I think you can go to Koperasi office at Taman Tunas Muda Sungai Ara to check it out. RM1000 to place booking.

At that area there is a Pangsapuri Sri pahlawan (Rumah Keluarga Angkatan Tentera), Idaman Iris is next to it. Currently the site is bushes/jungle.

Hello Karo, we talk about Idaman Iris here. There is 32 lot in one level. so the lot no.19 is fully booked, from level 5 to 17. you get what i mean?
Sales on idaman cempaka i heard, they said, the phase one already sold out and they are selling phase 2 (correct me if im wrong).
Idaman iris was open for booking on 27 March, and will start the project in July 2009. That is mean, it open for few weeks only, and i not so sure why Karo and Andynakata said they are not doing well?

u r correct that some lots (e.g. lot 19) were fully book..
Regardless from lot 19, what meant hear is that there are still many other lots not booked...so just wondering? :-)

I think I can help to clear your doubt here. There is only 1 type of design for lot 19 which is type A. Type A design have more privacy as there is a space between units. Different ppl have different perspective.

Total units 448, what did you guys expect? Fully booked after the project open for booking not even 1 month? Pls be patience and see what is the progress.

Regarding the show room, refer to sales person there, it will be done in June time frame. For the booking fees, as usual, it will fully refundable if you not manage to get housing loan, if you dont want buy just for some others reason, they will not refund.

I like this project because :
-good location, located near PISA i can say after they open new road direct to PISA.
-affordable for me, compare others project, cannot get this spect at this price.
-got many good facilities (mentioned above)

The rest, i think is ok, acceptable and one comment is, their marketing not doing so well i think. i dont see much banner or advertisement to promoting this new project, compare others developer, so that everybody know this project.

Signing S&P after 20% of the completion and should be around August or September.

Yes, seller said, purchaser will sign S&P when the project reach 20% of completion. and targeted around august or september.

I believe because they do the road show at Queensbay Mall recently, so there is more ppl getting to know to this project.

Else i think many ppl still dont know about this new project, as they not doing well in advertising this new project, in my opinion.

There is once where there flood happen as i know. But there is due to the nearby river not doing good job. i got mentioned to the sales person, and they said they will update the river when they open the new link road to PISA.

I counted the number of ppl book the apartment is 98. meaning there is about 22percent of total unit.

I went into the show unit just now after work. There are 2 show units available. Type A & Type C. Still in progress... i went in for around 5mins just to steal a glance as the workers are still there... so pai seh to stay longer... First 2 findings are - 1. the bathroom in master bedroom is small, 2. they are using bigger tiles (not sure the actual size, 1.5x1.5 or 2x2). Overall ok.

The show unit got 2 types, 1 is for Iris type C (850sf) & another is for Cempaka unit (750sf).
The tiles for both show units are 2"X2" size.
Last saturday i went to the office, total unit sold increase to 130 (95% chinese).
The free & additional buy car park will give to the buyer who sign S&P or pay booking fee 1st.
S&P only pay RM250, additional car park RM15K.
Acc. to the future plan, more shoplot & 2 more projects (mid cost appartment ~750sf) will be develop near to the area.

PBB not allow to add full amount of extra car park 15K together with home loan. only ~10K is possible.
Showroom is almost complete, aircon installed. i think only left furniture.
Once this project got ad permit, the developer r able to prepare S&P to sign.

they only have 80 additional car park. they give priviledge to early bird. by the way, what i understand fr the blog that mostly chinese buyers. but when i ask Hamidah (sales), she said 50%chinese 50%malay. i have reserved 1 unit but still considering whether to confirm. the members get 10% discount. i think most of the members r malay. i plan to buy for rental. do u think i should invest in this project? there is another project will be launching early next year by cleansion. same area. just behind cherry blossom. i think idaman iris location is better. but cleansion's bigger size. from 438K onwards for 2000+ sq ft. do u think i should wait for cleansion's project? anyway, the price for Idaman Iris will increase on 1Aug.

