For u who can't afford to own one unit, will tend to say crab thing.
Move to jungle lar if u find penang traffic is a problem for u.

I stayed there for the past 8 months, weekly using Tennis court, I don't need to pay any single cents.

i stayed at Springfield Condo
(near the entrance of Desaria) and i never had a problem with traffic there....and the traffic lights to turn into Desaria is controlled by sensor at night.

i been staying there for some time now. it is such a pleasure waking up to the sea view. and the jungle behind provide a sense of adventure. moreover, the facilities are good and there is a sense of space in the condo. wont trade it for the world!! think those who complain are sourgrapes...

hello, just to share somethig with y'all. I've been living in Regency Heights for a few months now. So far no complains. Great view, smooth traffic, spacious (in and out)....i dont see why people would realy complain much...perhaps the place is still new...many units are still undergoing reno and the elevators & car park is still dusty....but i believe after all that, the palce would be fabulous... :)

A friend of mine just sold hers at Block B for 410k(with slight reno done). Think it's above 8th floor but definately not the penthouse. Her unit has 2 car parks(back to back) and it's facing city view. Regency Heights's price is definately appreaciating very fast :) despite some dude's complaints here.(sourgrape)

410k, sure or not? I am a property agent but I never heard any unit is selling for that price; atmost some owner wish to sell for 360k. 410k is a bit 'over' la. All unit is standard size, what so different about this one? Anyone knows the detail(which floor and which unit)? Are you sure is block B? If it is the show unit in block C, then probably it can sell for that price because has a lot of reno.

Opps, my bad, i checked with her again, it's actually block C, city view(also pool view). With 2 car parks(b2b) and the reno in detail is extended kitchen with solid surface tabletop, fully re-tiled bathrooms with concealed aircon pipes as well as full plaster cyling. Also, she wanted 410k but ended up 385k after "discount". :)

i must say that compared to all other apartments,RH seems to attract a more interesting debate, especially with regards to the selling price.

i have a unit in block D (thought this block offers more privacy and more views, without other blocks staring at yr face) but havent stayed in it yet. havent thought what i will do with it... but it is nice to know that RH is quite a popular place after all.....

for security reasons, my unit is at the higher floors (10th and above floor). bought it for about 250K, i think it was a soft launch then. at that time, just cardboard models, no show unit yet. that price doesnt include car park.
out of curiosity, why does RH generate so much publicity, when there are so many other condos around? is it because it is more affordable?

I personally think this is a very good condo. I think IOI(palmex) did a very good job. I'm loving my apartment now and very glad that i bought it.
Judging by other IOI(palmex) projects like Vistaria, i can see that the management and the facility maintainance is very good. Especially Vistaria, after so long the apartment surroundings is still in very good shape and in fact the price have already reached 260k.
Does anyone know if Palmex have any other condo/apartment projects launching soon in near future? i'm definately interested.

hey elite, i am also agent. based on my experience, we need to always aware what the client want and try to meet his/her requirement. usually client engage more than one agent. if agent A could not meet his requirement but agent B can, then he/she will pay to agent B. i think this is fair enough.

the problem is not on the client nor other agent. probably u hv to ask yourself 'why the client not come to me? am i doing good enough to meet their requirement?'. bare in mind client will only pay the $$ to whom that able to get him/her the property they want. are you disappointed your client or other agent is act faster than you :)

agent is not a bad career, keep it up dude...

by the way, I am not from leong housing.

the problem with agent to agent competition is that they ask for cheaper agent fees..usually 1%..but then other agent offer 1/2% only..so of course the buyer will go for the 1/2% agent..there is no actual fixed rate..all price can talk one laaaaa........:)

Agent without license can give cheaper then 1%. But agent attact with company, they cant. croz company rule.

for board rule, commision is 2.75%. discounted become 2%.

we compare with other country. Japan is 8%. U.S 5% plus they only attach 1 properties agency.

Really feel happy for those who have made correct choice to buy this property. This is almost perfect except the road to town and FIZ.
I visited the show house years ago and at that time, I am not afford for a unit. The left over units were minimum 280K and above.
Now, the 4 blocks standing proundly at Sg. Ara.
Good choice guys!
Those rushing for The Spring, good luck for them. That is not a good place to stay.

