Good location = near to a big smelly drain, and beside the drain theres a big comm tower.

But sarcasm aside, it does really is a strategic location. Beside QBM, access to Jelutong highway, good access to factories.

1mil? because of the 22x90?

I am wondering, does everybody actually needs a 3 storey terrace? or because its a kiasu mindset, hey 3 storey, its worth it man! Top floor to act as store room?

Honestly, I do not think most people need the 3rd floor. I think 2 floors are good enough.
But of course, developers can rake in more money if they maximise on the profit for the tiny plot of land the house sits on.
How many new double storey houses can you find nowadays (aside from One Residence and Setia Vista)? Also, those double storey houses are priced around 800k.. which is almost the same price as 3-storeys.
So... people would opt for 3-storey instead.
IF only double-storeys were priced around 500-600k......... :P

I've been staying there for 20 yrs.. i dont think staying beside river is that bad.. so far the drain is quite clean as the water through and flow to the sea.. probably once in the blue moon may appear small alligator..
