Heard the condo shall be priced at around Rm350-RM400psf with upmarket design & luxurious finishes, and it shall be a good investment bear in mind of IJM's good reputation in the market.

If you wait for this project, you may end up like those waiting for The Spring for more than 1 year, but finally can't touch this because IJM only interest to sell to bulk buyer/ speculator/ investor. This is how IJM treat the people royal to them.

380psf or 500psf? It's difficult to mark a 'reasonable' price tag but as if the whole development is successfully developed, internationally regonized and become a well known landmark, WHY NOT? I see IJM is putting hugh effort on it.
However, we need to be extra cautious in properties investment especially in view of current situation.
The light waterfront looks promising. I am seriously considering buying a unit here. Any pitfalls in this project? My recent queries to IJM was $450k for 1500sqm, which i think is reasonable. Any concerns in traffic, noise, pollution, project delays for this project?

First Phase launch will be Point Linear. Four blocks of 17 storey, 6 units per floor. All to be around 1400/1500sqft. Starting price from around RM500k, about RM350psf. All units face seaward, a lap pool on the left of the 4blocks, tennis court and half sized basketball court on the right. Project expected to start end of year, projected completion in 2010.

Second launch will be Light Point. One Block of 20 storey(not sure on this), 4 Units per floor, but I know it's 88units total. Two layout types, 1800sqft and 2300sqft. Price starts from RM800K (!!!), tht's RM450psf. So e cheapest large unit will cost a cool million. Very nice facilities, epecially the infinity pool tht faces the penang bridge, albeit just beside a river... might be smelly though. But let's worry about the RM1,000,000 first :)

Notes of caution: those who purchase The Light Linear & The Light Point condos may need to suffer from continuous construction activities surrounded their house (following phase development) for a long period to come. However, the whole area shall be very attractive & upmarket once everything completed.

RM450psf is kinda on the high side for penang's market. I think even the Gurney Drive stretch are around RM400psf only. Does anybody knows which other project goes for RM450psf or more?

I believe IJM will not launch this development until after they launch "The Summer Place" and capture the sales for that project.
They are still searching for best timing to launch this development.
The Pearl Regency which is beside Tesco is going to sell RM600/sqft.
The Light is still considered cheap at this prime location. The only thing to concern is, a land that just reclaim not even a year can build up a condo with 17th floors?
I think IJM may launch "The Summer Place apartment" (Medium Class Apartment) soon as thermometer to test the local market responds before launching "The Light".
If the market respond is good, they will gain confidents to launch this project locally.
Else, they may push hard to market it internationally & attract oversea buyers since less hope on local buyers.

i think if 500k per unit for Light Linear is quite reasonable also. i heard it comes with 2 car parks.. Think about the location, minutes to everywhere (basically)...plus, IJM is a strong developer, especially in penang..

The phase 1 is The Light Linear, which will be completed in 2011. RM600k onwards to get a guarantee sea view, below RM600k can get lower floor but later the view will be blocked by buildings which is build in the following phase.

Does any1 know which floor of light linear can have sea view after the phase1 completes?
The block near to Tesco, 10th floor and above will get guarantee sea view. 10th floor below will be blocked by the phase 2 or phase 3 buildings.
The other block which near to The light point, you need to get at least 13-14 floor in order to have a guarantee sea view, if I remember correctly.

Just visited IJM office. Light Linear soft launch in May 2009.
Lowest floor around RM535,000. Ave built-up 1500sq ft. Maintenance 20-25sen per sq ft.
Fr 11th floor to guarantee sea view.

