For u who can't afford to own one unit, will tend to say crab thing.
Move to jungle lar if u find penang traffic is a problem for u.
I stayed there for the past 8 months, weekly using Tennis court, I don't need to pay any single cents.
For those who complaint the high price, please just tell me where else in Penang can u get 1258sft at below RM330K ? for freehold n big landscape + mountain trek.
block D, 9 floor, seaview with 2 car park, selling with 315k, not negotiable.
bad car park ? traffic horrible? why someone said so? must got some reasons behind, can clarify ? mind to share your opinions ?
i stayed at Springfield Condo
(near the entrance of Desaria) and i never had a problem with traffic there....and the traffic lights to turn into Desaria is controlled by sensor at night.
block D, sea facing, 13th floor, 2 car park.For 330K.
never have any problems with traffic there, roads are wide. traffic lights to desaria working perfectly fine. wonder what all this fuss about the traffic is all about????
i been staying there for some time now. it is such a pleasure waking up to the sea view. and the jungle behind provide a sense of adventure. moreover, the facilities are good and there is a sense of space in the condo. wont trade it for the world!! think those who complain are sourgrapes...
Any more info for this block D, 9 floor, seaview with 2 car park, selling with 315k, not negotiable.
block D, 9 floor unit is now add on extra 20k --> 335k. Still interested? NOT negotiable, take it or leave it.
block d, 9 floor unit. pls sell 4 reasonable price, dont simply hike up the price & screw up the market value. Wt 335k, I hv many better choices than RH. thk abt it...

Pls provide contact no if it is true rather than saying raising up the sale price...
r u willing to pay 335k or more for this condo? i thk is original unit w/o reno and furnish...
Any more info abt --> block D, sea facing, 13th floor, 2 car park. For 330K.
hello, just to share somethig with y'all. I've been living in Regency Heights for a few months now. So far no complains. Great view, smooth traffic, spacious (in and out)....i dont see why people would realy complain much...perhaps the place is still new...many units are still undergoing reno and the elevators & car park is still dusty....but i believe after all that, the palce would be fabulous... :)
A friend of mine just sold hers at Block B for 410k(with slight reno done). Think it's above 8th floor but definately not the penthouse. Her unit has 2 car parks(back to back) and it's facing city view. Regency Heights's price is definately appreaciating very fast :) despite some dude's complaints here.(sourgrape)
410k is a BIT over for "slight" reno..
410k, sure or not? I am a property agent but I never heard any unit is selling for that price; atmost some owner wish to sell for 360k. 410k is a bit 'over' la. All unit is standard size, what so different about this one? Anyone knows the detail(which floor and which unit)? Are you sure is block B? If it is the show unit in block C, then probably it can sell for that price because has a lot of reno.
block got back to back car park meh? only block c and d basement car park got back to back car park, right? block a and b is multi level car park
Opps, my bad, i checked with her again, it's actually block C, city view(also pool view). With 2 car parks(b2b) and the reno in detail is extended kitchen with solid surface tabletop, fully re-tiled bathrooms with concealed aircon pipes as well as full plaster cyling. Also, she wanted 410k but ended up 385k after "discount". :)
"fully re-tiled bathrooms with concealed aircon pipes as well as full plaster cyling"...fully retile and plaster ceiling in BATHROOM?? Are you sure?? Somemore 410k reduce to 385k? Be frank, I am very doubt abt your statement. Mind to let me know which floor and which unit in block C? I need to find out more detail...I've few frens staying in block C, they will able to find out...I just call some other property agents too, none of them know about this unit...
If this statement, by 'someone', is just to give the impression that regency height has high selling price now, please stop to spread the rumours..we know regency is on high demand, but we want to know the true...
dear all,
i must say that compared to all other apartments,RH seems to attract a more interesting debate, especially with regards to the selling price.
i have a unit in block D (thought this block offers more privacy and more views, without other blocks staring at yr face) but havent stayed in it yet. havent thought what i will do with it... but it is nice to know that RH is quite a popular place after all.....
block D owner, mind to let us know which floor your unit belongs, and how much is your purchase price?
for security reasons, my unit is at the higher floors (10th and above floor). bought it for about 250K, i think it was a soft launch then. at that time, just cardboard models, no show unit yet. that price doesnt include car park.
out of curiosity, why does RH generate so much publicity, when there are so many other condos around? is it because it is more affordable?
its bcoz rh just obtain strata title
thanks for the info. sorry if my questions are funny but how does that change anything? RH will be a bit more popular with strata titles but there are plenty of condos with titles too. i thought it is the affordable prices that attracts people.