Reflection that u refer is cleansion's project? if yes, i feel quite expensive for me and i think is 2 different type of house as 2000+ sq ft should be consider more luxury type.

reflections is SP setia project at sg ara. in front of the pearl island club hse. est 1000++ sq ft from rm300-350k onwards. not launch yet. that is an indication price. probably will be launching in aug. cleansion is next yr project, same area.

when did u booked urs? which unit r u buying? facing pool or outside?r u buying for own stay or investment?

some of my frens gave -ve remarks on this project. chinese may not like this project. if i plan to rent out, the market will be target on malays only. what do u think? don't mind i ask, r u chinese? and the 2 couples u mention, r they chinese too?

anyway, when i went to the office that day, i met 1 chinese lady. she changed her booking fr cempaka to Iris. but when i was at property fair that time, the booth is full of malays and indian.

All things sure got the pro and cons. Depends on what you want is more important.

I booked around end of May, facing pool. No plan yet whether for own stay or investment. I booked because i like the location and the price is reasonable with all the spect furthermore i prefer freehold.

Yes, i am chinese and the 2 couples also chinese and when they got roadshow in QB, I also notice majority is chinese but i didn't go to the property fair. According to the sales ppls told me, they said Chinese prefer Iris and Malay prefer Cempaka but don't know how true about that.

Thanks for the info. i was very keen in this project. the reasons make me reconsider is the density, 32units/floor, lifts for total 448 units and the size, 850sqft. of course with this kind of disadvantage only u can get such a cheap price. on the other hand, cleansion price is quite similar to Iris if u calculate / sqft.

reflections is more expensive compared to the above 2 projects.

Lim : this is two diff level of project totally cant compare...
Sharon : the car park also not yet decided by developer either 1st come 1st serve or for early bird or who sign the S&P 1st....correct me if im wrong....
The tiles using is 2'X2' in show house is not confirmed yet by developer.......
this project is very blur.they dont even have a clear material using for the house develope.
Anyway like Cempaka in the broucher they not black and white specified the tiles size,anyway the broucher mention in the room will using tiles but in the show room is a wood.
So which one is correct????so u need go to ask but defenately malay company the staff also blur blur....u ask further they also dont know or not sure or boss not confirm.......
so it is depends on your luck.....
It is no price increase on 1 AUG.I think this size 850' already on max value for this property at this moment.
so looks carefully ask clearly before go to book.......
Every project they will keep for "BUMI" and mostly they cant sale out after 2-3 years they will open and will incresase the prices but not now....
so every body dont panic...:p

Im interested in this project too.
I saw this project from last Properties Fair, and its mostly Chinese there, that time. And when i do booking, flipping all over the booking book by sales person to find my name, i see majority is Chinese name.

At this moment, i cant find this price range apartment with the facilities offered. Most of the project is goes up to ~300K.And most important thing is I like the location of Idaman Iris.

What i heard from the sales person, the additional carpark is 80. and its open when sign S&P first come first basis.
The show room which work in progress consist of 2 unit, 1 is Idaman Iris typeC, and one is for Idaman Cempaka ( this is what i heard from sales person). The tiles use and some others material use in show room, not 100% same as actual building, example the tiles use is 2x2 in show room but actual is 1x1".

Yes, i always agree, their marketing is very poor. they dont even place a Banner at the building side.if I not went to properties fair that day, i think i still don't know, this project exist. And agree that, the information i get from them, sometimes will change, meaning no solid answer.

Im hoping many residents which active as committee to make sure maintenance is well taken care. else, i think the building will look bad in just few years.This is very important i foresee, many forumers saying their maintenance not so good, but we can choose our prefered Maintenance company(which is good).

