Phase one left few unit and 2nd phase coming up they'll launch it on this coming 23.07.09 at Queenbays, you can check with them, if not my mistaken the 1st phase around rm393k type B(20x62), type A rm415k (20x64).

FYI, just imagine now economic slowdown or recession(material price drop) balik pulau area the housing price already at rm400k (don't compare to town area)some more double story and landed property, prai area also start to increase same as balik pulau, if economic recover how much will it cost?

Someone told me they launch the 1st phase on 13/06/2009 at Queensbay. The launching price is type A RM399900 (20x64).Bacause the response is so good, they increase the price for all types by RM20K on 16/06/2009. They are going to launch phase 2 on 24/07/2009 at Queensabay and the price is going to be increased by another RM20K.

Definitely Penang is having a property bubble, but when it is going to burst is anyone's guess. But current interest rate is so low (BLR 5.55% - 2.2% = 3.35%) that a fire sale is not very possible. To buy or not to buy Palmyra is your decision, be careful not to be influenced by people here.

The US has abundant land. This is Penang island. Land is finite and right in the middle we have hills which are not develop-able. I have been a Penang property observer for many years now. During gd times, prices inch up much faster.... during bad times, prices tend to be stagnant at worst. Penang prices do not fall much coz those who bought are normally "cash rich" investors. Penang is Penang after all....

Yes, I agree with Citysleeker here, property in Pg Island won't come down, let's take low cost apart. pricing from rm50k in 90's, rm72500k now selling rm160k - rm170k just 600sf - 700sf only.

Even lease hold property fetching rm400k 900sf - 1200sq have to pay stupid maintenance every month, never ending.

Don't mention about landed property.

Why compare to US, lets we compare within in msia only, cannot finish if we compare here and there.

Penang is a island like Hong Kong.Land become less in the future.I think it is not so suitable to compare penang with US.US economy is caused by their loan system and the american mindset not the property.Do you see any property bubble in Hong Kong?

But i am quite agreed with you that never influenced by people here and we also must always create the economy bubble awareness.

The property market depend on economy development. The better the economy, the better the property market. Land is scare? Ha...So much land in Penang. Many people has their interest in this market: developer, property agent.
So of course they said property price always up, never down.

Yes i agree Penang island land is much more expensive from day to day. As people say,our new generation will not afford to buy landed house in future as the price grow faster than their income. I believe balik Pulau will be develop in next 10-15 years, by that time the infrastructure will be develop and the house price may be increase too, see Batu Maung start to be good price now.

I have view the show unit, the nvpa terrace is very nice and modernist. There are still ample of land in Balik Pulau near this project (PaLMyRA) to be developed such as hypermarket like Tesco, Giant, Carefour because Balik Pulau still lack of this facilities, i believe 5 to 8 years there will be a few hypermarket going up. What so, our govt. is planning to make it as a stragtegic education hub. Just see like Kampar in Ipoh, when Utar open, so many developement! I am know the the final phase for this project to be launch thi 23rd and 24th of this july 2009. :)

Wong, you are most welcome. As we know, when we say penang island, we know that the developement started from georgetown then go to batu ferringhi and to bayan lepas, from bayan lepas. There are moving to the batu maung, and follow by teluk kumbar and the next phase there are going to be developed is BALIK PULAU. It is the right time to purchase now as the interest is low and also the material is cheap. Come sept, when govt decided to increase the petrol.. then to those who invest, you are lucky and to those who didnt and keep condemming.. you will lose the value.

Previously price for terrace is RM393900 (min) and for semi detached is RM520900 (min). Yesterday I read full page advertisement about Palmyra on Guang Hwa. Now min price for terrace is RM425888 and for semi detached is RM570900. That mean price increase by RM31988 to RM50000!

There is phase 2 launch at Queensbay Mall from 23/07/2009 to 26/07/2009. Anyone interested can take a look there.

Palmyra shot up to RM425K, do you know why? is it becuase of the location or good property design? i think the prices goreng by developer itselft more than other.

yes i have booked one DST, 20x62. i went to view the location, and immediately i made the booking due to the good location. near schools (SJKC & sec), shops etc. when u come down from the sua loh (mountain road), this is the first you see.

main gripe is the distance, and it's rather small, 62 feet, considering pinang village is 20x70.

