Understand that those who booked units at Idaman Cempaka are mostly Malays. Is this true? Anyone knows when Block A was open for booking? It seems that they only open Block B for booking on 1/8/09 at the show unit site. Thanks for further info.

A block is for member only...B block is open for sales...I dont think Koperasi giving one house as dividen...they only give them discount for the unit.... I went there and view the progress...Block A already progress till 7th floor and Block B now started ...

From what i know few month ago when viewing this unit at Tunas Muda office.. The main buyer for the Block A is the Koperasi member, cause when I was there a member of the Koperasi was viewing the unit and the staff explain to the member..they will get get percentage of discount..not as stated dividen..

See a lot of people especially chinese focus on Iris, izit cempaka got problem or... but today i go their office again i see lot of chinese booking there also especially level 8 can say 100% is chinese, of coz also got other races booking at diff level loh. Im agree with wat Williamly said human have a very strong strength to survive in any situation. Important is do u feel comfortable and sastified at ur home...

I went to the Idaman Cempaka, now new name as Lavender show unit and construction side last saturday. The sizes are comparable. 4th floor and below all booked. All corner units are also booked. The one building is block B. There will be a hawker center next to block A and a school next to block B. A low cost flat will also be built in front of the entrance of the apartment. There's a bridge at the front door connecting to the jemuran area, like welcoming thief, strange design on that. The only concern will be carpark. Still considering whether want or not.As far as I know they will build a mosque also but I don't think it will be too near to Lavender.
ya there will be a school there, but not sure what will be constructed behind the apartment.. but they didnt mentioned to me about the hawker..

I signed the S&P on Mon, the Koperasi staff, Asidi...very rude and impolite during the process of pick the car park lot..so much restriction and even said if u dont want to buy refund refund lah...so angry at that point really want to ask for refund all all 10% deposit...but stop by my friend...:-(
Even in the lawyer office also so much typing error in the agreement like amount error, unit no and level mix up ...so much restriction..Its take me 2 hoours to check and sign the S&P and also think twice and triple to buy or not too buy...

Restriction is tat you can select area where allowed by the developer...example you unit is near no 3-6 then you have to select corner on the right...but when we do booking the staff mentioned that its 1st come 1st serve basis. Even in the surat ikatan also have alot of restriction..one of it is funny...mentioned abt the car park area cannot have stranger/mentally people hang around which may disturb the neighbourhood...if stranger come in then must be the security is not tightlah...

Junie, you said a lot of typing errors in S & P agreement - which lawyer firm were you assigned? Do you mind sharing with me? Is the agreement in Bahasa Malaysia? I went to sign mine on Tuesday and it was in Bahasa. Hardly able to understand and it took a long time to sign all - dont have the time to actually read at all except the lawyer's clerk pointed out the important points to note and see if they are correct. It was well after 1 p.m. and everyone of the staff were rushing to go out to eat. What happens if there are typing errors noticed after signing? Also, wonder if the agreement is standard for all purchasers of this same project, i.e. Lavender although presented by different law firm.

The lawyer firm assigned under my unit is the anchor lawyer which is situated in Sunway Tunas. Yes its in BM and i also took much time to read and check until 1pm which near to their lunch time. As todate of my signing S&P, there is still a lot units are unsold...example my left and right are unsold..but when i booked that time, all the corner unit is booked....i think they reserve for better price when completed.

Its stated in the S&P for the deposit and the 4 month advance for maintenance fees, i checked with my friends, i think tat is the common rules for new apartment for the 1k deposit, most of the time if there is no damage to the building they will return us the deposit. So far i havent collect my S&P yet as the lawyer office is quite slow they even not yet ready with the loan agreement ..:-( the developer is chasing me and the lawyer for the balance payment
For which unit is facing which sun...actually i also not too sure..i just pick a corner unit which is still available when i purchased. But luckily not the unit that facing TNB per andrew mentioned...:-)

Did you find out if we are going to do renovation, the contractor was choose by the developer, means we have no choice to choose our own contractor? If contractor choose by developer is charging absolutely unreasonable price we also need to pay? I concern on the renovation when OC obtain, on contractor and quality that they offer as well as the prices they quote.
I think i read abt tat for the renovation restriction, but i think its ridiculous by fixing the purchaser using their contractor as we have our right to assign who we want do...hhhh i think the developer is taking advantages to its purchaser...