They said will increase price and many many reason to encourage you act fast......but can i ask how many of you already book for UNIT 1 & 2 & 18 & 19.......how many and anyone here already book for that units?????the total units is 400++ but this 4 row already fully book 52-2(still available 14-18 & 17-18) =50units.please voice out here....I just wonder the developer will keep the units and sales in high prices when the project is complete....
i remember when we go to QB mall that is 14-18 and 17-18 left for type A.....but until today you still can get this two units i think the demands is not high as expected.....

I already booked 1 unit from lot 19.I do not think any one could be sure that developer is keeping 50 out of the 128 booked units to be sold in the future. It could be from the total 448 units.No offense but these comments looks like assumptions to me.

Swimming pool,barbeque pit,landscape garden,nursery, jogging track. These are some of the facilities that Idaman Iris has according to the sales person. I don't know about others but this really looks like a good deal to me.And most importantly,it is affordable.

i just booked 1 unit. depends on the floor u choose. eg, if u choose 7th floor, mostly malay. if u choose 8th floor, most chinese.

this is koperasi. last time they opened up to public to join as member. the fees is only rm2. but the membership already closed in 1971, which i believe a lot of us r still babies or not born yet. they r entitle 10% discount on the first unit purchase. they also put some money in the share and they earn div or some benefit on the hse.

anyone can give some input on the unit choose on type c? which is the better unit? facing pool or outside view better?

i think this project is cheap. location is good. near school, hospital, bus stop and etc. anyone wants to give the disadvantage?

there is no mosque in that area. the nearest one is after chone cheng school. surau is not inside the apartment. they build it outside near the building.

Showroonm launching 1st Aug 2009.
I went to view the showroom yesterday noon, luckyly meet the koperasi bosses and open for me to visit. They told me the tile given is 16". All the detail will provide on launching that day.
I also booked 1 unit at floor #12 poolview two month ago.
PBB give me BLR-2.3% bcos i got many accounts & loans with them. If more commitment witn the bank, they will give better loan rate for u.

Don't worry, the extra 80 carpark not release yet.
I just contacted Abidi today, he told me he will call the booking early bird to buy the extra carpark next few week soon.
This saturday will officially launch the showroom with ad permit. So, koperasi will provide more detail for us.
PBB haven't issue offer letter for me, they just give me know the loan rate, MRTA & installation amount.
BLR-2.3% is possible bcos I m PBB longterm support customer.

Yes, i felt quite satisfy with the unit. The extra car park yet release as mention by Aloha before.they told me they will call the booking early bird to buy the extra carpark soon. Around 60%-70% had been book around 3pm.

hello.. i am a Chinese. I had booked a unit of no.17, type C. I get advised from a manager in another development company, to buy this project (with the budget of 200k) and type C especially facing to the east and a higher floor. Two of my neighbours are Chinese too, the sales personnel checked and show it to me. One of them is in the age of 3+, the another one i am not sure. I plan to stay myself and with my friends. I met another young chinese couple too who had booked unit no.17 but i had fogotten which floor. I went to the show house again this afternoon around 4pm. 90% of them are chinese visitors. I saw there were more and more units had been booked in these two days. Hope everything is going smooth..This is my first property (house) in Penang.

i hv booked this unit on last month, but stil under considering. the developer financial status is good, however im afraid of the quality.we have to find out who is the architect and etc...

im a banker. but my bank is not their panel. i have a fren also book a unit, she is working in MBB. perhaps you all can look for her.

i hv book a unit on level 11. i don like the rooms and toilet size...is too small. but the location is good. however, im worry whether they will build alot of low cost or low middium cost apartment surrounded there for malay/?? it will cos the market value drop...i buy for investment,
but i think it wont help me to earn alot, too bad i got no choice.. this is the project tht i can afford..if the market value not raise, then i juz stay there be yours' neighbour! =)

hmmm....seem like non of the purchaser is caring about the feng shui or to what direction the house is facing..i thought it has to take as a consideration when buying a house....during promotion period... everyone pay only rm500 for booking fees. and my friend called them this afternoon. they said that there is no sauna...previously said got but now...ermm....correct me if i am wrong..the tennis court will just build after obtaining oc.

