Dear all interested buyer, please be informed that there is only one car park allocated for each units and not 2 as some had advertised. Only can rent 2nd. car park on first come basis. New buyer cannot continue renting the parking lot previous owner (seller) enjoyed so as to give those on waiting list a chance. Waiting list is easily 140 names long.

If comparing Jay series and Kingfisher, which is better?

And based on the economy situation now, is it advisable to buy a property?

and what about the rental? averagely could rent it out for how much?

Need advice.. :)

Jay series is 2 block with 8 units per floor and carpark is allocated. No visitor car is allowed. Kingfisher series consist of 3 blocks with 6 units per floor. Carpark is free parking and limited visitor is allowed daily. Build up area is the same. Rental subjected to floor, view and furnished or unfurnished conditions.

Again I would like to say that there is only one car park lot for each unit and it is not allocated. It is first come first park at the multi storey carpark.

Regarding 9-12A-1 for sale at RM160k, please ensure the hidden cost b4 you intend to bid for the unit. I heard that outstanding interest has to be bore by the new owner. YOU ARE INFORMED!

Worse apartment, some day can smell people cooking something very very very terrible smell! (not a nice , tempting smell but its kinda salty fish) This smell is VERY STRONG . someday, my neighbour house even got those smoke fly inside her house til wake her up at 6am in the morning..

Terrible parking , as most of apartment too.. 1 per 1 unit.. Wanna apply extra? wait for at least 6 years til you got one. Seriously. I live here with NO CHOICE to move since 2005 , apply since then until now still long queue.

And for the outside apartment, Hard to find a free parking too. As many resident apartments around this area so its always FULL.

Some kids playing football at the hallway even with signboard say "NOT ALLOW to do so" like nobody's business.

NOT RECOMMENDED!!!!!!!!!!! I hope i can get my ass out of here real soon..

Apartment Managers vs Resident Committees !

Has anyone noticed that apartments/condos & houses remain exhorbitantly high even with governtment 'offered' incentives to the devleopers? Kingfisher Apartments, Jalan Gangsa is approx 10 years old; started with approx RM135k but now its selling for RM210k (unfurnished) for a mere 700sq feet !!!

On top of that - there are management woes; which is the heart of this topic!.

Kingfisher apartment is managed by Robert Bench; however there is a resident committee. As I understood, committee is elected by the residents to represent residents and NOT management in this case Robert Bench (Correct me if I am wrong)!

In the case of the Kingfisher (K series) apartment, its like a small state governed by a warlord. Like a prison with no walls! You have the freedo of in/out (in some cases not) yet no freedom to think/decide.

Election is 'wired' (if thats the correct word) with the previous year's committee members representing many units (paperwork unseen/unaudited) ! Therefore its always a sure-win on their side.

Hiring/firing of managment staff and house rules are by the committee chairman.

Chairman can deny access to anyone - by word of mouth to the guards.

I quote parking incidents :-

1) Each unit has 1 access card. U can apply for a 2nd card but waiting time is 2 years

2) Visitors can drive in and part BUT must leave before midnighty; that is no overnight parking.

3) A visitor can apply for 1 week's parking a month only.

Above 3 rules are set by the committee chairman ! Nothing wrong right?

1) Why so long a list when there is a whole floor of empty car park lots?

2) Written approval given in black n white but visitor still denied access? Management suddenly decide not to give !

3) My sister visits me, but was denied access !When reason was asked for quote "no reason; committee chairman says

so; not happy go report to police" unquote !

Are there un-recorded reservations?

Is the chairman acting on behalf of the residents or Robert Bench. The chairman of Kingfisher - as told by the security guards to us - that he GAVE UP HIS JOB, to manage the Kingfisher apartments. Wow ! Samaritan?! He is below50, give up his career to contribute selflessly?!!

I have stayed in Kingfisher only 2 years - to me; things arent right. Yes I sold and gain a profit, but I still think its not worth the price /service rendered.

Saya, amat kecewa terhadap Pengurusan Kingfisher. Hal ini bukan kali pertama kami lalui. Pada tarikh 29hb April 2011, saya menyerahkan borang permohonan kepada Encik Tan Sai Fou (Robert Bench) untuk membenarkan kereta bapa mertua saya meletak keretanya di tempat letak kereta untuk beberapa hari. Permohonan saya telah ditolak oleh Encik Tan kerana beliau mengatakan bahawa unit apartment saya telah mencapai had. Encik Tan memberitahu kami bahawa setiap unit apartment hanya dibenarkan 5 malam untuk pelawatnya dalam sebulan. Oleh itu, kami meminta jiran kami untuk memohon bagi pihak kami. Permohonan itu juga ditolak kerana Encik Tan mengatakan pula bahawa kereta yang sama tidak boleh meletak lebih dari 5 malam. Kami sangat meragui kenyataan Encik Tan oleh sebab dia sering kali memutar-belitkan kenyataannya. Malah, saya pun bertanya Encik Tan sama ada terdapat sebarang prosidur atau polisi yang dapat memyokong kenyataannya itu. Beliau memberitahu bahawa tiada sebarang polisi dan prosidur. Kami sangat kecewa dan marah atas alasannya. Malah, kami meminta jiran kami menukar kereta nombor ke kereta lain dan pihak Pengurusan terus meluluskan permohonan itu. Ini jelas menunjukkan bahawa keputusan Encik Tan bukanlah berasaskan sebarang polisi dan prosidur tetapi kepada keputusannya yang berat sebelah dan mengikut perasaan hati.

Pada tarikh 4hb Mei 2011, ibubapa mertua saya ingin tinggal di rumah saya dengan lebih lama. Oleh itu, saya memohon sekali lagi dengan menggunakan kereta nombor mereka dan nombor unit apartment saya. Permohonan itu diluluskan dan surat itu dimasukkan ke dalam peti surat kami. Namun pada hari ini, sekuriti tidak membenarkan ibu mertua saya masuk ke dalam tempat letak kereta. Mereka berkata bahawa surat itu tidak ada tandatangan. Kami terperanjat kerana di atas surat itu memang sudah ditandatangani.

Buat masa sekarang, kami amat mengkhuatiri akan keselamatan ibubapa mertua saya yang sudah uzur kerana jikalau mereka terpaksa meletak kereta di Jalan Gangsa yang diluar kawasan perumahan saya, mereka akan terdedah kepada banyak risiko bahaya seperti kes ragut dan kemalangan.

Kami amat kesal atas tingkah laku pihak pengurusan dan oleh sebab itu, saya becadang untuk melaporkan perkara ini kepada pihak polis untuk tindakan selanjutnya. Laporan polis ini juga boleh bertindak sebagai platform untuk saya mengambil tindak guaman masa depan sekiranya terdapat sebarang perkara yang tidak diingini berlaku.