Recently, I went to Regency Heights to have a look at this place as I'm looking for a place to call home. After failing to get a unit in The Springs on the soft launch day, I decided to have a look at Regency Heights.
This place amazes me. The landscape is beatuifully sketch. It makes you feel like as if you are in a hotel resort. One would never think of leaving his home in this environment. The air is fresh. The wind is strong. It's just so nice here. It makes me wonder if my failure to get The Springs is a blessing in disguise.
Although some might say that it's a bit far from town. But when you think of it, Penang island is so small. Even if you have to travel from 1 end to another, it's nothing compared to KL. And the traffic is not that bad. But in return, you get fresh air, tranquility, serenity and peace. The community there is also very good. Gives me the peaceful feeling.
I would love to make Regency as my permanent home. It's a good place to bring up kids as well. Plenty of place to run around.
This is just my opinion. Thought would like to share it here so that people out there who have not been to Regency will know that it is worth your time to have a look at this place.

frivolous remarks-the developer will not be interested in the secondary market of a ALL SOLD OUT PROJECT.anyway,the only determinant of the price is dictated by the universal law of supply and demand!!!

i seriously doubt anyone will sell their condo for anything less than 320K, but of course that depends on the floor level. yup, it is the demand and supply thing again. for example, the 13th floor condo at Rh costed at least 250K alone, that is in 2004-2005, not counting additional carparks. who would sell it now for just less than 300K?

Hi to the person who bought 13th floor unit for < 300K. How did you come about such a good bargain? Care to share with us who wants to get a unit in RH but can't coz the demand has push the price up. Banks are not valuing the place so high. Max 320K. So it's difficult for working class people like us to scrap the balance + 10% (can only obtain 90% loan for properties >250K) from own pocket. may i know why people commented on the jam at sg ara as a disadvantage for RH? is the jam at the road joining to the main road at the traffic light or further down at relau? how bad is this jam? so far, i do not see any heavy traffic or lots of cars parked by the condo, but then i havent been there during early morningr or evenings. anyone care to comment? i plan to live there soon

For the traffic, the road to relau normally very jam. The new road to Jalan Tengah is better, but will be jam during peak period at the T-junction. If you taking the new road, turn to PISA, you will still facing the traffic at BJC.
If you work at Georgetown, which road you take also will caused a jam. If you work in FIZ, still can take a small road to B'Bruan. Also can take the road to Bayan Lepas, through airport.

if u hv punted or invested in the property market in shanghai in early nineties u will be literally scarred for life.apartments or houses plummmeted 80%
in the asia financial crisis in late 90's property prices drop a whopping 40-60% in singapore HK and BKK
malaysia by and large has been sparred this 'catastrophic' phenomenon but that doesnt mean it cant happen in the future
my take-property can rise as well as fall.10 years down this slippery slope of slow growth and little economic activity in penang your regency heights value can be a fraction of what u pay

on the other hand if economic growth is vibrant and robust healthy GDP growth rates in the next 10 years the price can be three fold or more instead
moral of the story-property prices like other commodity prices are subjected to the 101 economics -supply and demand!!!

RM360K is on the high side. Of course one is allowed to put any price one likes but there will be no buyers unless the price is more realistic. Maybe at 260K.

i dont think you can put a price of 260K without considering anything else. there is a price difference per floor of 3,500. ther prices of the lower floors started at less than 200K some years back. 260 maybe reasonable for these units now. i bought my unit, sea facing on 15th floor with 2 car parks for 255k (250+5). put in all the lawyers fees and other costs and the final price i pay is much more. no one in their right mind will sell it for 260K, at a loss! maybe 320K plus??

To anonymous, if you owned a unit do you willing to sell at 260K where you can't get it in the market now. At least 300K above and how can you expect the owner of RH to sell you 260K? Unless it is a haunted house otherwise no one will sell you at the price you expecting. If you don't have the budget go for other project. Stop wasting your time looking for RH at 260K.

I agree with the few anonymous above. You can not get RH for less than 320K now. It is at least 320K (and you are considered lucky to get RH at this price). Mostly it's now >320K. The latest I heard is 320K for non-sea view unit with 1 car park at normal floor.
I was interested in RH, that's why i know the market price. But can't afford it as banks value the property at 320K the most. If high floor with 2 car park, I was told maybe can push to 330K but then the market price for these units are at least 350K. This makes the initial layout (assuming 90% loan is obtained) to be >50K). That's why i cant afford it. Don have so much cash.
So to the agent above who mentioned that banks value RH at at least 330K, may i know which bank you are referring to? Thanks.