I personally think this is a very good condo. I think IOI(palmex) did a very good job. I'm loving my apartment now and very glad that i bought it.
Judging by other IOI(palmex) projects like Vistaria, i can see that the management and the facility maintainance is very good. Especially Vistaria, after so long the apartment surroundings is still in very good shape and in fact the price have already reached 260k.
Does anyone know if Palmex have any other condo/apartment projects launching soon in near future? i'm definately interested.
i also feel that palmex has done well. i was previously staying at pearl view at tg bungah, a low density condo and i like it very much. didnt expect the strata title to be obtained so quickly though, or am i behind time?
what is the price differences between higher floor (10th and above) and lower floor now? btw, if 335K for 2cp, how bout unit with only 1cp? thanks!
recently there was 1 unit sold with 335k. green hill with 1 car park, high floor. so it depeneds on your luck.
spoken to a local bank for home loan but was surprised to hear that the value for RH is about M$280K and max M$300K (regardless of upper or lower floor), is it true? can someone help to clarify? thanks!
yes, u r right. maybank only quote for 290k regardless of high/low floor, green/city view and number of car park. regency height is overpriced due to the crazy seller and crazy buyer; not based on the property value. but guess wat? ppl still buy if > 330k...
haha from Elite..
Buy my client all purchase already ...
even D-9-1.. after aborted RM335k..
i try nego RM330k for him. he refuse,
but i heard he purchase at RM330k with leong housing agent =.="
agent not really nice career.
sad
hey elite, i am also agent. based on my experience, we need to always aware what the client want and try to meet his/her requirement. usually client engage more than one agent. if agent A could not meet his requirement but agent B can, then he/she will pay to agent B. i think this is fair enough.
the problem is not on the client nor other agent. probably u hv to ask yourself 'why the client not come to me? am i doing good enough to meet their requirement?'. bare in mind client will only pay the $$ to whom that able to get him/her the property they want. are you disappointed your client or other agent is act faster than you :)
agent is not a bad career, keep it up dude...
by the way, I am not from leong housing.
All,
I don't think it is good to mention the agent company name and the client unit detail here. It is against privacy. This blog is to discuss about Regency Height, not for property agent story. No offence. Thanks
the problem with agent to agent competition is that they ask for cheaper agent fees..usually 1%..but then other agent offer 1/2% only..so of course the buyer will go for the 1/2% agent..there is no actual fixed rate..all price can talk one laaaaa........:)
Block D, fully reno, 330K. anyone interested? please leave your contact.
which floor?
mind if i ask facing greenhills, sea or city view? thanks!
balcony is facing greenhills but room facing city view
5th floor. actually is my friend's condo.
If original unit for 360K at middle floor, I personally think it is very expensive. Please sell for reasonable price... Thanks
ya, 360k is expensive. but with 2 car parks, may be can consider la, nowaday not easy to find extra car park...
May I know the 360K is which block and which level?
sunny, what is your client preference? floor, block and view? i am selling 360k net. please confirm otherwise it is waste of time :)
Agent without license can give cheaper then 1%. But agent attact with company, they cant. croz company rule.
for board rule, commision is 2.75%. discounted become 2%.
we compare with other country. Japan is 8%. U.S 5% plus they only attach 1 properties agency.
I've called few numbers posted in this blog and found most of them are fake, or the owner do not realise that their number has been posted and they are not selling their unit. Please do not make fun of people and stop your childish action. We are seriously looking for the useful info in this blog.
Really feel happy for those who have made correct choice to buy this property. This is almost perfect except the road to town and FIZ.
I visited the show house years ago and at that time, I am not afford for a unit. The left over units were minimum 280K and above.
Now, the 4 blocks standing proundly at Sg. Ara.
Good choice guys!
Those rushing for The Spring, good luck for them. That is not a good place to stay.
Recently, I went to Regency Heights to have a look at this place as I'm looking for a place to call home. After failing to get a unit in The Springs on the soft launch day, I decided to have a look at Regency Heights.
This place amazes me. The landscape is beatuifully sketch. It makes you feel like as if you are in a hotel resort. One would never think of leaving his home in this environment. The air is fresh. The wind is strong. It's just so nice here. It makes me wonder if my failure to get The Springs is a blessing in disguise.