The newspaper advertisement states terrace - RM425888 (minimum selling price).

Since type A (20 x 62) has the lowest price (previously RM393900), I think RM425888 refer to type A.

Location wise, I think Palmyra is better than Pinang Village. Once Teluk Kumbar highway is completed Nov 2010. The road to industrial area from Balik Pulau will be safer and better condition.

I bought Type B (20X64) when first day launching, it was $379K and in second day, it increased to $399K. The price goreng by developer when they see good response in second day lauching. I like the design of this house and it is a big project too compare to others in Balik Pulau. But I'm still feel it is a bit far from Bayan Lepas.

you can consider the DST 20*70 located at Pondok Upeh which near to Balik Pulau town.

One is Taman Cyrstal (OC obtained), another is Taman Nyaman, OC coming soon.

The response for Palmyra project at Queensbay is very good. A lot of unit seemed to be taken up. Personally I think I think the house design is quite nice. Price wise I am not so sure. Let us see if the price appreciation will be 30% as developer claimed.

Now price for type A (20 x 60) is RM398900 while
price for type B (20 x 64) is RM424900.

I remember type B is facing east and the type A units. While 1 row of type A is facing west and the other row of type A is facing tnb and retention pond. That is why the price difference (I think so).

You are right, I checked with the salesperson. There is a rain water retention pond (Department of Irrigation) beside TNB. However we shouldn't confuse this with sewage pond (糞池 - Indah water) which is located near the low cost units that they are going to build.

I hope I cleared some air (no pun intended) over this

I thought normally people do not buy house facing empty area, because you won't know one day it may become an apartment, a masjid, a temple...etc.

Actually even the show houses are facing 5 storey low cost flat and Indah Water. If me I won't buy it. Just try to imagine the conditions of the low cost flats after few more years?

I have read your blog, i absolutely agree with your comments and thanks for creating blog and keep us update on the progress.

Good Comments:
1) have 2 more ceiling fan points for the 2nd and 3rd room
2) the small balcony at the 2nd bedroom is not really necessary. - I plan to roboh it....but must be expensive.
3)include a balcony instead of letting the car park roof top go to a waste. At least we can hang our laundry there
4) Instead of having a maid's room, to have a nice 4th room with a window for ventilation. Not everyone can afford (or want) a maid.

在浮罗双溪槟榔这个人情味浓的小地方,有未被污染的瀑布及河流,那里的河水清澈见底,让人可以暂时抛下千丝烦恼,投入湍急的瀑布里尽兴玩乐。

1)大弯桥瀑布

大弯桥瀑布位于双溪槟榔通往直落巴巷水坝的途中,它的水源是从升旗山老虎山(上港门)及烂蕉园流下,因靠近峇都丁宜,是游客环游槟岛必经的一站。

市民可以自行驾驶摩托车或车辆,从双溪槟榔市镇出发到大弯桥瀑布,驶往目的地约5至10分钟路程。

当抵达大弯桥徒步进入瀑布后,眼前突然一亮,一道瀑布如长长的白帘从山上飘飘然而下,仿佛是一抹飘逸的灵气,瀑布的水泻声,有高有低,听起来响亮清脆,形成一首美妙的交响曲。

