Around RM1.6M (max). Project yet to be officially marketed/launched by Asia Green. Quite a cash rich developer! Expected completion: Aug/Sep 2008.

Not worth to buy since the house is crowded and the bungalow is very near to each others.
Went over to the project site last weekend. On the contrary, I noticed that the whole project is very well designed, with emphasis on quality materials and construction.
i have already visit the showroom last week, nice look gentle the concept like own a bungalow house at golf club..similar concept like country heights K.L.(The Lotus of the mines)
Next to the project site is a surau and you get to view a cemetery across the road. You deserve better for paying more than 1.5 million.
ya, the showroom is very nice as we looked. But better to get MORE! information know about the DEVELOPER - ASIA GREEN... in Penang. As this well known developer in Penang. What??? Quite cash rich developer, but dun 1 pay back reimbushment interest to owner after U bought their properties... BBEWARE every one... Thank you...
Based on the high price quoted for nearby Ashley Green Semi-D project (asking price now >RM1.6 mil), this project is more worth it. It is a bungalow with gated-security, concrete-imprinted internal roads and nice clubhouse/waterfall. No similar-concept projects around this area.
advise to purchasers esp incompleted properties. read up the company background and annual report.
i believe OC for this development shd be anytime now.
in general, listed companies tend to be more reputable and the risk of them not completing the project on time will be little.
buy it during construction if u hv confidence in the development, wait and buy it when completed if u are not sure but still want to own it (except its more expensive once completed or partial completed)
sales stuff of any developers will always tell u of the potential rental returns and capital gains. do yr own calculation, if u believe the sales ppl, go for it. remember this rule my frens, in any investment plan, u dun lose anything if u dun invest.
leverage and lower yr risks with knowledge, from reading materials and mentors. following yr instincts is a good provided that u already hv the knowledge in what u are investing in.
law of economy, when some1 loses $, some1 else gains. wise speculators make $, while uneducated ones lose.

Anybody knows it's original price? I think the price is a little bit too high for lease hold property. If around 1.3M might think of getting one.....
anybody has information on how high is the chance of the developer claim of conversion of leash hold to free hold title once OC obtained, according to one of them 80% chance of success. anybody has any thought on this?

Leasehold property, price cannot be compared with Ashley Green......., also please compared the built-up area and the land area. This property is known as Boutique Bungalow when launched earlier = Boutique = Small (pls check on the width and length of these bungalow first)

look out ! Price is dropping....mainly was due to it is a leased hold property. If you have a chance drive through Sierra Vista built by IJM, it is just like another ghost town...really scary for staying....

Price should be below RM1,000,000 due to opposite clear view of the Halaman Kenanga flat where the residence can see what you are doing and you can see what are they doing.