Location like Gurney Drive, Batu Ferringhi, Tanjong Bungah, Pulau Tikus it is really a good investing places...but i dun think it is a good place for a relax housesweet house....the environment is about too busy and crowded....
Personal suggest a place far from traffic jam, peaceful environment, not too near to the hill and sea would be the best suit place for a home stay place :)

Dear calson, you are certainly right about the traffic jams. It will certainly get worst with time.
This is my own personal assessment of that area after consulting an architect.
1) Look a the project, everything is so near each other, indeed a very dense community.
2) I notice upon completion of phase one of the project there won't be any commercial shops or restaurant there. If you want a cup of coffee its either home made or go to the closest one in e-gate. Or just wait for second phase to be ready which will take about 10-15 years. Second phase is a mixed development.
3) Another thing i notice is the accessibility to that area. If you are coming from the penang bridge you will have to make a big u-turn into e-gate back to jelutong expressway in the opposite direction before being able to access the light area. According to IJM a fly over will be constructed in the near future, maybe in 8-10 years time, however this is not a guarantee. It requires the state government approval. IJM has a reputation of finishing off their projects without proper roads leading in and out of the compound. Just imagine the already dense population there plus the traffic from the penang bridge area.
4) The land itself is build on reclaim land which is less than 1 year old. There's so much to learn from the E&O project and the Queensbay external car park which is filled with potholes and sinkholes. Even with pilling, ask any engineer and they will tell you the land will be prone to subsidence and the infrastructure around it will suffer the most. The roads will crack and sink.
5) You will have to deal the ongoing construction and land reclamation once your unit is ready.
Many people talks about this project however we will never know the outcome until it is completed. What we have now are facts which we can use to rationalize our decisions.
Speculators will try to push up their sales on this project. Thats the trend i notice for this current project. People from banks have been talking about it. Since it is so popular i decided to do a throughout study on this project.
My main concern is the land reclamation, population density, road accessibility to that area and the jams in the future.
With such as dense population in phase one development i am quite surprise that commercial units are not build for restaurants and cafes. We will have to wait for phase 2 before we see a mixed development.
Location wise is ok but i would prefer e-gate (e.g bayswater,platino etc). More established there.

Property – Watch closely “The Light” development IJM’s property arm, which is a merger between IJM Properties and RB Land has seen some resurgence of late, both in terms of its share price and property sales. IJM also recently completed a placement exercise for IJM Land where it pared down its 77% stake to 66% at average price of RM1.40 vs cost of RM1.20 when it underwrote the unsubscribed portion of the rights issue. Estimated gain
from sale is RM20-30m which has been reflected in our FY10 numbers.
In our view, a key catalyst for IJM Land and in turn IJM Corporation is the maiden launch of its Light development in Jelutong, Penang. The Light development will eventually encompass a 150 acre mixed development of residential, commercial and industrial content on reclaimed land in Penang. IJM won the rights to reclaim this land back in 1997 when it built the Jelutong Expressway. An estimated 42 acres have been reclaimed thus far. The
initial launch will be two high rise condominiums, Light Linear and Light Point. Light Linear (GDV RM200m) which comprises 328 units with average built up of 1,500 sq ft,
priced at an estimated RM420 psf will be launched in July 2009. Early birds are entitled to a lower price of RM370 psf. Light Point which is higher end in nature with absolute prices of RM1m and above will be launched before the year is over.
We think successful take up for Light Linear and Light Point will be key to the broader Light development given it is the
single largest development in IJM Land’s portfolio with at least a total GDV of RM5bn. Buoyant sales would instill greater confidence for IJM Land to accelerate launches for the other residential portions which comprises a total of 1,177 units (GDV RM1bn). We expect the initial launches to do reasonably well judging by recent take ups at neighbouring developments such as Summer Place and the
close proximity to the second Penang Bridge.
lJM Land contributed 24% of group pre-tax profit in FY09, higher than 19% in FY08 due to completion of the merger exercise. We are comfortable with our assumptions of RM116m (-7% YoY) and RM122m (+5% YoY) in pre-tax profit for FY10 and FY11 respectively for now. This will be underpinned by unbilled sales for RM750-800m and the maiden launch of ‘The Light’. There could be more upside as we understand that sales for the past 2 months have been very encouraging, buoyed by improving sentiment and its incentive schemes.

