i dare not buy after seeing the result from Serena Bay... PLB homes... i have been following up since last year for this project and wanted to book a unit... but my fren who bought serena bay has a lot of negative comments bout PLB.
I heard that before too but was assured by one of my friend who work in PLB that it was under different sub-agent this time. Not sure how true it is. Please share more if you have any news - good/bad thing about it.
i've booked a unit. The pricing is worth for a landed property in pg. Moreover, the finishes that the developer provides are consider quite good.
Although i didn't book an unit, but i have visited my fren new house at Juru past weekend, Taman Cendana from developer PLB. Not bad. Stainless steel and auto gate included. The staircase handle also stainless steel. Of course, there is no perfect, their workmanship is a bit sorry. But overall, i think is ok, sure you will renovate your house before move in. Thus, that minor stuff shouldn't be any negative big impact. I have ask one of my fren who stay nearby, said there will be a new road to connect from Teluk Kumbar or Batu Maung to Bayan Lepas. Don't know how's true is that.

i heard there is a plan to widen the road or so..but not sure when. Yes, there are five bankers that deal directly with this project. And the developer will bear all the legal fees. Not too sure how many have left but heard at least half of them are confirmed. It will be completed in two years time.
only 10-15 min away fr S.P. Setia & Mahsing project, priced at 468k is a good buy. the 2-storey type is highly preferred and has more room for appreciation. S.P. Setia selling & Mahsing selling at 800k & 755k. Heard Mahsing to increase price further after the recent fuel hike.

i was one of the buyers of PLB's taman jerjak indah. i don't have confidence in their project cos i have a worst experience on my unit purchased few years back.
the land sinked 3ft due to "cut corner" of piling, works, etc.
no doubt the selling price is cheap but it's not worth investing.

I booked a unit last 2 weeks. The developer told me they are going to do better and good workmanship for this project. They also realised that their earlier sub contractors are not really good. They are doing the show house at site now. Anyway my concert is not many developer is developing or building 2 storey terrace house, RM468k is reasonable. Hope PLB really considering their workmanship and their image.
taman jerjak indah is at pantai jerjak, somewhere near century service apartment.
the main contractor for taman jerjak indah was gaintrend. not sure prestige heights.
but location wise, it's just next to low cost saujana heights which is not to my preference.
worth to invest for double storey shop office in this project? is the location ok? Intermediate unit price is RM650K, size is 20x58. Please advise. thanks.

I have seen the Sg Tiram project but dont really like the interior design and layout. Can judge it yourself. I paid to the lawyer too and gotten the receipt. Think shouldn't be an issue.
I just went to Balik Pulau at Jalan Pondok Upeh new DST house launching by Nyaman Developer, the price is 342k, LA 20'x70, BU 20'x45'.The show unit looks good. OC will obtain by Jun next year,
another new DST house 500m far from the Nyaman project with OC obtained. The launching price is around 250k but now the sub sell price is 320k. LA is 20'x70, BU 20'x40 but with extra 7' for future expand for wet kitchen.
Which one worth to buy? any comment?
if you booking b4 31 Aug 08 for Nyaman developer, you can get rebate ~RM8k, but thistwo project location is too far from Balik Pulau town area. this two project is Ok for living, but not for subsell/investment bcos alot of property at Balik Pulau area subsell is very poor response. Pls re-consider b4 booking.......
In terms of location Sg Tiram is much nearer and better. However, one major drawback for DST in Sg tiram is the ceiling height of the house is low. And the design and layout is not good. I've also paid a deposit for Prestige heights. I hope it will turn out to be a good location as Teluk Kumbar is situated in the south west of Penang which is very auspicious especially in the Period 8.

As at Thur, I understand that there are still 3 units 2-storey terrace available i.e. Unit 42,43 & 87. Unit 43 & 87 are the better lots.

The land owner is TPPT who is one of the subsidary of Bank Negara.They also plan to launch Phase 2 double storey and three storey terrace hse by end of this yrs.I believe the price will grow up but definitely less than RM400k cause this project is semi-govern and not allow to sell higher price in that area.If interested,you can call this number

Anyone already sign the S&P? The developer has 5 Banks as panel, which one you think is the best? Fr my point of view, Maybank so far is the best with 0% 1st year and BLR-2.2% for subsequence year.
Is there anyone buying the Semi-D? The design and layout looks nice coupled with wide land area. Any comments on it?

DST only left bumi lots, i think the new DSSD is still avaliable but the price is 628k which i think is a bit high.

New DST for Penang is now become less. As long as the demand is more than supply, price will not drop.
Check on site , some DST already built up to roof, but 3SSD still in the stage of clearing land / stone. When DST completed , owner have to start pay for loan interest , but OC will only be process until whole project finish.
Anybody know OC will be obtain in 2 years after S&P or only completed in 2 years but OC after that.
Go to see the show room today on DST and TST, build up quite small but the concept is good. DST only left corner unit and selling 590k onward. The DST corner is not so good as the land mostly is triangular shape. Another thing is that some of the DSSD is very near to Saujana Height which is the only flat there. Selling price is from 628000. No gated service of cause no need to pay those stupid maintenance fee but a bit risky because the place so quiet. Location also not bad, located near Bayan Lepas.

2 years completion includes OC. If they failed to deliver with water and electricity connected to the building - not only building completed and key handover. Purchaser can claim Late Delivery Compensation of 10%. Dont have to appoint lawyer, just go to the Purchaser Tribunal Court, fill in the form and pay RM10.00. Looking at the speed, PLB will be able to deliver on time.

