The newly launched Taman Nyaman Indah - Phase 2, 3 storey Terrace House at Jalan Pondok Upih, opposite Mara College, Balik Pulau offers 5 Plus 95 scheme, the purchaser needs to pay 5% of the purchase price until delivery of vacant possession. All the interest cost and legal fee and transfere stamp duty will be borne by the developer. I think it will attract a lot of potential buyer to grab this opportunity. I heard that 60% of the unit had been taken up during the first two days of launching. The selling price is merely RM498k onwards with land area of 20' x 70' and built up area of 20' x 42'.
I think it is worth of buying comparable to palmyra where 20' x 64' terrace fetch a price of RM428k.

Yes you are right, 3 storey terrace house, area big than palmyra, for palmyra the bed room very small especially down stair and have to spend money to renovate.

I think the price of the property will appreciate very fast once the highway linking Teluk Kumbar to Balik Pulau completed in year 2010. Due to scarcity of land in Penang, a lot developers have shifted their attention to Balik Pulau, and the land price at Balik Pulau has skyrocketed to near RM35/- p.s.f. in some muture neighbourhood. Therefore, if you don't grab the opportunity now, it will very hard to own a landed property Penang Island especially those salary paid worker or wage earner.