Although some might say that it's a bit far from town. But when you think of it, Penang island is so small. Even if you have to travel from 1 end to another, it's nothing compared to KL. And the traffic is not that bad. But in return, you get fresh air, tranquility, serenity and peace. The community there is also very good. Gives me the peaceful feeling.
I would love to make Regency as my permanent home. It's a good place to bring up kids as well. Plenty of place to run around.
This is just my opinion. Thought would like to share it here so that people out there who have not been to Regency will know that it is worth your time to have a look at this place.
Hi, I am glad that you finally clear the maze and see the truth. I do not owe a RH unit but I also think this is a good place.
I also feel amazing about the guys willing to spend additional 30K to 40K to fight for a unit in The Spring. They haven't open their eyes on other condo.

Hello there.. So there's some1 out there who share my thoughts. Nice to meet you. I'm planning to get a unit in RH. But trying to find a unit which i can afford. Would be willing to thrift a little just to for the chance to own this heaven home. Are you 1 of the proud owner of RH? If yes, i hope i can be your neighbour someday (even from different blocks). At least, there's another RH lover. Cheers...
Car park can sell alone without attach to the unit?
Now the market price for car park so high already?
Of course i can sell the car park alone since the car park is mine. You just have to pay the money and sign the S&P and the car park is yours.
I have called the developer yesterday and was told that the market price for Regency Height is RM320k. You may check it out with PALMAX; TEL: 604-6469022 / 604-6469023. Thx
frivolous remarks-the developer will not be interested in the secondary market of a ALL SOLD OUT PROJECT.anyway, the only determinant of the price is dictated by the universal law of supply and demand!!!

Henry butcher is valuing this place for rm280K, same as a few more valuers. but for higher floors above 10th onwards, value can go up another rm10K. I hope i knew about this place and bought it much earlier :(
i seriously doubt anyone will sell their condo for anything less than 320K, but of course that depends on the floor level. yup, it is the demand and supply thing again. for example, the 13th floor condo at Rh costed at least 250K alone, that is in 2004-2005, not counting additional carparks. who would sell it now for just less than 300K?
i bought 13th floor for less than 300k. :) Just a month ago ....
i bought my unit 13th floor, less than 300k. :)
Now i'm looking for another car park ~~
how lucky are you! hope i can get a unit with <300k as well... :)
Are you deal with the agent?

Hi to the person who bought 13th floor unit for < 300K. How did you come about such a good bargain? Care to share with us who wants to get a unit in RH but can't coz the demand has push the price up. Banks are not valuing the place so high. Max 320K. So it's difficult for working class people like us to scrap the balance + 10% (can only obtain 90% loan for properties >250K) from own pocket. Thanks for the info.
I bought less than 300k from agent. I think it's a good deal. Nothing much to share, i was just looking around pearl garden, ivory then my agent told me bout regency height. Maybe pray for a right house and good deal? :)
All RH owner, did any of you managed to get the facility of broadband access?
The broadband facility was advertised but I dont seem to get it.
Hi, I am looking for a unit in RH to rent in June. Pls let me know if there is any available. Thanks.
may i know why people commented on the jam at sg ara as a disadvantage for RH? is the jam at the road joining to the main road at the traffic light or further down at relau? how bad is this jam? so far, i do not see any heavy traffic or lots of cars parked by the condo, but then i havent been there during early morningr or evenings. anyone care to comment? i plan to live there soon
For the traffic, the road to relau normally very jam. The new road to Jalan Tengah is better, but will be jam during peak period at the T-junction. If you taking the new road, turn to PISA, you will still facing the traffic at BJC.
If you work at Georgetown, which road you take also will caused a jam. If you work in FIZ, still can take a small road to B'Bruan. Also can take the road to Bayan Lepas, through airport.
Wah... so expensive ar. RM360K. The launching price is only around RM250K. 100% profit ?.
Isn't that ridicules ?
to the person who says rm360k expensive, bank valuation is up to rm330k above,r u trying to say that when a person buys rm250k,he must resell for rm250k..what abt legal fees, stamp duties, bank interest, and etc..doesnt this adds up,and what abt market appreciation,
can u please buy any apartment/house at cost price, then after 10 years,i will come knocking on ur door to buy at the same price,if u can do that,i will bow and kiss ur head...
i am agent
property investment not unlike stocks undergoes cyclical 'fluctuations'
if u hv punted or invested in the property market in shanghai in early nineties u will be literally scarred for life.apartments or houses plummmeted 80%
in the asia financial crisis in late 90's property prices drop a whopping 40-60% in singapore HK and BKK
malaysia by and large has been sparred this 'catastrophic' phenomenon but that doesnt mean it cant happen in the future
my take-property can rise as well as fall.10 years down this slippery slope of slow growth and little economic activity in penang your regency heights value can be a fraction of what u pay
on the other hand if economic growth is vibrant and robust healthy GDP growth rates in the next 10 years the price can be three fold or more instead
moral of the story-property prices like other commodity prices are subjected to the 101 economics -supply and demand!!!