他透露IJM置地從2003年開始填海工程,在百物漲價的情況下,THE LIGHT的花費也比預算高出至少20%。
不過,他強調IJM置地的理想是善用檳城所具備的島嶼天然條件,借THE LIGHT的海濱城市計劃,把檳城發展成為一個區域性景點。
檳目前缺乏
文化表演中心將吸引觀眾
孫興存指出,檳城目前最缺乏一個大型會展中心和文化表演中心,令檳城無法舉辦大型研討會。當文化表演中心啟用後,它也會成為舞台劇和演唱會的演出地點,屆時,這些表演不只是吸引本地觀眾而已,也一樣會吸引來自鄰近國家的外國觀眾。
“我們曾經派人參加在曼谷舉行的建築展,展出的單位多達5000個。試想像,當檳城擁有一個大型會展中心的話,再把上述5000個參展單位的工作人員移到檳城,他們可為我們的展覽領域業者、酒店業等帶來多少收入?”
他表示IJM置地打造的是先進海濱城市,但是,IJM置地的能力有限,州政府需加以配合,提昇公共基本設施的水平,才能讓旅客對檳城留下深刻印象。
東姑古汀沿岸漁民若遷走
次期填海即可展開
孫興存表示只要東姑古汀沿岸的漁民遷走後,IJM置地可立即展開THE LIGHT第二期計劃的填海工程。
“雖然我們還沒有確定第二期計劃內所有建築物的設計,但可以肯定的是文化表演中心及會展中心,還有精品酒店、購物廣場等的設計大致上已塵埃落定。目前,我們尚欠2座將成為THE LIGHT地標的高樓。”
他說,在現今不明朗的經濟形勢下,要尋找合適的合作伙伴充滿挑戰。
杜進良:採用非傳統填土式

由於IJM置地在數年內完成東姑古汀沿海大道的填海工程,並預訂2個月後打下第一根樁,策劃THE LIGHT計劃成員之一的IJM置地北馬區總經理杜進良,強調IJM置地採用非傳統式的填土方式,使得THE LIGHT的填海部份堅固度隨時超過95%。
他說,在填海工程完成後,工程師就在特定方位打下直管,然後讓泥土慢慢沉澱,再經過反覆偵察後,確定土地的堅固度超過了95%,才能夠打下石椿。
“儘管土地的堅固度非常高,但為了防範未來出現建築物下沉現象,我們在馬路下方鋪上擴張力高強的建築材料,以便減少泥沙下沉。”

Dear Nic, thanks for clarifying. Reports written by investment companies are meant to boost confidence and revenues for those companies. That's because they heavily invest in such projects to be successful.
Economics 101: Everyone works in their own self-interest.
They will disclose the truth and make everything look very beautiful.
Sadly to say, the majority of the buyers are foreigners. That's the group of people they are targeting.

I believe it will be selling like hot cakes on the day which it is launch. However, the resale value of light linear wouldn't sore that high in the future, it is already quite expensive. Considering that, once the project is completed 15 years from now, light linear would be at least 10-15 years old. Look at E&O developments, many houses for sale now.
Bulk buyers would mostly consist of foreigners and investors who buys in bulk to push up its value. Speculators as usual. Why do you think they have a special day for bulk buyers?
The minority would be the malaysian who has money but do not know where to place it.
This is my forecast.
I am a penangite and i know that malaysian people wouldn't invest in such an area provided it has a solid foundation to back it up.