The 320K+ is the price for original unit. But recently there is no more units selling at 320K. The least is 330K bare unit.
Prices for units with renovation and high floor depends on the extend of the renovation and view. Very difficult to say.

i wonder how the fuel and electricity hike will affect property prices? i dont see property prices coming down as the costs of building will increase. but at the same time, people will tighten their belts and will not purchase unnecessarily. brace yourselves.......

prices of property will not be adversely affected by the not unexpected steep rise in the cost of construction materials etc
to any developer cost of construction accounts for an insignificant amount in their overall cost in the developement of a housing estate

in fact the most expensive item is the cost of purchasing the land or in other land scarce cities -conversion cost of land

property and stocks are mathematically inversely proportional to prevailing and future interest rates-in other words if we anticipate an increase in rates,stocks will respond negatively immediately and properties 6 months later
again property is an ILLIQUID investment-one cannot go in and out literally like stocks

RH is too new to be haunted!! just a bit worry that the jungle may become a concrete jungle if RH decides to build something there, land is afterall expensive. there goes the tranquility of RH. sea view will be safe, nothing can come in the way, though the sea is really far away, i think.

is this an isolated case or a true reflection of the declining price after the initial hoopla/euphoria over a new condo?
if indeed this is the current price then all this previous claims/disputes of 300k and above can be construe as speculators hefty profit taking not uncommon after the completion of a new condo

i think there is no truths or untruths here. if you go to an agent, the price quoted will be about 320-360K. some may be lucky to buy it cheap due to some sellers desperately wanting money or selling it on their own. at the end of the day, a good condo which fulfil most of your requirements is hard to find. so far, regency heights did not disappoint in terms of service, delivery and quality, which is important. other grouses such as traffic or location is personal, cant be helped. looking at the future, property prices are unlikely to drop much, penang has been thru rough times too, but prices still go up..............
i have faith in penang properties, expecially those well built...

nope, i am not implying anything at all here. property prices go up and down, no doubt. but at the end, it still goes up in penang. all the principles of buying good property still applies in penang, location etc. but still, land is scarce and provided the there is good governance and resilence in the economy, property in penang will still eventually go up due to lack of land. i can commnet nothing about elsewhere in malaysia.

Wow, RM400K? Isn't tat a bit too much? Sunny, din you advise your client that it is quite difficult to sell at this price? Original unit, 2 car parks, high floor, non-sea view is going for RM350K. Thus, sea view should be an additional 20K? RM400K is like RM50K extra dee. I personnally don think tat's reasonable.

but their existence in the blog have hike much of the apartment price not just on RH. Saaad but well they are cari makan also just that sometimes felt they all too much. My advise go to bank to ask for the valuation of the property instead of following the price post in the blog. Never we got SHADOW blogger the set the bottom price higher and higher.. haha *grumble* *grumble*

The value bank gives to properties are the real value whereas those trading over hands currently are values set by the forces of demand and supply. Those set by bank are more realistic as this is the actual price which can be fetch if the property were to be sold at forced market i.e auction. All banks in Penang don value RH more than RM310K and that's also for high floor with 2 car parks.

if anyone is seriously thinking that they can buy RH condo at bank valuation price, they should think twice. market forces determine the actual value, no one goes by what the bank says. RH is peaceful, good building design and certainly very liveable. BTW, i am no speculator. wish everyone good luck in their quet to find their home, it is certainly getting tougher nowadays.

if bank's valuation is only 300k and the average transacted price is 330k and above,buyers/purchasers will have to dig deep into their pockets to pay 30k in addition to the 10% deposit which will make potential secondary market payers forking a hefty 60k initial payment for a 330k flat
well this is akin to buying a 600k flat with her 10% downpayment!
perhaps the buyer should consider a penthouse instead!

This is the first time I heard someone urge to follow bank valuation price, very interesting indeed. I belive this fellow never study the price change of this condo. My 'word of advice' to you, find out the price change of RH from Nov 2007 until now, and 'analyse' what will happen if to follow the bank valuation. i think it will be foolhardy to dismiss banks valuation of a property as irrelevant or a poor reference point.

how would one value an apartment going for 400k whereby the owner ostensibly claims to have spend 60k in renovation.banks or for that matter any estate valuer would 'disregard' the cost of making the apartment 'inhabitable'

perhaps we should use the valuation as a yardstick to work out the market value of the premises which again is subjected to the formulae of supply vs demand

We are civilised and educated people here. We don use names or critized others in such rude manner. If you disagree, then just say so in a nice and civilise manner. Me too disagree with the real estate agent who said that we should refer to bank valuation when buying properties. But I can only put my views on why I think otherwise here. Nothing stooping so low as to call names and critise rudely.

I also think that the prices of properties should be with reference to current market price. Bank valuation, yes it's important when it comes to bank loan. However, the usefulness of bank valuation just stops there. If there is demand, properties can still sell for above bank valuation. The only issue is whether the buyer has sufficient fund to close the gap between approved loan amount (based on bank valuation) and actual selling price.