You are right mate. Our economy now shows signs of slowing down. The demand will be less.

RM360K is on the high side. Of course one is allowed to put any price one likes but there will be no buyers unless the price is more realistic. Maybe at 260K.
i dont think you can put a price of 260K without considering anything else. there is a price difference per floor of 3,500. ther prices of the lower floors started at less than 200K some years back. 260 maybe reasonable for these units now. i bought my unit, sea facing on 15th floor with 2 car parks for 255k (250+5). put in all the lawyers fees and other costs and the final price i pay is much more. no one in their right mind will sell it for 260K, at a loss! maybe 320K plus??
To anonymous, if you owned a unit do you willing to sell at 260K where you can't get it in the market now. At least 300K above and how can you expect the owner of RH to sell you 260K? Unless it is a haunted house otherwise no one will sell you at the price you expecting. If you don't have the budget go for other project. Stop wasting your time looking for RH at 260K.
if u r looking for a property below 300k or abt 260k, pls go for other project, RH is not a property u can affort. dont give unnecessary silly comments. if u says the economy slow down will bring down the property price, then u r more than welcome to spend ur own sweet time to wait until it happens; if u r looking for property now, then pls go to other blog, u r not at the level to buy RH. Nowsaday, new condo with >1000 sqft will definately over 300k. probably u should not plan to buy any property in Penang (which u cant affort), mainland property may be is ur choice
I agree with the few anonymous above. You can not get RH for less than 320K now. It is at least 320K (and you are considered lucky to get RH at this price). Mostly it's now >320K. The latest I heard is 320K for non-sea view unit with 1 car park at normal floor.
I was interested in RH, that's why i know the market price. But can't afford it as banks value the property at 320K the most. If high floor with 2 car park, I was told maybe can push to 330K but then the market price for these units are at least 350K. This makes the initial layout (assuming 90% loan is obtained) to be >50K). That's why i cant afford it. Don have so much cash.
So to the agent above who mentioned that banks value RH at at least 330K, may i know which bank you are referring to? Thanks.
Hello, can I know if the price RM 320k + selling with an empty house without renovation? How is the price if at high floor + renovate?
Actually the asking price for RH is really sightly higher then what bank rated it. But this is cause by high demand...sigh...
The 320K+ is the price for original unit. But recently there is no more units selling at 320K. The least is 330K bare unit.
Prices for units with renovation and high floor depends on the extend of the renovation and view. Very difficult to say.
i wonder how the fuel and electricity hike will affect property prices? i dont see property prices coming down as the costs of building will increase. but at the same time, people will tighten their belts and will not purchase unnecessarily. brace yourselves.......
and to those property speculators who bought lots of units, good luck selling them or paying the interest.......
prices of property will not be adversely affected by the not unexpected steep rise in the cost of construction materials etc
to any developer cost of construction accounts for an insignificant amount in their overall cost in the developement of a housing estate
in fact the most expensive item is the cost of purchasing the land or in other land scarce cities -conversion cost of land
property and stocks are mathematically inversely proportional to prevailing and future interest rates-in other words if we anticipate an increase in rates, stocks will respond negatively immediately and properties 6 months later
again property is an ILLIQUID investment-one cannot go in and out literally like stocks
anyone knows which unit faces the evening sun, the sea facing unit or jungle facing unit? is there any price difference between the west vs east facing ones?
anyone also care to comment on the problems with traffic coming out and into RH? will appreciate nay advice before i stay there, thanks!
i just bought below 300k ! to be exact 290k below ... :). I took my own sweet time to find ~ just bought it 2 months ago .... if it's haunted, i will definately post here first. :)
dear verlyn,
congrates!! that is an accomplishment. wonder if you can let us know the floor ( low vs high) car parks and sea/jungle view? i would like a feel of the price to expect before i negotiate. RH is too new to be haunted!! just a bit worry that the jungle may become a concrete jungle if RH decides to build something there, land is afterall expensive. there goes the tranquility of RH. sea view will be safe, nothing can come in the way, though the sea is really far away, i think.
