen anywhere in Penang. Is this specificly happen in Airmas only?

where you get the data from on USM intake number? Is the rental solely depends on USM student? I knew there are japanese, korean, american rent the unit and they are not students.

Which shop been closed down in Sg. Dua? Can you name a few?

Trek, i am a paper supplier for usm so i know. i am also staying in uni heights. i have 2 units ther n now trying to sell one as cannot get anyone to rent it.

my fren is also running a pc business there. he is staying in desa airmas n is disspointed with the cheap surrounding.

japanes, korean? u joking? haha

shops closed down.... ,,,, so many owners chenaged hand...

to list a few..

shop closed down...


corner coffee shop... now a hair cut sallon

nasi kandar...now a stationery shop

a sundry shop...then another biskut shop which also closed then a computer shop which also closed down n then now a bekery is there...

another sundry shop closed down which now is a chain stationery shop

a photo shop closed down taken over by another photo shop

another eager stationery shop whiich try to do business but closed again ...n now the shop is 3 in one , a pharmacy (smallest i have seen)+ a photostatshop n handphone(old lady manning very lansi but rich..)...

..anoter bakery RITAR closed down taken over by a big cybercafe also closed down...and now a printing shop....

closed ,malay restaurant, taken by another cybercafe....running at lost...change owner 3 time.... now 3rd owner i think...... ahha how to make money...also students got laptop

eden bakery .....also closed down...now a book shop selling uni books...


fuyoh...the history of sg dua ...looks so black... all famous for closing down....

and u say this are is a good investment??

I actually have friends asking for the unit there but i just told them no one selling now. So from your comment you have said Airmas dont worth the price, then tell me what is your asking price and which floor unit number. Put your phone number with the guard. Let's see are you the one walk the talk.

A paper supplier dont mean anything to me. i prefer facts and figures from reliable source rather hear say.

All the shop you mentioned above, will someone buy their shop and reopen business if the situation is really that bad? Huh?

Wah, the business here is so dynamic, with so many shops open. I didn't even know that. Thanks Paul. Queensbay Mall still have many empty shoplot for rent, sure Sg. Dua is better than QBM then. I think property speculators should shop some where, especially new projects. Whinning like eating sour grape is no use one on successful project like Desa Airmas.

I was attended a briefing given by dean of USM School of EE last week, that the chart shows that post graduate supervisor vs student ratio is reduced. I can't really remember the figure but from memory I think it was 1:20 3-4 years ago to 1:18 last year and to 1:13 this year. The number of number of supervisor do not really increase much so I think it implies the intake has been reduced to help boosting reputation and ranking. I do not have the data for undergrad. USM is aiming to get into world top 100 university...

I m not selling, coz I m planning to spend holidays once in a while, but just FYI.

I hear Koreans, Japanese and some foreigners living here. I know y they chose this condo.

You know it's so convenient if you are the owner of cars. Jusco is just a ten-minute ride from here, the supermarket just behind the building and shops are all around. Jusco is one of the favorite shopping areas for people who can afford expensive staff u know.

Also the manager of the building takes real good care of the area and the building. The manager is always asking residents to follow the rules for the sake of the residents here and many of them here are ready to follow the rules to keep it a comfortable place to live.

For example, the manager is asking u to keep the swimming pool clean, once he finds someone break the rule, he l put up the pic. of it on the board. So living here is real cozy.

U know the view is nice if u live in the upper level. I love it though. Just FYI. Check more detailed questions if interested!