80% or 100% or 180% occupancy rate is not the problem to those are really interested in acquiring a unit in RH. I'm one of the RH owners. I paid almost rm100k additional to the original buyer. But NO REGRET.. bcoz Windy + Good Environment + Facilities + Permenant Night View + Convenience > RM100k that i paid for. Even offered RM400k to sell my house (which i can earned RM50k), i still think twice to let go...

who would release an RH condo at 310K, unless it was bought at about 210K beforehand (unless it is a desperate seller or a speculator in trouble)? current market prices are at 350K, give or take.

it is a well designed, well run, quiet reasonably spacious condo with guaranteed seaviews.

my only grouses are: pool a bit small, a bit far for me as i work in Georgetown, sea a bit far. but the good outweights the cons, and i am very happy with this condo. what is wrong with 80% occupancy, you get a bit of peace then. as long as it is not like 20% occupancy and like a abandoned building! ;)

Yes, some banks evaluate RH as 310k, and some 330k. But if you really do some study and observe the trend of penang property price, the bank evaluation price is always much lower than actual selling price

wah wah wah.... The property market really so good meh? Last month owner asking 330K, this month owner asking 380K and even some asking 420K. Shooting up like a rocket. Predict next month will touch 500K :)

But 1 thing weird, the salary not shooting like rocket but the property prices are. What surprise me is overall news (business, property, stock) are negative and yet the prices are crazy. Where this demand came from? They are rich people? It seem like the property market (Supply and Demand) a bit abnormal. Just can't understand the trend now. Can someone expert explain on this?

i am an owner of RH but bought it for own stay, not for investment purposes.

i also noticed that the prices quoted doesnt quite tally, people normally paid about 320K for the units whereas the prices quoted are about 350K onwards. i guess that after bargaining, the agreed price is lower than the asking price.

maybe most sellers are not hard-up to sell, so they try to drive a hard bargain.

whatever it is, RH has some good points are relatively trouble free, so the demand will be there for now. my 2 cents worth

Before accusing others of cheating, I hope people who complain do some surveys. Springfield (just below Regency heights) with 99years leasehold is selling up to $190k at only 800+ square feet. Vistaria shots up to $260k already. Sunrise, 1+ year older than Regency Heights, and 250 square feet less, already approaching $300k.

So, with the current market price, an ordinary RH already selling at above $330k. Higher floors during launch has additional $4k or $3k per floor after 8th floor or something, anything below has additional $2k per floor if not mistaken. Buying from developer, if the unit price is $230k, example at 15 floor will need addtional ~$40k. So the buying price is already up to $260k. Add S&P, lawyer, bank and other fees, the owners actually paid ~$270k at 1 parking. This is during launch.

The one bought at $335k posted above is a bargain as there's 2 parkings. Facing seaview will have additional $15k to $20k extra. Additional parking would be $10k to $15k extra. Renovation, depending on the extensiveness, would add up from $50k to $80k. Think about it, fully reno with seaview with additional parking fetching $330k + $55k + $15k + $10k = $410k, is not out of this world. you do your maths, go take a look at bayswater price hike before coming back with sourgrapes. some more, in months to come, materials like cement, steel bars are increasing more than 30%, fret to think what will happen to the existing house price. New completed units have the advantage that the development has finish, the issue of whether the developer would run away is no longer valid. at this moment with economy shaky, you never know if the developer with on-going projects would be able to keep up with the rising costs of materials.

Another tips, the D'piazza units beside sunshine previously selling at ~$250k with 2 parkings, once completely would certainly fetch around $400k. Look at the semi-D at Queen's Bay, launching is $700k +, now almost complete is fetching more than $1.2million. The thing is, people is still grabbing them. In fact renting one at RH is very expensive, more than $1.2k per month, i know it's crazy, but that's the market.

This is the reality, buy now or you can't afford the price hike later. Economy might fall, but history dictates that housing price never drop during economy slump, only the sales become slow, developer less projects. i should have bought a property 2 or 3 years back when i can afford it at $250k+, now, i'm stuck at renting high price units, and not able to afford buying a new one. any projects above 1000 square feet are selling at above $350k now.

Come on, do not spread rumor simply. I am RG HT owner, stayed here so long never heard anything about that. This haunting issue will spoil RG HT image and value. If published with good intention for pre-warning, he/she got the positive credit in their personal records. But if just spreading a rumor with evil mind, he/she will get the "curse" in return. RG HT management can trigger police investigation when necessary. Internet is so common nowadays that all seller or buyer is allowed to advertise on their own without agent. What's wrong with that ?

Actually this is the 1st time i heard RH is haunted because for nearly 2 years that i have stayed, it is the best condo that i have lived in. The corridor + carpark is so bright that you do not even need light inside your house (so to speak).
As far as i know, Blk C is slow to sell the hse is due to price issue and not because of some issue. I have met with many agents of different agencies and most of them are quite good chap. But i'm sure slow or not, many ppl like RH a lot and will eventually sell