high rise, view is jungle tracking place, 1 car park.
conflicting information or dis information from buyers/sellers in RH
some claim it is well nigh impossible to purchase for <320 and we have a buyet proclaiming otherwise
is this an isolated case or a true reflection of the declining price after the initial hoopla/euphoria over a new condo?
if indeed this is the current price then all this previous claims/disputes of 300k and above can be construe as speculators hefty profit taking not uncommon after the completion of a new condo
i think there is no truths or untruths here. if you go to an agent, the price quoted will be about 320-360K. some may be lucky to buy it cheap due to some sellers desperately wanting money or selling it on their own. at the end of the day, a good condo which fulfil most of your requirements is hard to find. so far, regency heights did not disappoint in terms of service, delivery and quality, which is important. other grouses such as traffic or location is personal, cant be helped. looking at the future, property prices are unlikely to drop much, penang has been thru rough times too, but prices still go up..............
i have faith in penang properties, expecially those well built...
are you implicitly telling the investing public that property prices in penang in particular and malaysia in general never goes south?
well, there should be loads of monies waiting to go into this market which can never go wrong
maybe the world should learn from the malaysia experience!!!
nope, i am not implying anything at all here. property prices go up and down, no doubt. but at the end, it still goes up in penang. all the principles of buying good property still applies in penang, location etc. but still, land is scarce and provided the there is good governance and resilence in the economy, property in penang will still eventually go up due to lack of land. i can commnet nothing about elsewhere in malaysia.
Hi to interested buyers,
I'm an owner to one block D unit, 2 car parks. Have fully renovated and furnished the place (with 2 ac, heaters, bar counters, build-in modern kithen, bed, wardrobe, tv cab, recliner sofas, wood flooring, plaster ceiling).
for sale/rent 400k/ 3k
...spent nearly 100k on reno & furn...thus the price.
so do let me know if you are interested, assure you you'll like the interior.
Hi may i know which floor and the unit is facing seaview, poolview or hillview? thanks
Dear All,
anybody else can let me know how much the market value for the following unit:-
Block B
level 3 Corner side
face swimming pool
2 car parks
full renovation done including dry and wet kitchens except rooms w/o wardrobe
Hrmmm... no response/news from the Block D owner who is selling for RM400K. Wonder if he's a genuine seller or just a person trying to test the market demand.
Wow, RM400K? Isn't tat a bit too much? Sunny, din you advise your client that it is quite difficult to sell at this price? Original unit, 2 car parks, high floor, non-sea view is going for RM350K. Thus, sea view should be an additional 20K? RM400K is like RM50K extra dee. I personnally don think tat's reasonable.
Just my opinion though. Cheers...
400k i think is reasonable, if with 2 car parks and good view.
Me too think RM400K for RH is too pricy. We barely hear bare RH unit selling for anything > RM380K. The most I heard was RM360K with slight reno.
wahhh...400k,looks like price of cement, raw material all go up,so property price also go up,like this,i better build my own home.
sunny..is this client price or "ur price".
I think I will just go buy THE SPRING. only RM350K for 1281 sq ft unit. Sea view and got promenade to enjoy.
block c is noisy. clear sound from the stree and swimming pool, prefer block d
hi,
its partially furnished, this unit is under negotiations.
Not to say BAD word about AGENT.
but their existence in the blog have hike much of the apartment price not just on RH. Saaad but well they are cari makan also just that sometimes felt they all too much. My advise go to bank to ask for the valuation of the property instead of following the price post in the blog. Never we got SHADOW blogger the set the bottom price higher and higher.. haha *grumble* *grumble*
it is not right to refer to bank's valuation price. everyone know the bank price always not up to date. currently maybank quote rh as 290k, but can u get rh with this price nowadays? the answer is no.
The value bank gives to properties are the real value whereas those trading over hands currently are values set by the forces of demand and supply. Those set by bank are more realistic as this is the actual price which can be fetch if the property were to be sold at forced market i.e auction. All banks in Penang don value RH more than RM310K and that's also for high floor with 2 car parks.
if anyone can buy rh with bank evaluate value(not greater than 310k) now, please post here. we want to know whether this is possible or any owner willing to sell at this price; otherwise please dont put any silly statement. and, 2 carpark definately will demand for higher price, this is common sense.