Main factor that I bought this apartment:
- Apartment looks good with a lot of chinese residents (checked with developer)(i sneeked inside)
- Big area.
- Layout of the entire apartment is good.
- Big car park area. Not those crammed multi storey car park.
- Maintainence is only RM77.00
- Optimistic that the value will increase because there is a large piece of undeveloped land at the back...and some major players is cooking up some property....Zan Pavillion, SP Setia residential, Summer Hill by Airmas..
- Infrastructure is bad now but in the future there will be two main road serving the apartment..current one will be upgraded..another will be build
- This property is relatively unknown to many people because the developer (Tunas Muda) do not employ agent like Henry Butcher to market it..Else it will sell for more..
- Its a no frill apartment - no tennis court, no swimming pool, no sauna...who uses it by the way....Would you want dozen of people looking at your sexy wife swimming????
- Privacy...Units are far apart. Even side by side units have the kitchen area located in between the two unit doors.

This property may not look good now..but in 5 years it will be in the same neighbourhood with other lux property like Reflections, SP Setia landed property and Golden Triangle ... Rule of thumb when buying property is to buy in area that is going to be developed...
Let me correct what i said..This property actually looks good... the layout of the unit does not look cramped, its low density...monthly maintenance is low...

i went to koperasi few days ago, staff there mentioned the OC soonest to be obtained is Apr 2011. He keep emphasis that this is js estimation and do not put high expectation on it.

you take out your s&p agreement and see the car park allocation in the agreement. We had choose the place and number for the car park and if you go to see the exactly car park you will see the different.
I call to their sales office to ask and been inform that only certain affected lot wil be inform. Im not sure whether ur had affected or not.
I see the car park that i choose its three on the row, when i go to see the exactly car park only two lots in a row. then where is the another go? change place? It should be informed but so far didn't received any call from there until i call to ask.
Can somebody advice when is the OC for this project?

Actually I don’t know what sub sale value of these units are. There rumours say that the market price initially starting from RM165K increase to RM180K and now estimated nearly RM210K. I would not be surprised if Idaman Lavender can fetch more than RM240K upon obtaining OC. Furthermore, the maintenance fees is @RM77 as compared to Iris @RM110. Lavender is more spacious (open area) as compared to Idaman Iris. As of now, Lavender's exterior looks unique and modern as compared to the other apartment in Sg Ara area. I cant wait to obtain the OC and start my renovation. :)
Twshien u r lucky get Idaman Iris with such price it is actually below market price. The price u get should be 2 or 3 years back during lunching + some extra. If Idaman Lavender can fetch more than 240k upon obtaining OC it should be no problem for Idaman Iris which will obtain OC april next year to fetch 40k to 50k more that Idaman Lavende with bigger Build-up area and condo facility.

Hi Julia. I tried to sell my unit few months back. But the developer do not allow the existing owners to sell their unit until the OC is obtained. Hence, I am not sure what kind of arrangement can be made between potential buyers and existing owners. :)

I've confirm that there will be covered car park but only will start to build very near to OC. May be 2 weeks prior to OC. They claim that if build too early, without security appointed, something could go missing. I notice that the car park width is too shallow. Anybody notice?

Did anyone from Tunas Muda call to update you abt change of carpark lot? Mine has been changed to 2 lots away from when I chose. I was so dissapointed after I looked at the new plan from the staff showed me, it is now placed to another low, behind where I can't actually see from my hse, suck! I dunno know if they can do dat, can someone experienced adv me how to do dat. This is my 1st hse, I really want my old parking lot back. I picked a really nice good one when many parking lots were still empty at that time. I feel it was so useless to ask me pick one early then changed mine later.

My lot also affected, they called me last one week say the cark park alloted have some changes, I realize when they draw the car park lots. When they call its jz to inform the changes place of car park, we still need to take the number we pick last time and not able to change. Mine had changed from below my unit to another side which also can't see my car from my units.
Noted that there are almost 20 car park for visitor, dono they going open for sales or not... I'm interested to get one more car park..