当地居民指出,该瀑布是供应浮罗居民食水的主要水源,在雨季时可以听到哗哗的流水声,若遇到旱季,瀑布水流就时而干涸,不过却没影响游客到该处游玩。

每逢假期及周日,吸引许多来自本地及国外游客到该处嬉水游玩,在饱受炎炎烈日下的城市生活后,来到这里肯定能感受到那份闲情,度过愉快的一天。

2)双溪槟榔河

位于该村人造塘对面,驱车前往也只需5分钟,由于仍未完全开发,因此鲜少人到该处游玩,只有老马识途的市民才会到该处玩水。

要前往该处必须经过一条迂回曲折山间小路,沿路还可观赏到一片清幽的山林及榴梿果园,非常幽静。

有关河流上有许多岩石,当水流拍打在石头上,可以听到潺潺流水声,浪花四溅,水珠飞扬,游客在当地嬉水时受促小心,否则很容易受伤。

唐代大诗人李白有一首名诗:“日照香炉生紫烟,遥看瀑布挂前川,飞流直下三千尺,疑是银河落九天”,这首诗生动而形象地描绘了瀑布的雄伟壮观。

虽然上述瀑布及河没有庐山瀑布那样壮观,但也是未受污染的地方,需要大家共同保护,才能使之永远存留下去。

1. Palmyra is very near to Teluk Kumbar highway (?), convenient if you want to go to Industrial area through Teluk Kumbar and Batu Maung. The highway will be completed end of 2010.

2. Palmyra is located at education zone, I think is a relative good location compared to other Balik Pulau Area.

I think we shouldn't worry, Belleview is well known developer and when they start build, it will be fast,may be less than 18 months to complete for landed house. Moreover, there's no old house at the land now, it will not repeat for Oasis case. Let's wait and see...

Any idea when the Teluk Kumbar road will complete? I heard the project was just until the tangki air , not include the 2 lane road (with 2 row of shoplot) from balai polis to CIMB bank.
Try before , driving from air port to Sungai batu took me about 30 minute. Terrible.
I guess it will take 5 - 10 years time to complete the road.Not easy to relocate all the shoplot and house beside the road.
How to stay in balik pulau if you have to wake up 6am and driving 1 - 1.5 hours to work ?
Wonder you all consider this or not ?

According to newspaper,the express way from teluk kumbar to balik pulau will complete by 2010.Buy i donno how true of this statement.

Yes,may b u r rite.Balik Pulau is a bit too far from city even bayan lepas or batu maung.May b we should buy the house located at tanjung bungah, town area, batu maung or etc.It is much convenient i guess.

But do u know how much own a DST at above area?Example,batu maung southbay project the price of super link house is RM800k++.Or we can own a condominium such as UDA holding project,the price is RM320k++ but how much we need to pay the installment & maintenance fee? do u calculate the maintenance fee per month for a 1000sqf of condo?do u feel tat worth to pay the fee? Or u hav another choice,buy a RM500k++ DST old terrace.Again,do u feel tat worth it to buy?

I juz wanna share my personal opinion in this forum,no mean to offence any1.So,limited choice with the budgeted money lo....then sacrifice sleep time n wake up early,i think no harm for our body rite?

Yes, if you rich enough then just pick one in Southbay, just like what Eugene says.
Nobody can force you to stay in Balik Pulau if you don't like, no affected at all!!

But if you have time (please la don't drive your kereta lembu) no harm to take a round to Balik Pulau and try ask what is the property price now. I can simply tell that if you bought the DST house 2 years ago, now your property has appreciate for at least 40%.....So what is this sign represent?

Don't be too sensitive , I know you invest an unit there . Let those interested try and judge themself . Try at 7 am , drive from PR to bayan lepas , use jalan teluk kumbar , you will know whether i m driving kereta lembu or not.
Please don't believe an investor and me , try and judge yourself.

eugene tcb , I understood your situation , from your responde , I m sure you r buying for own stay , hope the jalan teluk kumbar will complete on time.

By the way , from what i know from new paper , announce by Lim Guan Eng , the project delay to complete 2011, not so bad .
But I heard this project is from balik pulau to Pekan Genting only , anybody know where is Pekan Genting ?
My purpose is just to gain some information before decide , no offence , only those so call investor will over react toward my opinion.

Dear Palmyra Buyer,

Now the developer start piling to 2nd phase, in 2 to 3month they'll start do water piping so my opinion is can we ask developer don't install instant water heater point(c/w:- 2 nos only) for us and replaced it to electric Storage Water Heater point to cover 3 bathroom can save money and nice.

Mostly buyer from Palmyra are investor so they don't care about renovation after completion for sure they'll sell it, now for Palmyra investor they got issue to sell it after getting O.C because now investor turning to the newly launched Taman Nyaman Indah - Phase 2, 3 storey Terrace House at Jalan Pondok Upih, 20x70 price around rm498 above, Palmyra just 20x64 rm428, bed room smaller, design of the bedroom also problem need to spend money on renovation.