the master bed room is small as well, Catherine, did u notice they did not put in cupboard or wadrobe in the master bed room? there is limited space for them to put in. and they are using single bed in 2nd and 3rd room. if you put in queen size bed in the 2nd bed room... no eyes to see...
the tiles are in grey color... look like simen...hai..... actually 185 k onwards is not consider cheap in sg ara area.

i think we better read the S&P carefully before sign. it is because the developer staff don't even know their project well.. always give different info to the buyer.. if the apartment facilities is so little then 185k is not worth,, somemore the unit i book is 192k...sigh...

u not read the A2 size booklet bside the counter while u visit the show house......it stated all the size tile using in the house and the color too....if u need the info send me the email i did take the picture for your reference.....

the bath room size is same for type A that is 30sqm but TYPE C one is 23.3sqm for master room and 30sqm for common bath room.....

talk about the feng sui i think as long as your house not facing west will b ok loh.....
bcos night time u will feel hot sunset place.
The unit 4-12 i think will facing this problem.....

hi, i had booked level 6 on 1st August. Im a residence nearby Iris as well since year born (30++)...hehehe...

If not mistaken,the S&P will b ready by end of August as told by sales person.

The front road of Pangsapuri Sri Pahlawan & mainroad to Relau will flood when there is a very heavy rain for 3-4hrs oni so don worry la.
The sales person said after the construstion start then they will open/widen the main road to PISA so the slow traffic problem can b solved later.

Catherine are right, the sales person aso mentioned tat the north-east land will build up the 3 storey shoplot after Iris (~1.2mil for non member)as told by sales person not yet open for public yet mayb member 1st.

Dono u all aware or not? The small booklet for Cempaka is clearly specify the material used & spec but Iris is NONE.Did ask the sales person, they said the latest1 not yet print out lo.

The info tat i get from sales person, the tile for living room is not same to the showroom (2"x2" grey color)but is smaller size of 1.8"x1.8" beach color(TBD)& kitchen+bathroom will b 1"x1" height 7meter.The height for the whole unit is 12meter not same v show room1 (14meter)higher.

This is my 1st house aso...hopefully everything ok lo.

hi all, is it really no more extra car parking to purchase? or does the developer still on hold some lots to release later? I did ask the staffs abt this but they told me all the extra car park lots have sold out and they did not on hold any....

Hi TRS, Yes. I do notice the rooms are extremely small :( {Tat is the only -ve point to me)

But.. I loves the big kitchen & living rooms :)

From what I know, most of the banker will give free legal fee..

wwkeen: unit 30-32 defenately cant see the bridge as usual it is not only cover by own building also may cover by relau area building as well.U can try navigate with google earth than you will know.....same advice to you try for second bridge may be can see ;P

Goh:I heard banker said the lawyer is assign by Koperasi.So i think already discount loh....if got more discount please include me haha.

Cat: As i know legal free is not free unless the developer want to absorb it.Koperasi only absorb the S&P to amount of RM250 nia.....but PBB and Maybank also not free between bank and developer......

I really blur with sales person not proffesional at all.....some told me is end of september or October.Now they said is end of August how come ah.....

Hello wwkeen,

Im booking one of the unit u mention.
From my observation in google earth and the area there, the direction to view bridge is ok, but the problem is, there are few high building might blocking the view, for example BJ Court, Putra Palace. Hope can see it, since im choosing high floor too :)

Im strongly agree with williamyl, at this price, i think this is very good choice and the design with good location. About traffic should not so worry about since they for sure going to widen the road and have a direct link road to PISA. I believe they will develop the traffic there because there is few project going on there (double storey terrace by Asia Mas and Koperasi projects).

I wil take 90% loan and my frenz told me can waive on the Legal fee... :)

Summer, yes.. 12 & 13 facing north-east and is morning sun. I like this lot too but due to it was near to lift & the design of the house is not sq, so end up I din choose it.

I booked C type which is facing the pool.