2 car park below 310k, r u kidding me? wake up please!! 1 car park oso sell for 340k liao lo.
if anyone is seriously thinking that they can buy RH condo at bank valuation price, they should think twice. market forces determine the actual value, no one goes by what the bank says. RH is peaceful, good building design and certainly very liveable. BTW, i am no speculator. wish everyone good luck in their quet to find their home, it is certainly getting tougher nowadays.
Hi All,
I just sold my unit (2 car park, high floor, sea view) with 370k :) Mine is bare unit.
Ex-RH Owner
if bank's valuation is only 300k and the average transacted price is 330k and above,buyers/purchasers will have to dig deep into their pockets to pay 30k in addition to the 10% deposit which will make potential secondary market payers forking a hefty 60k initial payment for a 330k flat
well this is akin to buying a 600k flat with her 10% downpayment!
perhaps the buyer should consider a penthouse instead!
that's life, man. if you want it, you have to pay for it and make sure you got the savings. let's face it, less launches this year and well built and maintained condos are always in demand. there may be some desperate sellers but i feel these are few. they probably deserve to be burn anyway if they speculate.
just a word of caution. always follow bank valuation. do not purchase higher than that. not worth the risk. sooner or later, the price will drop below bank valuation price.
real estate invester.
burn ur head!! if u cant afford it, then PLEASE keep ur bloody mouth shut!
halo, kawan, this is subsale market, dont talk abt the bank price la, 10% downpayment la, speculate la, burn la...if u dont have money for this condo, go to the cheaper one which u can afford, dont waste yr time and talk blank here, okay?!
This is the first time I heard someone urge to follow bank valuation price, very interesting indeed. I belive this fellow never study the price change of this condo. My 'word of advice' to you, find out the price change of RH from Nov 2007 until now, and 'analyse' what will happen if to follow the bank valuation. Funniest part is, this guy called himself 'real estate invester', it's really laugh of the day. Malaysia 'boleh'!!
i think it will be foolhardy to dismiss banks valuation of a property as irrelevant or a poor reference point.
how would one value an apartment going for 400k whereby the owner ostensibly claims to have spend 60k in renovation.banks or for that matter any estate valuer would 'disregard' the cost of making the apartment 'inhabitable'
perhaps we should use the valuation as a yardstick to work out the market value of the premises which again is subjected to the formulae of supply vs demand
To the person who said 'burn ur head!! if u cant afford it, then PLEASE keep ur bloody mouth shut!' & the subsequent 2 anonymous,
We are civilised and educated people here. We don use names or critized others in such rude manner. If you disagree, then just say so in a nice and civilise manner. Me too disagree with the real estate agent who said that we should refer to bank valuation when buying properties. But I can only put my views on why I think otherwise here. Nothing stooping so low as to call names and critise rudely.
I also think that the prices of properties should be with reference to current market price. Bank valuation, yes it's important when it comes to bank loan. However, the usefulness of bank valuation just stops there. If there is demand, properties can still sell for above bank valuation. The only issue is whether the buyer has sufficient fund to close the gap between approved loan amount (based on bank valuation) and actual selling price.
Cheers...
penang is now listed as UNESCO world heritage site!! it is a very prestigious title, many many countries will try their best to obtain it and this will be very good for penang, making it more famous overseas? any comments how it may affect property prices?
anyone with a penthouse for sale?must have 3 carparks
Last month, I was told by Palmex that they still have penthouses in their hands. Maybe you can try contacting them. Can save agent's cost.
If none, then you can try www.penangproperties.com. I saw they have penthouses there. Don know about number of carparks though.
to all regency height residents
what is the occupancy rate of this condo?
More than 80%.
How come not 100% ?. What's the problem ? After such a long time only 80% ?
from anontmous who posted the question
occupancy rate ib RH
simple answer to the less than 100% occupaancy rate
still a lot of speculators lurking around!!!
i found that someone try to cheat people here that they sale with higher price >350k perunit. after check with bank...RH market price is only 310k. I hope the owner wish to sale their unit pls sale with reasonable price and not simply increase the price until 420k.
80% or 100% or 180% occupancy rate is not the problem to those are really interested in acquiring a unit in RH. I'm one of the RH owners. I paid almost rm100k additional to the original buyer. But NO REGRET.. bcoz Windy + Good Environment + Facilities + Permenant Night View + Convenience > RM100k that i paid for. Even offered RM400k to sell my house (which i can earned RM50k), i still think twice to let go...
Hi...
I am interested with this condo. View is not a matter.Preferable 5th floor and above. Come with 2 car parks will be better.
Is there any units availabe for sale?Kindly let me know.
Thanks.
Angie.