for me, the -ve point that u mention regarding the construction period, density, road accessibility sound acceptable to me, as it is normal for under construction project in penang.
the +ve factor that the light attract my attention is the green concept, freehold, full condo facility, reputable developer, reasonable spacious builup up area and the most important, location which is near to my work place.
anyhow, i stil hv confident in this project after read thru all the review on web. i stil believe most of the buyer is malaysian. foreigner will be targeting on the light point or the light collection. look forward on the launching date.
Very true everybody has their own preferences.
-ve points you miss out would be the reclaim land which is less than on year(infrastructure around that area will surely give way), noisy area (jelutong expressway). I do believe the light linear will be absorbing the sound pollution for the bungalow houses they will be building in the future.
Full condo facilities? I would suggest that you buy the light point as you will be able to access all the other facilities which the other residences can use. The light linear is a separate entity by itself. Think about the future.
I recommend you to go to the light linear section of this website to get a more detail info on this condominium.
Nevertheless, its your preference. Invest wisely.

everyone also know the light is on reclaimed land, so obvious, and the entire area from summer place, to the spring, to the light, to bayan mutiara, to queensay mall, E & O at tanjung tokong, gurnet drive is relaimed land, so it is still acceptable to me at penang island, more over, it is by ijm. haha

No hard feelings but you talk as if reclaim land is a good thing? If you can type like this then i am quite astonish by the way you see reclaim land. Further more is less than a year old.The spring had the same speculation, everyone line up to buy it. However, look at it now, people are regretting because its near the rubbish disposable area. Its stinks everyday. E&O infrastructure is falling apart. The roads are hollow,some already gave way, the houses are cracking. Is it a good thing to you? Not to mention some units are going for RM890,000 and above. Original forecast was RM1.3 million.
I advise you to consult an engineer or architect on reclaim land. They will tell you no matter how good the technology we have the infrastructure around it would not withstand the test of time.
IJM had many failed projects as well. I don't have to name you any because i believe you are well verse with IJM already. Not sure whether you are working for them.
Summer place finish selling everything? NO. Leasehold some more. Location? No comments.
I am not comparing orange and apple. I am just stating the fact that you are buying light linear for such an expensive price and sadly to say you can't share the facilities offered to the rest of the light development. REMEMBER you are not part of the gated community.

P.S if you are not a bulk buyer you can forget about your sea view. It has to be at least from the 11th floor onwards and only 2nd and 3rd block of the condo gets an unobstructed view of the sea from phase 1,2,and 3 future developments.
These how you do a throughout study on the land/project before you talk. Or else people will just laugh at you. No hard feelings again. Haha.

Nevertheless, like what i have said before. If you have the money go and speculate. Take the risk and tell me how it goes. After all the bank loans/schemes seems very plausible. 5%/95%. If you are caught with it then you better be able to afford to lose some money.
I am not saying its wrong to buy. Honestly, we do not know the outcome but we can predict by the facts given to us. Like what i have said do your homework and stop reading what i have to say about it and what other financial companies have to say about it.It is misleading sometimes. It is very bias as well. I have visited the site of the reclaim land myself. I have been to their office in e-gate. I have done my homework.

Sapu all? Lol. I am sorry i am not interested in that project. I was interested before this, so keen on it because everyone said its a good place and surely to make profits in it. I never believe what they say. If it is so good it doesn't need such intense marketing.
Economics 101: The lesson we learn from this crisis is that when everyone believes it is never going to happen, it will happen. Not all swans are white, do not forget about the black swan.
Do you have any idea how much they spend on marketing? Overseas and here as well.
They are relying heavily on the successful take up of light linear and point. And i believe the both of you are going to help that happen. Lolz.

Yea the concept is cool. But the density of phase one is too dense to allow privacy. Afterall, light linear is not at the waterfront. If you want the units that will be able to have a waterfront then you must be prepared to invest 2.3 million and above.

i think u r the bias 1, not the professional review given by other analyst on web, because they do give pro n cons.
u do study, we also did study, but or not buy, good or not good, not only u say, the market will judge it. haha
of course i hope it is not on reclaim land, but i think the price will be even higher if it is on solid land with freehold status with the whole well planning housing concept. but reclaim land is not anything special at penang island anymore, thus i m fine with it as long as it is build by reputable developer.
500-600k property, i think it is stil reasonable with the waterfront concept, as i stil can afford to own it, and of course a lot of ppl out there. sure if got more money, can buy the light point even the light collection, but the light point is 1 million above, i would say i really not dare to think of it.
but i really dun understand y u so angry when we interested to get a unit at the light linear, haha, u can buy the light point or the light collection since it is good, y so insist on telling bad about the light linear. haha.

