Hi Ameer,My fren brought one units there last month for around RM800k for the land size of 20x85....The phase 2 land size will be smaller the phase 1,so the price should be cheaper the phase 1....I just call and check with developer and price will announce during launching.

I had call up the developer and they will launch Phase 2 soon for 16 units.
The price for Phase 1 from RM800k onwards with min land size of 20x80 and above.
Phase 2 will be smaller land size and price should be lower than Phase 1.

I am a potential buyer for this project and waiting for phase 2 to launch.
One of my fren too bought 1 unit here at rm870k,the prices for subsales from owner nearly rm1million.
the floor layout is a bit different from other developer. I think it really follow the feng shui practice to avoid toilet door facing kitchen and bed. One of the best layout i see, but price too high for me.
Its anice house and a bit traffic area but the price is way too high. at least 650k will be a good deal!
Hope the phase 2 price will not increase cause the land area is smaller than Phase 1.

You can call up the developer and find out from them.I heard will lauch on next yrs for phase 2 and phase 1 bumi unit already release for sales.
Only 2 bumi units for sales and u may find out from developer.

Phase 1 from developer all sold out,i think there have 1 or 2 ppl who wud resell their house.

Buying it at 870k plus reno at least 150k will get you 2 bangalows in BM. Just came across a few subsale in minden heights selling about 800k to 1mil and size is about 20% more. Not being paranoid but this is what it seems to be at this market meltdown.
The outlook is that the property market here will no longer be booming and will probably stay stagnant. However, the prices might not go down much during the weak economy. This is the case because Malaysia is among the countries that are on the recommended buy list of global property advisors. Foreigner and Investors think the property here is still cheap as compared to KL(City area) and landed price in penang will continue grow especially the Jelutong area (Now in development)
So now i noticed P is worked for De Harvest as marketing exec.??

An agent took me to look into a unit. Was impressed by developer's concept was execution was only average by contractor. The workmanship could be improved - wavy plastering, edges not squared, minor shrinkage cracks appearing on wall.
Nothing serious but I wish developer/contractor pay more attention as I was put off by the sight of a new house already w/ defects.. sigh..
When can we ever learn to improve...?
I asked if the defects liability period by developer also extends to subsale purchaser and he said he's not sure.
Celesta Jelutong also faces the same problem cos' nobody cares to pay a little supervision fee for the Consulting Engineer to do site inspection and ensure reputation to developer & quality to customers. Sadly this's common problem in housing industry..
