Who say land is scarce in Penang Island? You could buy 1 landed house as long as you are willing to pay the price.

Is this near to the DNP and Setia Vista project where they're surrounded by the low-medium cost apartments?

Hi Eng, DNP was selling the 3-storey terrace house at about RM820k. Do you think RM998k for a Semi-D is worth to buy?

DNP has very nice layout design, only problem is that the project is surrounded by flats (not even condo), and yet DNP is also sold out (I heard).

It will be nice if Summerhill is not surrounded flats, because since most development is now moving towards Relau, at least (I think) no more new low/medium cost flats to be developed there.

Was the response good?

Went to the site just now, the site is still surrounded by nice greenaries, and no highrise development in the surrounding yet.

Offer upto till 31-Aug is
- Free legal and disbursement for S&P and Loan documentation (but MOT not included);
- Free interest until VP (PBB is offering 0% for 1st year anyway);
- Free security for 1st year (Subsequent year, owners to decide if they want to continue with the security guards)

All the standard unit (998k) are taken, which means the rest are above 1.03 mil.

Hello Voice,

I was at the show house this morning, the Merdeka package is already over, and developer is not providing free interest upto VP anymore. Plus, they was discount given during the soft launch and it is also over.

Only left 10 units of SD out of 25 units.
Looks like the project is also selling good.

Jason must be the one who has got the discounted unit.

How about the access road? I asked one sales there will developer expand the access road or any plan to straighten it. She said developer would not promise anything about the access road. Strange answer from strange sales...:P You guys has any info about it?

Mr Business, I assume that you're talking about the access from the main road to the project site. I think this is part of the process of development (or in this case, re-development).

Summerhill is away from the main road, and passing thru some old houses which have been there since (maybe) 30 years ago. That's why it still have the nice green hill without any highrise flats.

On the other hand, the other projects (like DNP or Setia Vista) have the readily available straight & wider road because the area has just been developed (maybe) 10 years back. The population & density (low cost flats) there required a bigger since then. To me, life is never ideal.

With the new development for landed property in Relau now, more developers will want to go for more profiting generating projects there, and new low cost flats will be further away.

When more projects are coming up on the land between Summerhil and the main road, I'm sure our Council will enforce the requirement for straight and wider road, which (I think) currently is beyond the control of the developer.

Just my thought.

I went to the showroom over the weekend.
Seems like there are still lots of units available for this project.

In fact, most of the units are reserved for the land owner.

I was told that soft launch was in mid August, which means it's more than 2 months now, and yet still so many units left.... Weird !!

I like the layout a lot but have concern with the neighborhood. There's an old folks home on the right and a steel dumping site not far in front.

Is this worth buying? Anyone got a unit?

Aiyo, Penang property, if it's at the hot area, will only last for 2 weeks.

My offer was 5 months back, if it's still available, it's no longer "hot" :)

I really pity this project after revisiting the site recently because I thought the last time it has sold the show house along with all the fittings, but now it seems the unit is available again.

No only that, there are only 4 units sold, which I thought there were more before (about 7/8 units).

On the other hand, the Setia Vista and DNP's projects are selling very well, which are near to the low cost flats.

Anyone knows why??

Actually, the real problem on this project is because it is surrounded by:

1. white sand kuari making semens
2. White bricks storage area
3. Rubbish Dump Trucks parking area
4. Construction Trucks parking area.
5. A rubbish dump which is more on plastics, steels, materials, and waste.

All this is totally surrounding the project, and a stone throw away. :(

Another notsogood point is the so called semi-d is too narrow to be called semi-d.

imagine the limited space u have when u walk pass the living to dining.

The desing is a prob, and the extra land is so narrow too.

good luck to the developer airmas and the land owner. I bypass daily and see the project never compelete. seem like they cant sell out and will keep on delaying the completion.
Sentral Green in relau is reaching OC soon while this project is want to drag...dunno till what time.. till all units buy back by land owner? till 2012 end of world day?

The access is a problem.

There is no proper road to get to the place either from Relau thru Kampung Baru or from Sg Ara thru Zan Villa/Setia Green/Siara 81.