I didn;t say light point is bad or light collective is bad. I am saying the light linear is not that feasible at this very moment given the points stated above. If you are buying it and its hard for you to accept all the bad points then i am sorry for telling them to you. i like the area near to jelutong highway as i no need to go thru small road at penang, can go work and go town within mins. haha.
as long as the light linear hv its own gated community with access card security and full condo facilities, then it is very good d, y wanna care about to share the facility with those million dollar the light point n the light collection, those owner pay higher maintenance, they sure need to enjoy their own privacy. if got more money, then buy the light point, if not, then the light linear is already a luxurious for me.
i will cry if i not able to get the seaview unit on the launching date. wish me luck ya.
Town in minutes? To clarify you will have to go to the big round about to make a big U-turn before you can head back in the opposite direction of jelutong express way back to town. Just stating it out in case you didn't know.
Traffic jams? Are you from Penang? Didn't you know it is very jam around that area. I cannot imagine how jam it will be after the completion of the light because the road system is not changing at all.

If u want to go to town from Light Linear site, head towards Bayan Lepas, take the left turn into Bayan Mutiara then make a U-turn to Georgetown. The whole journey from Light Linear->Bayan Mutiara->E-gate shouldn't take more than 5 minutes.

Sounds like a good recommendation; but still, that would bring u only to E-gate right? Light Linear is on the OPPOSITE side of the road! Why take such a big detour to Bayan Mutiara when u can sneak past Bayswater, the TNB station then down the slip road towards Pg bridge direction again?
But then again, imagine having to navigate the 'critically important' junction serving Platino, Pearl Regency (suspended Korean supercondo proj), Bayswater, Tesco & E-gate crowd. Walao! Soon even the short journey to Bkt Dumbar for retirees & nature lovers.. will turn into a traffic fistfight..

I was interested in The Light project at one point... then, I changed my mind after further checks and getting inputs from friends and reading the postings on this site.
The final piece of news that made me drop the idea of investing in The Light was that someone made a bulk purchase of 30 units last week!
That's not all... got rumour of a 'secondary' market taking shape already (ie the 'bulk buyer' is offering the unit for sale already). Not sure if this is true...
Anyone heard anything abt this piece of rumour?

此项耗资40亿令吉的10年发展计划,主要由住宅和商务产业所组成,而沿海,则是这计划的首要卖点。
联昌国际投资研究分析员指出,这计划的其他特色包括:
(一)独特的家居自动化系统(home automation system);
(二)高档资讯科技设备;
(三)光纤(fiber optics)宽频通路;
(四)2.7英亩的流水景色环绕着住宅区。
他称,The Light 被视为槟城首个综合休闲、零售、娱乐和文化的地带,更预计将成为槟州的地标。
“由2003年起,为了这个概念,该公司提出很多想法和做了很多努力。它欲媲美外国类似的发展计划,包括伦敦的金丝雀码头(Canary Wharf)、 悉尼海港(Sydney Harbour) 、墨尔本的 Docklands 和多伦多 Queens Bay。”
3阶段发展The Light
据悉,The Light 将分3期来发展;其中,第1期会以住宅产业为主,发展总值为12亿令吉,首项产业推介预定于今年7月中。

分析员说:“The Light 第1期将分为6区。据我们所知,在36个月的发展期限内,该公司每6个月将推出1区。”