About "chapalang" developer who cares because they can build, give quality material and most important is the layout, if compare with well known developer. Don't assume these well known developer can give the best, please check The Spring quality.

They are new comer so don't underestimate them, give people a chance. Who know 1 day maybe better than well known developer.

I agree with u because based on the quality of the house that they are providing, they are superior. However, they are not promoting their product so extensively as they have only 42 units for sales. I think all the units will be taken up within 6 weeks time. The porject will be a good buy as selling price is far below the market value for the same product within the island.

International school to create buzz in Balik Pulau

THE sleepy hollow of Balik Pulau on Penang island is set to buzz with the construction of an international school soon.

Penang-based property developer MTT Properties and Development Sdn Bhd, which is developing the 120ha "Botanica. CT" township in the south-west district of the island, has begun earthworks for a full boarding international school that will be sited within the development.

The establishment of the school in the township is expected to enhance demand and value of properties within the development.

The school will offer the British curriculum system for students of Year 7 onwards and will be able to house 800 students," MTT Properties and Development group general manager Jason Tan told Business Times.

The first enrollment for the school - which is expected to incur development and set-up costs of close to RM100 million and sprawled over 2.8ha of land - is planned for September 2011, Tan added.

Botanica. CT is undertaken by MTT Properties and Development, which is a subsidiary of MTT & Priority Group of Companies and has a history which dates back to 1963.

"Apart from full boarding facilities, the school will have a state-of-the-art library, science laboratories, workshops, a multi-purpose hall, concert auditorium, tennis and netball courts, swimming pools and a football field.

"About 40.6 per cent on which the school land is sited has been earmarked to be left as open or green areas," Tan said.

Penang is currently home to several international schools including the International School of Penang (commonly known as Uplands School), St Christopher's International Primary School, Fairview International School, Tenby International School and Dalat International School, which are all located in the north-east district of Penang.

Tan said MTT Properties and Development is hoping to launch the third and fourth phases of its CT.Botanica development next year.

"Phase 3, which carries a development value of around RM65 million, will feature 103 residential homes, with two- and three-storey super-link homes and two-storey semi-detached home. These will be completed in 2012," he said.

Phase 4, which is slated for completion in 2012, will comprise 29 tropical hillside three-storey villas, with seven exclusive designs and boasting their own pools.

The project's first phase was launched in 2006 and the majority of its buyers are locals, with approximately 10 per cent of them comprising foreigners from the UK and South Korea.

"While Phase 3 is likely to be owned by local homeowners, the fourth phase may probably have more foreign investors and we hope the setting up of the international school will help us attract even more foreign buyers," Tan said.

The company plans to market its Tropical Hillside Villas in Singapore, Taiwan, Hong Kong, China, Japan, South Korea and Indonesia.

"London is also a focus for us, due to the existing familiarity with Penang and the potential links which may be created due to the international school," he added.

hi everyone. i have been living in Botanica Semi D and so far the distance is quite ok for me. 15 minutes to reach relau and 30 minutes to reach town in Macallum street where i work. an advice to everyone who thinks that balik pulau is far..... dun. 20 years ago people thought island glades, greenlane, yeap chor ee was mountain side and no body wants to live there. look at it right now. it's a town by it's own and properties there are like touching a million for link houses that is 20 years old. i know coz i got 1 in lintang delima. i got a feeling in 5 years time, balik pulau is the next in thing. maybe better. who knows. penang is penang. what is there to worry about?