To Anonymous who claimed people are cheating. Please go and do the survey and before you comment here.
Angie, what's your budget?
who would release an RH condo at 310K, unless it was bought at about 210K beforehand (unless it is a desperate seller or a speculator in trouble)? current market prices are at 350K, give or take.
it is a well designed, well run, quiet reasonably spacious condo with guaranteed seaviews.
my only grouses are: pool a bit small, a bit far for me as i work in Georgetown, sea a bit far. but the good outweights the cons, and i am very happy with this condo. what is wrong with 80% occupancy, you get a bit of peace then. as long as it is not like 20% occupancy and like a abandoned building! ;)
Well..I am expecting around 300k-350k..not a matter..as long as d house suits me..Anyway I am not in a rush of having a unit as I own a unit in RH as well..
So..is there any unit available?
Yes, some banks evaluate RH as 310k, and some 330k. But if you really do some study and observe the trend of penang property price, the bank evaluation price is always much lower than actual selling price
Angie,
I assume you are looking for a bare unit?
I heard Block B 1 unit sold out recently at 380K with 1 car park.
Yeah..I'm looking for bare unit..
Do you have any idea if there is any owner want 2 sell out???
wah wah wah.... The property market really so good meh? Last month owner asking 330K, this month owner asking 380K and even some asking 420K. Shooting up like a rocket. Predict next month will touch 500K :)
But 1 thing weird, the salary not shooting like rocket but the property prices are. What surprise me is overall news (business, property, stock) are negative and yet the prices are crazy. Where this demand came from? They are rich people? It seem like the property market (Supply and Demand) a bit abnormal. Just can't understand the trend now. Can someone expert explain on this?
i am an owner of RH but bought it for own stay, not for investment purposes.
i also noticed that the prices quoted doesnt quite tally, people normally paid about 320K for the units whereas the prices quoted are about 350K onwards. i guess that after bargaining, the agreed price is lower than the asking price.
maybe most sellers are not hard-up to sell, so they try to drive a hard bargain.
whatever it is, RH has some good points are relatively trouble free, so the demand will be there for now. my 2 cents worth
Mmmhhhh.. I think next few mths, this apartment can sell for 1 million. Yahhhoooo...
wah 1 million for 1300 sq feet apartment in sungai ara!!!about 800/sq feet
send shivers down the spine of investors buying into mount kiara KL
penang and in particular sungai ara is the place to invest!!!!
Before accusing others of cheating, I hope people who complain do some surveys. Springfield (just below Regency heights) with 99years leasehold is selling up to $190k at only 800+ square feet. Vistaria shots up to $260k already. Sunrise, 1+ year older than Regency Heights, and 250 square feet less, already approaching $300k.
So, with the current market price, an ordinary RH already selling at above $330k. Higher floors during launch has additional $4k or $3k per floor after 8th floor or something, anything below has additional $2k per floor if not mistaken. Buying from developer, if the unit price is $230k, example at 15 floor will need addtional ~$40k. So the buying price is already up to $260k. Add S&P, lawyer, bank and other fees, the owners actually paid ~$270k at 1 parking. This is during launch.
The one bought at $335k posted above is a bargain as there's 2 parkings. Facing seaview will have additional $15k to $20k extra. Additional parking would be $10k to $15k extra. Renovation, depending on the extensiveness, would add up from $50k to $80k. Think about it, fully reno with seaview with additional parking fetching $330k + $55k + $15k + $10k = $410k, is not out of this world. you do your maths, go take a look at bayswater price hike before coming back with sourgrapes. some more, in months to come, materials like cement, steel bars are increasing more than 30%, fret to think what will happen to the existing house price. New completed units have the advantage that the development has finish, the issue of whether the developer would run away is no longer valid. at this moment with economy shaky, you never know if the developer with on-going projects would be able to keep up with the rising costs of materials.
Another tips, the D'piazza units beside sunshine previously selling at ~$250k with 2 parkings, once completely would certainly fetch around $400k. Look at the semi-D at Queen's Bay, launching is $700k +, now almost complete is fetching more than $1.2million. The thing is, people is still grabbing them. In fact renting one at RH is very expensive, more than $1.2k per month, i know it's crazy, but that's the market.
This is the reality, buy now or you can't afford the price hike later. Economy might fall, but history dictates that housing price never drop during economy slump, only the sales become slow, developer less projects. i should have bought a property 2 or 3 years back when i can afford it at $250k+, now, i'm stuck at renting high price units, and not able to afford buying a new one. any projects above 1000 square feet are selling at above $350k now.