“这些公寓的价格也比汇华产业(Hunzpty,5018,主板产业股)的 Gurney Paragon 高级公寓的每平方尺600至700令吉售价低。”
他称:“虽然未在该公司的汇报会中取得很多数据和资料,但 The Light 的规模确实让我们印象深刻。我们因而认为,尽管产业市场还未全面复苏,但这计划却将会大事发展。”
他披露,据IJM置地管理层指出,The Light 的填海成本是比历史上的成本高出大约20%至30%,而税前盈利赚幅则估计是超过20%。
“The Light Linear 的售价,比 IJM 置地近期在斯里槟榔城镇(Bandar Sri Pinang)附近推出的 Summer Place(面海)和 The Spring,高出大约23%至42%。”

Despite the negative feedback given by the people who queue up for this project you are still persistent and insistent that it is a good project.
Econs 101-If the newspaper advertises about a certain project and boast about how good it is, i would advise all buyers to sell it. Good properties do not need advertisement. A very good example is the Hilltop Villas in Batu Ferringhi, till this very day i have not seen any advertisement for it, yet, it is selling very well.
Heard about Greenland? If you haven't here is a little information about that place.
"The Greenland ice sheet occupies about 82% of the surface of Greenland, and if melted would cause sea levels to rise by 7.2 metres.[2] Estimated changes in the mass of Greenland's ice sheet suggest it is melting at a rate of about 239 cubic kilometres (57.3 cubic miles) per year.[4] These measurements came from NASA's Gravity Recovery and Climate Experiment (GRACE) satellite, launched in 2002, as reported by BBC News in August 2006 [5]."
It's predicted by scientists and analyst that global warming is going to major problem for the world.
Now, can you imagine owning a property at the waterfront when all these happens?
Recently, i just spoke to a Barclay's Investment bank analyst in London on properties located near the sea. He told me that in 3-5 years time with the current rate we are emitting carbon dioxide into our atmosphere, the ice in Greenland will melt at a higher rate. This will contribute to a drastic increase in sea levels. Properties located at the waterfront will be flooded!
Good luck to those who buys near the sea. I am not investing for i do not see a future in it.

From the report, it says the ice melting will affect the world sea level unevenly, most affected would be northeast coasts.
It is just the matter of time before the whole world will be affected. Like you said, northeast coasts mostly affected at the moment,if global warming doesn't stop(which it won't stop),the consequences of it is pretty clear.
Not to mention that the water catchment area are being replaced by concrete jungles. Deforestation is also another problem that we are still facing.
It is an undeniable fact.

IJM Land may raise LIGHT properties’ selling prices

IJM Land Bhd may raise selling prices for PROPERTIES [ PROPERTIES 772.830 3.250 (0.422%) ] under its RM6.5 billion “LIGHT Waterfront Penang” mixed development against a backdrop of improving consumer sentiment as the job market improves in the island state, said RHB Research.
“This is not a surprise to us given its unique status as one of the rare waterfront developments in Malaysia as well as its strategic location.
“It is positive to the LIGHT project as strong sales recorded will boost investors’ confidence on the whole project and eventually increase the company’s bargaining power (and hence, the gross development value for the project),” it wrote in a note yesterday.
The LIGHT Waterfront Penang is located on a 60.8ha site near the Penang Bridge within the eastern coastline enclave of Penang island. According to IJM Land’s website, the project comprises three phases which include residential and office units, besides retail and hotel components.
Phase one, an entirely-residential initiative comprises “The Light Linear”, “The Light Point” and “The Light Collection”.
According to RHB, by virtue of the strong sales seen in The Light Linear, IJM Land may increase the initial selling price for The Light Point condominiums by up to 20% to some RM600 per sq ft from RM500 per sq ft. These high-rise units have built-up areas of between 1,800 sq ft and 4,000 sq ft.
“However, we reckon that the selling price could potentially hit RM700 per sq ft given that E&O Property Development Bhd’s Seri Tanjung Pinang serviced suites are currently selling at about RM780 per sq ft ,” said RHB which kept its earnings estimates for IJM Land in financial years ending March 2010 till 2012, pending further details on the final selling price for properties under the project.
The research house’s fair value of RM2.10, and outperform rating for the stock were also unchanged.
IJM Land shares fell three sen to close at RM1.68 yesterday.