I am using the relau - balik pulau road. if you use the batu maung - teluk kumbar road, you gonna be heavy on traffic especially the ones in teluk kumbar to batu maung. My wife works in Krystal Point and she uses the balik pulau - relau road. she works at 8:30am. She leaves home at 7:45am and reaches there at 8:15am. got 15 minutes for coffee. :D
Actually there is no reason to worry about waking up extra 30 minutes early when you dun pay double the price of a semi d or any properties and you get alot bigger land. 500k for a new semi d with 3k square ft?? that worth 1.4m in green lane. ;)

I have been staying in gtown for 20 years and 10 years in green lane and trust me i was quite reluctant to move so far away from where i used to live. Balik Pulau was my second choice as I always love landed properties. The only affordable landed is either across the penang bridge or at the other side of the mountain. Since green lane, batu maung and bayan lepas area are very expensive (new house) nowadays, I am willing to try BP. Yeap.. and I am loving it.
As for petrol, of coz there will be difference but it's not that substantial. i am driving a wira and rm60 takes me 400km. now rm60 takes me 370km. Which means rm0.15 per km and it'll be rm4.5 that i have to loose. well... at least better to loose rm7 everyday to travel back and forth on the mainland. And as for the car maintenance... it actually depends by the way we drive and that i have no clue.
Anyways... this eventually up to each individual property owner. I want to get a new landed property with less than 600K and a freehold title with bigger space... i choose BP. if i got a million to spend... then town is not an issue. By the way... you are currently living where?

If u are working in FTZ then it's not that far from BPulau. Just use the road that i mentioned and then you got 2 choice to choose when you reach relau. Either you turn left and go to EQ or go straight to relau and come out from sungai dua. 35 minutes max. I have been timing myself everyday and it's max 35 minutes.
Investing in BPulau is a long term and mostly if a person really wants to stay there for good. If anyone looking to buy it and rent out then i will ask them to think twice.

Just wondering if you will consider using the new highway which is expected to complete in 2010/2011...One of the reasons I don't really like to go up to BP is coz I drive a small automatic car which doesn't have much "energy" to climb the steep slope if I use the route coming from Paya Terubong (I believe that is the route you mentioned you use everyday). I sometimes drive up to BP on weekends and usually if there is a slow car in front of me at the steep part, I have trouble overtaking it.

Previously, you mentioned that the other route (Teluk Kumbar) will take longer coz of the traffic jam in the morning. Estimated around how long and around what time? (As I work at FTZ area and start work at 8am).

Anyway, I am still considering this project but just undecided for now.

If the new Teluk Kumbar highway is complete then i may consider but the main area you have to be wary is not the teluk kumbar highway... it's the batu maung road heading to airport. that road is a bottle neck. It took me nearly 30min just to cross that area on the way to The Sun office. Rough estimation 45min from BP to FTZ.
I agree with you that the Paya Terubong way is steep but I am getting used to drive easily already. Maybe patience start to kick in. hehehe.. i am driving a iswara 1.3. So far ok for cruising 60kmph without rushing.. 30min to FTZ. if no slow moving car... 20min also can.

Hi All,
It is great to see you all chatting about BP. I also plan to move to BP even though i know the road is steep and sometimes traffic jam. The road from BP to Relau (pass by Alpine/Lakeside condo)nowadays more jam during morning and evening hour. Hopefully they can make the road broader espeicially there is a bottleneck after Inti. (Two lane become one lane and many people don't queu).
I wish to move to landed house after i have some bad experience stayed in Condo such car park problem, water leaking (the upstair owner refuse to repair), space constaint for kids, maintance fees etc. BP is good for living, but not shopping, it still need to take 10 to 15 years to grow and develop.

what i like about BP is everyday after work, it feels like i'm going back to a place where it is more relaxing and the pace is less hectic
unlike the times when i stay at bayan lepas area where i feel like i'm trapped in a city both at work and off work
now when going home and back home, i'm greeted with greenery and also a sense of peace

BUKIT MERTAJAM: The Penang state government has identified a 200-acre site in Balik Pulau, to be turned into a hub for excellence in education, by inviting higher learning institutions to set up their campus there.

Penang Chief Minister Lim Guan Eng said land acquisition, which was expected to cost about RM100 million, was in progress.

"We are discussing the prospect with investors and work is expected to start in a year or two," he told reporters after handing out contributions to religious schools in the state at Permatang Nibong here on Wednesday, May 19.

Lim said the state government had discussed the setting up of higher learning institutions at the hub with two renowned international higher learning institutions.