You must think people in general are stupid, but you don't full me at all. Which desperate Real Estate company are you? Talking about SALE TACTIC, how low can you get. Reverse psychology does not work in this case, what a pathetic scum bag. BUYERS BEWARE
why penang ppl are so inmature..if u like,u buy,u dun like,u dun buy..other ppl can buy..no wonder penang ppl so famous for kiamsapness...;)
Not all penang ppl are inmature ok ?. Where r u from ?. Ulu Klang ?
i am not from ulu klang..im from the uk..i owned few apartment units here and there..i never oomment abt prices..i see it,i buy it..
im here to buy a few more not for investment..just for pure fun,to make myself happy n giggle..
to the anonymous poster who said I'm a pathetic scum bag, say what you want. as others have mentioned, you don't like, then don't buy. as easy as that. you can continue dreaming of buying a RH unit at $310k. other than making accussations, you've got nothing to offer. go on ranting and name calling, neutral will see you are getting much lower than me, if i'm even getting myself low.
i didn't think people are generally stupid, i'm not an agent, i'm instead an engineer. reverse psychology or scum bag, it seems to fit you better. if you wanna indulge in debate, at least be more matured and keep your integrity. else, you are no more than a drunkard babbling. show me what you've got. gimme some facts if you wanna refute what i've presented above. else, go back to school and study some more years.
For someone who claim to be an engineer should be able to afford to live in the most luxuries place where money can buy. So who are you really, a jet pilot?
Who are you kidding if you are from UK, you should be familiar with the law the Malaysian Government impose to foreign investors. You must be the engineer's twin. Another jet pilot from Ulu Klang
im an engineer too. anybody who want to give up their units please leave email. i buy in bulk oso..
this must be the most entertaining penang property blog!! all the mud slinging and accusations and counter-accusations, just like the coming by election!
well, all i can say is that reading this blog makes me feel good that i bought my properties 3 years ago, so no worries now. keep the temperautre up, guys!!!
Look what he cat just dragged in

Hi Central, yes it is covered.
u r not serious at all.
don't think u can get such unit with this price.
Hello, may i know the market price for RH now? Preferably to have prices of w/ reno, w/o reno, furnished and unfurnished.
Any unit sell below 300k? Interest on buying 1 unit of RH...
Hi,
Anyone know any penthouse unit facing seaview still available, please advice price and block?
nowsaday very hard to find a condo with clubhouse. it required plenty of space to build a clubhouse. so far on regency height has it and is the best landscaping i ever visted before.
how much the selling for original unit with 2 car park now?
original empty unit with city view, 2 car parks priced min RM410k
Heard from someone that Block C lower floor is haunted. that y the owner intend to let go urgently. Moreover the entrance door is fronting lift. BAD FENG SHUI!
heard that, some agent from xsland & xlite properties is not professional enough... they failed to convince a buyer to buy a properties in regency heights, and then buyer start to find other source and found the same unit... The buyer decided to buy and the agent found out about it and then they start to spread rumours regency height is haunted!!
Come on, do not spread rumor simply. I am RG HT owner, stayed here so long never heard anything about that. This haunting issue will spoil RG HT image and value. If published with good intention for pre-warning, he/she got the positive credit in their personal records. But if just spreading a rumor with evil mind, he/she will get the "curse" in return. RG HT management can trigger police investigation when necessary. Internet is so common nowadays that all seller or buyer is allowed to advertise on their own without agent. What's wrong with that ?
Haha... I like to walk alone downstair at nite. Probably some of ppl there assumed i'm that kind of thing.. very funny!!!
Your truly,
A pleasant owner of RH
nowaday, people just simply post any statement they like, and think other people or police won't able to trace them....
Hope they will think twice, before doing that!
真金不怕紅爐火
such of coward, know is ppl spread rumours then why u not buy...bullshit
Actually this is the 1st time i heard RH is haunted because for nearly 2 years that i have stayed, it is the best condo that i have lived in. The corridor + carpark is so bright that you do not even need light inside your house (so to speak).
As far as i know, Blk C is slow to sell the hse is due to price issue and not because of some issue. I have met with many agents of different agencies and most of them are quite good chap. But i'm sure slow or not, many ppl like RH a lot and will eventually sell
I saw Kwong Wah paper property agent selling RH 700k.
Selling price is >RM600,000.
Rental is RM1,200/month (if the tenant does not know how to bargain)
Still want to buy for investment?