I just got confirmation from PLB Home. Prestige Height OC date is tentatively 3rd quarter of 2010. DST have to wait for Semi-D to complete to get OC together. That's the procedure.
For DST, left 3 end corner lot price range from RM550k to RM600k.
My S&P dated Oct/2008 , I thought PLB have to obtaib OC in 2 years time from Oct/2008.

Developer will have to complete unit by 24 months from date of SPA. If signed SPA 28 Oct 2008, then contract expires in 27 Oct 2010. OC means that building is connected with water and electricity supply. If they are late, purchasers are entitled to 10% LAD compensation even for 1 day delay. Hope this is clear
They cannot work on the semi-D very fast because of the ground there full of rock, need to blast it first. That why they work DST 1st, but now they are working on the Semi-D. And for your information, there are 3 unit left for DST, it is at corner units.
From my understanding in S&P, if the document stated within 2 years, they have to pass you the key by that period of time. This doesn't means that OC has to be granted together with the key issuing out. They can pass you the key without obtaining any OC first. That's the loophole in HDA.

vacant possession means issuance of Borang E = within 14 days OC issued. MPPP is now under ISO, thus no full compliance they cannot apply for OC. Without Borang E = they cannot handover v.p. Architect would not issue certificate. If they do, we can file complaint with PIAM. No architect will risk this to have their licence GANTUNG!

Irrespective of whether you sign the title transfer earlier or later, it won't hinder the developer from asking progressive payment from your bank when the time comes. I'm not sure about which bank you take, if you don't have title transferred, they might not release fund to the developer unless they lodge a private caveat on the master title.
I'm not sure whether the stamp duty of the title transfer is paid by you or developer coz the stamp duty charged is based on your property value. If you wait till OC to sign it, the value will increase and it might affect the amount of stamp duty charged.
What is the reasonable sub sale price at this moment ?

PLB start with 100km/h speed , but then slow down to 30km/h or even slower at this moment.
PLB was not trying their big best to complete the project earlier for the benefits of buyers/investors.
If they keep at 100km/h , I guess now already occupied or subsale start.
Due to poor planning , it seem like now left some small stuff here and there , I doubt they can obtain OC by June. May be end up OC on Oct , just on time - may be is PLB TARGET.
Price appreciation of PLB project always not so good , they must do something else to attract buyers/investors. If target to be ON TIME only, why should we invest on their project. If they can complete in 1 year , eventhough price appreciation not as good as other developer , we can still consider.

I visited the site 4/4. The tar road seems 2 inches lower than the bottom level of pavement cement. It looks incomplete of tar road actually. Furthermore, some houses' wall at outside are not painted yet. When you look in details, the lower part of car porch wall also haven't complete the touch up. I wonder PLB and Architect were doing their job prior collect the payment for 2H stage.

Why 2H notice was issued 30-Mar to buyers since it is incomplete? It means PLB is cheating all the buyers. Business ethical has thrown in the drainage. Buyers are paying interests everyday.

I agree with you and I checked with a friend of mine who is a retired architect. He confirms that those days architect would wait until the full completion before issuing the cert but not now. He claims that it is still acceptable for the architect to issue the cert 2(h) when they completed the binder layer
Is there anything we could do to appeal/complaint? The retaining wall infront of PH looks so filthy and bare. There's no proper landmark or nice entrance leading to PH unlike other housing projects. There're also very few lamp posts installed along the houses. :(
I'm one of the unlucky owner where the TNB switch box is being build in front of my unit. Due to this,I can't break the wall for two cars to go into my porch.
There is a lot of units that facing this issue.
I have check with PLB & they feed back that this is due to the wiring method where cable is being put under ground. Sadly this cannot be move away oredi.
According to agreement, it said completion, means 100%. Nothing mention 1st layer or binder layer.

should refer to PIAM on the certification, not the lawyer. PIAM have a guideline and if the architect abuse it, licence can be gantong. Usually the architect would not take this risk cos not worth it.

I agree. PLB should plant Bucida Molineti(Geometry trees)along all the streets and build a proper landmark with a landscape. BTW, why does the street name is Tingkat Kampung Bukit? Why do they need to name streets "Kampung" this days and especially in places like PH?

According to PLB that all departments have been approved except MPPP. PLB is preparing keys for buyer now and OC is expected in 2 weeks time. Not sure how true.

From my observation yesterday, everything is in order except I can't see any trees being planted. If they claim only pending MPPP then it is possible in 2 weeks time but I still think May should be the most possible.

I have one friend currently at temporally job assignment at Europe and will be ended mid August’10, there is no point for him to be pull in; this is just one case; it can have ppl pending settle finance/process sold out the old unit, now need the $ for move in new house, and pull in mean not point, it will just left the unit empty there and worry about ppl break in. Same case that may have ppl not ready for start business on the shop lot due to pull in… I am sure there must be much more other reasons some owner want to be on time…

Would it be good if we can meet up at PH and discuss what went wrong with the project so that we can alert the developer to do something. One voice is not effective when we complain to the developer. Likewise we can exchange views rather than we raise our opinion here and in the end developer still will not take further action. Can we meet up earlier during daytime rather than at 11pm at night?

Why not set up a group in facebook as first step ?

they used 1 year to complete 90%
then now they going to use 1 more year to complete the rest of 10%

PLB is trying to make everyone happy now and catching up the touch up work. As a buyer, we expect PLB meeting the committed spec and schedule, free gifts we welcome too... PLB, why not aircon or alarm system? Just kidding....

I went there this afternoon, I found opposite semi-D got one house already installed aircon piping, you only can see the piping from behind of the house (u have to see the top of wall, the aircon piping is protrude out). I think somebody installed it during construction.
push push push... plb for install aircon piping for free, push oc fast for what? end of the day plb sure delivered the hse for u.