"I hope world-renowned Islamic universities like Al-Azhar University can set up their campus here," said Lim who handed out grants totalling RM1.75 million to 21 religious schools and Maahad Tahfiz in the state. — Bernama

Better have a looks on your property how the quality looks like, just received the O.C now start showing damage to the house spotted on the walls paints start peeling off in the house.

How their developer doing their work almost all unit leaking at balcony saw their workers painting & painting on balcony after raining and wall cracking by painting only how they going to solve this problem?

Their workmanship very bad and slow respond "tak kisah attitude", how are we going
to received a lousy quality.

Don’t know whether their Managing Director Datuk Sxxxx Hx aware about this, how his workers & developer doing job. Better think twice next time on other project.

But very sad Lawyer appointed by developer, think twice can lawyer help me??? if lawyer can't help, seek for Bar Council help.Again, such case will end-up buyer repair by itself.

i know it's unfair for those from balik pulau, but somehow it takes years or even decades for mindset to change to be able to accept a new environment because of distance, friends, surrounding, development. it took my grandfather nearly 20 yrs to accept Island Glades/Park as home (most people stay in georgetown in 1970) when my parents moved from georgetown more than 40 yrs ago to find a cheaper alternative. similarly, it took me nearly 10 yrs to accept mainland as an alternative place to live.

It's not mindset, it's a real pain in the ass staying in balik pulau if you work in town. Mainland is 100 times better than balik pulau as you have cinemas, jusco, hospitals, plenty of good hawker food, starbucks, coffee bean, karaokes, massage parlours, and good schools. Things will definitely get much better with the second link as chances of big traffic jams would be minimal...:)...So, why Balik Pulau? Surely doesn't make sense.

condomana, i do agree to some extent especially distance (not only distance to work but also distance from friends, families) but not everything which is why i called it "mindset". though most people always claimed there is no cinemas, starbucks, malls, karaoke, pubs, good food but generally most of them just stay home all the time regardless where they live. but i think in times to come, balik pulau will have everything.

1. You are working in G'Town and Prai.

2. Your children need go to attention tution or colleges in G'Town.

3. During heavy rain need to drive away from Balik Pulau or Kumbar.

Island Glage/ Park are totally different to Balik Pulau. If so, I more prefer stay in Butterworth like Bagan, Chai Leng Park, Seberang Jaya, Bukit Minyak etc.

2. Every day has to worry about traffic jam at Penang Bridge During morning and evening, worse during Friday, raining
And accident. Even due to too many traffic lights , places like Bukit Mertajam/Butterworth is toxic with traffic.

3. Resale value of the property. Main land property,
new projects a plenty but no resale value
4. Stay next to Bangla/Vietnamese 20 persons in 1 house
(Juru heights)

I would rather buy a house in Balik Pulau. Because, it is Penang, I shall repeat, Penang. Not main land. We have greens and potential of appreciation

Main land property, can buy any time. No hurry. Go to Mudah or any listing, you can see the price. The best place they said is near Juru auto city, but take a look there during weekends, all Bangla stay there from nearby factories. Traffic jam really... Hai, my friend gave up after collecting key, not bother to move in. Try to sell, no buyer.

In island , the price is increasing and always increase as usual. Last time, no body looks at Teluk Kumbar or Balik Pulau, now, it is getting more and more expensive.

Let’s not deviated from the property topic in argument on personal education background.

Both BP & Mainland has its pros and cons. Frankly it is kind of the option for those with limited budget or those looking for affordable investments.
Look at the data and statistics….u shall get some pictures of it which can do better.
“Future” can be 5, 10 or even 15 years down the road….if u can afford to sustain financially and endure the trouble of travelling, then can go for BP & Mainland.
Tips….there are still some good value properties in southern part of Penang that which have very good potential for own stay or even investment.

Balik Pulau house too far from town who's going to stay there, 2nd things people over there the worst in Malaysia don't want to develop their area if compare to sg.petani, kulim, alma, simpang empat and etc. That's why the house there no value. Balik Pulau chinese all moving out to town left malay. No future overthere. In malay call "tempat paling mundur di Malaysia".