Written by financial companies again! Very bias. They invested a whole lot of cash in their shares. Since, the beginning of the year i have already received information from banks that they will be purchasing IJM shares on this incoming project.
Hence, the heavy marketing to ensure that it doesn't fail.
Besides that, they plan to sell higher? Logically, it doesn't make sense.
Those queueing up for the light linear would know that the bulk buyers aka speculators are creating a false demand. It is a bubble waiting to burst.
Increase the price of light point by another 20% to 600psf base on the sales of light linear?Another Real joke.
Could potentially hit 700psf? Another Bigger Joke.
When will they realize simple economics.
It doesn't take a genius to understand the concept of demand and supply and price ceiling.
Banks are investing too much in these mortgage back securities/property back securities.
If the project makes a lost so will the bank.
Look at e-gate now: pearl regency? platino? bayswater? the light coming up soon in front? Over supplies will dilute the market price. The market price at the moment is being sustain by direct injection of investment by banks/loans.
Their own staffs are taking up the units before they are launched to create a false demand and to show that sales are good.
They are hoping to sell it at a higher price. Don't be fool by them
It is a matter of time before the bubble burst.
However, i do understand why do come up with such analyses. It is because properties in malaysia is still considered rather cheap in comparison to other countries. Hence, foreigners will still be keen on buying here.

An Open Letter to IJM
With regards to the soon-to-be-completed Platino Luxury Condo, a lot of buyers here are very disappointed with the final product.
First and foremost is the parameter fencing. Compare the fencing of Bayswater and Platino. The fencing facing the Tesco Hypermarket looks like some medium cost condo. When buyers pay for a “luxury” item, these buyers are not the average Tom, Dick and Harry. They also pay for privacy. With the “see-through” fencing, there is not much privacy for Platino buyers. By standing near the fence, outsiders can actually see into the car-park and mark the residents there whether they are at home or not. It is hope more trees will be grown to cover up the holes in between the fencing.
As for the fencing facing the jungle near the Marine Police area, it is definitely way below the standard of a Luxury Condo. It could qualify for medium cost condo, at most. The so-called “green chicken wire mesh” is definitely a no-no. On top of that, there should be a retaining wall build around that slope to prevent future landslide which may be caused by heavy rain. Or else one day, all the residents will have a bloody muddy car park. And since I believe most of the residents here will own “luxury” cars as well, I think someone is going to get sued if the cars are damaged due to landslides.
What “luxury” image does IJM want to project with Platino’s entrance? If this is the final product of the grand entrance, then IJM should go check the dictionary for the meaning of “grand”. If they don’t know, please ask their architects and engineers to drive around Gurney Drive or Tanjung Bungah to seek for better examples. A normal guard-house with the “touch-n-go” entrance control bar to keep out strangers is the least that all other condo provides. Nothing luxury about it.
Looking at the progress of the 4-seasons garden, they look more like a jungle than a garden. But since it is a “work-in-progress”, I will reserve my comments until the final product is unveiled.
Another visible point is the balcony railing. Compare to Bayswater, Platino’s balcony design look very cheap. The use of thin metal railing is a safety issue for families with kids. A lot of residents would have to spend extra money to modify the balconies to make it safer and more solid. Even the neighbouring MPPPP hostel complex has better balconies!
If IJM wants to appear as a high-end developer with the launching of the Light Projects, Platino should be a show-case to attract future buyers. With the sub-standard completion of Platino, no wonder the Pearl Regency nearby is a failure!
You can con some people some of the times but you cannot con all the people at all times. Those who bought Platino or has invested into Platino is going to make sure that IJM live up to the name of “LUXURY”!
