I was told it starting price is 900+k..Is it worth that much at that area? Near the TNB power station...Something goes wrong...everything gone...
this property is definitely overprice.....20X70 land size for more than 900k....spend sometime and check around...you may probably get a better deal.....honestly i dont believe the sales result claimed by the developer...

Price starting from 880K, after discount.
It is very pricy.
But the price will be reasonable when the project is completed on 2012.
People who are interested to buy this project are advisable to go and check out the area and it's surrounding first and then decide if it's worth paying the price.
chew, how to get the discount? I just called and asked, I was quoted RM930k for the terrace.
The discount was offered during property fair.
The price of 900+k for this property will be reasonable by 2012. I think the developer should sell it at 1.5millions or more because it would be reasonable by 2020. Chew, I don think is fair for the developer to project the price for the future. When a property is launch, it should be sell at the current market price not the future market price. How can we predict the future?
900k, better check out with PLB. They have a 2-storey terrace project near Jelutong. Also that price range but land area bigger.Building width also wider.

Look like the going price for landed terrace houses / new projects in Jelutong are touching 1M.
Even the latest project in Sg Ara (sunway merica)r asking for 1.2M for intermediate units.
Went for a survey at jelutong last week, not far away from PLB jelutong project, there's another 3-storey terrace project under construction which is named Celesta Garden.
The land area is 20 x 75 and 21 x 75. Price from RM889k and above.
I observed that during the current CNY property fair, almost 85% of the units are taken up by investors.
The intermediate units with sea view and bigger land area are selling at 1.2 to 1.25M.
The SD unit is at 1.89M.
Has anyone checked out the area? I tried to go to the place... It seems to be a small road (only 1 lane fitting 1 car) in and out of that area. There's also a low (medium?) cost flat near it... The surrounding area looks quite shady.

They have a road show in Queensbay for this weekend. The chart shows that majority taken up with limited intermediate units selling between RM1m - Rm1.2m. I think that price is on the high side considering it's surrounding area and it's not guarded nor gated.
But I think the value of this location will be appreciated when the IJM The Light City starting to take shape and materialised.
Any progress at the site? No, i believe but the price is already appreciating. By the time the project is completed, can't imagine how much they're gonna sell...

RM988K for terace, its quite high.
I measure with my emf meter, the area seem like showing some emf reading, it not a real good place that near to the High Power Station that the wave may cause your blood cell damage and the bad qi energy in feng shui.
Land already cleared and construction is ongoing. Workers said showhouse will be ready by CNY next year. You can visit the site.

I believe some units are still available mainly the last row facing seaview with larger plot size. Do give the developer a call or visit the sales gallery.
Visited the actual site,main setback for me is the project surrounded by low cost flat. And there is a mosque 500m nearby
It is a surau and not a mosque. There will be a steel fencing perimeter to be built around the project and a park next to the semi-d units. Location wise is strategic and nearby to various amnenities like E-Gate/Tesco, wet market, banks, post office, Bukit Dumbar Park and easy access to town via the expressway.
For a RM1 mil+/ unit project (as I saw in their most recent roadshow @ 1st Avenue), they are putting up a steel fencing perimeter instead of a perimeter wall? And is the steel fencing perimeter = Chicken Mesh Fencing? Frankly, the model put up in the roadshow looks too good to be true. I wish the buyers all the best!
Is the show house ready for viewing?
I think it should be ready by April mth end or May. You can visit the site and view the corner unit.

Went to the site and the noted the construction is of quality.
A few units still available and the show house is already ready. Some bankers from AMBANK and sales personnel from developer are stationed at the show house.
Been to the area today, the workmanship is not bad at all. But the area no class la... I am sorry, just my opinion... cheers
My friend booked a middle unit at RM 1,156,000 in May this year ! Seems that the property's value is going up !
Their workmanship only good on show house the rest.... wait until all unit ready then comment. Many buyer complaining on other project.

The final result for the rest of the units is yet to be seen or proven. Let's hope the workmanship is not only for show house unit.
I heard the contractor, Shiangly Builder is also the same contractor of Southbay Residences. So, the quality should be good.
I went to the show house over the weekend. Indeed, the show house is attractive but the major concern is the security. According to the site worker, there won't be any fencing around the area! (only a 3 feet high barrier between the low-cost flat/ surroundings and BDR). Can anyone confirm on this?!

I don't think there is a place anywhere in Penang that can offer a 100% free from theft. Heard selling RM1.2M during recent fair in QB. Est will get OC in 2 months time.
Tun Dr LCE highway is at least 4 - 5feet higher than the plot of land where this residences is sitting on... will it flood in heavy rain?

Plot #39 (not facing flat) is available for sale from developer due to previous owner's loan was not approved. I heard it is selling for RM1.45M but please call Belleview to confirm. Hopefully the unit is still available for you.
Heard that this area is famous of gangsterism?.
The seaview will be gone because IJM is going to reclaim the land for its Phase 4 development.
Inspection done with a friend who bought a link unit a year ago. Found out that the workmanship is quite lousy and not up to standard ! Many defects were found all over the place !A great difference in compare to that betifully done show house visited before ! sigh !!!
